Preserve is fantastic! The office staff is extremely friendly and helpful, the maintenance staff is professional, extremely responsive and able to troubleshoot issues quickly. The community feels more like a resort than an apt complex. Recently the Peloton bikes were having issues that couldnt be resolved by the supplier, but the office and maintenance staff came up with a long term solution to ensure the members will be able to enjoy! Malia was our leasing agent and was both professional and friendly. The complex grounds are kept very clean and looks beautiful. The interior has been remodeled and is top tier beautiful. When I toured the property the actual unit available wasn't ready for viewing, so we viewed the model. Our unit looks exactly like the model. It's quiet here, but there are constantly people walking the paths throughout the complex. Very family friendly. We love living here so far! read more

I firmly believe the poor reviews below are based on prior management and should be deleted. I have had nothing but positive experiences while living here the past 2 years... Amenities are great! The gyms and pool areas are amazing- the rental rates are already competitive and these are an immense added bonus that goes above and beyond. The staff is great- office and maintenance. And the property is appealing enough that many of the staff live on site- one of the maintenance guys came to check out an issue with my washer and then I recognized him at the pool a couple weeks later when our nieces were playing together and we started chatting (talk about community!). I never have an issue with getting responses to inquiries through the office and, even through COVID, the office was extremely responsive despite not being "open" and helpful in facilitating payment plans when needed. The only reason we are moving out was because we moved in planning to buy and this location was most cost-effective for what you get in the area, even with renovated units (When we moved in around 2018, Marquette was in the process of upgrading all units.). We found Preserve on a recommendation from a friend and would have stayed longer if life didn't take us a different way. We had great experiences with staff, management, and neighbors...our upstairs neighbor had kids who were very loud and was very communicative about noise issues, without us even approaching him. Only complaint is parking- it can be a pain if you don't get home by 5:30, especially during summer and snow season. BUT management is extremely responsive to reported issues- I got frustrated a couple times and emailed Annette, the agent who signed us, and noticed tow-notice stickers on problem cars (same spot for weeks, not a registered license plate, etc.) a day or two later, and it helped the issue. This is a great community - people are friendly, staff is great and responsive, amenities are out of this world for the price. For what you get, it's the best deal in the area right now! read more

Zero regard for tenants day to day life and safety. On multiple occasions, third party contractors were given keys to enter our unit without or permission or without any notice while my wife was home alone AFTER the office told us it would not happen again. Multiple maintenance requests closed out without being fixed. Projects being done around the complex were absolutely so far from what tenants care about and any time we asked for a project like the dog park being USEABLE we were told it wasn't in the budget. The contracts used both to renovate units as well as to do maintenance are terribly rude, inefficient, and did a terrible job. It's positioned to be a "luxury" living but corners are cut anywhere possible. I blame this all on the property management. The folks who run the office lie and are incredibly rude. Blaming certain things on Marquette but when we reached out to Marquette they confirmed it was actually the complex. It's just constantly lies and deceit. There's zero accountability so I'm sure all of this will fall on deaf ears and rent will continue to be jacked at an absurd rate without any justification. Living here was very fun and exciting off the rip because the community we met, but the folks in the office did everything in their power to ruin this experience. The office is so detatched from reality that there was a legitimate comment made to tenants telling us to pick up goose poop. There are not enough characters allowed in this response for me to describe truly how lowly I think of the property management people in the office of this complex. read more

My husband and I lived at Preserve for the last 3 years. After recently buying a home we sadly turned our keys in today. It's a beautiful place to live! The grounds are well kept, and the staff is absolutely amazing. (Joe in maintenance always waves and smiles, Mandy,Rene, and Anette in the office have always been extremely kind and helpful! We always felt comfortable living there and spoke often about how we will be sad when we have to leave. If you're looking for a family friendly place to live this is the right place! We lived here for a year from 2018-2019. We loved it. The management has parties that are a lot of fun for adults and children. There was an issue with the pipes bursting because of extreme cold. But they fixed it without issue. We had to move for my husbands job and we would recommend this place to everyone. We lived there for 9 months in a renovated unit until my husband's job caused us to relocate. We really loved the location, so close to everything you need and the highway, safe, quiet, plenty of parking and we enjoyed the duck pond and walking trail around it! Also maintenance was always sooooo nice and quick to respond!!! The only thing we didn't like was that the water was always so freakin salty...too much salt was being dumped in to soften it...we complained a coupe times about that. We resorted to constantly buying bottled water which drove us a little nuts...but other than that we really enjoyed this community and would recommend to others! read more

Decent location, well-kept grounds, decent pool and indoor racquetball but that's it. Parking sucks, and the management was questionable when we lived there. Then raising the rent almost $300 when NOTHING about the place had changed? Laughable! We literally laughed, didn't re-sign a lease, then found a new, bigger, CHEAPER apartment. If you gouge your customers like that, you cant expect them to NOT leave. I even prevented a coworker of mine who wanted to live there from signing a lease. And you know what? Edited to add: We did move out after there was a delay with the lease and new rent amounts because we were worried the construction would make the rent soar. The rent increase turned out to be fine, but we already had set plans by that point. We had zero issues with ridiculous/unfounded charges and moving out, and we were pet owners as well. (The place we lived before this one, they took our deposit, wanted more for who knows what, then tried to claim we didn't pay - this experience was delightful compared to that.) Any issues we had before or after management change were dealt with quickly. I feel like our move out experience (which was with the newer management) was as good as our living experience. Original review: The property was bought out this year by Lincoln Property Company and changed names. Rent increases tend to be kind of obnoxious in general, and usually more so when a property gets bought out by a new company, so we were kind of bracing ourselves to get walloped at lease renewal. Surprisingly, the rent increase was the most reasonable one we've seen in a long time. We've been very happy here, and relieved we can stay without a massive rent hike. The staff in the office have always been very responsive, professional and pleasant to deal with. The building isn't brand new so we occasionally have maintenance issues with stuff like the heating and A/C, and the guys on staff are great and always respond very quickly. Once we even had an issue in the middle of the night that was keeping us awake and reluctantly called the maintenance person on call, and he was really great about coming out to help us. The property is very quiet, neighbors are considerate. At one point, we had a couple living below us who apologized for all their fighting with their teenage son - I never heard a thing. We live in a unit that's in the middle of the building with a private entrance and that seems to be better insulated. My friend is in a corner unit with a hallway entrance and sound sometimes is an issue there. I really don't take advantage of the beautiful amenities as much as I should. The fitness area was one of the nicest we saw when we toured before moving in (wouldn't mind seeing a squat rack, but that's pretty wishful thinking). The pool is beautiful and usually quiet. Parking can be tight at times but fluctuates through the year. We were told when picking a unit that having one by one of the small side parking lots tends to have less parking issues. The property is really nicely located near a few forest preserves (including one of my favorites - Herrick Lake) and I-88. read more

They never return calls and they refuse to let their tenants know on what particular day unit inspections will take place so that work-from-home arrangements can be made. I HAD NO HEAT FOR 2.5 WEEKS! And the temperatures outside were in the 20s and 30s. On day 3 after I moved in, they came to replace the HVAC filter... and found mold! Until I called the city of Warrenville to complain, the HVAC unit sat on the deck. At one point it was 57 degrees inside my apartment. They provided small space heaters which only raised the temp about 3 degrees after 24 hours. They offered a larger one which gets very hot to the touch and I have 2 small cats. On top of that, instead of doing maintenance before I moved in, they do all apartments at once. In 3 weeks, I've had 5 other instances where someone has entered my space... if I include the HVAC stuff, there has been someone in my apartment about every other day. NO PRIVACY!!! read more

i lived there for 2 years and i thought it was wonderful until they started changing management around and i had to move out cause i found a much better place. I totally understand the business but taking advantage of people that were good tenants is not the way to go...I paid $150 non refundable pet fee and $150 refundable deposit for my dog, i received my move out check minus last utility bill aprox 442 but the dog deposit was not part of the items, i called to check on that and they told me that the pet deposit was part of my main deposit....WHAT!!... When i sign my lease the pet was NOT included, I paid separate and now because is convenient they kept it telling me that it was part of the main deposit. Basic math do not fail....$500 + $150= $650 - $58= $592...Good luck, trying to get your money back, you'll be told is part of the main $500 deposit....wow, scammers and very unethical!! read more

I would not recommend renting here. The only pros of the place is the location, near the highway. We lived for 2 years here, including under the old and new management. Our time there had a few pitfalls as expected, although some were more drastic than others. The buildings are not well constructed in my opinion. During the past winter we had pipes freeze in our building twice, with water shut off during repairs. Luckily we lived on the second floor, otherwise our apartment would have been flooded after the pipes had burst. The Warrenville Fire Department had told us that this was common in the complex. Our heat was shut off for 2 days, where we had to move in with in-laws or freeze (at least a hotel room for the night would have been considerate). Our drier (in no way can I think it is typical, but this was what we were told on multiple occasions) would take 90 minutes to dry a normal load of clothes. These would have been things that maybe I would have given a 3 given the location and clubhouse amenities. The reason for the 1 star is our moving out process. We had kept our apartment clean, really clean. No pets either. We had 2 walkthroughs, one informal and one formal after our furniture etc. was removed. We were told things looked fine, then we get a charge stating the floor was stained and lost essentially all except $30 of our deposit. We had rented for 10 years, and each time our apartment was our home. This is not something that can be explained away with being to busy or the homes already constructed so oh well when the pipes freeze. This was pure and simple dishonesty. I suppose if you never plan on moving, it won't make a difference. But if you do decide to move in, don't expect your deposit back, especially when you do deserve it. read more

This place deserves 0 stars. DO NOT RENT HERE. They scammed us when we moved out resulting in a $1000 bill for us. They claimed that our cat who has never had any problems urinated all over the carpet. HUH?! My fiancé and I were shocked. We had this cat in a previous apartment for 1 year and they did not say anything. Not to mention, it would have been very obvious if there was urine on the carpet. When we brought up these points to the manager, she insisted that the 'expert' determined there was urine and had already replaced it. Problem is that there was no proof besides some doodles on our floor plan that the 'expert' drew. Where is evidence of ammonia on the carpet? Where is any test results indicating what was actually on the carpet? In the end, we had to pay. Our lawyer said there was no point in fighting it because the lease is completely in their favor to the point that I would never sign a lease like that ever again. Please do not rent here, especially if you have pets. read more
