From the time we called the adminsitration building speaking with Kathy & Debbie both extremely helpful and informative in planning our visit to the gated guard attendendant being extremely thorough validating we belonged coming into the community to the very positive and friendly Recreation center Manager(Kayla) and her staff were absolutely wonderful in providing a tour of the facilities and grounds leaving no stone unturned from the golf course to the gym, beach, tennis courts, rental halls, expansive BBQ Decks , pavilions, parks and playgrounds as well sharing many stories as both residence and association employees providing valueable information to the bylaws, committees, volunteer groups and social calendars, newspaper and so much more. And as far as the 20+ residence we ran into over the two hour tour, everybody was extremely kind, engaging, and looked genuinely happy to be a Candlewick Resident/Member. We were warned about the higher water costs, and the lake water treatment and testing along with BIOSWALE program and commitment to maintain the healthiest lake water possible but also advised that blue/green algae outbreaks can and do occur occasionally that force the association to close the lake from time to time to ensure members health and safety as water checks for the lake occur twice a week while the community pool water is checked three times daily. For everything we saw and heard, it sounds like the $1550 HOA fee annually is a bargain as it also includes your greens fees for the golf course and the well equipped gym and all other amenities within the Candlewick Lake Association. The visit has certainly given us high motivation to be on the watch for homes to purchase in the community. The only complaints we read seem to be around strict enforcement of the bylaws. As a past HOA Director, there's always a few that just don't get it. Huge thumbs up to Candlewick Lake Association and employees commitment to provide and maintain an environment of excellence.

As if the dues weren't high enough, they gave us a ticket for my vehicle being parked too long on MY own personal driveway. And another ticket for my tire touching the cement street. And another ticket for my garbage cans not being moved fast enough. Ughhh, micro mangers to the max. They make over half a million bucks per year in dues and fines which they squander on board members that do nothing. That should tell you something.

Since Real Manage and David Conforti started managing our association it has been the BEST experience. David truly cares about his home owners and it is apparent in his responsiveness and communication. My neighbors and I have discussed it and we couldn't be happier with Real Manage. Having worked in the hospitality industry for 28 years with Marriott I realize that issues and problems occur but resolving them quickly is key to guest satisfaction. Thank You David for always being available even when you are busy. You are truly appreciated.

They continue to add more late fees if you don't try to dispute. They send you an email forcing you to replace patio concrete, they quote you the price from their contractor, you need to respond within 25 business days with other proposal for approval or they force you go with their contractor quote. And if you respond with a proposal they will later decline it with whatever reason, end up you need to go with their contractor (or I call it their friends). Shady business. I will not ever want to deal with them again.

Being that this was my first spring in an HOA, I assumed they'd come fix it at some point. Fast forward to that summer when I received an unrelated violation notice. I notified Rhiannon at Real Manage that I had corrected the violation and asked when the yard was going to be fixed. Imagine my surprise when she had no idea what I was talking about. After all, the reported violation could only be seen when looking past the lawn. The response was that the tree was the issue and the landscapers were going to have to expand the mulch ring. Two years later, the mulch ring has not been expanded. Last year, I asked again to have the yard addressed. Rhiannon informed me that the tree had been removed. I sent her the attached picture and informed her that the tree was not in fact gone. We went back and forth for a while before she informed me that if I wanted the yard fixed, I'd have to go to an HOA meeting myself, as she was not going to inform the HOA that part of the HOA agreement is that they are responsible for the yard. This year, I have started my third correspondence with Rhiannon. She has now informed me that my dog is the problem, despite the leash she cited not being long enough to reach the yard and the fact that the first year, the tree was the problem. I am still awaiting her response, but I will definitely be taking her advice to go to an HOA meeting this year. I plan to provide some information to my neighbors and the HOA regarding the awful customer service and lack of care I have received from Real Manage on this and other issues. Included will be the amount of money per year each of us could save in HOA fees by terminating our contract with Real Manage and using a different service.
