I used e1031xchange and assumed the "e" meant electronic and a high tech company. A 1031 intermediary should do 2 things well: handle the money and make sure you hit your 45 and 180 day timelines. They seemed to be fine on the money side, but they do not at all compete with companies that use technology to ensure you meet your timelines. Their process is a person that sends you one reminder email 2 weeks prior to your 45 days. No phone call, no text, no additional urgent reminder the day before. When I asked why they don't remind you of your timelines, they said it was because it's my responsibility, not theirs. They make their fee either way, so they are not motivated to help you succeed. I would pass on the couple hundred dollar savings, as it will cost you a lot of thousands if you miss those deadlines. read more
