Somehow they failed to note the complete lack of plumbing vents on the roof, which required thousands of dollars to fix. The other, more serious problem they missed was the complete lack of electrical ground from the water meter. This was discovered during an incident with the power company where my tenant could feel electricity through the water. I am beyond grateful that it wasn't a more serious incident where someone could have been killed or injured. When I brought these issues up to Marion she was extremely rude and talked over me. I only asked for a refund of their original fee (not the thousands of dollars I had to pay to remedy the issues they missed) and she hung up on me and ignored all my subsequent calls and emails. If you value your money and your life I'd strongly suggest going with another inspector. One star feels like too many here.

Mark and Marion basically picked the house apart foot by foot, noting every single problem. Some of the problems were minimal, but worth noting for repair and others were pretty major problems that any average person may have missed - things I missed upon my personal inspection. Mark pretty much explained every small thing to me, made sure that I understood, and even told me details on how to fix the problem(s). Mark is also super knowledgeable about SB County code, and pointed out numerous SB County code problems with the home.
