Somehow they failed to note the complete lack of plumbing vents on the roof, which required thousands of dollars to fix. The other, more serious problem they missed was the complete lack of electrical ground from the water meter. This was discovered during an incident with the power company where my tenant could feel electricity through the water. I am beyond grateful that it wasn't a more serious incident where someone could have been killed or injured. When I brought these issues up to Marion she was extremely rude and talked over me. I only asked for a refund of their original fee (not the thousands of dollars I had to pay to remedy the issues they missed) and she hung up on me and ignored all my subsequent calls and emails. If you value your money and your life I'd strongly suggest going with another inspector. One star feels like too many here.

Less than a week after closing, we pulled up the carpet in the main bedroom and found water damage. And after the storm last night, there is fresh water in the home. The wood framing the door is obviously water damaged and it was not mentioned in the report. Water was found under the kitchen sink. The wood beneath was warped, but dry. Rat droppings in a baking pan that was in the oven and droppings on the carpet in the living room.

He called me back Monday morning and was an absolute pleasure to speak with. Let me explain: Right away I could tell Bob was an expert in the area. He mentioned that he has been doing inspections in Big Bear for 37 years and he brought up terms and situations (weather specific) that were very insightful. He spoke with me about 20 minutes about the home inspection report from the other company. He did not have to do this but his genuine concern for my home buying situation was sincere. What was really cool about my conversation is I asked Bob if he'd be willing to inspect my property and give me his opinion on the total condition. He said that he would be happy to but he then offered to meet me at the property and just give tips without any fees (for free)! I was so shocked by this that I felt completely happy to leave this review and also I will be recommending him to everyone I know that needs an inspection in Big Bear. If you are considering hiring a home inspector, I would highly recommend interviewing Bob to see if he is the right fit for you.
