I ended up choosing Lifetime because A) Project Manager Yonas is a dang superstar B) they quoted the best price for the job C) they had the best warranty BY FAR and D) they handled the permitting process entirely. Their crews always showed up when they were supposed to and were so friendly and pleasant. Not to mention amazingly efficient. They pulled off our old roof in a matter of a few hours and put plywood over the entire roof on just the first day. When they left, they cleaned up the yard including using a blower on the driveway, front path, and lawns. Each day of work was the same. The crew arrived early, did a fantastic job, and left the site as clean as when they arrived. In total, the job took a week. What was even more impressive is I knew there was some wood rot that needed repair so had budgeted more than quoted just in case the price went over. Nope. The final price was the exact price quoted. Even though there were 3 areas that needed repair. One of the other companies I talked to charged $150/hr + materials for wood repair. Another company flat out refused to take the job unless I found a separate contractor to repair those areas in advance. Lifetime adds some repair costs into their quote and they honor it. They very easily could have said the repair went over the allocated amount and we would have never known the difference. We got the premium shingles, roof ridge venting, a flat area cricket, and good quality aluminum gutters that fit our home's style and color scheme. Esteven was the site lead, and made sure that all aspects of the job went smoothly. He also made sure we knew what work was to be accomplished each day. Since we started with solar panels, the replacement involved coordinating with the solar company to remove and re-install the panels. Esteven and his crew did an excellent job adding extra underlayment where solar panels were to be re-mounted, marking the roof rafters so the solar company could firmly install the mounting brackets, and adding extra waterproofing for each solar bracket stand-off. Esteven removed a powered gable vent fan, ensured there was nothing damaged in our attic when cutting the ridge line to accommodate the new ridge vents, made sure no insulation interfered with airflow for the venting, had the crew clean the site before leaving each day, and fixed any cosmetic issues that had been caused by the construction. What went well was that the work was done by an experienced and professional team. They covered the outdoor decks to collect debris, removed two layers of old roofing, replaced old plywood sheet where needed, laid the water barrier and new tiles, and did a fairly good job of cleanup. I worked with Rick Pisano as the project manager. He had decades of experience in the business and so was very knowledgeable. He met with me in person at my home to explain the proposal and also for the signing of the contract, unlike others who rely on electronic forms. He was accommodating with my questions and the few change requests. What could be improved is the communication. Rick was terse with words and sometimes this led to miscommunication in our text messages and emails. I would have liked to be better informed of when the work was to start and when the inspection would be scheduled. It took awhile before work started and for the city inspection and I had to made repeated inquiries to get the info. Rick was not physically able to go up to the roof to make quality checks so I had to rely on photographs to verify the work and materials. I was able to get a rebate on materials not used but I had to request for it. In the end, the contract was executed as signed and I got everything I asked for so that's why I can recommend the vendor.
