I have camped and worked at ESC for 7 years. ESC has changed consistently for 3 years. Sadly, not in a positive way. This season, 2025 is far worse than previous years. Happy to close the chapter of being a customer and employee. I do not recommend ESC based on the abuse of targeted employees by the male GM (Brooke) in front of customers. He treats customers poorly as well. Don't let the new faces fool you. read more

GREATLY DISAPPOINTED This is a very upsetting review for me to write, My family and our camping family are so sad. We are a group of 10 families. We have camped at ESCA every year for 50 years ( four generations). Personally, my family has camped here for 35 years. The campground has changed hands 4 times. Through the years we have seen good and not so good changes from the awesome river sites to the not so great bathrooms. We overlooked the not so great features because the one thing that never changed and kept us coming back was looking forward to staying all together on the Saco River. This year ESCA was bought by Modern America Campgrounds. We were told we had no right to rebook our same sites for next year and we had to pay up front and in full for next year. Never come back. Every one packed tight. Rental cabins are not maintained. Faulty wiring, on every other RV hookup. Staff members poorly trained to assist with issues and frankly didn't seem to care much. Will never be back. Would not recommend for anyone with kids looking for a family vacation. read more

This campground has the potential to be a nice place but it needs help. We reserved a premium waterfront beach site. The site itself was nice and spacious but it was the only premium site without a covered picnic shelter. There was no cable at this site and the wifi does not work in this section. Disappointing. The bathhouse restrooms do not have full doors and are open to the outside. As we pulled in 3 police cars and an ambulance were leaving and we were told someone had OD'ed in their car, plus the police had been there already once that day because a stolen car was found inside the Campground even though it is gated. Not a warm and fuzzy feeling to be welcomed with. Lots of activities going on for kids and families. Since we were just passing through I'm sure we won't be returning but if so I would find another campground in the area. read more

Save your money. After 4 years of great camping here, there must have been either a change in ownership or new management that just doesn't care. Remember bath rooms and showers that were cleaned every 2 hours, how about not at all for 2 days! One was out of service for over 24 hours, and still not cleaned when it opened. And pity the RV owners who paid for power, that went off one morning, and the staff chased bad splices for another 2 days. We never leave a site without booking next year's vacation, but we (5 sites in all) will be headed to Glen Falls next years. Maybe it's a little more expensive, but baths/showers and grounds are 10X cleaner. read more

I LOVE Eastern Slope. The staff are so wonderful, the sites are well kept, the beaches are great (one of them is dog friendly!), there is never a wait for a bathroom, my son loves the hay ride on the fire truck at night. I love that you can go tubing on the Saco River from over beach to another. This was our 4th stay here and I've never had a problem. I can't wait to cont back next year! read more

I talked to several ppl. That camped here last year. 2018, They told me the security ppl. Actually woke them up to tell them they got 5 complaints from "other" campers that they were to noisy? They had been asleep for several hours? They were told they had 15 mins. To pack up and leave? 1am in the morning? Not sure what else that this place had up their sleeves, all I know is I am now very happy where I am! read more

My boyfriend and I go camping a few times every summer and we always come to campground at least once. Love this campground! Not too expensive and great amenties. Each site has water and electricity. Also there is a wood awning over the picnic table at the site. The sites are also decent size. You are not right on top of the people in the next site. The site we picked (159) was a 2 minute walk from the bathrooms. Bathrooms were recently remolded and were always clean. The campground also has a store that you can purchase some food, wood, water and various camping needs. There is also a nice heated pool also at the campground. The staff is also incredibly nice and knowledgeable. We decided to go canoeing and it was relatively cheap. They have a shuttle that brings you to the beginning of the Saco River and will pick up the canoe or kayak at the end. It was $55 for the two us. $40 to rent the canoe and $15 for the shuttle. They will shuttle your own canoe or kayak as well. The campground is down the street from the outlets in North Conway along with Shaw's and Walmart. Would definitley recommend people who like to go camping in this area, to visit this campground. read more

After not having water at the campground for 48 hours. We decided to leave and not stay the other 2 nights. We explained our reasoning, and requested our money back for the 2 nights we would not be staying. They refused. This completely ruined our trip. We were not able to shower, use that bathroom or cook anything at the campsite. Absolutely horrible customer service. read more

We have stayed before and enjoyed the Saco camping. After driving from Vermont to camp this time we had a cold greeting from an older woman. We were inquiring about the available sites for the night and the woman was more than unpleasant. Bitch would be a great word, I do understand people have bad days so maybe that was the problem. Unfortunately, due to her poor attitude and frustration with us, we had gone to the parking lot to "talk" about staying or not. We ended up booking the neighboring campground which was even better. read more

AVOID AT ALL COSTS Saco River overflowed from heavy rain. Campsite flooded at midnight, no warning to evacuate. Everyone panicking, trailers ruined, bikes and cars lost, dumpsters and sewage spilled everywhere. Completely irresponsible. No regard for guest safety. No apology. No refunds. Facebook page is getting hammed with 1 star reviews for this event. Even the Beach Campground was notified and evacuated. Owners were not even present during the flooring, and nowhere to be seen the next day. We were tenting in the overflow area which had small site space, but on the main campground you were stuffed like sardines. I have no doubt that this campground is a money extractor. Never again. This will leave a stain on their business. Even on a good day, I wouldn't trust the integrity of this campground. read more

This place is fine, it depends what you are looking for, and it wasn't what we were hoping for.. Pros: The river.. two beautiful beaches. We went over labor day weekend, and the beaches were empty every morning and were very well kept. Our 2 boys (3 and 7) loved exploring the area and floating in the river (the current was very slow). They own two beaches so you can float from one to the other (it took us about an hour). While we would prefer a more rustic/primitive camping experience, the semi-heated pool was nice for the kids. The cabin we rented was cute and clean. Cons: We rented a cabin (we usually tent camp) but thought we would try this as it would be easier. The cabin was fine, aside from really, really, really hard mattresses. My main issue was it was parked with other RVs on a paved cul de sac. It felt like we were in a trailer park, not camping. They had a DJ playing music on Saturday until 9:30 pm at the country store and it was so loud we couldn't listen to our own music or really have a conversation. This was not what we wanted for our Saco cabin trip. I think some of the camp sites were better further into the campground, but it was still very tight spaces and not what we were looking for so we won't return. read more

If I could give this place less than one star, I would. Their customer service is honestly the worst I have ever experienced...and I've made returns at Walmart during Christmas season! (Ha-ha) The first female that we spoke with was completely unknowledgeable and botched our reservation from the beginning. We were trying to book one night but she insisted that they have a two night minimum. We were booked for the most expensive camp sites, for two nights. After reviewing their website rules and stay requirements we realized that we had been screwed over. I called back, requested two different, less expensive sites for one night. The same girl said no problem and she was more than compliant to switch the sites and refund our credit card the difference. I did not have the card in front of me-hung up, called back three minutes later only to be told that the manager (who is apparently also the owner) Michelle stated that there is a two night minimum on all camp sites. Michelle got on the phone at that point and was not only completely unhelpful, she was very condescending, rude and actually hung up on me on three separate occasions before agreeing to refund my credit card. The way she spoke to me was as though I was the gum on the bottom of her shoe. If you post rules and regulations on YOUR website you should honor those rules. I am beyond disgusted, angry and frustrated. The sites are so crammed together and poorly laid out. You feel like you're camping WITH the people next to you, not just sharing a campground. They're adamant about telling you their rules but don't enforce. No loud music anywhere....? Yeah right. Neighbors blairing music loud singing and heavy intoxication. Fine if all you wanna do is party. Bathrooms are gross. For what they charge they and how many sites they have they can hire someone to at least wipe down the bathrooms. While it's nice to be by the Saco and the beach is lovely, the campground is pretty run down. The bathrooms are not kept up, which is important especially by the sites with no sewer hookups. The picnic pavilions on some sites are coming apart or have not been replaced since they floated away in the flood. The dump station was so muddy it was tough getting around. And we were there during the dry season (October). A little crushed stone would remedy that. There are ugly, handmade signs everywhere. The owners need to spend just a little money to make this campground more pleasant! read more

My famy and I camped for a weekend at an RV site. Overall we were unimpressed and will not camp here again. Sites were not raked or weed whacked well at all. Picnic table awnings were in rough shape and in disrepair. Bathrooms were filthy at night. The campground obviously took a beating after hurricane Irene which is unfortunate- however the dirt and sand that washed up on the roads definitely need to be cleaned as it kicks dust onto campers when cars drive by. We've been camping for years (with and without kids) and we camp in tents. I can confidently say that we're experienced campers that know the difference between great campgrounds and the not-so-great campgrounds. Note, everything in this review is factual. We've camped at ESCA a few times hoping each time we went back they would make some improvements on the necessities and instead of doing so, they've put money into projects such as a new basketball court. Out of the ten families (40+ people) that we camp with annually and some of us multiple times throughout the season, none of us will be returning to ESCA unless it undergoes a major overhaul. The pros - - We have a large group with lots of kids and everyone has different needs, therefore the location of ESCA is a good one for us all - near grocery stores, Super Walmart, central to several hiking spots, mountains, StoryLand, shopping, etc. - The ESCA beaches are big with a lot of waterfront footage. - It's a gated campground. (although anyone with a pass can technically share their pass with guests to get them in) The cons - - No planned activities for kids (well, they have one or two, but that's about it). There might be candy bingo or something like that, but nothing for kids that range from little to teen. Although their website says it, we've never been given or told about a schedule. - The campsites are on top of each other and very small. There are a few trees here and there, but not enough for privacy or for any separation from others. -None of the campsites are raked or cleaned much, if at all, when people exit/enter their rental. - Some campsites have roofed shelters over the chained down picnic tables. Out of the 18 campsites we've rented there, each roof has had major leaks that they've jimmy-rigged or is falling apart to the point it's unsafe. - They supposedly have areas for tents, trailers, RVs, etc. The RVs also have areas for those that need sewer drainage. This year we had a couple RVs backed up to our water and electric tent sites and although those sites were not supposed to have sewer drainage, we had the pleasure of smelling it for the majority of our week. - The bathroom facilities are disgusting at best - they're dark, old and incredibly dirty. The doors are rotting wood with locks that have been remounted many times leaving holes everywhere. Yes, they HOSE down the concrete flooring frequently, but that doesn't clean the walls, doors, toilets enough. This year, the paper towel dispensers were removed and old hand dryers were put up, but not one of them worked in two bathhouses. The sink areas are constantly covered in dirt, sand, hair and grime. Someone needs to take a scrub brush and bleach multiple times daily to actually scrub the counters to get them clean and we've never seen that done. The showers are dark, dirty and disgraceful to the point that when undressing, you don't want to touch anything - and that is coming straight from the mouths of the men and women we camped with and met at the campground. We'd try to shower right after they were cleaned, but they're so old and in need of repair, it's still awful. Many tiles/bricks are missing or cracked leaving exposed cement and gravel. The grout is black and most of the time there are dead bugs and hair on the walls. The rusty doors to the showers are approx 8" off the ground so any pervert could stick a selfie stick under the door which is concerning for us and our children. On the inside of the door is a vile women's sanitary "napkin" dispenser which is hung so close to the hooks above that your clothes/towel hang resting on/over the sanitary "napkin" dispenser. Before ending, I'd like to mention that each year we've voiced our concerns about the bathrooms and showers along with asking if they will be renovated any time soon. Each time, we were told the sand from the beach is what wreaks such havoc on the bathrooms and showers. With all do respect, we're educated professionals - not morons! The sand may add to it, but they need to be leveled and rebuilt. Those should be a priority, as they're a necessity to their camping area. Between last year and this year, we physically toured 30 other campgrounds in ME and NH. I can say that with absolute certainty, ESCA is in the top 3 for worst bathrooms and shower facilities. read more

I have been camping all of my life and have been to many different places some are great and some are terrible.....this one however is One of the WORST places I have ever been to! The sites themselves are ok...but the staff of this establishment are rude and un-professional and are super disorganized. We drove 2 and half hours with reservations and they managed to lose one of our friends site...and refused to reimburse them for it. Anyway...you don't need to hear about my personal story...I would just re-think if you are thinking of camping here. There are a lot of other great places in the same area. Happy camping. read more

The sites are pretty terrible. It feels almost like tailgating in a parking lot, they are so close together with no privacy. We had one of the primitive tent sites and when I booked I was told they were in a wooded area (there were 2 trees on either site diving us from our neighbors and we were overlooking a soccer field). We took a walk around the whole campground to see if maybe it was our site wasn't as nice as others and found that it was actually one of the better sites. Some of the tent sites (I think in the 190s) are directly overlooking the dump station and trash, they smelled terrible - I felt bad for whoever was booked there. The beaches are great - love the Saco. The campground staff weren't bad about quiet time or fires out time. They have a big playground and field, there were lots of families. I guess it depends what you're looking for. If you want a place where you're neighbors are really near you, everyone in the campground has a nice view of you eating your cereal when you wake up, and there are kids screaming at an 8 am soccer match 6 feet from your "wooded" site, then this is the place for you. If you prefer something a little less like a tailgate parking lot, keep looking. read more

We spent a glorious week at ESC! The sandy beach was beautiful with easy access for day use and tubing. Our site was large and shady. The amenities were great, showers/bathrooms were clean and plentiful. The pool looked great, although with the river a few steps from our site we never used the pool. The staff were kind and helpful. Overall this was one of the best camping experiences we have had and will definitely return soon. read more

We stayed in one of the "Cozy Cabins" for a week during the off-season (in May). While we found the staff to be exceptionally friendly and helpful (which is why I left 3 stars instead of 2), the cabin we stayed in was not very clean (and, we thought, did not meet the expectations we had formed, based on the description on the website). Some specific issues we had with the Cozy Cabin: - They are not cabins, they are trailers parked alongside other RVs in the midst of a seasonal lot (there is no privacy or sense of "camping" whatsoever - you are in a trailer in a parking lot). - We stayed in the cabin with the "sleeping loft for older children" instead of bunk beds for the kids. The kids LOVED this, but I was absolutely appalled at how dirty the loft was. There is a green carpet in it, which had obviously not been vacuumed in ages (and seeing as how we were there in the pre-season, it occurred to me that some of the nastiness I saw - dust, sand, hair, down feathers, even twist-ties and ripped retail tags - were from LAST year). I realize the loft must be challenging to vacuum, but figure it out if you're going to advertise it as a sleeping space. It was disgusting. - There was an awful sewage smell in the area of the bathroom sink. My husband investigated it and discovered the sewage pipe was venting INTO the "cabin". The outlet was under the bathroom sink! That is a gross violation of building code, but I wonder if they get around it because these are not buildings, but trailers? - The coffee maker had a tall carafe with a narrow opening in the top. It is impossible to clean the inside unless you have a bottle brush. The bottom of it had accumulated sludge on it, with lines through it where someone else had obviously tried to scrape it off with some object. This may sound trivial, but when you advertise that a coffee maker is included in the accommodations, it should be CLEAN, and clean-able. - The two-burner hot plate barely worked. Even on the highest temperature setting, it took 12-15 minutes to scramble an egg. - The cabin is advertised as being heated... in reality, there is a space heater built into the TV cabinet, which is between the base of the loft ladder and the queen-sized bed. We were there during a cold, rainy spell, and ran the heat a couple of times. Because of the configuration of the "cabin", the hot air went straight up into the loft, which is obviously the warmest part of the cabin and the least in need of heat! The bathroom (which is located behind the wall in the opposite direction that the heater faces) was FREEZING. And on a related note.... - The "hot" water was barely lukewarm. While this wouldn't matter on a steamy day in July, we found that showering in an unheated bathroom with lukewarm water when it was 55 degrees outside to be a little brisk. Also, the bathroom sink had no distinction between hot and cold. Only warm water came out, regardless of which tap we turned on. - The mattress on the bed was old and worn and extremely uncomfortable. Even with the sheets and blankets on the bed, if you run your hand lightly over the surface, you can clearly feel all of the springs because the padding is gone. It was terrible to sleep on. I realize some of these complaints may seem unfair for a venue dedicated to camping, but the reason we chose a cabin was specifically for some of the advertised comforts, to ensure we and our small children would get adequate sleep and have someplace to hang out in bad weather, but still be in the woods. My complaints are in direct consideration to the way the cabins were described on the website and by the staff I spoke with when I made the reservation. All in all, we spent the week wishing we'd done our homework before booking this place and made a different choice. The website says, "Enjoy the whole camping experience, but with the comfort of 4 walls." Well, we didn't feel like we were camping AT ALL (since we were in a parking lot), and we didn't find the "4 walls" all that comfortable. Again, we found the staff to be very friendly and helpful, to the point that I feel bad leaving a critical review. But for families like us looking for a CABIN CAMPING experience, it's important to know that's not what you get here. This is a giant RV park, and I think they threw the cabin trailers in so they could tap into another market. If you are used to renting cabins at state parks or KOAs or similar, you will be in for an unpleasant surprise here. read more

So the campground itself we really enjoyed although the camp sites are all pretty close together. If we hadn't booked 6+ sites side by side with other friends and family with towable campers around us, we wound not have been happy. This was my 2nd time staying at this camp site, but my first time with my own camper. We had started making North Conway a yearly tradition to get 50+ people to meet up for a weekend to do the Saco river in kayak's, canoes and tubes. Our very first night of 5 nights we were their it was adults only and of course we had some drinks and played corn hole. We did play past the quiet hours, but at no point felt we were being loud or bothersome to others. We even saw the security guard several times throughout the night who stopped to say hi and chatted with us a few times, or waived on his way around the camp site, but never once said we were being loud or that others were complaining about us. The day before we left the campsite we book our next trip at this location for the week of the Fryeburg Fair. They signed us up, charged our credit card and we were excited to revisit with our friends and family. Weeks went by and my wife's parents decided to also book a location with us for that weekend and were told there was no reservation under my last name. We had an email confirmation and my wife called to discuss the confusion and was told that the owner decided to cancel our reservation, without calling us and without crediting back our credit card. For days I requested the owner to call so I could find out why and was told by a manager that our very first night they received noise complaints about us and that none of us were ever welcome back again. I explained that we were not loud and were never told by anyone that there was an issue or we would have happily sat by the campfire and relaxed instead. If others were calling and saying we were being loud I am not sure why they would not have asked us themselves to quite down and if they were calling the office, why would the security guard not know about it. What if there was a serious problem going on at the campsite. My concern is they didn't listen to these so called complaints until the next morning, which would not give me piece of mind that my family would be safe their anyways. My wife's uncle had a seasonal site their for a few years and the owner told him to give him $500, as he knew he had the money to resolve this issue and then we would all be welcome back in the future. My wife's uncle only found out there was an issue as the owner was spreading rumors among the seasonal camp sites that he owed him money and had to confront him to find out what was going on. There were several seasonal camp sites that decided to move their campers after this and we know our friends and family will never return even if we were allowed. I tried to call and apologize for any issues my friends or family may have caused that first night and would have made good on any money he said he lost as long as they could show me proof that other campsites called to complain and canceled their camping or canoeing weekend plans, which of course they wouldn't and or couldn't. So if we hadn't tried to book another campsite for our trip we would have never known that our reservation was canceled until we towed our camper 2+ hours north with my two little kids, which is unacceptable. They did finally rebate the money to our cc and still have not been able to speak to the owner, who I finally gave up on. We booked that weekend in North Conway NH anyways down the street at Saco River Camping Area, which was awesome and will now do our annual Saco River trip there. We had family that had camped at Eastern Slopes for several years when it was under different ownership and never had an issue. We camped 10+ times last summer with the same family and friends and have never had a complaint since. The owner could care less and should understand that repeat customers and word of mouth can make or break your business. read more
