The staff are always polite and nice. But you can tell when somebody really wants to help you or they are just doing business. The apartment itself is nice and spacious. But I think that is the only good thing I can remember. If you decide to move in, please expect: The weather is always foggy and wet although the whole region is like this. So please value every hour when it is sunny. Do not believe those sunny and bright pictures from their website. Another problem caused by weather is mold. You have to keep your whole apartment dry all the time. The wall is indeed very thin. I can tell when my upstairs is singing, washing dishes, using bathrooms or watching TV. A lot of planes will fly over your head and that is as loud as you can imagine. In the laundry room, some tenants will just take your clothes out and throw it on the top of washer or drier. A lot of dogs. I am OK with that but not OK when a lot of people keep their dog in the patio and they will bark whenever somebody passes, even at midnight. When there is a close dog waste station, people will clean up after their dogs. But I have seen dog poop in the front of my garage door a few times. And you have to wait at least three days for the staff to come and clean it. Here comes the worst thing that I cannot bear. People can clean dog poop, but their dogs also pee everywhere and there is no way they can clean it. So every time I go to work and come home, I have to hold my breath because the unit in front of our apartment smell like toilet since the first week I moved in. In a word, for such environment and neighborhood, I do not think it worth the amount of rent I paid. read more

I lived at Avalon Pacifica from 7/2006 - 5/2010. For the first two years, this place was great. The management team made mistakes, but they were normal mistakes anyone could have made - what sold them apart from others was that they were personable, friendly, and took an interest in the tenants. I was greeted by name and felt like I lived in a community. In 2008 is when things started to go downhill. To save money and to "create a better experience for the tenants and make things easier" they decided that opening a Customer Care Center in Virgina to serve all residents was the right thing to do. They decided you could no longer walk down to the leasing office to pay your rent in person - you either had to sign up for auto pay, or MAIL your rent to Virginia allowing at least a week for delivery and "processing". If you dropped off your rent at the leasing office they'd just return it back to you. This is when the trouble began - I tried the auto pay and had problems with the initial signup. There were a couple times their 'system' went down and you had to mail your rent. The office started to cut back on staff, hours the leasing office was open, days the leasing office was open....this is when the management turnover started. While it is understood that no one stays forever, having a different manager every 3-4 months was ridiculous. With the incorporation of the Customer Care Center in Virginia, the company was having one manager service two Avalon complexes and shuttling staff in between. The Customer Care Center does not always synch up with the leasing offices on who owes what and when - we mailed our rent before the end of the month and it took over SEVEN DAYS to get to the customer service folks and the day that they received it - marking our account as paid and current - we got a "notice to pay rent or quit" notice on our door that said we didn't pay our rent. We called to complain and the reason was "oh we told the leasing offices two days before who did not pay their rent." OK but don't you think a leasing office would check to see if an account is CURRENT before posting a notice on the door? Laundry - the laundry machines take a Coinmach card which was easy to load when the machine was in the office. However, the complex decided in 2009 that they were going to install CREDIT CARD ONLY machines in two of the laundry rooms and say "hey residents! now you can refill your laundry card at any time!" but they took away the cash option. not feeling comfortable at all about being required to stick a credit card in a machine that regularly contained hoodlum-ish kids, we complained to management and requested the option to have back the cash machine in the office if we wanted to refill our card and not worry about fraud (btw those machines regularly either didn't work and gave "batch full" errors or didn't print your receipt). after years of having an archane set of washers and dryers, the maintenance staff finally got the approval of corporate to install new energy efficient machines in the laundry rooms. This of course happened a month before we moved out. The problem with these machines was that the dryer would take more than a cycle to dry so it started to take up to 3 hours to do ONE LOAD OF LAUNDRY. you would get folks from one room taking their clothes to the other room to use up the dryers because they couldn't get a dryer in the other room, or they spread their clothes accross all dryers. I remember two days with the new w/d it took me about 4 hours of one afternoon just to do 2 loads. ridiculous. Security at this place was semi-decent when we moved in but completely went down hill. in 2009, my boyfriend's brand new car was broken into. we paid for an additional parking spot on the grounds. when this happen and he went to management, they blew him off and acted as if it was his fault that his car was broken into. while we understood security was not 24/7, having this type of attitude with a resident that feels violated for being robbed in his place of living that he PAYS for is completely unacceptable. this is when we decided we had enough, we were moving. the one pro about this place is the maintenance staff. they are excellent! very nice, friendly and responsive. they became the only good thing about this complex. its not their fault that they become victims of horrible management. All in all, i gave this place two stars, because it really was enjoyable to live here the first two years that we were here. however i would not touch this place again with a 10-ft pole. read more

Parking is Horrible! Can I say that again?? We have a garage but Im sure thats why our rent is also pretty high....There is pet rent and deposit needed if you have a lil critter,.. Fair enough. Apartment: I hear my neighbors mumbling, a kid crying, washing dishes and Im sure they hear me talking to the Tv, talking on the phone, arguing hence thin walls, very thin. The apartments are NOT luxury apts as they claim. They have reg cabinets, bathroom & kitchen. Walls are not painted any other color but white, the pictures can be misleading. Now let's talk about Laundry facilities: the washers are great they are front loaders but the dryers are a waste of a dollar. Maintenance guy Kevin does a great job he's very competent and requests have a 24 hour or less turnaround. Anyone else just doesn't cut it Let's talk rent prices: extremely high! $2100 for this 2 bed/ 2 bath just not worth the money. Water/ sewage fee is INCREDIBLE as in extremely high! You pay for your neighbors long showers. PG&E, was double what I was used to paying so currently replacing bulbs with the cost effective ones. The electricity goes out I'd say about 7-8 times in a year, PG&E is always there "working on it" . Management well... Mediocre to me..of course they paint a pretty picture they all do. Lots of people move in and out. Why? Their rent goes UP after your 1 year is up. Way up. read more

I have lived here for almost five years. If you own more than one car, DON"T RENT HERE! There is NEVER available street parking, and if you're lucky enough to get an additional parking spot (for a price) you'll always be calling the tow company to get some clown car out of your spot. For the third time in a week, I have had to have a car towed from my reserved spot. 3 TIMES IN ONE WEEK! When I spoke with someone (I have never seen before, because there is always someone new) in the office this morning, she was reluctant to send out a email reminding people to not park in reserved spots. I guess she was more concerned about bothering people with an email, than she was with me not having a parking spot I PAY FOR! The office management at Eaves Pacifica has fallen to an all new low. When I first move in, we had Jeana and Kristin. When those two left, it was a rotating parade of incompetency. The only redeeming quality to living here is the maintenance team; those guys rock! But whoever we have working the office now just doesn't care. This will be my last year at Eaves Pacifica. read more

A minus 1 star goes to the additional headache from having to use the laundry facility. While the machines are great, beware of the residents who have no respect for personal property. In my previous post, I did state that I normally do laundry at a relatives house. It just so happens that the one day I do it here, my belongings were violated. Two teenagers apparently wanted to do laundry but all machines were occupied so they took it up onto themselves to remove other people's belongings so they could use the machines. Wow...that's some manners for friendly kids. Please take note that management can only do so much. It's terrible to even have to contact management for such juvenile behavior. I moved in eaves pacifica in Jun 2016 from New York city, it's a lot of change in life style, however, I really enjoyed my experience so far with this community, and I felt been loved. I really really love the staff here, they are so friendly, helpful, and kind. Whenever you need something to be fixed, just create a ticket in the system, and it will get fixed really soon. Also, they try to accommodate to your needs too by being really flexible. Just want to share some most memorable things here. Before my move in date, I received emails from Jeana regarding my move in instruction and check list, she even sent over a map with descriptive drawings. On my birthday, the first card I received was from the office, full of their handwriting, how sweet they are! Keep the good things, dear Jeana, Jojo, and everyone, you guys are the best! read more

I went to a function at my apartment complex building with my granddaughter there was pizza soda and water and AT&T services I want a backpack from AT&T services the pizza was excellent there is a bouncy house for the kids there was games like Jenga and checkers the whole complex got along very well and I was able to meet people because I was very new to know neighborhood my granddaughter is mix race and she was able to play with the other kids and everyone got along we had an amazing time I cannot wait until the next time that there is going to be a new event I am new here and my kids are new 2 and I have no relatives and no friends here so this was so amazing for me thank you again read more

My husband and I relocated from Oregon, we initially met with Jeana and she was very sweet and answered all of our questions. We decided to lease here. My husband came down a few days before me and had no issues. After doing the treacherous 10 hour drive, I arrived only to get my car towed two hours after I arrived. I was DEFLATED to say the least. The next morning I went to the leasing office to pick up my keys. Justin was EXTREMELY helpful! He is kind, and answers all of your questions. He even gives you tips and tricks regarding life here. I really like this apartment complex! From where I used to live, this place was huge upgrade - the price isn't too bad for a one bedroom - before I used to pay $30 less than I do here, but for 500sqrft. Now, I live in a 600+sqrft with a balcony! So , paying 30 dollars more, no big deals. Also, noise level as for as my neighbors was no issue. Everyone's pretty quite and the apartment itself prevents noise from coming in ( unless it's super loud). They have a nice grassy area all over the complex where your dog can relive themselves and although there are some owners who do not pick up their dog poo ( occasionally) , the management are pretty good at cleaning it up. Cons: The apartment that we are currently renting has a weird layout that the bathroom sink is in between the bedroom and the bathroom - and the area is carpeted. It's an issue in that area when I splash too much water around. read more

I lived here for a few years, and as many of the other reviewers have stated, the maintenace staff are awesome (Kevin and Jojo) and the managers are very helpful. The apartments themselves are ok, though as in most apartments, the walls are very thin and you can hear everything. Some things that I knew or thought about before I moved in and that you should consider: 1. If the rent seems reasonable at the time you move in, that maybe the the case, but since this is run by a large corporation, your rent will most certainly go up by at least $200-500 per month the following year. The rent prices fluctuate significantly not only based on the market price but also based on how many units are available. At one point, the two bedrooms were the same price as 1 bedrooms here because of the supply and demand. ****Bottom line : your annual rent increase will always amount to a higher rent than the rent listed for empty units during the same time period . 2. If you decide to move the following year, plan well in advance, because you have to sign another lease or pay an extra $2K/month or so if you want to go month to month. 2. Keep in mind that garbage and water are separate from your base rent: so tack on another $100 3. If you have pets, depending on the number, that will be more $$/month plus extra deposit 4. There are a lot of loud large planes that fly overhead 5. The complex is on a busy street, so there's noise from traffic; it seems like there are quite a few extra-loud, souped-up Harleys and cars that drive back and forth on this street. They incidentally keep setting off people's car alarms. 6. Be ready do deal with second-hand smoke from all the smokers that live here. Seems that most complexes are non-smoking (and that was my assumption seeing the non-smoking sticker on the office window), but that is not the case. Also, unfortunately, really inconsiderate tenants just throw their cigarette butts all over the place , and the staff has to clean up after them. 7. Some families like to take up all the washers and dryers in the laundry rooms (for what seems like 20 loads) If you work regular work hours, it's frustrating finding a time when any of the washers are available. 8. Also, personal pet peeve : inconsiderate neighbor who chose to sit on his balcony late at night and have very loud phone conversions for hours . The buildings are very close and the sound carries. I could clearly hear him in my bedroom as would all the surrounding neighbors . I'm sure he still does this , but I felt weird complaining to management about someone having loud conversions . read more

Been a resident for two years, going on three. The staff are friendly and accommodating. Jojo and Abraham are great maintenance men!! Whenever I talk to them about something that needs fixing, they come within 24 hours to fix it. I saw Jojo in the driveway and told him about a problem with my shower. I was going to move in to the Avalon Pacifica (or should I say, crappy s*itwhole). After I signed an application, I decided a week later that I didn't want to move in. They charged me a 'reservation' fee of $400. This stink whole took my money when the dumb beotch, Lori at the front desk told me I would get my $$ back. Guess what...she lied. What a shocker. I spoke to another one of their minions named, Jack and he then told me I signed a contract that stated I was responsible for this fee. You know where this was stated in the contract...on the back in fine print. READ your contracts and ask questions. I was told by their employee, on the day I signed my contract that if I wanted to back out, I would get my money back, in full. They are LIARS and I would not suggest anyone go into business with them because that is what they are...a business who doesn't care about you. One week and I guess that is what one week is worth to them. Whores! read more

We lived in this complex for three years. The staff made our stay so comfortable that was easily worth the small premium over renting from private lenders. I would like to thank Jojo and Kevin for being so friendly and approachable; they always offered to help when they didn't have to, and were available within minutes when needed. Also, Jeana was the friendliest lease officer I have met (I have lived in four different communities). All and all we really liked living at this location. My only recommendation would be to add cameras for the parking lots for higher security. read more

Whenever I need something fixed, Jojo from the maintenance staff comes to the rescue. My shower has been backing up and debris started coming out of the drain. We placed a call last night and he showed up this morning! He took care of the issue in no time at all. He is knowledgeable in his craft, very efficient, and very kind. Sooo after living here for a few months, my opinion still hasn't changed. David and Jeana are great. Maintenance is great too. I forgot the keys to the garage door in the car a few times. Every time I called maintenance they were there within minutes to open our garage door for free. Other places charged us around 70 dollars to open our front door ( although they had spare keys to our home ) eavesPacifica had a little event for Halloween. We donated towels to a dog shelter and in return we received tickets ,kind of like a lottery drawing. Most of the participants received a gift, gift cards, free bees and treat bags for everybody and cup cakes and cookies . yummy. This is a nice way to show you appreciate your tenants. That feels good :) The community here is still very quiet but friendly and helpful neighbors. Oh man, I have to share this too :) .... I have never seen it anywhere else.... We don't have to walk to the dumpster anymore because they come and pick up your trash at your door. No joke !!!! Amazing !!! Every household in the community received a compost trash bin too, and free compostable bags. Helping the environment ! LOVE IT ! LOVE IT! LOVE IT ! read more
