Leah recommended the 4 bedroom side to us and even went out of her way to show that side of the house to 2 of the girls since I was really busy with a final for a class. Leah has been nothing but kind and respectful. She wasn't up our butts about paying for the deposit and she was really understanding when we had an issue with finding people. I'm glad this company took over for the property that we found instead of the prior one due to how it feels so frat like and how the property management is changing it. But like other reviews have said, they were completely unresponsive. That's right, even when they have the potential to gain your business and some of your dollars, they completely ignore you. When I tried to call to get in touch with an agent to set up a tour, I was directed to an automated system called Rently? Typed the property number into my keypad and all I got was a robot's description of the property, which is already listed on Zillow. Guess they were all on vacation or too scared to pick up the phone. Heh. Needless to say, I'll be reporting 3 Rivers to the BBB too!

Additionally, they will attempt to have you perform the functions of office staff (without compensation of course). for example, a new computerized application process went online and we were unfortunate to be the first to use it. There were so many problems with it, likely because no one had tested it before making it active, that they asked us to make a list of problems with it so they could work on it. we politely declined and had to use a paper application. Also, they will attempt to have you be their maintenance tracking coordinator by downloading apps or interacting with websites to enter work order tracking information for them (also uncompensated office staff work). We had a house fire and were forced to rent while our home was repaired. After having to deal with this property mangement company, we gained some empathy for people who are not in any other financial position other than having to rent and are forced to deal with these types of awful companys. If you have to rent, try to use another company.

They make false claims to keep your security deposit. If you don't like being ripped off, steer clear. A very close friend rented from them for over two years. There were two maintenance issues that I'm personally aware of. One left the tenant without use of the kitchen sink for a week after management was able to be reached. It took several days for the tenant to be able to notify them of the problem. The second issue was a collapsed retaining wall that spilled out into the driveway rendering the garage inaccessible. This was never repaired prior to move out. The tenant did a walkthrough of the unit prior to turning over the keys with an Arbors representative who claimed everything looked great. The tenant received notice from Arbors that the water/sewer bill was more than 3 times any prior bill during the tenancy. (Exceeding $300. Tenants don't receive a bill. Arbors does.) The tenant was in the process of moving and not even living in the unit at the time of this supposed ridiculous consumption. The charges were deducted from the deposit paid at move-in. In addition, the tenant was charged $125 for cleaning the kitchen and the bathroom. I personally cleaned both rooms so I know this was absolutely not necessary. I'm very picky about cleanliness! Both rooms were cleaned and sanitized thoroughly. I should have taken photos. This sort of theft enrages me. Sadly the tenant has no way to prove the lack of water consumption. If I had taken photos it may have helped as far as the cleaning fee. The tenant even steam cleaned the rugs. Supposedly it's in the lease that this is a requirement. I've never heard of such a thing. Hopefully this information will caution others and prevent them from having the same experience.
