DeSantis Property Management - rental management company

I was the first one of my friend group to find a property that is owned by this company. The agent…read morewe were presented with is Leah and my friend and I toured the first side of 6 bedrooms. Leah was really helpful and kind which is rare especially when you learn about how bad other property managers are in the same area as this property. Leah was really patient with us as we tried really hard to find other girls to join our house but it always fell through with some of these girls. Leah recommended the 4 bedroom side to us and even went out of her way to show that side of the house to 2 of the girls since I was really busy with a final for a class. Leah has been nothing but kind and respectful. She wasn't up our butts about paying for the deposit and she was really understanding when we had an issue with finding people. I'm glad this company took over for the property that we found instead of the prior one due to how it feels so frat like and how the property management is changing it. I highly recommend this company if you're looking for a place and heard bad things about other property management.

BEWARE OF DESANTIS PROPERTY MANAGEMENT COMPANY…read more As a loyal customer since DeSantis Property Management took over from F. David Sylvester many years ago, I have watched the quality-of-service decline substantially. Here are just a few examples of my experience: I was charged more than $1,200 for snow removal on three separate occasions when the work was never performed nor needed. It took numerous phone calls and a significant amount of time before the company finally acknowledged the error. DeSantis charged a $100 monthly pet fee. However, when I terminated their services, they retained the accumulated pet fee funds, even though those funds were intended to cover pet-related damages to the owner's property. The company appears to rely on a single contractor rather than obtaining competitive bids. In my experience, the pricing was substantially higher than expected and the quality of work was questionable. For example, I was charged twice to clean the same gutter within six days, with what I considered to be an inadequate explanation as to why. My assigned property manager frequently failed to respond to phone calls and emails in a timely manner, if at all. When I raised these concerns with the owner on several occasions, the lack of responsiveness was largely dismissed as normal because employees were often "in the field." If you decide to sell your property, DeSantis requires the use of its exclusive listing service. Unfortunately, the listing broker assigned to my property was often unresponsive to phone calls and emails and failed to provide timely updates. Out of frustration, I ultimately removed the property from the market, only to be charged a $500 fee just for asking for updates and other related questions. When questioned the owner stated we had to do a lot of work on this. After terminating my contract, tenants informed me that DeSantis was often unresponsive to repair requests. When work was eventually performed by the company's designated contractor, the property was reportedly left in poor condition, requiring the tenants to clean up the mess themselves. It also seems there are so many incompetents working there and you can never get a straight answer from anyone. In Conclusion: As a customer of DeSantis Property Management since its earliest days, I can no longer recommend the company. Based on my experience, the level of service, responsiveness, and overall value provided has fallen well below what I believe property owners should expect from a professional management company. After so many years as a customer you would expect a much higher level of service.

With expert knowledge of the market she serves, she is quick to hone in on a client's requirements which makes for an extremely successful purchasing process.   For first time home buyers, she clearly communicated all pertinent information in a timely and easy-to-understand manner and was always readily available for open houses and questions as they arose. She advocated on our behalf with our best interests in mind. The coordination of the inspections, paperwork and final closing process were a breeze - with everything being well-prepared and executed on time.   I can't stress enough the gratitude we have for Katie being such a strong advocate through what can be a trying, stressful and difficult time. Our closing went smoothly, and we have her directly to thank. We highly recommend her services and won't hesitate to utilize her for any needs in the future.

After snowfall, the roads and common areas were left fully covered in snow and ice, with no one sent to clean it. It was unsafe, especially for families with kids. What's frustrating is that they have no problem increasing fees every year, but when it comes to actually maintaining the community, they disappear. Snow removal and safety are basic responsibilities, not extras. Residents are paying more and getting less. Poor management, lack of accountability, and no concern for resident safety. I would not recommend this association to anyone.

Once I discovered that…read moreour three adult children had been forbidden from going into the basement or the access the fuse box, I moved my ENTIRE world back in to start helping with bills. When I attempted to notify the police and his father of the code ordinance violations (the building itself as a tenancy when he is rarely conscious there -- as a foul tobacco-spitting night janitor at RMU who needs to sleep ten hours a day), I somehow got committed to a mental hospital to an involuntary psyche commitment, and he and his best buddies Scott and Katie Zanella had a good laugh about it -- since Scott works for Howard Hanna, sold Mike this house, handles all the software so my email never goes to the right people, and even invited him specifically to their daughter's graduation party last sunmer. As for me, I missed my daughter's graduation ceremony as the police hauled me away when I showed them the house. Without an actionable step to prove I was "a danger" to my ex husband, the 302 was not even legal. But then again, who cares about that in North Fayette when child predator Anthony Saveikis's local magistrate sign still hangs (county ordinance violation), so no one can quite tell just who the local judge was who signed that last order.

Awful company. As written in other reviews, the communication is non existent. phone calls aren't…read morereturned. The only calls answered are the extension to schedule to view a property. The rest go to a dead unreviewed voicemail. Zero accountability. There is no one in charge of the office, and they will change the "property manager" at will so there is even more confusion. Think, "a moving target is harder to hit" philosophy. Additionally, they will attempt to have you perform the functions of office staff (without compensation of course). for example, a new computerized application process went online and we were unfortunate to be the first to use it. There were so many problems with it, likely because no one had tested it before making it active, that they asked us to make a list of problems with it so they could work on it. we politely declined and had to use a paper application. Also, they will attempt to have you be their maintenance tracking coordinator by downloading apps or interacting with websites to enter work order tracking information for them (also uncompensated office staff work). We had a house fire and were forced to rent while our home was repaired. After having to deal with this property mangement company, we gained some empathy for people who are not in any other financial position other than having to rent and are forced to deal with these types of awful companys. If you have to rent, try to use another company.

I also put in a service request to have my bathroom heater fixed. The guys showed up, said it need a new part, and never returned, which left me with ice cold showers. I even got everything out in a timely manner, and spent a whole day patching in nail holes, and making sure the apartment was the same way it was when I moved in (very clean) all told, these people are crooks, and will likely continue taking money off of me long after my old apartment is occupied again

My girlfriend and I just moved into the Residences at South High on 10th Street. Great apartments!…read more Each unit is unique. Ours has huge windows and faces downtown. The natural sunlight is gorgeous and we never have to keep lights on. We can also open the windows on cooler days to save electricity. The central A/C and other appliances are very energy efficient as well. Many units don't have a ton of natural light, so your electric bills might be a tad higher since you'll need to keep lights on at all times, though I suppose there won't be as much heat/cold coming through during times of extreme temperature and you won't need to use central A/C as much. It's a give and take. I prefer having natural light. You have to pay for water, but they use a 5/8 inch meter so it won't ever be over $40.00/month unless you use more than you should be using. Also, the management is friendly, they pick up your packages, maintenance is quick and the gym is solid in a pinch. Plus, there is tons of courtyard space and the tenants are very social. As for parking, I don't see the need to rent a spot unless you really care about convenience. Given that the rent isn't cheap (around $1200-1600 for a single), plus a $50/month pet fee if applicable, parking is an area one can save cash. The apartment is not located in a permitted neighborhood, so you can park for free a block away just across Carson. The spaces are pretty plentiful. Otherwise, the spots for rent are pretty expensive. As for the units, they are made well and the specs are decent (composite granite, nice laminate wood grain cabinets, plenty of closet space, nice showers). The apartments are certainly attractive. Some units have original hardwood, others have a laminate. If you work downtown, it's a no brainer as well. Such a simple commute. Plus you have the entire south side at your fingertips. On a nice day, it only takes 15min to walk to LA Fitness. I recommend it to any young professional looking for a nice place to live until they are ready to purchase a home. They are certainly catering to that crowd.

DO NOT RENT FROM ARBORS MANAGEMENT!!!…read more They don't answer the phone. They don't call you back. When you have a problem, it takes too long to get things fixed. They make false claims to keep your security deposit. If you don't like being ripped off, steer clear. A very close friend rented from them for over two years. There were two maintenance issues that I'm personally aware of. One left the tenant without use of the kitchen sink for a week after management was able to be reached. It took several days for the tenant to be able to notify them of the problem. The second issue was a collapsed retaining wall that spilled out into the driveway rendering the garage inaccessible. This was never repaired prior to move out. The tenant did a walkthrough of the unit prior to turning over the keys with an Arbors representative who claimed everything looked great. The tenant received notice from Arbors that the water/sewer bill was more than 3 times any prior bill during the tenancy. (Exceeding $300. Tenants don't receive a bill. Arbors does.) The tenant was in the process of moving and not even living in the unit at the time of this supposed ridiculous consumption. The charges were deducted from the deposit paid at move-in. In addition, the tenant was charged $125 for cleaning the kitchen and the bathroom. I personally cleaned both rooms so I know this was absolutely not necessary. I'm very picky about cleanliness! Both rooms were cleaned and sanitized thoroughly. I should have taken photos. This sort of theft enrages me. Sadly the tenant has no way to prove the lack of water consumption. If I had taken photos it may have helped as far as the cleaning fee. The tenant even steam cleaned the rugs. Supposedly it's in the lease that this is a requirement. I've never heard of such a thing. Hopefully this information will caution others and prevent them from having the same experience.
