    Larry was extremely unprofessional!!!…read more After filling out and paying a total of $120 in application fees Larry requested to inspect our current house where all 4 of us applicants currently lived and 1 of the applicants owned the house out right. Out of the 4 applicants 3 of us had listed the required prior rental references. Because 1 applicant was a home owner she had none. Larry didn't call any of our references (I checked with each company that we listed), but instead he requested to do an inspection of our current home? After thoroughly looking over every room, he then tried to tell us that some spackling on the wall in the kitchen was why he wouldn't rent to us because it was "damaged" -- which the home owner was always doing small renovation projects and it was NOT damaged! After we kept asking more questions about why he WOULDN'T rent to us (we had excellent credit/excellent rental history) he then tried to just convince us to get another car so we wouldn't have to move???? Which was so DAD of him to tell us to change our lifestyle since we all wanted to move to be closer to work so we could walk and bike and not drive. He then left our house in a hurry and didn't even shut the front door. After deciding not to rent from him because the entire required "inspection" was creepy and intrusive and something I've NEVER EVER experienced as a renter of 7 years, I found out that the property he was trying to rent to us wasn't even registered at the time with the City of Grand Rapids. After requesting an application fee refund since it technically wasn't a registered rental he just ignored every email and never refunded our money. When Larry saw that 1 applicant was a home owner and had no official rental history he should've called all 3 other applicants rental history references before requiring an intrusive and probably illegal inspection of our current home at the time. I am SO incredibly happy that we did NOT rent from Palmer Property LLC and would HIGHLY RECOMMEND YOU STEER CLEAR OF LARRY and his business Palmer Property Management -- he does not know what he's doing and is extremely unprofessional in every encounter we had.

They must adhere to the law as well as the more strict "Code of Ethics". In the event of mishandling of funds a property manager is subject to fines, restitution and jail. Not worth "stealing $50".

A home in Heritage Hill really caught our attention and we had spammed realtors for a showing with no reply- except for Santiago from Blu House. Since the day we met Santiago he has always laid down the facts, came up with kick-ass creative solutions, and always went out of his way to make sure we had an edge in this chaotic competition of attempting to buy a home in GR. Now we're buying a home, about a month later from the day we started looking. Blu House as a whole real estate agency has taken care of us, been honest, and found professionals for us so our naive innocent perspectives wouldn't be a disadvantage (and our money stayed in our pockets!) I cannot tell you how much I love this business and how they approach what they do. I know at any time I could text my realtor and get an answer to whatever question I have.     We lived here Aug 2022 - July 2023 and throughout the year we had enough problems to not renew. The…read moredog park was closed for months at a time. Hallways and community areas were cleaned a total of once while we lived there. even though upon move in we were charged a cleaning fee, we had to completely clean the apartment because there were obvious signs it had not been cleaned before move in. we decided to move out after being notified there would be an increase in rent if we resigned, but nothing in the apartment or community would be updated. upon moving out they charged us another cleaning fee and to "deodorize" the carpet even though we had thoroughly deep cleaned before turning in our keys. the property manager refuses to negotiate returning the entirety of our security deposit because they decided to replace the entire carpet. maintenance was prompt and efficient and the leasing office lady's were always nice, but unfortunately the bad did outweigh the good. would not recommend and would instead asvise to look elsewhere.

The maintenance requests made in person during walk through inspection pre-move out last month, including a broken slider and broken smoke detectors have both gone unanswered. They are now charging almost $1600 a month for a tiny 600 sq foot apartment that doesn't have central air. Maintenance is incredibly noisy and spends all day squealing around the complex on golf carts & spending a creepy amount of time standing outside your apartment staring inside. Interactions with McKenna Sackett who works in the office have been unsatisfying to say the least. She will come by and harass you just for sitting outside and enjoying the weather. My advice would be to take your money somewhere else where you can live comfortably in your own space.

Apparently some gutter split and basically rain water flooded my neighbors apartment and then it came into our bedroom and SOAKED the floor. I mean you step on the carpet and water pooled at your foot. We moved all of our wet belongings off of the floor and told the office. At first maintenance came right away and sucked as much water as they could and set up two machines that had to run.... FOR FIVE DAYS. We had to rip our bed room apart and move a ton of stuff into the main living area. They had a hose into our bathroom sink we could not use, and the way we had to move our bed we could not even walk in our room. The smell of the sitting water smelled like mildew for at least three days. During this time we heard NO communication from any employee. Needless to say we couldn't live here during this time. This began Wednesday, June 24. It is now Monday June 29 and we JUST heard back from them. They need to replace the pad under our carpet but they do not know when or how much, the entire room or not. so we'll have to move all our bedroom furniture into our living space and not be able to live there again until this is done. Management REFUSES to compensate in any way on the days we could not stay here. They said "we never tell people to leave". WELL YEAH THEN YOUD HAVE TO PAY THEM. But we could NOT live here and they still do not care.

Even though being told that it is a FEDERAL LAW that service dogs are allowed and presented him with proof of papers, he still gave us a hard time. Not approachable and rude. I'm sorry, but they need education on how federal law trumps any company policy. Also, most of the residents there have pet permit stickers to their doors, so giving us a hard time about an actual service dog, not just a pet like the other residents, was unacceptable. Very overpriced for what we got. Plus, they make you take out your own kitchen garbage at the end of the stay. Shouldn't housekeeping be responsible for that and that be included in the stay? One star review is generous.
