Our 70's kitchen was old, cramped, and inefficient, desperately needing a major makeover. They discussed our wants and needs for the somewhat challenging space and came up with creative solutions to achieve them. They were a joy to work with! Taylor often came on-site to inspect ongoing work. He kept the project organized and the trades well coordinated. His communication with us was outstanding, and he was always responsive to our questions and requests. Having Callie on board as our designer was a game changer. She made the process very collaborative, taking great care to understand our vision for the space and to help us choose the perfect materials and features. Edward Dean Design & Build completed a pretty sizable remodel for us last Spring in our 1920s house. Initially, we had LOFTY goals of a second story renovation and an ADU in the backyard. EDDB helped us with design and permits for everything, but in the end, we could only afford the first floor renovation, which involved taking some walls down, a TON of fresh electrical, brand new kitchen, new floors, retexturing of quite a few walls, and adding in some pretty arches. The guys all did a great job and Edward/Taylor were very kind/funny along the way. One thing we really appreciated is that they didn't give up on us when we continuously changed the scope of our project due to budget. We all worked together to figure out what we COULD accomplish. Note: This review is primarily for design, drafting, and permitting services. We are mid-way through construction at the time of this writing. Will update with pictures and more about construction after project completion. -- We took our search for a general contractor very seriously. Our project was significant in scope: we wanted to construct an ADU from scratch, add a room addition to our main house, do a kitchen remodel, a bathroom remodel, and bring some things up to code, with the constraint that someone could continue living in our converted garage during the construction. We interviewed a few different companies. Several were contracting firms where a salesman-type came and talked about all they could do for us and how they had several contractors and we would get one of the best. One asked if there was any way we could get more money. It felt like shopping for a car. Meeting with Edward was different. He was straight-forward and relatable (he got along great with our dog). He explained what was possible and what was not. He suggested things we could do and ways to accomplish our goals. We hired Edward Dean Design & Build to assist us with the design and the drafting of the plans. Edward facilitated getting our plans permitted and was quick to address any questions or concerns posed by the city. By the time our plans were approved, we knew we wanted to work with him for the construction. Edward took our budget and goals and provided the best possible solution at that budget. He did not try to sell us on spending more, and he was honest with us about what our money would buy. He is constantly on the lookout for ways to save money for us. The construction process has been smooth. He keeps us updated often, with status and photos. Edward is conscientious about doing things efficiently and prudently. When issues arise he is quick to reach out, present options to us, and provide his opinion when asked. We trust him and we feel that he is honest. That, more than anything else, is worth everything. Our neighbors have said the crews are friendly; perhaps more impressive: none of our neighbors are upset with us due to noise, dust, or otherwise. I really liked Edward because he seemed to know what I want and very passionate about craftsman housing, so I thought he would be ideal for work. Sadly he was over-occupied with other projects and suggested to contact him in 2020. So I did, called and left 3-5 voicemails, sent emails, no answer whatsoever. I was a bit persistent because thought he would be perfect for my project, but their lack of response is just horrible; if you aren't interested - just let me know, there are tons of other companies who would get the job done. We had major problems and Edward Dean came to our rescue! Shortly after buying our home in ocean Beach, we had severe water damage from the rain in January. It came in from our rooftop deck & 2nd story balcony, through the walls and light fixtures , down 3 floors and puddled all over the floors. With more storms in the forecast, and open walls with fans everywhere (to dry everything out), we needed help fast. I got several bids from multiple contractors, and I also had quite a few contractors telling me that this was "worst case scenario" and they didn't want to touch it. That's when I met Edward. He gave me a reasonable and thorough bid, and I felt like I could trust him. We decided to hire him, and he pulled some guys off of other jobs in order to get us waterproof before more rain came. He even tented our 3 story house, mid project, to protect us from further water damage. Edward came out to the property multiple times a day to check on his workers and make sure everything was on track throughout the process. The end result is that we had no additional costly surprises, we are completely waterproofed with new sliding glass doors, dexotek surface on both the balcony and the rooftop deck, properly pitched deck surfaces which lead/drain to new copper scuppers, new parapet walls with beautiful copper caps, new siding on some parts of the house, and most importantly: we are waterproofed!!!! He also did the inside repairs including drywall, paint, baseboards, new bathroom vanity/plumbing and electric. I am very happy with how beautiful and SOLID everything turned out. Should we need anything else done in the future, Edward will be the first one I call....and I highly recommend him to anyone else who needs structural or remodel work in their home! read more

Not only does Edward have more of an artistic approach to design, but he's quick with estimates/revisions, offers advice on how to make projects easier, reduce building material waste (which is always a concern of mine) and kept everything in budget without a problem. Our dishwasher flooded our Kitchen recently, and we had Edward and his team rebuild our kitchen. Our dry out company had recommended another General Contractor, but we had nothing but problems with them. I found Edward Dean on Yelp and he was able to come right over to look at the job. He even made himself available when the Insurance Company Adjuster was over pointing out additional items that needed to be fixed and repaired. Edward was able to work with my wife and I to redesign our kitchen as well as to repair the damage from the flood / asbestos abatement. Edward's main carpenter Brett did a fabulous job with the cabinets. We liked their work so much we added a few additional jobs to to the project to replace some doors and door frames. Finally, Edward Dean Design and Build has made the deck waterproof, as revealed by both Edward's simulated flood testing AND the torrential rains that occurred on Feb. 14, 2019. We are relieved and grateful for his highly efficient, methodical approach to a tricky drainage/structural problem, and his willingness to correct the faulty workmanship that had caused us unnecessary stress with each rainstorm.
