She always calls back when she says and is on top of things. Patrick also seems very nice and talked me through parts of my taxes that I was confused about, which I know is not in their job description. I was so lost on the whole IRA business and he assisted me in picking the right options with turbotax so I wouldn't owe the IRS money years down the road. Yay! At first I was skeptical since I no longer live in Ramona, but even working with Debra from Hawaii has never been a problem. She is always willing and able to work around my schedule and her demeanor is quite lovely. I would recommend her to others any day!

When we first met with Patrick he patiently explained the different ways to invest in the stock market and the costs associated with each approach. It really put my mind at rest when Patrick showed me where he invested his family's money to pay for his kids college and why he made those choices. When I was layed off for six months, Patrick walked through our investments with my wife and me and helped outline a plan so we could get through the time without an income. During this stressful and uncertain time, it was beyond comforting to have someone we trusted and had a relationship with to help understand our options; this really put our minds at ease. There are only three people that work in Patrick's office: Patrick, his wife Deborah and Amy. All three are responsive and helpful with financial issues that come up. Phone calls are answered quickly and Patrick has often called late in the evening or even on a weekend to get us information that we have needed. Our relationship with Patrick feels less like a customer/client and more like a friend who genuinely cares about helping us. I highly recommend Patrick if you need financial planning assistance.

    Have done 3 deals now as a 2nd trust deed investor with varying levels of success. Long story…read moreshort, there is risk...and our most recent 2 loans had us worried at certain times about even getting our principal investment amount back. Ultimately, we made money collectively out of the 3 deals when combined, but they were not without some headaches and very real concerns, and the end ROI was not what we anticipated. Some pointers I'd like to share in order to minimize the risk to this type of investment: -Always view the property & neighborhood in person before deciding to invest. -Keep a close eye on the real estate market and be careful of high LTV (loan to value) ratios. This was part of the problem with our most recent investment with the stall/drop in RE values...especially over a longer term project with changing market conditions. -Only loan out $$$ on properties that you would consider getting stuck with should something not go as planned. -Vet the borrower as ultimately you are on the hook should the deal go south, not SD Equity Partners. -Understand the difference between a 1st and 2nd trust deed position and the advantages/disadvantages between the positions, especially related to a potential foreclosure situation. If you're looking to do these type of investments, feel free to mesg me and I can give you more details/guidance before you invest. Ultimately, a narrow majority 1st position loan puts you in the best possible scenario as a trust deed investor. Combined with following the above tips, you are almost guaranteed to turn a profit and get the anticipated ROI. =)
