We purchased a house earlier this year, and the inspection was arranged by our realtor. On the day of, the inspector seemed friendly and efficient, but he also seemed more concerned about getting through his checklist as quickly as possible than performing a thorough inspection. For example, when I asked him whether the foundation had been seismically retrofitted with anchor bolts, he said there wasn't easy enough access in the crawlspace to be able to tell. And in the report he just assumed, "Anchor Bolts: None - typical for homes built prior to 1935." First, our house was built in 1938. Second, it's been renovated extensively, so it's not unreasonable to think the foundation might be retrofitted. And third, isn't it your job to confirm this? A couple months later, we got an unusually heavy week of rain, and we noticed a couple leaks coming through the ceiling--every homeowner's nightmare. We called a handful of contractors to take a look, and they all immediately identified cracks on the inside corners of the roof where it was missing flashing. We filed a claim with Elite Inspection, and initially they argued that the inspection could not attest to the maintenance of the roof. Fair, but this had nothing to do with the maintenance; it was a case of improper installation, something that every contractor noticed immediately. Finally they agreed to send their own contractor (who identified the same issue). They provided a quote to have the flashing installed, which we were OK with. But when when we asked to just have the amount reimbursed to us, so that we could choose a contractor we liked, Elite Inspection refused. Instead, they told us that we had to go with the contractor that they chose, even though other people had bad experiences with them based on the reviews we read. If it's the same amount, it's bewildering why Elite Inspection couldn't give us the reimbursement. Maybe they have a special arrangement with that specific contractor, which would be disconcerting. Shortly after, they sent us another message saying that they would actually only refund the inspection fee--as a "gesture of goodwill," but only if we signed an indemnification agreement (which we decided not to). All of this points to hasty work and questionable business practices. On the surface, they seem like an efficient and professional company--they have nice uniforms, professional business cards, and a flashy-looking report. But their inspection is only cursory and fails to identify any issues of which you should actually be aware. I wouldn't trust them again, especially with something as important as this. read more

The home inspector was more interested in having a "quick" inspection rather than a thorough inspection. He couldn't even be bothered to find the hot water heater. My agent had to ask him to check. He didn't test the microwave or the stove or the dishwasher. He was there less than 45 minutes (!!!) for a 900 square-foot home. Cost was $450 approximately. That's crazy. read more

My partner and I had a recent property inspection, and our experience fell below the standard of service we expected from an Elite Platinum Inspection. First, the only reason we decided to book the Platinum inspection rather than the Basic or Plus inspection was for the included sewer scope inspection. However, during the inspection, the inspector stated he was unable to route the sewer scope through the sewer vent pipe on the roof to properly complete a sewer scope inspection. After being unable to complete the sewer scope inspection, the inspector came back down and assured us that he tried everything he could to get the scope through and would not try again, even after our agent requested that he try one more time since he has never seen this happen before. This has been disappointing as we reviewed the incomplete sewer scope inspection provided because we would not normally describe 3 minutes of trying to route the scope through as "having tried everything". To add insult to injury, we booked an inspector from another company to conduct a sewer scope inspection the very next day, and they effortlessly performed the sewer scope inspection from the same sewer vent pipe. They even emphasized how seamless it was to get to the city sewer line. Elite offered a refund for the failed sewer scope inspection, but because we did not receive the sewer scope inspection, we are not sure if there were any meaningful differences between the inspection we received versus even the lowest level Elite Basic inspection. In fact, this same property had a Basic inspection conducted a month before our inspection and, in comparison, the Basic inspection was done with more detail (in both pictures and descriptions) and seemed generally of higher quality. The main things that differentiate even a Plus-level inspection from the Basic inspection were missing from the Platinum inspection we ordered: (1) In the Platinum inspection report, it was stated that the Energy Raven Report would be emailed to us within 48 hours of the inspection/payment. My partner never received the report since the inspector never corrected their typo in my partner's email address after being informed about this prior to the inspection. (2) The Mold Swab was not completed during the Platinum inspection even though the previous Basic inspection done previously indicated microbial growth and irregular staining and that we should schedule a proper sampling by one of Elite's IAC2 Certified Mold and Indoor Air Quality specialists for testing. In fact, the same staining was still present as stated in our inspection report. We disheartened at the lack of attention to detail and makes us question the integrity of the inspection as a whole when a Basic inspection is more thorough than a Platinum inspection. (3) We did not receive even a simple visual inspection of the sprinkler heads in the Platinum inspection even though we supposedly paid for a "Sprinkler and Irrigation Inspection" and none of the sprinklers were running during the inspection. After the inspection, we and our agent attempted to contact the inspector through the number on his business card, left a voicemail, and did not receive any communication. This lack of communication in combination with the undetailed inspection and the inspector's general impression of wanting to go home early leaves me confused as to what inspection we paid for. We are unsure if we received a "Platinum-level" inspection or only a Basic-level inspection. We contacted Elite's customer service shortly after our inspection to share our experience but never received a response. Please do yourself a favor and go with another company for your inspection unless you want to have a rushed/incomplete inspection and be ghosted afterwards. read more

Inspector came to inspect my house, but I was told they were coming to take pictures of items that could be damaged by excessive heat-first falsehood. I explained that my home was under renovations so utilities/appliances were not hooked up and that they needed to tell this to the person who ordered the home inspection. The inspector came and saw that he couldn't do their regular "home knspection" due to above reasons as well as many new items being covered with plastic. He proceeded to take pictures as was described to me. I told him NOT to take pictures of valuables, and he said, "don't worry; you're the only one who will see them". That was a lie because it went to HOA, with excessive pictures of my unit, of which I did not approve. The inspector submitted a report a couple of days later with incorrect information. For instance, he said I had tile floors, which I don't! (What kind of inspector could make that type of mistake? (he also said I had ALL single pane windows, however, I have a dual pane French bay with vinyl blinds inbetween the glass (he took pictures of this, so how could he not report it correctly?). During his visit he told me that he couldn't do a "regular" home inspection since the utilities/appliances were not hooked up. I told him that, first, I didn't know they were doing a home inspection and didn't know why it had been ordered. (I was told that they were only coming to take photos of items that could be damaged by excessive heat (convenient how they left out the double paned window, vinyl wallpaper/floors, etc). When I called Elite to tell them of the errors, they only corrected one item but then liednand said, "customer refused inspection". His altered report was then sent in to a court and used against me! The first report was deleted from the computer, and the second one that was altered, replaced it. Luckily, I printed out a copy of the first one before it was deleted a d plan on using it for recourse....since that second report has cost me thousands of dollars! This is a crooked company that should not be in business, and I woukd avoid inspector Phillip Guarnieri at all costs! He is as dishonest as they come and lied to me several, actually, many times! read more

Initially seemed like an awesome experience. We paid extra for sewer scope as we were buying a very old house and we wanted to have the most info for negotiating a fair price/budgeting for anticipated repairs. guy said "bones look great, everything is very solid, sewer line is old but looks good otherwise" - within a week of moving in had massive mainline failure - plumber said there was a huge hole in the mainline that had been draining for who knows how long (said there was a LOT of sewage seeped into the ground and a big hole in the mainline that was old/chronic looking -- was not a new issue) he was really surprised we had this come up unexpectedly after we paid for such a thorough inspection. So just my experience - we paid close to 2K thinking we were getting some good insights but in our case was a waste. I would recommend choosing someone else. read more

Elite Group Inspection Professionals21700 Copley Dr #390, Diamond Bar, CA 91765 Buyers Beware: Potential buyers who utilized Elite Group Inspection Professionals did not realize that this company is doing them a dis-service as their report is basically a "copy and paste" job in its entirety. The report does not reflect the reality of the home as the inspector categorized any and all older homes (10 years or older) using phrases such as "worn with loose/worn hardware - typical for age" on every item inspected. This is often further from the truth. I realize that the more problems the inspectors wrote, the potential buyers would believe that this company's inspection is thorough, and it is worth the inspection fees they paid. In reality, this inspection company destroys the opportunity that many solidly built and beautiful homes can be bought by potential buyers. In fact, they distort facts to paint an untruthful picture to the potential buyer which caused the buyer such high-level anxiety that they did not even bother to renegotiate with the seller to lower the purchase price and make the few true repairs. Instead, the potential buyer cancels the escrow, losing a wonderful opportunity to own the dream home that s/he thought s/he could possess. These erroneous reports written by Elite Group Inspection Professionals cause the seller to lose a potential buyer for her gorgeous home. These untruthful reports have a long-term damaging effect. The seller has to repeatedly show the untruthful inspection report to future potential buyers, further destroying the integrity and value of the beautiful home, causing the seller to reduce its price further until the home is sold way under value, causing a tremendous monetary loss to the seller. This is not helpful to the potential buyer who pays a fee to have an honest inspection done. S/he has now lost the opportunity to at least negotiate the sale price, make the minimum repairs and live in a gorgeous home that they had initially dreamt to own. The website allows a very limited space, therefore only a few examples of the erroneous inspection reporting could be included: P. 23, #14 Enclosures/Shower Doors.  "Enclosure doors in a worn/older condition with loose/worn hardware typical for the age." Facts:  The seamless shower enclosure was only installed two weeks before the inspection was conducted.  It has never been used.  The description was ludicrous.  The mere fact that you can enter the principal bath and see everything has been renovated and brand new would discourage any inspector to fabricate the truth to that extent. P.44. #3, Insulation.... "No visible signs of rodents at this inspection -...All visible insulation is worn/older/dirty -typical for the age of the structure. Facts:  That was a bold face fabrication.  The inspector took a photo and surely knew the insulations were brand new as of a couple a week prior to the inspection.  Our listing agent has a copy of the receipt which we shared to indicate that we spent $4500 to clean, sanitize and replace all the insulations in the house and the garage attics.  Another malicious fabrication. P.49 #1 Stucco: "Worn/weathered at time of inspection where visible". Facts: The exterior stucco walls have all been painted one month prior to the inspection. Another example of the lack of integrity and truthfulness of the report. There were many similar copy and paste comments that degraded all items in our home which shows the lack of accuracy and integrity of the report.  In the process, it has given the buyer an inaccurate depiction of the value of the home, raised the anxiety level of the buyer, causing monetary loss to the sellers to the tune of $200,000 minimum. We, as sellers of our beautiful and well-constructed home, demanded Elite Inspection Group Professionals retract their erroneous findings and make corrections and send copies to all parties concerned. To date, we have not received any corrections of the erroneous report. Further exploration with regulatory agencies and a legal action against the company is contemplated. BL read more

The inspector was too lazy to look at the second story of the roof or look thoroughly in the attic at the roof. We knew the roof needed work but because the inspector didn't do a thorough enough job, we ended up having to pay $43k for a brand new roof. A slightly more thorough inspection would have revealed ROT in the wood. Also, the inspector solicited his own personal roofing/solar business. That's not professional and I'm sure it's against the law. But also, if the inspector was a GOOD roofer, why didn't he catch all these issues with our roofer. Do not use this company. He pulled the filter and threw it on the floor of the garage. He said he is not familiar with the pool and spa, but he allowed himself to mess with the system and break it. I would give this place zero stars if I could. They sent an inspector in for my condo in escrow. He told me it was his job to "act like he was buying the place, and let me know anything that might be wrong." I asked at the beginning about mold and termites and he said if he suspected any possibility of mold or termites, he would let me know so I could get an auxilary inspection. He finds nothing and says he has a "great nose" for mold. Fast forward to the week after I close, my friend is looking at the place and says "is that spot on the ceiling a sign of water damage?" It was water damage from a leak that had happened three-five years before. My entire wall was full of mold. $6000 in repairs. I called them to file a claim, which was denied by splicing together out of context pieces of my report. I called again to dispute this and was yelled at on the phone by a man named Philip, told by him that the "inspector never told him he told me he didn't see mold," and so what I was saying didn't matter. Horrible horrible place, please do not use them. read more

Watch out for this company if you are a seller of a property. Their inspector will degrade your home, presumably to CYA. Example: our tile and grout which is in near perfect condition was rated consistently as "....worn/stained/faded/old condition..." as well as other items that I don't have time to list here....We asked this company to re-evaluate their opinion and they "revised" their report, but left in 90% of their factually untrue comments. The one comment they graciously removed was due to the report stating we had a old, worn out, deteriorating shower pan-HOWEVER our home does NOT have ANY shower pans. As I said, they did remove this comment AFTER we objected to it. They also claimed we had evidence of over watering, drainage, and pooling of water around the property.....IN THIS DAY AND AGE WITH WATER SHORTAGES? No, this is not true either. It is easy to see when a property has water drainage issues: erosion of soil, collapsing concrete, deterioration & mold, etc. The report contained NO photos of any of evidence to support their claim. They also missed a few items that were actually in average or less than average condition. They inspected then left several items in disarray including: the garden hose left disconnected (presumably because of checking the water pressure), gate open, light left on, and equipment doors including the garage door opener mechanism bolted to the ceiling-and the automatic sprinkler system box open.....this by itself is NOT a serious crime, but it does show a lack of professionalism and follow through which goes to credibility...Their report states they aren't responsible for any items left in disarray if others are present when they leave the premise, but who else would leave these items open? Are they blaming the buyer and their agent who might have stayed at the property after the inspection concluded? If you are a buyer, I suspect you might be happy with their report because you will try to use it to negotiate, but you may lose a good home, and it will surely cause much strife and suspicion with the seller.
