Property inspections are a hard thing to shop for. As a first time home buyer, we didn't really know what to look for in a home inspection service. The other Yelp reviews are not hyperbole. Tyler is a superior professional on several levels. He was quick to respond to our initial inquiry. He scheduled our inspection for three days after the initial request. The only reason why it was three days, is because one of those days was Thanksgiving. Tyler arrived before the scheduled time and was ready to start on time. He gave us an orientation of what he was about to do. He did a very thorough inspection in about two hours. He did not dawdle, and he did not rush. He covered every accessible inch of the home. When the inspection was complete, he gave us a verbal, easy-to-understand summary of his findings and said there would be more in the detailed report he would email to us. We received the very comprehensive report via email in about two hours after the end of the inspection. He is very personable, kind, and easy to be around. Highly recommend Tyler Malloy and Blue Ribbon Property Inspections. Tyler performed an inspection for my clients in Montclair recently. The evaluation was thorough and fair. Tyler explained everything to my first-time home buying clients while we were at the inspection, which they really appreciated. Fortunately for my clients, Tyler flagged serious safety problems with the heating system and with the ducting in the attic. We've used Tyler for two home inspections so far. Our first primary house, and then a 6 years later another house. In between, we used someone else for two property inspections and the difference in thoroughness and quality was night and day. Tyler is incredibly thorough. He's also professional, personable and helpful in recommendations. After doing the inspection, he gave us a thorough verbal overview, as well as showed us around the house and all the potential problems. Tyler was clear about what was and was not included in the scope of the general inspection, but he also offered some opinions about the place just based on his experience and observations that were helpful to consider. The report is 67 pages long with hundreds of photos, but despite the length it was clear and concise. Tyler went over some points of particular concern in person, and also noted some positives - for example the structures are bolted to the foundation which is unexpected for their age. While shopping around for a home inspector I reached out to a few companies and Blue Ribbon was very fast to respond with a quote and list of what the inspection will consist of. As a first time home buyer, my fiancé and I were nervous and exhausted with all the paperwork and duties required to buying a new house. However, Tyler took our minds at ease with his thorough and communicative inspection.
