Sean charged me $550 for an air quality test and to scan the walls with an infrared device. He said the infrared showed the walls were dry. However, the lab test results came back inconclusive, so I reached out to a different mold remediation company, and they told me the air test and infrared viewing are not accurate enough to detect water damage or mold. A hole needs to be drilled into the wall, and a test taken from behind the wall, not just the surface. Sure enough, this company was right, and there was water damage behind the wall. Save your money and find a different company that will perform the tests the right way. read more

Sean is as good as everyone here says he is, and proudly conscientious of his work. I got stuck in re-test hell because the testing company kept coming back with 0.00 spores per cubic meter outdoors. I had tests done last year, and the property is set deep in a natural setting and the outdoor spore count was 8500. There is no way it now has 0.00 outside readings because the property is in a woodland setting. The problem with mold testing - which is mostly a scam - is that with 0 outside reading your remediation is always going to be higher because some mold is present everywhere. Long story short, after 4 tests by another company which brought back 0 outside readings (almost impossible in a woodland setting) they kept coming back with 100 spores per cubic meter. That is a very safe level, but it is higher than the outdoor baseline, so you fail the test. Cost me $2400 to fail 4 times. Sean did a realistic test, did a very thorough physical inspection, and we passed with flying colors. This was especially important because the unit was tenant occupied and concessions were costing me a fortune. Sean really knows his stuff and he is consientious about doing a thorough test, not just churning re-test revenue. Mold can so easily turn into a scam and you owe it to yourself to get someone as conscientious as Sean and L.A. Mold Testing, not some company just trying to make a fortune of re-tests. I know I keep repeating the word "conscientious" but trust me, once you are in mold hell with scammers everywhere, you will (sadly) know how important a company like Los Angeles Mold Testing is read more

I had a situation which I thought was black mold and due to the severity of the concern, Sean was able to come out to the rental property the very next day.
