[[HIGHLIGHT]]We had a very frustrating experience with Elite Group Home Inspectors.[[ENDHIGHLIGHT]] Their report flagged multiple major issues in our home -- including structural concerns and pest damage -- in an extremely alarming tone, which caused our buyer to cancel escrow. We brought in licensed professionals (structural engineer, pest company, Gas and HVAC technicians) to verify the findings. Those professionals determined that several of the concerns were either unsupported or significantly overstated. The structural items were within normal construction tolerances, and the pest-related repairs ended up being minor and far less costly than suggested. [[HIGHLIGHT]]We attempted to contact the company multiple times to discuss these discrepancies, including providing documentation from licensed professionals, but were unable to reach a meaningful resolution.[[ENDHIGHLIGHT]] We later learned that other customers have raised similar concerns. Unfortunately, the damage was already done. The report created lasting doubt about the home and directly contributed to our escrow falling through, costing us significant time and money. Inspections are supposed to inform -- not alarm buyers with conclusions that aren't backed by specialist evaluation. Based on our experience, we would not recommend using this company. read more

We hired Elite Group Property Inspections to inspect a 0.29 acres hillside property. We bought the Platinum package and ordered the additional termite and pool inspections. [[HIGHLIGHT]]Mika, the customer service representative, was extremely helpful. She scheduled the appointment within two days and arranged for all inspections to take place on the same day. Mika was also very patient and took the time to answer all my questions in great detail[[ENDHIGHLIGHT]]. First and foremost, the inspectors arrive on time - actually earlier than the scheduled appointment. That was a huge plus for me, as punctuality is one of my pet peeves. Richard, the termite inspector, and his assistant thoroughly examined the property and identified multiple areas with termite damage. He recommended tenting as a necessary treatment solution. Daniel, the home and pool inspector, absolutely impressed me with his meticulous inspections and fast report turnaround. I lost count of how many times he walked up and down the hillside property. He spent four hours inspecting every nook and cranny and provided us with a comprehensive summary and photos of his findings. I'm not sure which branch of elite inspections mine came out of but the number I called which I got through my realtor was (866) 980-3568. I won't put the inspectors name here but he was super cool, professional, efficient and thorough. The inspection was for a 1000 ft condo with decent sized patio and 2 car garage. It took exactly 1.5 hours which was his guess when we asked him at the start how long it would take lol. We stuck around while he was working and at the end he spent like 10 min with us reviewing his findings and the things he thought were health/safety hazards and what might come up as large expenses in the near future. He then worked on the report in his car before he went home and had it to us within about an hour. The report is so thorough and helpful. It's organized by category; has photos clearly showing every issue and highlights in yellow the stuff that is of concern. [[HIGHLIGHT]]Also I was able to schedule this on a Friday for the following Sunday so that was hugely helpful.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]And they answered the phone after 5 which I appreciated because if not I wouldn't have been able to get this scheduled during a time when I could be there which wad important to me.[[ENDHIGHLIGHT]] Finally the price was pretty reasonable I think, but the last time I did one of these it was $250 in 2016 for a condo with no garage and simpler floor plan. Elite Group inspection provided the best inspection services ever! I was debating rather to get the basic plan or the premium plus plan which is about $500 difference. I am glad I chose the premium plus ($949) because it gave me a wide scope of problems on the house I'm trying to buy. They were very punctual, detailed-oriented, and professional! I was expecting only 2 hours, but they took their time on checking everything from the foundation of the house to plumbing, termites check, sewer, AC heating/cooling, roof, artic, insulation, sprinkler system, and appliances check too! There were about 5 people in the crew. Two of main guys stayed from 2pm to 7pm. Some of the time were answering my questions and explaining things to me. I was there during the whole process, so I saw how much work they put into inspection. It was well worth my money in my opinion. Philip Raynoso, the lead of the team even showed me where the main electrical panel and the shut off water valve is at. Everyone were so nice and approachable. Not only did they list all the defects and problems of the house but gave me recommendations and solutions how I can fix it. I am so happy for their excellent services. I hired Elite Group for home inspection, termite inspection and sewage camera inspection. The inspectors were very nice. I really liked both of them. But, unfortunately, both the home inspector and termite inspector could not find the crawl space so they were not able to inspect the foundation nor inspect for termite. [[HIGHLIGHT]]I was really stressing out since I had property contingencies and I didn't want to buy the house without examining the foundation.[[ENDHIGHLIGHT]] I spent days looking for someone that can give me a report without going into crawl space. I found one inspector who had a Ziplevel system and could give me some insight regarding the foundation. I hired this inspector with an understanding that he first check to see if he can find the crawl space. If he can find it, then he will inspect the crawl space. If he can not find it, then he will do a Ziplevel test. Thankfully, it didn't take him long to find the crawl space. It was boarded up with boards (probably to prevent animals from getting in). It was next to the area that the Elite Home Inspector said was a craw space that was sealed with a cement. Up to this point, even though it cost me extra for an extra inspector to come by, I was going to accept the situation. Here is what got me really upset. I was getting ready to schedule to tent the house per termite inspector's recommendation. Before I schedule this, I wanted them to come back and inspect the crawl space for termite. They told me they need to charge me re-inspection fee. REALLY??? Now I'm upset. If they found the crawl space in the first space, I would not have paid extra for another inspector to come by. If it was easy for that inspector to find the crawl space, why couldn't the other inspectors find it? [[HIGHLIGHT]]I am thoroughly disappointed at their customer service. I have used them in multiple transactions. This is how they treat returning customers? No thank you. No more Elite Group Inspectors.[[ENDHIGHLIGHT]] read more

I am a real estate agent. My clients contracted the company for an inspection of a 100 year old home in Pasadena. Kris Ranken was assigned this task. He came even before time and while waiting for my clients to start the inspection looked at the property outside and took notes. Kris offered the clients to follow him during inspection if they prefer (from my experience not every inspector would offer that) and to ask him questions.
