I hired Elite Group for home inspection, termite inspection and sewage camera inspection. The inspectors were very nice. I really liked both of them. But, unfortunately, both the home inspector and termite inspector could not find the crawl space so they were not able to inspect the foundation nor inspect for termite. I was really stressing out since I had property contingencies and I didn't want to buy the house without examining the foundation. I spent days looking for someone that can give me a report without going into crawl space. I found one inspector who had a Ziplevel system and could give me some insight regarding the foundation. I hired this inspector with an understanding that he first check to see if he can find the crawl space. If he can find it, then he will inspect the crawl space. If he can not find it, then he will do a Ziplevel test. Thankfully, it didn't take him long to find the crawl space. It was boarded up with boards (probably to prevent animals from getting in). It was next to the area that the Elite Home Inspector said was a craw space that was sealed with a cement. Up to this point, even though it cost me extra for an extra inspector to come by, I was going to accept the situation. Here is what got me really upset. I was getting ready to schedule to tent the house per termite inspector's recommendation. Before I schedule this, I wanted them to come back and inspect the crawl space for termite. They told me they need to charge me re-inspection fee. REALLY??? Now I'm upset. If they found the crawl space in the first space, I would not have paid extra for another inspector to come by. If it was easy for that inspector to find the crawl space, why couldn't the other inspectors find it? I am thoroughly disappointed at their customer service. I have used them in multiple transactions. This is how they treat returning customers? No thank you. No more Elite Group Inspectors. read more

We have gotten inspection reports from various companies in the past, and the quality of the inspection and subsequent report is only as good as the inspector performing the inspection/making the report. We had seen a previous report done by an Elite inspector on a fixer property that we were looking at, and had thought that the inspector glossed over some glaring defects/items that were clearly in poor condition, and also failed to identify altogether some areas of concern. However, with that said, we did end up hiring Elite largely because they were available on short notice over another preferred company. The inspector assigned to us was Jim Moss. There were some areas that he would have not inspected entirely, such as certain areas of a water damaged ceiling, had we not specifically asked him to, despite there being nothing in the way to obstruct his access. We also had to push him to take photos of the water damage and the corresponding roof defect along with photos of other areas of concern especially after noticing him not seeming to photograph very thoroughly other defects found during the inspection. At the end of the inspection he told us that he did not have time to give us a report with pictures but that he would be mailing the report with photos later. Of course we would have preferred to see the full report with photos, but there was not much we could do but wait. The full report we eventually received with pictures was lacking in clear depictions of the defects, and whereas a good inspector would not only document/describe/explain the problems found in the report, a skilled and knowledgeable inspector would also mention ramifications and possible solutions. Our Elite inspector, however, could not even document very well the problems. read more

Elete group was hired to inspect a home purchase of mine.They completely missed wood rot and mold in two of the two bedrooms and the main cause of the problem was due to the cement covert running the full length of the house on both sides angling into the house instead of away. Adding to the problem was a heater heater pressure relief valve that had a continuous leak. The leakIng water was carried by the covert into the master bedroom wall that had wood rot. Such a basic catch to warn of potential water damage. They came out to inspect the damage. They then responded by stating that at the time of initial inspection they were not able to see the damage because it was behind furniture and provided a picture that was taken at the initial inspection. The picture provided by them is at an angle that one cannot tell. The picture I provided them clearly shows the black spots above the molding about 2 inches long. But like I had mentioned before the covert inward angle was a dead giveaway. They also missed the mouse problem in the kitchen as well as the bathtub drain was backing up due to excessive hair clogging the drain. The drain clearing was easy but the point is they are supposed to check that stuff but there is no mention of it on their report. Of course you could argue it was just hair not a big deal. But the fact that this cabin was built in 1965 which at that time cast iron drain pipes were used and the clog up could have been due to corroded pipes. Luckily the previous owner already replaced all cast iron drain pipes. Stay away from this company. Their resolution to my complaint was sorry this has happened to you. They didn't even have the decency to return my $500 inspection fee. read more

We had a very frustrating experience with Elite Group Home Inspectors. Their report flagged multiple major issues -- including structural concerns and pest damage -- in an extremely alarming tone, which caused our buyer to cancel escrow. We brought in licensed professionals (structural engineer, pest company, HVAC technician) to verify the findings. Those professionals determined that several of the concerns were either unsupported or significantly overstated. The structural items were within normal construction tolerances, the pest-related repairs ended up being minor and far less costly than suggested, and the combustion air concern was not supported by HVAC professionals upon further evaluation. We attempted to contact the company multiple times to discuss these discrepancies and seek clarification, including providing documentation from licensed professionals, but were unable to reach a meaningful resolution. We later learned that other customers have raised similar concerns. Unfortunately, the damage was already done. The report created lasting doubt about the home and directly contributed to our escrow falling through, costing us significant time and money. Inspections are supposed to inform -- not alarm buyers with conclusions that aren't backed by specialist evaluation. Based on our experience, we would not recommend using this company. read more

Our agent always uses The Elite Group for their home inspections but I was, at first, skeptical as it was more expensive than what I have heard from others. However the service and level of detail provided was worth way more then the cost. Our inspector was Robert Gardner and he was beyond extraordinary. Very professional and attentive to details, and he was always willing to answer any questions I had even when I interrupted him during his inspection process. Never "why I are you bothering me" attitude and would take time to make sure I felt comfortable and understood his explanation. For example if he was in the kitchen he would stop and follow me to the garage to answer my question in a polite and friendly fashion. After providing us with the initial report and walk through he also took time to explain and answer many other questions we had. He never showed feelings of "ok, I'm done and I want to leave." The feeling was more like friends helping each other and not like someone just doing a job, collect the money and then see ya. Brandon Ware, our main inspector, was fantastic and brought along John Outsen who was training with him and clearly had a wealth of experience already under his belt, as well. They spent nearly four hours on our 1944 808 square foot home and had thorough reports, answering our questions, pointing out pros and cons of the house, asking us if we had any more questions, helping us to take pictures, pointing out things along the way and explaining each step of what they were doing even though we were not hovering over them at all. They were positive and professional, patient and comprehensive and said that if we ever have any questions after the fact to give them a call. There was no big sales push at the end, just a packet of information for us to peruse which we found very useful as we are dreaming about what to do with the house as we look to expand on it. I just had my house in Monterey Park, Ca. inspected three weeks ago. It was raining and under the house was wet. The inspector told my real estate agent that he could not go under because it was wet and he did not have his protective wear clothing with him. He said to call him directly and he would come out at another date when it was dry. To make a long story short I called, he told me to call the company to reschedule the inspection and there would be a charge for it. If my agent would have known that he would have made him look underneath that day. The office was no help either. First I was told it was $150.00 by the manager. Then the manager said she would refund my cost for that part of the inspection which was $25.00. Finally she said she would talk to upper management. Upper management said they would wave the 150.00 fee if under the house was not wet. At that point I told them to take a hike!! But not in those words. Why do they charge for a service that was not performed and want to charge again to get it done?? read more
