I found Michael through the good reviews on Yelp. Contacting Michael and scheduling the inspection was easy. He has a website where I entered my contact info and property address and requested an inspection time. He replied via text messages to confirm price and time within minutes. Pricing was reasonable and communication was easy and clear. On the day of inspection, Michael arrived early. He had all his tools and ladder ready. He asked me (buyer) to follow him through the inspection so I may see the problems he identified. He went through all the windows, doors, switches, outlets, valves, drains, etc. He was patient and explained everything in detail. At the end of inspection, when my realty agent returned to lock up, Michael quickly went through the more significant (if not all) items with my agent so she would also understand the issues. The inspection was done on Saturday morning and we received the full inspection report on Sunday via e-mail (We were expecting the report on Monday. Michael was ahead of schedule). Michael also texted me to let me know the inspection report was sent to my e-mail. The report had pictures with red circles or arrows identifying the exact locations of issues with clear text explaining what the issues are. Found Michael Carrington through my Real Estate Agent, Humberto Zamudio (another great guy that we are currently working with). If I ever went through this again, I would definitely choose him AND would recommend him any time. We arrive about 10 mins early, and so has he! We get right to it. He brought a ladder, a laser temperature tool that he regularly used, a powerful spotlight that he would shine directly onto blemishes that I couldn't even see myself (not for lack of trying), he brought his own ladder, and had a number of tools that I didn't recognize, using all of them regularly. I talked to some of my coworkers about things we should be looking out for, I was ready to make sure they were checked off the list, but Michael got to them all one by one. His after report had more things on there than I had personally seen, recommendations that we will definitely follow up on, AND he got us the report the same day! During escrow, we found ourselves dealing with a clueless inspector. There was an area of stucco that had some discoloration and this inspector got the buyers worked up about "possible hidden damage" behind the wall. I called Duo Home Inspection and spoke with Michael. He took time with me on the phone sharing his expertise, had me send him some pictures, gave me some very good suggestions about things to look for and set up an appointment to come out and check the area for us.
