The pool is getting really run down and so are the bathrooms with the showers. The grounds are super clean and the online reservation system is very easy to use. Our neighbors took our picnic table and the fire pit we reserved was not complete and they stated they would refund us but have not done so yet. We love all the opportunities they give for activities but when I am paying hotel prices for staying there I really want everything to be super smooth.

Stayed here last night over New Years Eve Weekend. Very quiet park but very accommodating…read more They have a 24/7 room with laundry available, couple bathrooms, small tv with dish hookup, huge dvd selection, tons of books, couple board games, few puzzles and a couple exercise equipment. The property has small rocks throughout property but they did not allow a wood fire :( it was soooo cold! But we understand. There is a small gold course at the entrance of the park. It was fun playing it at night. The owner added lights specifically for the golf course and a little fountain. The attention to detail was there. There is a small dog park that is gated but meant for big dogs. Small dogs will walk right through the posts. We stayed here for a night and when we went to turn on our diesel bus, it wouldn't turn on. We eventually found out our gas filter froze overnight due to the elevation probably because we've stayed in colder places. So if you're staying here bring extra fuel help. We had added additive to help it from gelling but wasn't enough. Make sure to bring 911 something to help start it. We're definitely buy it. Owner very helpful and answered even tho New Year's Day.

Seems like relatively new park. Not much shade. I like the back-in spots along the river…read more There's a walking path along there, so you'll get a few people tripping by your rig. Full service sites. Three nice bathroom/shower combo's although one was out of service while I was there. For size of park, not enough bathrooms. Lines each morning. Nice people in front office, dumpsters conveniently located. Nice little dog park with some turf and a bit of shade. Poop bag dispensers and waste cans conveniently placed. Ground was clean. Everyone I met at dog park was friendly and picked up after their dogs. Facility also has a. Umber of tiny homes for rent on property. Because of traffic, it's a bit of a haul into Sedona, but this is about as close as you can get with full service sites. I'll be back

Here are positives followed by negatives…read more Positives- Sergio and staff are polite even though they are very busy. They are in the top 5% for RV staff we've met in two years of travel. Most concrete for the RV and an adjacent vehicle are concrete. A small number have gravel adjacent vehicle pads and a very small number are gravel RV and adjacent vehicle pads. The hookups are good. The indoor facilities are very nice though we made no use of them. Trash is picked up throughout business hours. The view from our door is beautiful; luck of the draw. Negatives- The water quality here is the worst we've seen; tested 340 using two testers. Over 300 is considered non-potable. We bought bottled water in their office for cooking and won't do laundry here. When we arrived water was briefly unavailable and the WiFi has been down 2 of 3 days. I've seen both mentioned in other reviews so there's been ample time to come up with a solution for these. The RVs are on top of each other here (see pic). There is a huge Class A Newell that is head in and has room to back out. The 5th next to us is on the pad though had to compromise on position.
