Noise level is good considering the location of the building (was only really loud when there's an event happening nearby) and we never really heard our neighbors through walls or ceiling. Amenities were all great and we used them plenty and with ease (guest parking, pool, bbq, gym). Living in dtla traffic wasnt as bad as it sounds since we had access to major freeways so with some planning, it was easy to go to any part of socal and its always a ghost town weekend mornings and during the holidays. They only sent photos of after. They told me "not to clean anyway because they charge for cleaning fees regardless". Under the law effective April 2025, landlords must provide tenants with both a detailed breakdown and photographic proof prior to issuing--or withholding--any portion of a deposit. Their team has failed to do so. This lack of transparency and accountability is nothing new. Last summer, tenants in the back units--including myself--were told that exterior painting would be taking place. However, without any proper notice or updated communication, their team completely demoed the balconies, creating an unsafe environment littered with construction debris and likely toxic materials. La Jolla did not have a permit for this work, and were forced to halt the project, leaving the area in a chaotic, hazardous state for over a month and a half. The balconies remained inaccessible during the prime summer months. When work eventually resumed, tenants were never informed, and construction dragged on for four months--for what was originally described as a simple repainting project. La Jolla workers also failed to clean up properly, leaving messes that directly impacted our living conditions. This is just one example of the consistent dysfunction I experienced throughout my lease. Management rarely responded to emails or texts. Critical updates were not provided. And when concerns were raised, I was told by their building manager Gilberto to "just leave" if I was unhappy--while simultaneously being offered incentives to stay. That contradiction exemplifies the disorganization and lack of professionalism that defines your operation. I strongly urge prospective tenants to reconsider living at La Jolla Apartments. the consistent negligence, lack of transparency, and disregard for tenant rights reflects a management team unfit to operate residential housing responsibly.

Wanted to write this up since there aren't too many true and in-depth up to date reviews/explanations about what it's like to live here. CURRENT UPDATE TLDR: -Things are getting better! -Hot water is consistent in the warm months. Beware the colder months. -New Washers and Dryers are decently affordable again. Price changed. -Lobby is currently going through renovations. 2019 - July 29 - 3 Stars -Hot water is back! It's been back for a few months now but it seems like the inaccessibility might be a seasonal thing. Being my first year here, I cannot vouch, but not having hot water in winter is still a huge issue. -Washers and dryers are now $2.50 per load and $1.00 per load, respectively. MUCH more manageable. -Lobby renovations are ongoing, wood slats are starting to go in, and lobby work on the ceilings and walls are ongoing. Hasn't been too disruptive, other than the occasional lobby entry closure. The trash smell in the lobby also seems to have disappeared, but that may be due to them venting out the paint fumes. -There was a week where the button to the ninth floor was broken in one of the elevators. It took the other elevator's button being broken to the ninth floor for them to repair it. It's an issue when you can't just call the other elevator down. I was stuck on the first floor one day for half an hour before someone else came in, took the broken elevator, and allowed me to finally call the alternative one. 2019 - March 02 - 3 Stars -Currently, the new washers and dryers are installed, albeit with an over 100% price hike for the washers (previously $1.50 per load, now $3.50 per load). Dryers are now smaller and $1.50 per load, and not incremental like the previous dryers. Steep hike in prices, but will also most likely discourage the public from using these facilities as much as they have. The room is still under construction, but you're most likely not to be disturbed by it if you go in at night. -Hot water is still spotty at night. Pretty accessible in the morning. At night, make sure to shower before 10, otherwise the water may not get warm at all. Had that happen multiple times when showering after midnight. It's like the boiler is just shut off at night. -Been paying my rent at least two weeks early through the online portal every month and honestly don't know if it is worth it even with the good rent price with the water issue. 2019 - February 09 - 3 Stars -Was recently notified through bulletin in the elevator that all washers and dryers will be out for replacement from February 10th-28th. Pretty long period of time to limit access to the laundry facility. Laundromat is down the street, so minor inconvenience. But still annoying. -Still spotty with the hot water. It's been over two months without guaranteed hot water. Apparently they did work on the shower and fixed something while I wasn't home. I asked about accessing a unit that has access to hot water since it's been a month without guaranteed hot water, and they didn't have any available. 2019 - January 02 - 4 Stars -Back from a trip and the hot water has been super inconsistent. Talked to manager and apparently it's a boiler issue. She said they are getting it fixed. -Having a cold-snap in LA and the heater doesn't work. Might have to buy a space-heater.

Do. Not. Move. Here. I've never experienced anything like this, it was all so bizarre and gross living here. Since my last review, they've gone through 3 management companies. So...things haven't improved to say the least. I moved out in October and it took me sending over 10 emails over months to try to get my security back and I finally got it back this week - 106 days after moving out when by law, landlords must return deposits in 21 calendar days. At one point, they sent an email out reminding people to lock their cars, not telling them the reason they sent it was because a person was allowed into our garage to bash some windows out on cars. No transparency. The grossest thing they did, during the LA Wildfires they pretended to offer a special deal of $1000 off and short term leases. I got $1000 off when i moved in - it's the standard deal. And they always have had short term leases. Manipulating and predatory behavior. They sent us non-stop texts capitalizing on the fires encouraging us to tell our displaced friends - yuck. I tried many times to have the mechanical issues fixed that had been going on since I moved in, my washing machine had not worked for two years. My icemaker had not worked for two years. A repair person came and tried to fix them and he showed up without me being alerted at 8 AM on a Saturday one time. Thankfully, I'm a morning person and I was awake, but he was shocked that no one told me, I said to him yeah the management is terrible here and he said that's what everyone tells me!!! lolz Also, they were unable to fix the washing machine. Unhomed people are throwing their feces into the pit next door, in case you are one of the many people facing the South like I was, you'll have a view of this eyesore. Our trash service (which costs $35 a month) was not picked up for months so some of my neighbors left their trash in the hall in protest. Then when I asked if I should remove the $35 fee they told me it's NOT for trash pickup from our doors...just the service fee for trash, lol. This place is so scandalous and shady, I swear. They are so icky. This building was built so badly and cheaply, everything breaks nonstop, especially the elevators. The floors & ceilings leak all the time as evidenced by many reviews & photos. The electricity wasn't working from all the outlets in my unit and they could never figure that out, nor the icemaker, nor the washing machine. The worst part is management just ignores you. They do not care about residents here and it's all about that cash money. This building is gross and I advise you to NOT MOVE HERE. :) Check out the Pearl if you want to live nearby, WAY BETTER. But the summary is - the building is badly built with so many mechanical & structural issues that even if they wanted to attempt to keep up with the problems, they just can't. However, they don't keep up with issues and things just get worse & worse, while they ignore their tenants cries. This was supposed to be Luxury Living in Koreatown and it surely is not.

Most of all, they gave us a "90 day notice" (it was actually 1 month before they wanted us out) of the end of our lease which stated our rent was going up $400. Then, when we stated we weren't renewing they charged us a prorated rent for the month (nearly $500) because we didn't notify them a month in advance. HOW are we supposed to do that when you notified us a month before the end of our lease??? Don't live here. Dirty, ghetto, and management never cares about the tenants.
