Do. Not. Move. Here. I've never experienced anything like this, it was all so bizarre and gross living here. Since my last review, they've gone through 3 management companies. So...things haven't improved to say the least. I moved out in October and it took me sending over 10 emails over months to try to get my security back and I finally got it back this week - 106 days after moving out when by law, landlords must return deposits in 21 calendar days. At one point, they sent an email out reminding people to lock their cars, not telling them the reason they sent it was because a person was allowed into our garage to bash some windows out on cars. No transparency. The grossest thing they did, during the LA Wildfires they pretended to offer a special deal of $1000 off and short term leases. I got $1000 off when i moved in - it's the standard deal. And they always have had short term leases. Manipulating and predatory behavior. They sent us non-stop texts capitalizing on the fires encouraging us to tell our displaced friends - yuck. I tried many times to have the mechanical issues fixed that had been going on since I moved in, my washing machine had not worked for two years. My icemaker had not worked for two years. A repair person came and tried to fix them and he showed up without me being alerted at 8 AM on a Saturday one time. Thankfully, I'm a morning person and I was awake, but he was shocked that no one told me, I said to him yeah the management is terrible here and he said that's what everyone tells me!!! lolz Also, they were unable to fix the washing machine. Unhomed people are throwing their feces into the pit next door, in case you are one of the many people facing the South like I was, you'll have a view of this eyesore. Our trash service (which costs $35 a month) was not picked up for months so some of my neighbors left their trash in the hall in protest. Then when I asked if I should remove the $35 fee they told me it's NOT for trash pickup from our doors...just the service fee for trash, lol. This place is so scandalous and shady, I swear. They are so icky. This building was built so badly and cheaply, everything breaks nonstop, especially the elevators. The floors & ceilings leak all the time as evidenced by many reviews & photos. The electricity wasn't working from all the outlets in my unit and they could never figure that out, nor the icemaker, nor the washing machine. The worst part is management just ignores you. They do not care about residents here and it's all about that cash money. This building is gross and I advise you to NOT MOVE HERE. :) Check out the Pearl if you want to live nearby, WAY BETTER. But the summary is - the building is badly built with so many mechanical & structural issues that even if they wanted to attempt to keep up with the problems, they just can't. However, they don't keep up with issues and things just get worse & worse, while they ignore their tenants cries. This was supposed to be Luxury Living in Koreatown and it surely is not.

Most of all, they gave us a "90 day notice" (it was actually 1 month before they wanted us out) of the end of our lease which stated our rent was going up $400. Then, when we stated we weren't renewing they charged us a prorated rent for the month (nearly $500) because we didn't notify them a month in advance. HOW are we supposed to do that when you notified us a month before the end of our lease??? Don't live here. Dirty, ghetto, and management never cares about the tenants.

When I returned the keys, the management told me that since we had lived there for a long time, most items would likely be considered normal wear and tear and would not be charged. However, a few weeks after moving out, I was charged $1,500 for repainting the walls and bathtub resurfacing, plus an additional $300 cleaning fee.I spent an entire day cleaning the apartment before leaving, and it honestly looked cleaner than when I first moved in. I tried to dispute the charges, but since I did not have anything in writing and was not present during the move-out inspection, I ended up having to pay the full amount. If you are currently living here, I strongly recommend being present during the move-out inspection and documenting everything. I am almost certain they attached photos they submitted was NOT from my apartment. (They claimed that our door was broken, which it absolutely was not.) I truly enjoyed living here, but the move-out experience was extremely disappointing. It felt like they were trying to charge as much as possible at the end.

Overall, I appreciate the property, but improving these areas would make the resident experience much better.

I had a few hiccups with the new apartment I ended up moving out to, but they always remained flexible and communicative throughout. It's not the perfect apartment complex by any means (security could be better and I wish they had their own security officers), but I lived here for over three years, and I can say with confidence that I've had a net positive experience.

They have fired the cleaning lady, so now there is shit, garbage, and stink everywhere. They also managed to fuck up the package system, so no one can get their packages anymore. UPDATE 2: Downgrading my rating from a 2 to a 1 for endangering the lives of residents and attempting illegal entrance of units. There was a gas leak, and K2LA claimed it was normal to smell gas. GAS SMELL IS NEVER NORMAL. I had to call SoCalGas for emergency repair. Also, management attempted to enter enter all units "to inspect" which is ILLEGAL. UPDATE: Downgrading my rating from 3 to 2 for continued problems, including being sent to COLLECTIONS for K2LA failing to pay for their own accounts. ---------- Pros: - New units, but on the small side compared to other apartment buildings in the area - Nest thermostat lets me use my phone to control AC remotely, set schedule, etc. - Each building has its own gym, pool, roof, etc. so each amenity is less crowded - Pet wash station - Everything is very clean and well maintained [update: no longer true with Equity] - Close to the metro if you take the red line ---------- Cons: - They FORCE you to have Spectrum/Time Warner cable TV & internet (100mbps). It costs $80/month through K2LA, even though Spectrum actually offers this bundle for $60/month direct to consumers. Also, the internet is not actually 100mbps. It hovers around 50-60mbps. The Ubee modem they provide you is a piece of shit. It randomly drops the internet speed to 5mbps for no reason, and the wifi fails frequently. Good thing I had a modem and router from my previous apartment, which gave me a stable connection. - I was sent to COLLECTIONS for debt on a Time Warner account that K2LA owns. I got calls from debt collectors harassing me non stop. I had to send a certified letter demanding debt validation, which showed the debt owner as K2LA! Isn't that a great move-in present? DEBT COLLECTORS! YAY! - More HIDDEN FEES. Ok, so on top of rent, you need to pay extra for parking, cable/internet (required), gas, water, sewage, trash, electricity. Oh, and guess what they are still trying to charge you an extra fee for "rent administrative service." You need a fee just to be able to collect rent? Oh, and this is not in the lease, so it's illegal! - Packages "failed" to be delivered for some reason. Possibly because... - Although there is 24 hour "courtesy patrol," the guard is not guaranteed to be inside your building. This leads to situations where there is no employee in the building, so the delivery man may give up on delivering your packages. I once came back and saw the UPS man sitting on the floor outside trying to call someone to open the door! - There's no online system for maintenance request. This is really weird for a "modern" apartment. Every apartment I've lived in has a centralized website/app to submit maintenance issues. - No emails for packages received by the office. If a package is too big for the package lockers, the office takes them, but you don't get an email. - NO SIGNAL FOR AT&T. Be warned, if you have AT&T, you will have NO CELL SERVICE. - Nasty smells come through the HVAC system. It seems like the apartments share HVAC, so if someone is smoking or cooking up fish, the strong smoke and fish smell starts blowing in your apartment... - Shoddy workmanship. BTW I'm the first resident in this unit. The cabinets and drawers aren't straight and stick out at weird angles. The poles in the closet are bent and slanted. The floors aren't level. There were already scratches, dents, bumps, etc., even though I'm the first resident. - Terrible garage door. First of all, it's a clicker, not a sensor. You will sit in your car furiously clicking your garage opener until it finally starts moving at a snails pace. - No mirrors in the garage to help see around the corners. This means people come speeding down at you causing everyone to slam their breaks. VERY dangerous - You can't have stuff on your balcony. Apparently, this company sends people around the building to check to make sure your balcony is clear. You can't have things like bamboo screens covering the railing, anything decorative, coolers, etc. There is NO fire hazard or danger in having these products on the balcony. Keep in mind these apartments are smaller than average for this area and price range. The balconies are 7x7ft. If you don't want people to use their balconies, maybe you should have used that 50 sqft for the actual ROOM instead of the balcony? You'd think instead of wasting money on employees checking for these frivolous things, they could fix the other problems.

The loft we looked at was so spacious with affordable pricing. The only con to this building was location; plenty of transients were outside the front door as we were coming and going- the park across the street seems to be a spot for sketchy activity. Overall though, I would have loved to live here had we not found a place we liked just a little bit more.

Compared to other buildings, this one feels more like a private club because there are not many units on each floor. I also never hear my neighbors due to the heavy thick concrete walls they have. The staff is extraordinary. Any time I have ever needed anything at all Sarah has always been prompt and very helpful. The valet and front door staff always wish you a good day leaving in the morning and welcome you back home That's truly is another quality of the building that makes this above the rest. Richard is the BEST landlord ever. He's very responsive to any issue. I have texted and/or emailed him and he's always there for you. He's also very funny and is a wonderful neighbor. He posts memos all over the building if there's a problem and he is ON TOP OF IT. 2. Francisco is also the BEST. He has done many things for me and my boyfriend over the years and is always eager to help us and is friendly whenever we see him. I enjoy seeing him and his family on a daily basis. 3. Everyone in this building is very neighborly. We have friends in both buildings, and even people I have never seen before are kind and respectful. A lot of people have dogs, which I happen to enjoy since I don't own one. 4. I feel very safe here. As mentioned above, Richard is on top of it. He installed cameras on all areas outside and in the parking lot. He posts flyers if there happens to be odd behavior in the neighborhood. He even calls out his own tenants if they do not clean up after themselves. 5. This building is AMAZING...I live in one of the redone 2 bedroom 2 bathroom units in 620 and I honestly can say I have never dreamt of anything better. These units are GORGEOUS. I started out in a studio in the 620 building which had major character and cuteness. It only got better when I moved to the 2 bedroom. Original hardwood floors in both units, windows on pulleys and gorgeous views of all the bougainvillea outside my bedroom window. I also lived in the 608 building and it had the same charm. The grounds in both buildings are always clean. The outdoor common area is a great place to have coffee in the morning and maybe a cocktail in the evening. I occasionally share a bottle of wine with my boyfriend out there and it's beautiful. 6. The neighborhood seems safe. Yes, there is a little noise from a Korean bar in the parking lot, but nothing I don't expect from the city. There is also one of the most prestigious schools right across the street from me and I enjoy watching the kids arrive and leave the school; brings a kind of sweetness to the otherwise empty street. The church in the corner is gorgeous, and while there may be some homeless people, it's still beautiful to see. 7. The building is always being cleaned. Someone is always mopping, painting or cleaning the carpets. They take pride in how this building looks and I am so appreciative. Even the outdoor common area is regularly maintained. I highly recommend this building. It has brought me great joy in the last 3 years and I hope everyone enjoys it as much as I do. If you're into privacy, safety, or a responsive manager DO NOT MOVE HERE…read more I live down the street a few buildings away and there is a man who presumably lives at Kingsley Park and goes up on the roof at night with binoculars and spies into our units. This has been going on since fall of 2025. Our own manager has personally gone over there and the manager there can't be bothered, even though this is a crime. If you try to call the manager there her voicemail directs you to text only. Many of us have texted her (including our building's security) and she just ignores or subsequently blocks people (which is super professional). I have to wonder what her relationship is with this resident since she's condoning predatory behavior, disorderly conduct, and a misdemeanor. Several neighbors have recorded him, he will also duck and hide when he notices people are on to him. He is very odd and will shadowbox in the dark. Super creepy! We have many photos and videos of this man. Please be careful if you live in or around this apartment complex.

Soundproofing is pretty good: windows are sealed pretty well from outside noises, and while you can hear/feel when people are running their washers and dryers (I think that will be applicable to any apartment), the unit design usually is set up in a way that it is far removed from your bedroom/living spaces and is minimally disturbing. I will say as someone who enjoys cooking and hoarding trinkets and their packaging, the unit could have had more kitchen/counter space and more storage options, but you can make it work. I think my units were one of the smaller ones, too, at around ~625 sq ft(?), but the design and shape were sound. Showers/faucets all have good water pressure, water is as good as it gets for LA, just need a little bit of a filter system, so really not bad. I have an on-going feud with my faucet drain, though--I can never keep it clean and it drives me nuts. Internet quality is pretty good, shared spaces and amenities are clean, and the parking garages feel decently secure and safe, if a little dusty haha. There are always regular checks (and replacements if applicable) for our air conditioner filters and smoke/carbon monoxide detectors, which, while annoying, is pretty nice because it honestly helps with dust and smog from the outside. I think my one gripe is how once the stone tiles get warm/cold, your apartment temperature just HOLDS it, which its great when you're good about keeping the temperature consistent, but if you want some sun during the summer, good luck to you if your apartment warm cause it will retain that heat for far too long, and on the opposite end you will live with cold feet in the winter sans slippers. My experience with management and security overall has been very positive. Grace has been affable and accommodating ever since I moved in (and not just when renewals are around the corner), all the security guards are chill (have I become a bad person for only saying greetings and not making small chat?), the maintenance staff have been pretty great (shout out to the cleaning crew that cleans almost every day, no small feat). Okay, unwittingly ended up oversharing, so TLDR: overall, great living experience, a lot more pros than cons with the unit, people (tenants and management) are pretty great!
