I have lived here at Texera Plaza going on my 3rd year. I just upgraded to a bigger unit as well. I love it here! This is an old building, with several loft style units(stairs and no stairs). My previous unit had stairs and seemed a lot larger than it was because of this. Janice and Johnathan are great! She's responsive and quick to repair or replace appliances if the go out. If your needed amenities are parking, w/d, dishwasher, pet friendly and a quiet complex then this is the complex for you. My only complaints are not to do with management, but more so how some of the units are designed and that is why I upgraded. Pro tip: get a unit with a window that opens, or a front patio for ventilation. Otherwise it can get stuffy, and you'll be using your AC a lot. read more

Under new management and it shows. Onsite manager is useless. After living in my unit for 2 years and having never been either an issue from a rent or noise perspective I had my unit flood twice in 1 month from a faulty washing machine provided by the landlord. I had asked for compensation for the time I had spent moving all of my possessions out of the way of the water not once but twice and then to be told it was my fault for moving the unit, which I did not do, was too much. Management wouldn't respond to me and when I withheld rent they produced a notice to evict. So I paid my rent in protest because I had no other recourse. I was then told that I was taking up too much of their time trying to get my home put back together. There was also mold on the unit that they replaced my old unit with. I got sick. They wouldn't pay for a mold inspection and I had to request it be cleaned for 2 days. They should have done the right thing but they are your typical sleazy landlord and I'm tired of fighting. read more

My experience at Texere Plaza Lofts has been nothing short of positive. The landlord, Janice, has been flexible and responsive considering the circumstances regarding COVID-19, and she continues to seek the best for everyone at the complex. Based on what I've read with previous reviews, there have been many positive changes since I've moved in with my partner back in August 2020. The mailroom has new mailboxes and security cameras, there is a new online maintenance request system that improves the response time, and there has been an added electronic online rent payment service to alleviate the hassle of delivering physical checks. Right away, the units feel spacious with their tall ceilings and have an industrial appeal. I have only had experience with the 568 square foot and 668 square foot units (upgraded to a slightly larger unit as of January 14, 2021), but the layout is open and utilizes as much of the space as possible. The kitchen is decent with plenty of cabinet space to store enough for two people. The exposed pipes, concrete structures, tall windows, and exposed brick window sills make the lofts unique and stand out from the typical apartment complex. Since moving in, my partner and I have made the place feel like home. As for the few issues that we have encountered, the problems had been solved within a day of request. An example was when our kitchen faucet head had broken off due to overuse, leaving us without a working kitchen sink for a night. The next day, maintenance had come by with a replacement and got the sink up and running within an hour. The maintenance team at Texere Plaza Lofts deserves praise as well since they've been kind, quick, and knowledgeable on how to keep things running around the complex. As for what's included with rent, the pricing is fair and includes many amenities (water, sewage, in-unit laundry, in-unit central A/C, refrigerator, dishwasher, and oven/stovetop). The only things that are not included are electricity and internet, but those are a small price to pay for having laundry and water included in the lofts. For any unit below 1100 square feet, you also get one free parking space, whereas you get an additional parking space if you get a unit 1100 square feet or above. The parking is secure with a gated entrance only accessible with a keypad, as does the mailroom. One thing to keep in mind is to be diligent with tracking your packages because it can sometimes get crowded in the mailroom. Delivery services are not always keen on keeping things organized, so this is not a fault for the apartment. Overall, I would say that Texere Plaza Lofts is a diamond in the rough as I had been searching for an apartment in Los Angeles for a good 3 months before moving down for school. For the price, location, amenities, and open layout, it is the best of what I have found in Downtown LA. read more

I have lived here and currently live here since July 2020. I have nothing but amazing things to say about this property! Janice is the leasing agent and property manager and she is amazing. She has been nothing but exceptional since day 1 of calling to inquire about these lofts. The maintenance team is amazing as well. It is very safe, clean, and as quiet as Downtown LA can be. Every time I put in a maintenance request it is handled immediately. Every unit has a full kitchen, washer and dryer and central air conditioning. Prices here are always very affordable and management is great, what more could you ask for? Oh yeah and the parking is gated and free for residents! I am moving out of Texere Plaza Lofts because of a change in my personal circumstances that necessitated a move. However, after over 2 years at the lofts, I feel I am in a good position to write a comprehensive review. So here we go! First, the lofts themselves. I lived in one unit the whole time, but I was able to see two others. The units are spacious, well-appointed, and cool. My unit was hallway-shaped. It was a good 33 feet from the window to the kitchen counter and about 13 feet or so across. I was able to easily fit my CalKing bed, a large dresser, grand upright piano, sectional sofa, 58" TV on a cart with surround sound, a trundle twin bed, desk, shelves, and small dining room table without it feeling cramped. My unit had a really cool industrial window that swung out. The floors were sealed concrete and the end wall was worn brick. The kitchen counters were granite. The ceiling is concrete and the walls are generally drywall. The ceilings, at least in my unit, were very high. The appliances were all relatively new and included a dishwasher, refrigerator/freezer, and stacked washer/dryer. The bathroom was huge! A few observations... First, I had a south-facing unit with a great view of St. Vincent's dome! The concrete construction makes the units very energy-efficient! Without using the A/C, the unit was never cooler than 70 degrees no matter the temperature outside. In the summer with direct sun, it could get up to 79 degrees. There were times I ran the A/C in the summer all day and night. My bill for TWO MONTHS was something like $150. This was an incredible bonus that I was not expecting. My electric bill over the two month billing cycle averaged about $70. I've never had such cheap utilities. I attribute it to the insulating qualities of the construction. Second, I almost never heard my neighbors. The walls afford excellent soundproofing. I am a professional musician and my son is a violinist. We had a neighbor who was getting her doctorate in collaborative keyboard at USC and had a grand piano in her unit. I never heard the sound from inside my unit, and only softly if we were right outside her door. The only commentary I ever got about our practicing was a post-it note on the door that said "Your music is beautiful! Play on!" Third, the location of Texere Plaza is as good you can get transportation-wise. It manages to avoid the worst of the downtown traffic, even when there is a Laker game. The location is at the crossroads of all the possible transportation methods in Los Angeles. There are multiple close access points to the 110 and 10 freeways. If you want to go downtown, Culver City, or Hollywood, the 23rd street Expo line Metro station is right outside the building. Etchea (a Basque bakery) and Saladfarm are both on the bottom floor of the building when you are hungry. It was amazing for my parents to be able to take the carpool lane on the 110, get off at Adams, and be one block away from the building! Fourth, there is gated-parking on site. This means you always have a safe place to park and room for guests to park. Downtown, this is not something to take for granted! Lastly, and probably most importantly, the manager Sol really makes the building a home. Sol and his wonderful family live in the building, as well. He treats the building and the tenants like the great neighbors. I have never seen Sol without a smile on his face, willing to lend a hand to a tenant, or managing a friendly wave- even when his hands are obviously full with work. Sol has always been professional and generous to me in my experience here. I see some negative reviews on here that are frankly mystifying. There is no longer any construction. I lived here throughout the construction of both the Orsini and the Texere Lofts. It was not bad, and the point is moot. The units in both places are all built out. I moved into the area to be close to work and close to my son's high school. I looked at some places deep downtown, but I wasn't completely comfortable with them because he would have to get to his lessons by himself etc... The way Texere Plaza is the perfect combination of having access to downtown, avoiding the worst of the traffic rush, being surprisingly affordable, and a great environment. I'm always skeptical of apartment ratings in LA, but I'm here to tell you texere is the most low key gem of the DTLA/USC area. I could literally write a book about how dope this spot was but to keep it short and sweet here's a pros / cons list. Pros: You get the quietness / safety of being in the USC area, but are close enough to DTLA that it's a short bike ride away Washer and dryer in unit. Sick rooftop that no one in the building ever uses, I used to do yoga up there, or have friends over for beers. You can also get a 360 view which is great for the 4th of July. Parking !!! It's free and, at this time of writing the lot is pretty unregulated so you can pretty much park there for free and have friends park there for free. The windows are amazing. My unit let in a lot of light. Also I'm a music producer and literally never got a complaint from a neighbor in the 1.5 years of living here. Make sure you get a unit with concrete pillars between you. Pro tip look at the building from the outside to tell which is which ( some units just have drywall between em) I don't think there's a sense of community here, but everyone's really friendly. Big elevator for move in / move out A/C ! I'd say I used a moderate amount of electricity (used a/c only at night but all night) and my LADWP bill was like $170 per 2 months. Shower has great pressure and there's a tub. It's clean, like really clean. I hardly ever saw a bug in the apartment which is really hard to do in 1.5 years (other than fruit flies but watchagunnado) Cons: If you live on the side close to The highway I heard it's super noisey Living close to a highway in general is pretty Bad for your health, then again LA has got some Dirty air in Taking your trash to the garbage bin. Wish there as some sort of trash chute. My unit had a leak from the ceiling when la was super rainy two winters ago, but they fixed it after about a month. Living here with a partner might be difficult b/c no units have bedrooms, there all Studios, some have lofts but no bedrooms. This place is really hard to leave but I found a great situation. Sol was the old landlord when I was there and he was super accommodating and chill. Matt, the new landlord is a good guy too. We lived in Texere Lofts for two years. Positives+ + Lots of light (east side cooler than west) + Quiet. Thick walls = little noise + Convenient parking + Great views (roof has fire pit) + Manager Sol responsive to tenants + Convenient location + Pet friendly + They sometimes offer move-in deals Negatives- - Nearby freeway = noise & air pollution - Single elevator goes down now & then - Main entrance not accessible for delivery - Third floor units can leak when it rains Overall, a great way to experience LA for a few years. We moved from a 2,400 sq ft house into an 800 sq ft loft and was not too difficult. Building owners are attempting to convert lot into a major high rise development, but even if they are successful, it may still take several years. read more

I've lived here for just over a year. This is a fantastic building! I feel so lucky to have found this place. I don't want to leave anytime soon. The lofts are awesome, have W/D in unit, big bathrooms, and have high ceilings. There is a rooftop with grills and a fire pit that overlooks downtown. The parking lot has plenty of space. The building is about a 90 second walk from the LATTC/Ortho stop on the Expo line, which is a game changer to get to DTLA and the Westside. Also the walls/insulation are thick - it is quiet and I never hear my neighbors. I moved in on a special for an open house unit and even without that, I feel this place offers a tremendous value. Also huge elevators which is great if you have equipment for work and stuff. The location is great, near freeway entrances and on the edge of DTLA. So - it's close enough to catch the train, drive, or skate into the main center of downtown, but lacks a lot of the riff-raff you'd find at say 5th and Spring. Also, because this place is near lots of car dealerships and the adjacent convenient stores don't sell booze (something about being near schools) there is MUCH less of a homeless/vagrant/sketchy vibe here. The management is responsive to tenants. Sol was awesome, but he moved on to other things but Roza has stepped in and is very helpful. Only issue I've had is that the main entrance has accessibility issues and it can be hard to get packages on occasion. Otherwise this place is great! read more

I moved out of Texere Plaza Lofts but I had such a great experience living there. The unit I live in had very high ceilings and it had such an industrial feel. It was beautiful and clean and i loved that there was a washer and dryer within the unit. Parking was great too because it was gated and whenever I had a guest stay I just had to let the property manager know. It was so easy living there because Sol, the property manager, lived on site and was prompt whenever I had a question for him. Sol was always professional and friendly and make my experience living there so easy. I love the location as well as it is right off the 110 freeway. read more

I lived in Texere Plaza for about five years. The building is older and had some issues (leaks, train/traffic noise), but I enjoyed living there. Super convenient for the train and the 110 Freeway. Cheaper than living downtown, but you can hop on the Expo and be at 7th St/Metro in about 10 minutes. I've lived here for about 2.5 years from 2012 to 2015. At the time this was as great a deal as you can get in LA. The loft I lived in had a lot of light and very spacious for my needs. The in-unit washer and dryer was Godsend - no more quarters! The location is fantastic as it is just a under a mile south of Staples Center and also right across the street from the Expo Line Metro Rail stop. Close enough to DTLA and but just far enough to not deal with the noise and crowds. The building includes a rooftop with fire pit and BBQ grills. It has a 360 degree view of LA and a great place to be for July 4th fireworks. Parking lot is large and free but you also share it with customers of the retail and restaurants of the building's ground floor. It's also secure at night with a gate only tenants have access to. Sol is the property manager who lives on site and was very attentive and responsive to anything we needed. I had a leak in the ceiling from some constant rain we were having and he helped arrange to get it fixed. It turned out to be quite a job but I couldn't imagine being in another building where the property management and ownership would probably delay to fix it as long as possible. I didn't have any issues with the moving out process, in fact I got the majority of my security deposit back. It helps to maintain your place and have as much transparency as possible with property management so you can address things before you get a bill. This was my favorite place to have lived in LA. Actually I want to give zero stars. The property manager had our car with out of state license plates towed to a terrible part of south central LA late at night instead of coming into the only open business where we were eating. Even worse, as a Texere employee acknowledged, there was no indication we were illegally parked. It was clearly a trap and towing scam in which the Texere manager is getting a kickback from the towing service. The towing service operator offered to give me back $100 of the $215 they stole from us when I told him I knew what was going on. I am outraged. Texere also refuses to compensate us, and, for all I can tell will continue to let the scammers operate. This is THEFT AND FRAUD. I am in the process of reporting it to the better business bureau, the police, the fraud unit, and local news channels. Beware! DO NOT PATRONIZE TEXERE OR THE BUSINESSES THERE! read more

This rating concerns the building manager, Sol. D and the handyman, Javier. Living in a messy, chaotic, constantly expanding city like Los Angeles can be difficult. These guys make it easier. Sol is incredibly friendly, attentive, and thorough. It's comforting to rent somewhere where the manager lives onsite and is equally invested in making sure the building is comfortable, safe, and in a good state of repair. Like many large apartment buildings, the greatest challenges to peaceful and orderly living come from the tenants themselves: Sol does a great job of keeping a friendly, respectful vibe going and, in rare cases, correcting disrespectful behavior. Likewise, the handyman Javier is incredibly fast and very competent. Almost every repair I've ever requested in three years (from repairing my dishwasher to changing a light bulb) has been completed the same day I asked, before I got home from work. read more

The per square footage price is lower than other lofts, but there are a lot of problems with this building. When my partner moved in with me, a week later we got a notice that there would be construction for a week. It has been more than ONE YEAR, (feels like two?) and we were not told of newer construction plans when we resigned our lease for a larger more expensive unit, where more construction began again almost immediately. We are regularly woken up by drilling and hammering. The walls are paper thin. The hot tub was condemned by the Health department because it had no chlorine. Many of the washers and dryers are not properly hooked up and blow lint through the units, and construction on the nearby Orsini project leaves dust all over every car in the parking lot. The building manager is a nice person but the owner IMHE doesn't care about the tenants and does everything as cheaply as possible. You get what you pay for, or, in this case, much less. I like the plants in the halls, the tenants are good people, the light is nice, the ceilings are tall, but there is some serious mismanagement regards to the new units on the ground floor ... this construction noise is driving us all nuts and they don't care and keep lying and giving us the runaround. Some units have roaches. Be very careful if you think about renting here, shop around, you may be better off in another building. read more

I've lived in a few different places in downtown since living here in 2012-14, and I still miss Texere. Parking was always easy for guests, the rooftop was a great place to entertain, and the ceilings made the space seem huge. When I first moved in, there was a Wing Stop restaurant below me and the smell of fried food got a bit overwhelming. But after that, I really had no complaints. The freeway noise never bothered me, but I was on the side of the building with soundproof windows, so... But the people were great, the building manager was easy-going, low maintenance except a light bulb changed every now and then. Overall, solid experience. read more
