    I own a property that Ely Properties manages the HOA at. I called Thursday to see if I pick up a new parking pass, since the old one was misplaced. I was told that I could pick up a new one for $25. Well the time to pick up a new one comes & Matt Ely specifically told the receptionist not to give me a pass. Matt then refused to speak with me about why. Keep in mind that I OWN my property & that Ely receives monthly HOA payments from me. None of what they're doing is legal, & it's clear that their focus is not on actually providing customer service in the areas of HOA/ property management. Another situation from a little over a year ago: I wrote a review a while back about the poor business Ely Properties does because they charged us a cleaning fee after a tenant moved out, but the apartment was never cleaned (photos attached). Shortly after, my mom began purchasing another property. She needed specific documentation from Ely about our property they managed in order to complete the purchase. Matt Ely emailed my mom implying that if she gets me to delete my review on here, then he'll provide the documents she needs to purchase her new property. When I say POOR BUSINESS, I really mean dishonest, untrustworthy group of people scamming every chance they get. I do not recommend doing any for of business with them unless you already have a lawyer on speed dial.

    This place is ran by slumlords. I was called a wet back and disrespected very much by two of the people that work for them. Their names are Kayla and Jeremy. I am a quadriplegic incomplete and I had two other roommates here and we were paying $2,495 a month. This is not worth it because the apartment floods everytime it rains and it has been doing it and they claimed they had fixed it but it does it every time. Also all three floors are packed with Airbnb so it's never quiet here and it's always real dirty and there's drugs all the time. We have found needles on the floor in the courtyard with many empty beer bottles and blunt roaches. If you value your money and your privacy then this is not the place you want to be at. And this is in apartment 100.the maintenance man told me that pretty much all these apartments flood when it rains.

    If, after reading all of these reviews, you think as I did "well, there are a couple good reviews, im sure it can't be as bad as they're making it", I can promise you, IT'S WORSE! If you have any remote inkling that you may give this company a chance, do yourself a favor: Scroll down towards the bottom of this page to just underneath where you select a page #. You'll see "60 Other reviews that are not currently recommended" and click. There's 60 more GREAT reasons to stay away. If that doesn't do it, go to BBB and read the complaints. Signing a lease with these people is the same as taking your wallet out, pulling out all the cash, throwing it in the toilet and jumping in with it. As can be seen with my review history, I only write reviews when I feel strongly about something. I stayed at 5117 N Lamar for approx 1.5yrs, spending 6mo on the 3rd floor and a full year in apt 100 on the first floor. Everything seemed ok in the beginning. The location is amazing, with great views and access to several eateries and a convenient store. That's about as far as the "positives" go. The elevator only works about 60% of the time(hope you like stairs!). The towing co that's contracted has been known to tow vehicles legally parked there(I've been a lucky recipient, fee was waived, but i still had to take a day off work and spend $ to go get my vehicle). The agents working for the property (we've worked with Kayla Martin and Jeremy Sanchez, specifically) will tell you anything they feel will get you into the property/signing a lease. We were originally promised apt 100 (1st floor, vaulted ceiling, sliding glass door opening to Zennia St, sounds GREAT, right?)) for $1900/mo. In the end, we were scammed into paying $2495 + taxes/fees/utilities. The agent we were dealing with claimed "he had a deal setup for several apartments and something fell through on one of the others"(not sure why this had any bearing on OUR apt, but thats how it happened). At this point, we were less than a month from moving and had little other choice than to take what they were offering. Shortly after moving in (1st time it rained), we discovered leaking in 2 of the bedrooms as well as heavy leaking in the living room. The complex went back and forth with the city until we moved out after a full year, claiming things had been settled when nothing had been done. We didn't even have a screen door on our sliding glass door until 2mo before move-out. Throughout all of this, one of my roommates (you can see his review below) is a paraplegic Incomplete, necessitating extra accessibility and having a weakened immune system. He had several seizures and add'l medical complications that we believe were due to the black mold formed in the complex they negligently allowed to flourish. I believe I also may have sustained some complications due to negligence.The management treated him like an animal, less than a person (read his review, Matt M below, if curious). We moved out 7/31/20, meaning this all ended during covid-19, making everything just THAT MUCH harder! I wouldn't allow my cat to stay in one of these properties, let alone any human. Ely has now sent a certified letter demanding funds be paid pending collections including $2105 in painting (is it being painted in gold? Were we expected to repaint after living there for a full year?), $28 for 4 light bulbs (what light bulbs cost $7 ea? I can get SMART bulbs cheaper!) among several other ridiculous charges. If you stay here anyways, make sure you get EVERYTHING in writing and record all conversations, as it WILL come back to bite you!     This review is regarding the overall management behavior and a specific instance of very disgusting mold in my apartment at the Texan Shoal Creek. I've submitted maintenance orders on 2 occasions: once for a broken AC, another upon discovering an abundance of mold in my closet. Each time I had to request maintenance at least 3 times before someone came. Ely Properties will force you to sign a "Mold Addendum" with your lease. I've lived in a few older, run-down complexes in West Campus, but none with more mold than Texan Shoal Creek. The addendum requests that we acknowledge steps to avoid mold. I have. It's almost as if Ely Properties is fully aware of the mold situation at TSC and is trying to divert responsibility onto its residents. I haven't heard back from them yet, though. I would recommend to any college students at UT to avoid leasing with Ely Properties like mold. I cannot imagine someone with a college course load having to deal with their aloof, uncooperative management. Maybe it may be better suited for people who've graduated and work full time, but for what you'll pay at Ely & TSC, you can do much, much better in West Campus.

    This place is horrible. I stay at Texas north campus on 51st and Lamar and the apartment was never cleaned when we moved in. Every time a train the living room and the bedroom adjacent with flood. as a quadriplegic incomplete in a power chair was hard for me to put down towels and pick them up so a lot of my furniture and carpets were ruined because of it. I was called a effing wet back by Kayla which is one of the apartment managers and also Jeremy Sanchez walked in the apartment without knocking when my attendant from the state was dressing my wound on my bottom and I was butt naked. he startled me that day and I was also using my urinal and it dropped on the floor in urine went everywhere. they lie to the city saying they had fixed the apartment but I have many pictures and videos showing that they didn't. they are very disrespectful and have no value for other human life. Matt Healy is the one in charge of them so shows them that nobody is important but them and their money. there's so much Airbnb here so you will NEVER SLEEP because of all the NOISE and there was a reported case on the third floor of a PREGNANT GIRL who had CORONAVIRUS. There is BLACK MOLD in the walls and the place is always FILLED with DRUGS and ALCOHOL. We found a HEROIN NEEDLE on the ground in the COURTYARD and there's always CIGARETTE butts and MARIJUANA roaches thrown everywhere and that is everyday. THEY do not answer their phones to take complaints and they treat Hispanics and blacks with the most disrespectful attitude. I believe they are prejudiced against disabled people as well. Hopefully nothing happens to their kids or a family member to make them disabled because they would probably disown them. do not rent here if you value your money and your time. We were paying $2,495 a month and we never got anything done here. I had to have my sisters come in and clean my apartment for me when I moved in because they never sent anybody to clean this place. They are very much SLUMLORDS.

    Lived at Texan Shoal Creek for almost 2 years. Upon move in, the apartment was not clean. I could go on about how disgusting our unit was. Loft carpet was black and not replaced. We sent the maid away that the management sent over after us complaining because she literally brought a broom and some spray. Our unit needed serious disinfecting and we spent DAYS trying to make it livable at best. If you decide to live here, ensure that any carpet is replaced prior to move in and do not sign a lease until you figure out a way to ensure the unit is spotless prior to move in. Last year, Ely tried to kick us out of our unit, break our lease, and claim that it had been sold. All I have to say is read every piece of the lease you sign, and do not let them take advantage of you. They did not leave us alone until we got parents + an attorney involved. Not what you want to be dealing with, especially as a busy college student. Garage gate and elevators were constantly broken at a rate that was not even comparable to any other location I have lived at in West Campus. The only good things I will say about my experience is that the maintenance team was always very helpful, and we received our full deposit back in a timely manner.

    II have heard Ely's reputation about bad management, and I thought, "What's the worst that could happen? I just want something 'cheap' in West Campus". The worst that could happen is they will steal your money and scam you at every turn. I lived at Texan Pearl from 8/5/17 - 7/31/18. 1. I moved out after a year, but my roommate stayed, and someone took over my room. They signed a whole new lease, and I was supposed to get my half of the security deposit back. I had communicated with Cari Strickland about the process, and I had given her my forwarding address and was expecting it 30 days after moving out, but I ended up contacting them 4 times no avail. I finally went in person THREE MONTS LATER to try and get it and then their story was "You have to get the deposit directly from the new tenant who took your room". I asked to talk to a manager about my situation, but the front desk lady said nobody would talk to me and treated me like I was stupid. I contacted the new tenant and knew for a fact that the new tenant PAID A DEPOSIT TO ELY DIRECTLY. I left them a signed letter threatening legal action if they didn't pay the full deposit back. The next day Matt Ely contacted me, and I went in person to get my deposit. They acted in "Bad faith" according to the tenant code, and I'm sure they regularly prey on students like this expecting nobody to stand up to them with legal action. 2. I had "early move in" which meant I could move in a couple days early. There was no coordination with the company replacing the flooring and the maid service that was cleaning. They day I moved in, there was a man still replacing the flooring, and it took a full week for the maid service to clean the apartment. I SAW THE SERVICE CLEANING EMPTY ROOMS THE WHOLE WEEK I WAS WAITING. I contacted Ely 3 times and they eventually gave me the maid company's contact info. I had to end up talking to the maid company myself to finally get somebody to clean the room. Room also had a lot of damages that, no doubt, were charged to the previous tenants, but weren't fixed until I placed probably 8 maintenance requests for them all. 3. My garage door opener had a dying battery, and I had them replace it. When I tried it after, it didn't work and they wanted to charge me $100 for a new remote that's worth $12. I ended up talking to Jeremy Sanchez and got a new remote since I had received an old one, and I wouldn't take no for an answer. CROOKS. 4. Texan Pearl is a very low quality building, no insulation, thin walls, high electricity bills. Water bill is AVERAGED OVER THE WHOLE BUILDING. Don't try to conserve water because you'll be charged for everybody else's use. 5. The only redeeming quality was that maintenance was pretty good about repairing things in a timely fashion. They want to rip you off at every corner. I wouldn't recommend any of their properties to my worst enemy. The extra rent you pay elsewhere will give you peace of mind that you won't have to end up in small claims court after dealing with Ely Properties.

    My car got towed because of their wrongfully drawn lines on the ground. It is surely not pleasant to get towed at your own apartment

Cleaners came 3 weeks after move in & vacuumed, mopped the floors, cleaned toilets and changed trash. They were there for less than an hour. After move in, they changed my house number. No notice was given, no lease amendment was signed prior to change. I found out when I got back from visiting family. I then was told "It's not a big deal just call the companies to get everything fixed on your bills". it took an entire morning (4+ hours) to get things fixed, with no compensation. I still do not have my mail key and I have been here 3+ weeks. Every time I ask, they tell me to go to USPS & it's not their responsibility. I went to USPS and they did not have the keys which I told were dropped off. Still no mail. Overall, not a great first impression. I am military & move around a lot. I would not recommend this property management to future movers. I love the builder, Maurice. He is very kind & attentive, he's actually assisted more with the utility switches than anyone. The place is great, minus all of the things listed above. Moving across the country starting over again at a new duty station, this has been less than ideal. Very much added stress that could have been avoided. I believe they moved me in way too early. ******** Within an hour of posting this, they did reach out to me and were incredibly professional & attentive to my feedback. I was assured it was taken seriously, so I do believe these issues will be completely resolved for the next tenant.

I love the fact that they are proactive in recommending repairs to various parts of the house before it becomes very expensive to fix. In addition to the superb service they provided me, they have a top notched team who treats me like family. Everyone is very professional, respectful, and caring. One of the team member whom I've had the pleasure of working with over the years is Valerie Tillery. Valerie is very knowledgeable in real estate and property management. Whenever I have a question regarding my investment property, Valerie always responded quickly with clear answers to my questions. I've always felt that Valerie takes her time to make sure that any concerns or issues I have about my property is well addressed. Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. My experience as a property investor has been really stress-free with Mars Hill Realty managing my property. If you want a property management company that takes care of your property as if it's their own, you should consider working with Mars Hill Realty. I promise that you won't regret it.

Honestly the only person in management who is great to work with, aside from the leasing assistant who helped us move into the unit we have. Before renting, it is made known that YES these apartments are old. YES they are overpriced. YES they are deteriorating. But with good care by the tenants, they are a place to live. I went from living in luxury apartments on north side of ATX to this complex, while it is a change, its not as awful a nightmarish experience like most of these reviews. Even in those luxury apartments, not even open for 6 months there were cockroach and ant infestations, maintenanced (lol) by monthly pest control sprays. This one barely had any cockroaches! So, naturally in older apartments there will be visible issues. But Nick Cochring and his maintenance team are easy to contact and quick to address concerns or issues. Just know what you're buying into. Any questions or concerns, Nick Cockring is quick to "fix" and make sure his "team" is on point with maintenance requests. East university location is in a booming area, minutes away from downtown, walking distance from parks and across the street from gas stations, corner stores, and bars/restaurants. Also, surrounded in a good neighborhood. In. Not By. Nick Cockring is honestly a huge part of making the renting experience at EUA a great one, and, again, didn't request I mention his name in this review. Especially when addressing concerns and safety issues with other staff members. Which he also didn't ask I mention. I just did on my own. A huge thanks to Nick Cochrane for addressing concerns and pretending to care about this corner of the community.

As a tenant Steve is extremely passive aggressive to a childish degree and trying to request any maintenance work the few times we did in the two years we rented was always a hassle and an ordeal. He was so unpleasant to talk to I avoided it most of the two years we rented and luckily only had to do so a few times. During the buying process our realtors worked with him and through him the buyer and we had several delays due to him not getting paperwork ready in time and they complained to us several times how unhelpful he was during this process. They had worked with him before but never had the issues with communication and gettings things in on time like they did during our process.
