Living at East University Apartments is made a pleasure, courtesy of Nick Cochrane (who certainly did not request I use his name this explicitly). Honestly the only person in management who is great to work with, aside from the leasing assistant who helped us move into the unit we have. Before renting, it is made known that YES these apartments are old. YES they are overpriced. YES they are deteriorating. But with good care by the tenants, they are a place to live. I went from living in luxury apartments on north side of ATX to this complex, while it is a change, its not as awful a nightmarish experience like most of these reviews. Even in those luxury apartments, not even open for 6 months there were cockroach and ant infestations, maintenanced (lol) by monthly pest control sprays. This one barely had any cockroaches! So, naturally in older apartments there will be visible issues. But Nick Cochring and his maintenance team are easy to contact and quick to address concerns or issues. Just know what you're buying into. Any questions or concerns, Nick Cockring is quick to "fix" and make sure his "team" is on point with maintenance requests. East university location is in a booming area, minutes away from downtown, walking distance from parks and across the street from gas stations, corner stores, and bars/restaurants. Also, surrounded in a good neighborhood. In. Not By. Nick Cockring is honestly a huge part of making the renting experience at EUA a great one, and, again, didn't request I mention his name in this review. Especially when addressing concerns and safety issues with other staff members. Which he also didn't ask I mention. I just did on my own. I made the unfortunate mistake of leasing with campus & central. This was the first and the worst company I leased with in austin. I did not truly know how shady, dishonest, and disingenuous this office is until I moved out and leased with their competitors. I had numerous issues here including lack of maintenance, PESTS, unusable/broken amenities and appliances, unexplained charges, and a general disregard for tenant grievances and satisfaction. As soon as you sign the lease, you will become an afterthought. Living here was a bad experience, but at least I wouldn't have to worry about it once I moved.... OR SO I THOUGHT. They billed bogus charges "in excess" of the already very generous security deposit. That's when I thought "I've had enough" and here I am writing a yelp review. Nick cochrane. What can I say about the guy. Well he's the type to charge you $750 for a maid service when the maid service is $500. He's the type of guy to have multiple people paying him $50 for a wifi service that cost him $50 but if he's got 2-3 people paying that he's making money. He's a multi millionaire man child that over charges college kids. He's not responsive if you need something removed from your rent charges he'll respond 2-3 days later and say he took it off but still charge you the late fees. This is the absolute worst rental company to rent from. I moved into a $3,000 rental with mold, roaches, termite damage, a leaking fireplace, a balcony on the verge of collapse, water damage in the kitchen, unfinished parts of the bathrooms, they used my backyard as a dump and construction zone, and an outdated HVAC system that causes massive power bills. The rental company could care less and is investing tons of money to renovate the unoccupied Unit A on the property. If you are looking for a home for your college kid while they attend UT there are plenty of better options in this city that won't put your kid's health and safety at risk for top dollar. read more

Used them once for a family member on a West Campus property (Orange Tree condos). Broker, Robert Nick Cochrane, entered the property without prior notification to show prospective students with none of the residents present. From my surveillance cameras installed in the unit, he allowed the prospective renters tour the unit UNESCORTED. Numerous items were missing from the unit. Complained with video, he did not care. At the end of the lease term, found many excuses to keep the deposit for "Clean up". Took video and photos with time stamps before vacating unit at the end of the term. Took him to small claims court. He did not show up. Default judgment was filed against him. Complained to the Texas Real Estate Commission with documented ethics violations and deceit. Current placed on probationary status with Texas Real Estate Commission for other ethics violations. read more

DO NOT USE THIS COMPANY If I could give Campus and Central less than one star I would. I have never been lied to so many times by people who I WAS GIVING MONEY TO. I urge any one in West Campus to look elsewhere for living arrangements as living in one of C&C's properties will only cause you irritation and your hard earned money. Here's a rundown on some of the problems Nick and Campus and Central have: 1. Nick asked us to switch units so a previous tenant could stay in their apartment. We accommodated him because we were told the new place we were moving into was in the process of being remodeled and would have brand new appliances. We shouldn't have taken Nick up on this offer as when our move-in date arrived, the apartment was more than a week away from being finished. With no flooring in place, walls down, and all appliances missing. We were never given notice about the delay until we arrived to get our keys. If we didn't pester Nick and Company to finish up our apartment, it may have taken over a month to move in. We tried doing Nick a favor and he didn't return the courtesy. When we moved into the apartment, most appliances didn't work on top of the place being a complete mess (dust, paint marks, etc.). We were never compensated for this experience. 2. Campus and Central absolutely loves tacking on fees even when they are at fault in a situation. Multiple times we were charged months after for things that should have been brought to our attention in the past. Example: Being given a water bill that arrives months late because Campus and Central forgot to charge us until the next YEAR. For a company who's negligent consistently, they sure love acting like the negligence is on the customer. I'll also add that the negligence reached a new high when we put in a maintenance request to have our heater checked out during the dead of winter and didn't have someone come to look at it until TWO WEEKS LATER. 3. During the middle of the COVID pandemic, it was suggested that we let someone from Campus and Central in to our apartment in order to film a video for the company. This was in the middle of Austin's quarantine and stay at home order so not the best look for the company to suggest strangers coming into our apartment. 4. My roommate and I put down a security deposit close to two thousand dollars when moving in. Just recently we received three hundred of those dollars back, with the rest removed due to some of the most ridiculous charges I've ever seen. When we went to Campus and Central with our own set of evidence, they said they didn't need to see it, brushed our claims to the side, and continuously denied showing their own evidence when requested. You will not get your deposit back if you rent from them. Period. If an attorney was assigned to each tenant living in Campus & Central's properties, that lawyer would have an extended series of slam dunk cases again Nick and his gang. I'm moving forward with my life, as these people don't seem to budge when presented with logic or critical thinking. I encourage anyone who's gone through this to tell their story (and by the looks of the other reviews, people have been), as this behavior should be unacceptable for an area that caters to young adults looking for their first apartment. Nick, you're welcome for our money, but you can't take it with you to the next life so learn to work with people instead of taking advantage of them. I feel I owe these guys a review because I don't think my experience matched the low rating these guys have. It wasn't the best, and it wasn't the worst. We got our maintenance requests fulfilled. Generally, they took some time (few weeks at most), but not forever. I got my security deposit back. They weren't super friendly, nor were they downright rude. My roomate and I had early trouble when we first moved in- mistaken 'completed' work orders that were NOT done. The company also doubled leased our unit that took a couple of days to settle. I recently put in a work order for a kitchen sink clog that we were charged $120 in which Nick said his maintenance man charged for 2 hours when he was here for less than 15 minutes. This company is definitely on the shady side. Read your contract carefully. There are a ton of extra fees they will charge you at move out, even if you moved into a DUMP! We went to move our son into his apartment. His lease started on August 8th. We arrived on August 16th. The apartment had been taken down to the studs, the only appliance was a rusted out refrigerator, and the floor plan was not what we had agreed to lease. Nick promised the apartment would be ready by Wednesday. If they can get the tile down, paint the walls, install the appliances, fix the balcony (that no one should stand on even if fixed), and do all the other things in 3 days, you can expect the workmanship will suck. Absolutely horrible company . DO NOT RENT FROM HERE! The apartments are very old and all the landlord did was slap some white paint on the moldy walls and thinks that justifies the price. Rat infested walls , random walk ins without consent or warning and unjustified charges. If you are a student, especially, they will take advantage of you. If you try to discuss anything with them, they will ignore you and stick you with the charge . Thank you, Nick and Connie, for being absolutely rude and unprofessional people . This is in response to Nick's comment on my original review. I'm not going to deny our faults, one of my roommates always paid her rent late. However, my complaints have nothing to do with that. Here are my complaints. They practice POOR CUSTOMER SERVICE: About a month before we moved out, I emailed maintenance for something. A couple hours later I emailed them back because we didn't need them anymore however someone ended up coming. They charged us $30 for a "trip fee" that they claimed was in the lease. It wasn't so I fought it. Stacy admitted to her mistake and proceeded to claim that, "It is all a part of the grown up world we live in." I would put in a screen shot of the email just for proof, but I don't think I can. Anyway, I realized the establishment, if it can even be called so, ran an acquisitive business so I gave up on the fight. They are DISHONEST: After our second year with them, we were figuring out living situations and were expecting an email from them saying someone wanted to sign on. They claimed they emailed us, but we never got one. So we had to look for new places. They are DEVIOUS due to their greed: Getting our deposit back after the lease ended was a trip. I talked to Nick right before our lease ended about the deposit and he said that they usually get out their deposits before a month passes.Three months went by and they hadn't said a word. So I emailed Nick and the receptionist emailed me back offering to mail it to us, so I gave her an address. Two weeks pass and nothing. So I go to the office and it's just laying behind the front desk. And of course they're both (Stacy and Nick) acting as if nothing was the matter. Anyway, I get it and there's a bunch of bogus charges and he cleared most of them up (we got $250 rightfully back). The one charge I let them off on was the charge for balance fees from the ledger. I didn't try with that one because that summer there was some confusion with bills and such and we let some of those fees go on the deposit and I knew it would be difficult figuring that out. As a cherry on top, at the end of our lease we found out that Nick has lost his license to practice real estate here so many times that if he loses it one more time he can't get it back. *giggles* read more

I can't believe these people are still in business. There's a special place reserved for Nick and Laura Cochrane. Me and my roommate rented an apartment from them in 2002-2003 at Waterford. Without going into excruciating detail here were the highlights: 1. Added rules and fees throughout the year after the lease was signed 2. Refused to provide items specifically in the lease (ex washer and dryer) 3. Refused to replace bleached stained carpet THEN 4. Refused to return any security deposit sighting the stain on the carpet that was noted on the move-in condition form, and charging us for items THEIR cleaning service didn't do Terrible terrible company. I'd actually heard terrible things about Campus & Central Properties from a friend (a former customer of C&C) before I rented from this agency. But I went ahead anyway, thinking that the convenience and reasonable rent price for the apartment would outweigh any possible annoyances that I would face in dealing with them. Bad move. My roommate and I received a grand total of $270.00 back on our $1100.00 room damage deposit. I was absolutely dumbstruck when I saw the meager refund amount. So I went to UT legal services to ask if there was anything I could do. Turns out that legal services actually habitually warns students about Campus & Central. Apparently the agency has developed quite a reputation for itself (Nick Cochrane is known for his predatory practices on students, the lawyer said). Nice. Now my roommate and I are stuck in the long, drawn-out process of getting legal counsel on how to take them to small claims court. Great use of our time. Blegh. read more

Never in my life have I met such an unabashed soulless excuse for a human being as Nick of Campus and Central. He once decided that with two days notice, we had to get our own gas service turned on with the city. Never mind that we didn't have separate meters for each unit. We were supposed to decide who would turn it on and split the bills with whatever other tenants shared the building (2 units in one building, 3 in another). After a talk with the gas company, the Austin Tenants Council, and the Austin Postmaster's office (Nick, Nick, I though every high school graduate was aware that only properly stamped and posted mail can be placed in a mailbox. ), Mr. Cocrane backed down. But that was only one of his petty little tricks to wring any last dollar out of his tenants. I'd live in a box near Waller creek or a van by the river before I'd get legally involved with this bunch of carrion again. And rental agencies know about them. They jerk everyone around. read more

Ick. Ok so I dealt with campus and central properties my senior year of college. It's one thing to charge me a RIDICULOUS amount of money for sub par living situations (it's West Campus I expect it) but it's a whole other to be a complete jerk about it. I don't know who I dealt with, but he took my parents and me around looking at apartments and kept bragging about the cleanliness of his car, and the value and status of his car. We brushed it off as him being a cheesy pushy realtor. However, when we had questions for him it was like pulling teeth getting this dude off his phone. Once I made the mistake of signing a lease with them, my apartments sink flooded our entire apartment when my roommate and I were in studying. We returned home at 12 am to a FLOODED apartment. We called emergency maintenance. We were told they would come out, but if it was OUR fault the kitchen sink flooded we would be hit with the cost of the emergency maintenance man. PLEASE! I felt that this leasing office was unaccommodating throughout the entirety of my year-long lease. When we moved in, the floors were dirty, there were old abandoned bikes chained to fences, and there were several maintenance issues that had been neglected, including the HVAC system. The AC went out with the first month (mind you, this was August) and its took nearly two weeks to get fixed. The leasing office insisted routine yearly maintenance of the HVAC system was done, but it seemed obvious to me that this was a lie, as the repairs needed were quite extensive. We also had a pretty bad roach problem, which was not our fault, as there were gaping holes that led from the kitchen directly outside. They footed the bill for ONE exterminator to come spray the house, but this was only good for about two months. We were told after that that if we wanted it solved, it would be on us. The security deposit was supposed to be picked up by one of my roommates. They instead mailed all checks (I believe this was corporate mandated) and DID NOT notify us of this. When the check hadn't arrived, it took several days to figure out that they had mailed it to our previously leased address instead of a current one. It took another five days to get a reissued check, because they required US to contact the postal service to track down the check, even though it was their screw up. All in all, it was a very unpleasant experience for my roommates and I. I would highly recommend avoiding this company at all costs. read more

So I lived in a house managed by this property management team for two years, and I think that a third grader could have done a better job of keeping the property maintained effectively. All of the common areas had next to no air conditioning or heating, so during the summer it was always extremely hot and in the winters it was extremely cold. The kitchen, living room, dining room, were all very poorly insulated, they would only have about a 10 degree difference between the outside vs indoor temperatures. And when they finally installed new heating/cooling units they dripped anytime they were turned on, and made sure to bill us for the damage that their new AC units caused. A third of the bedrooms in the house had what they referred to as a central heating system, that did nothing to keep the bedrooms cold in the winter. They did give us some space heaters that looked like they were made in 1978, so hey props for trying. When we moved in, the house did not have a working stove, oven, or microwave; the dishwasher, refrigerator, and ice makers all did not work upon move in. They were eventually fixed after about two weeks. The house had 18 people living in it, all males. There were two sets of washing machines/dryers, neither of which were sturdy/built well enough to handle the use of nine college men. Eventually they replaced one of them with a new one, which was even worse. Not exaggerating at all: it could only handle four t-shirts at a time, adding a fifth shirt would cause the machine to stop before completing the full wash cycle. Just to give you an idea of the intelligence we dealt with, there was a gate in our backyard that led to a public alley that was quite often frequented by homeless people and the like. When we first moved in there was no gate at all, not a single bit of protection between our backyard and the alley. After about 6 months they finally installed a very low budget wooden gate. And put the latch, for the gate to OUR house, on the OUTSIDE of the gate that faced the alley. I have not a single clue as to what they were thinking or what the pros/cons were. It simply is inexcusable. This probably explains why four bicycles, all of which where chained up in the backyard to a sturdy immovable object, were stolen. It also is probably the cause of so much trash in our backyard, such as bottles of urine, cigarettes, and random clothing articles. All of which we were billed for since apparently we pee in bottles? Lastly, in an 18 bedroom house every single room in the house had very few outlets. And of those very few outlets only one per room had three prong receivers. So we could only plug in laptops, lamps, power strips, etc. into a single outlet in our rooms. Oh and two of the ceiling fans in two of the rooms never worked for two years, as in no light or fan turning on. The electrician came to look and try to fix it, but claimed that if he redirected some power to the fans for them to turn on, it would shut off the power completely in three of the other rooms and the bathroom. All in all they did satisfy the necessary requirements for the unit to be livable. I would recommend living anywhere else that does not have this property management team in charge, this should be an absolutely last resort option. Not to mention the ridiculous amounts they charge for sub par conditions. Play it safe and live elsewhere. Anywhere else, there's so many better options than having to deal with this pitiful excuse of a property management team. read more

Shady! ----- That said, I would not recommend C&CP to anyone who is looking for a place to live. I moved out in July of 2011...and it is nearly October 2012 and I still have not received my security deposit. MULTIPLE calls and emails between myself and Nick (the owner, who is EXTREMELY rude) later, and he promises to "look into it" and "call me back" because "checks were mailed out".....right. Living in the apartment was OK. But really, we were promised several things that never happened: gated entry (gate never closed), timely maintenance, friendly staff. -Even though the gate never closed, they still tried to fine me for "dead batteries" in the gate opener when I left. -Maintenance workers were HORRIBLE. I expect to be given respect. They came and fixed my sink and left the packaging in the parking lot and trash throughout my apartment. :/ Also came back to my door unlocked...thanks for that! -Office staff were FAR less than friendly, especially after I moved out. Nick is, by far, the most rude, arrogant guy I have met. This guy runs a crooked business off of unknowing young UT students. There is a ridiculous amount of turnover in the office, which makes resolving any issues lengthy and painful. I paid EVERYTHING on time (actually, I paid rent for entire semesters at a time), and they have done NOTHING but mess around since I moved out. read more

Okay, I know management companies (especially around the UT/West Campus area) are not known for their generosity and kindness, but C&C is notoriously terrible. I lived at the Waterford apartments (24th &Leon) for two years. I will begin with their actual management of the property. Our unit was not completely cleaned from the previous tenants upon our move-in. The elevator was not functional about 90% of the time during our two years. When I brought this to the attention of the leasing office, the property manager claimed that she was "new to this" and had recently gotten a permit for a freight elevator, and it would be functional soon. Two weeks later, the elevator worked... only to break down again in less than a week. While the courtyard area was kept fairly clean, the parking garage was not. Worst of all, returning to the garage after one weekend at home, my roommate found a pair of soiled boxers in the back of her corner parking spot. It began to reek and took 3 separate visits to the leasing office and a timespan of one month before someone finally came to dispose it!!! UGH. Also, be forewarned that C&C are parking permit Nazis. One of my roommates accidentally stuck her permit in the correct location but OUTSIDE the window, instead of inside...and her car was towed for "having an illegal permit" Apparently they did not recognize their own permit and called it fraudulent, stating that whoever she got the permit from had scammed her. They did not reimburse her towing fee, and when asked for evidence of why her car was towed, they told her they threw away the "fake" permit, had no pictures for evidence, and proceeded to ignore any further questions. Finally, even though we vacuumed & dusted the unit upon moving out, leaving it in the same condition we had inherited, we received ZERO of our $2400 deposit back. Campus and Central Properties is a TERRIBLE management company. All they want is your money, and they will find any way to get the most of it from you. Their staff are rude and irresponsible, and their upkeep of properties is pitiful. If you're looking at places to live in the West Campus area, my advice is to avoid any that are under this management company!!! read more

I'm a licensed Realtor in Austin, and helped 4 people in C&CP places. We never received the referral fees promised to us. They put us off for 7 months saying they would pay us, and then just completely stopped returning our calls and emails. I own property in West Campus, and I would NEVER consider having it be managed by Campus and Central. I can't imagine that any Realtor would ever work with them again, so it would be very difficult to find tenants for your property. This is such an unethical company. read more

Do not trust this guy. He will put you into a "lease" that has never been signed by the owner. You will find out after you've moved in (and after you've paid Nick the deposit, and first month's rent), that you actually do not have a lease at all and he has not been forwarding your payment to anyone. TL;DR: Unprofessional; borderline criminal behavior related to negligent maintenance; a lawyer who deals with landlord-tenant disputes claims they are the worst/most problematic property management company in the area; our real estate agent refuse to work with them because of the bad reputation; unethical return of security deposit. This company has blatantly terrible customer service and very poor property management. We could not get away from this company fast enough. Firstly, the attitude of the majority of the staff I interacted with was outright patronizing and dismissive. Virtually no professionalism displayed by anyone I interacted with. Secondly, they were negligent about maintenance and tenant safety to a near criminal level. Upon moving in, we documented numerous problems with the house including a lack of a fire extinguisher, broken doors, windows unable to be opened, and a large amount of trash left by previous tenants throughout the house (which also created a number of fire hazards in the attic). With regards to the broken doors, I am referring to exterior doors on the house that anyone could walk up to. We were not given a key to this door (not that it would have mattered; a toddler could have pushed them open) which had a different lock than the front door. After reporting it several times to maintenance, we sent a certified letter giving them a fixed time period over which to fix it or else there would be legal consequences. We consulted with a lawyer prior to sending this as well to make sure we went about this properly and were on the right side of the law (we were). He actually said that of all the property management companies he frequently dealt with through landlord-tenant disputes over the previous 20 years, Campus and Central was the worst. I suggest anyone considering signing a lease with this company consider his opinion. Finally, they began to respond...and it still took two months to get the doors replaced. The problems with the windows were never fixed; whoever painted the interior of the house used either cheap or watered down paint that formed a thick, tacky coating and sealed everything shut. It took an hour of hacking at the edges of the window with a screwdriver to get it open. There's a difference between being cost effective in property management and cheap. This was cheap. And don't even get me started about the time the chimney exterior collapsed, rodents got into the house, and they hardly acknowledged our maintenance request let alone brought in pest control. Thirdly, they only extended the opportunity to resign the lease for the next year after living in the property for only a month. They claimed that this was normal, which is totally false based when we signed and when the subsequent tenants signed. We signed the lease in July, moved in August, and were asked to resign in September. The subsequent tenants didn't sign until early the following year. While not unethical, this is pretty inconsiderate and certainly factored into our decision to leave. It also probably leads to high tenant turnover throughout their properties. When we went to a real estate agent to look for a new property the following spring and said we were trying to get away from a Campus & Central managed property, he said that wasn't a problem because he refused to work with them due to their terrible reputation within the property management business there. Last but certainly not least, they were unethical about returning our substantial security deposit (excluding some ridiculous fees that are required to be paid by the lease). My roommates and I were extremely clean. We never once had a party in the house and cleaned quite frequently. There were no carpets in the house, all hardwood. Upon leaving, we were fined a $250 "deep cleaning fee" on top of the $100 required cleaning fee in the lease. When we inquired, we were never given an explanation. We tried over phone and email. Considering our busy, generally inflexible work hours and their office hours, it was not feasible to go in person. Furthermore, we were find some ridiculous fee for changing the AC filters (it was a $10 filter; we were charged something like $50) even though we changed the filters on the last day we moved out. There were so many additional fees that were uncalled for that I just get a headache. All in all, we lost over 50% of the security deposit on bogus fees. Bottom line, avoid Campus & Central at all costs. It's a sleazy business that has garnered a terrible reputation among legal and real estate professionals over the past several decades. read more

During my two year lease with them several issues arose in which they were extremely difficult to deal with and very unhelpful. They have a horrible turnover rate with their employees and awful communication within the company, making every contact with them extraordinarily difficult. The following were the worst issues: (1) My air conditioning stopped working in the middle of the summer and was not fixed for a week. The only reason it ever was fixed in the end was because I personally looked up the owners to my unit and contacted them about the issue. My apartment, in the Texas heat, was completely unlivable during this time. (2) My hot water stopped working and was not fixed for a month. While it may not appear to be a huge issue at first glance, this was horrific. The final and most infuriating issue has come about recently. I have been out of the property for a month and a half now and have still not received my security deposit back. Despite my weekly phone calls to resolve this issue, this company remains completely unhelpful and refuses to take necessary steps to get my check to me. This is a violation of Texas landlord law which requires a landlord to return a security deposit within 30 days of the tenant's departure from the property. I highly recommend against working with this company. read more

The WORST move-in experience I've ever had! Even though we picked up our apartment keys from Campus and Central Properties, they failed to tell me and my roommates that our unit had been sold to a new management company, leading to the biggest headache ever. When we moved in, our apartment was in horrible condition, health hazards everywhere with abundant mold on the air vents and air filters resembling thick carpet, as they had never been changed. In addition to the health safety issues making unlivable conditions, we had no peephole, concealed deadbolt, or latch required by Texas law, making us feel very unsafe and uncomfortable at night. Other things like holes in the wall, a curtain rod hanging vertically, clogged sinks and showers, and a broken washing machine were waiting for us when we arrived. When we tried to use the dryer, we found a condom laying in it; had no one even walked through our apartment?! After writing all of the things that needed attention, we reached out to Campus and Central Properties, who blew us off and wasn't until we came to talk to them in person to which they told us they didn't own our unit anymore. What made it worse was that they promised to work on fixing things when we first contacted them, meaning we waited for them and wasted time until we investigated more and found out on our own they had sold our unit. Campus and Central Properties was extremely unprofessional with their communication, property management, and problem solving. If you're looking for an apartment, lease from the slightly more expensive Quarters because at least their management has it together and repairs are made in a timely manner. All of the things we experienced would have been unthinkable under their watch. read more

This is a terrible, terrible management company. Not only was I swindled out of time and money, both the tenants on either side of me were as well. I highly recommend finding ANY other apartment locator service or management company to deal with OTHER THAN THIS ONE. Don't believe the customer service people that work there... and please, no matter what stage in the process you are in potentially dealing with them, BACK OUT OF IT, as soon as possible. You will be caused a great deal of stress and anguish at their inability to: follow through as contracted, return any admin or maintenance calls, or return money that they owe to you. I had the disgusting pleasure of meeting Nick Cochrane whe he brought a perspective renter to my property. I have never witnessed someone be as rude and pushy towards their own "client" as Nick Cochrane was. He looked like an abusive husband telling his wife what she will and won't look at. Typical "Guido" douche bag. Scenario: The initial greeting informed me that the renter is looking for washer and dryer connections in a 1br. I informed the prospective renter and Nick Cochrane that we only have connections in a 2br, however we do have 2 laundry facilities on property to accomodate her needs. Nick took a step back to answer his phone and she immediately responded that she would like to see an apt, because the price is good and the Washer/Dryer connects is not a deal breaker. We began to discuss other details and fill out a guest card, all the while Nick Cochrane was on his cell phone, pacing behind her chair, discussing his evening plans. He then hung up his phone and told her not to continue with the guest card, because he knew of places that had washer and dryer connects in a 1br. (If he knew of better locations, why waste her time at the wrong place for her?) She hesitated and looked confused, but again he re-iterated for her to come on. She shook my hand, said thank you with blushed cheeks, an embarrassed demeanor and left my office. Now, I have seen husbands, boyfriends, and definately wives and girlfriends be so blunt, but when its their home and prefferences that matter. Never in my time in this industry have I seen a locator/realtor dominate a client and her search for a home. I felt for her so much I made it a point to get out to the parking lot before they left, just to get a business card so I could post this review and spell names correctly. I highly suggest not to call or have any association with Nick Cochrane / Campus & Central Properties. From the reviews I have read myself, it looks as though I am not alone. I have leased with campus and central properties for 2 years. One year ago, the staff was absolutely terrible and I had countless problems with them. But they have a completely new staff that I love. They are so professional and helpful and it's a major turn around. I'm so happy with all of the improvements and professionalism there due to the new staff. There are some pretty bad reviews on here, but I'm pretty sure they are about the old staff from 2012. read more

Pretty much the worst. Bought a conversion condo from Nick without a Certificate of Occupancy. This is to ensure the home is safe and up to code. He continues to ignore the issue and I would be surprised if we ever got one. CCP managed our HOA for a while and it was a disaster. read more

TERRIBLE, DO NOT LEASE WITH THEM IF YOU HAVE OTHER OPTIONS! I leased with C&C Properties who manages "GAZEBO HOA" for a year and it was the worst experience I've ever had. The main guy is just plain rude and unprofessional. I had to speak to him on several occasions to remind him that when I moved in the place was in really bad condition.Dirty floors, broken mirror in the bedroom, screen door missing, counter top in kitchen broken, all cabinets were messed up and dishwasher didn't work (FIRST DAY I MOVED IN) and the only thing they fixed was the screen door. Oh and I never got my laundry room key. I complained numerous times to the receptionist who also is not really all that helpful. If you have issues they expect you to fix everything yourself! They charge the same prices as a renovated apartment with brand new appliances. Also pest control isn't a thing for them. The lady who manages the utilities decided to send 3 months worth of light bills at the same time because she forgot to bill them! This is what I mean by unprofessional, they are always slacking and taking their time and could care less about the tenant! On top of all this, THEY SHOW YOUR APARTMENT TO FUTURE TENANTS WHILE LIVING THERE! Expect plenty of knocks on your doors. I could go on with complaints, but the best is when I moved out, I cleaned the place up and down even took apart the stove and fridge, only to get charged $286 in " HEAVY CLEANING FEES" When they returned the deposit the amount on the check was a joke. I felt like I needed to write a review after all of the scathing ones below. Honestly, I've been much happier with C&C than I have been with any of the other places I've stayed in West Campus. I'm currently in the last 3 months of my 18 month lease and have never had any issues with them as a company. Sure, I live in an older unit and there has been some need for maintenance work but they are always incredibly prompt (usually within a couple of hours, the same day that I put in the request: ALWAYS). I haven't moved out yet so I can't speak to the comments about getting your security deposit back but I will say that this has been the most pleasant rental experience I've had by far. My sons leased from this compayny last year. On move-out, they were told they didn't need to be there for the walk-through on move out. Two months later, I'm calling to find out where our security deposit is and they come up with all kind of charges and I actually owe them money now. If you deal with this company, take pictures before you move in and take pictures when you move out. They will screw you if you don't. read more

I see a lot of mixed reviews here, but my realtor Jesse, was helpful to me and found a unit in a desirable location close to campus for an affordable price. The unit was clean upon move in and in overall good condition. Campus&Central found me this unit relatively last minute which was impressive in a market where most units/properties have to be leased more than a year or so in advance. Would recommend! read more

They are the absolute worst. The tacky "property manager", Nick and his wife... the worst people ever. They absolutely do not care about you and just care about taking your money. They have complaints with the BBB, lawsuits, you name it. I know the property manager constantly talks shit about the tenants and ignores their requests. She thinks she is better than all the tenants and is extremely condescending to them because they are students and 'live on their parents money' and thinks they are stupid. The truth is not all of them live on their parents money, and most or all are probably smarter than her. She is also known for being rude and nasty with kids' parents too (the guarantors in most cases). They manage way too many properties and have it in the hands of a horrible, uneducated, trashy person with no values who cannot handle the job. As for Nick and his wife, even though they might drive nice cars and might look like they aren't trash, they are just as shitty as Zephyr, the property manager. They do not care about you and just want to take your money. Unethical, selfish, and greedy. They charge crazy fees and do not know how to run a proper business with good business ethics. They hide unnecessary fees in your contract, which if you do not read it thoroughly, you are screwed. Fees you will not find in a normal lease with a normal management company. They will tell you it is standard in west campus and that that is how things are here, but it is absolutely not true! There are many other companies you can lease from that will do a better job, will care about you, and give you the proper customer service you deserve as a paying tenant. I feel sorry for the older man, which I believe is Nick's dad, because he seems genuinely nice. These people are the worst, be warned!! DO NOT lease a property managed by them, please! You will live a nightmare all year long if you do! Also, if you already have leased a property with them, be prepared to never receive your deposit back! If you do, it will probably be months after your lease is over. A lot of management companies here in Austin aren't perfect and have bad reviews here and there, but trust me, ANY OTHER ONE IS BETTER THAN THIS ONE. read more

After entering the unit, it was obvious that it had not been cleaned. Placed a call (1 of many to C&C) and was blown off stating that perhaps it had not received any touch up paint. The filth was beyond touch up paint, it had never been cleaned. This delayed our move in day by 24 hours, which resulted in another nights hotel stay. One of the managers admitted that they were aware the unit had not been cleaned. I do not know how the other property management companies are in the UT/West campus area, but if at all possible, DO NOT use this one. It's a shame that they can continue to provide such horrible service to students that need a place to stay. read more
