We had a 21-year-old Rheem water heater that was still doing okay but had never been serviced, so we didn't want to push our luck. I got four bids. The Rheem estimate from the big box store was ridiculous; the teaser price went up by 50% once they actually itemized the install. Emerald City's came in comparable to our usual plumber, but with the added benefit of getting another Rheem instead of a different brand and adding an automatic shut-off in case of leaks. Emerald City partners with McClendon Home Services for the water heater installs. Jesse and Aaron were on time and professional. Jesse checked our meter at the street and explained why we didn't need an expansion tank and, in fact, why having one could unnecessarily increase our water bill. We now have a 10-year parts-and-labor warranty and peace of mind. We also got an estimate for windows, but unfortunately Emerald City doesn't currently provide exterior painting services. We still might loop back with them in the future for first-floor windows where we could paint the trim ourselves. Overall, we're happy with the communication, customer service, and value. read more

Very responsive and quickly came out to estimate our project. Their estimate was a million miles north of what we expected, so we declined. We expected the cost of a French door replacement to be no more than $6k, but their estimate was almost $14k. I have no doubt their work would be top-notch, but $14k to replace a French door? Emerald City replaced the picture window in our 70-yr old house in Tacoma with a beautiful tempered and energy-efficient glass. The old window was a large single pane which allowed the cold temperatures to transfer into the house. Now it's easier to keep our living room warm in the winter, with no cold drafts coming from the front window and door. This was a complex window-and-door installation, and the final workmanship is very good. The overall process took a couple months from ordering the custom-sized window and waiting for delivery, but there were no surprises. Delay delay. Windows are not plumb and hard to open. Door screen requires two hands to tug it open. Sloppy work debris with safety hazards left. 4 mo still finding screws and metal shavings left in gravel driveway. This is a late review, but thought it necessary. Emerald City Energy replaced all of our upstairs front windows a few years ago with new Milgard ones, some of which were double-hung, others just picture. There was a little miscommunication on what to expect in terms of the finished state of the windows (sounds like there was a flyer that explained this that I just did not receive), but they were very responsive and very willing to accommodate additional site visits to help make me feel satisfied. While I may have been annoyed at the time, the windows look great now and we were happy we went with them. I recall the price was reasonable and competitive with other quotes we received. I had our remaining 4 front windows replaced by Emerald City February 2016 (they did our other windows in 2012). One was a family room window (120 x 30 inch) divided into 3 with the center one a slider, 2 bedroom windows that slide up from the bottom (42 x 48 inches) and a large living room window (30 x 54 inches). The living room window had been divided into 6 panes the same size. This was replaced with two 30 inch wide single hung windows on the sides and a 60 inch picture window in the middle. They all look fantastic! They included a Puget Sound Energy discount that I wasn't aware of and a discount for Angie's List member which I am. New double pane windows are thicker than the old single pane windows so make sure they cut back into the frame so the new ones don't stick out in front (especially if it's on the side of the house that gets the most rain). Emerald City Energy had the best bid of 3 bids and did an excellent job. We paid half down and the balance when the work was done. read more

The price was about average compared to what other contractors asked for. The manufacturer they order doors from, Therma-Tru, makes great doors, as I have learned since the installation day. The installer, Peter, worked quietly and efficiently but was courteous and friendly when I asked him a bunch of questions. His craftsmanship was top notch: the door, trimming, frame--everything that's part of a door and its installation--was done with superior attention to detail and, considering the amount of work done, very quickly. One moment I see our old, ugly door; soon thereafter, I am looking at a gaping hole where the door and frame used to be; and perhaps another hour (two?) later--there's this magnificent modern door in a wide, solid frame. The three-point mechanism works like a dream. I enjoy how rugged and reassuring the handle and deadbolt feel and sound! The entire experience completely exceeded my expectations. We had 12 windows replaced in our home with vinyl CertainTeed replacements from Emerald City in 2007. I regret my purchase for both the product & installation for the following reasons: Windows - 1. Half of the single hung windows are so loose that the balance springs regularly pop out. We've learned which windows we can safely open and which ones we cannot. 2. Creaky in the wind. We get a lot of wind here in North Bend and these windows make a lot of creaky noises under windy conditions. 3. One of the windows seals broke. Fortunately, the company quickly replaced the failed unit. 4. Vinyl - There are numerous environmental factors which make vinyl a poor choice. Installation - 1. No Flashing - Very soon after installation, I had to add metal flashing above most of the windows (the ones without overhangs above) to prevent water from leaking in. Furthermore, there was no flashing under the "frame" that they added so the only water barrier is caulk. 2. Poor "framing" - Just 7 years after installation, I noticed while re-caulking the exterior that the bottom piece of the frame (just below the weep holes) was allowing water penetration. In some places the water damage extended beyond the frame to the siding and sheathing underneath. The type of installation that was done did nothing to promotes water flow to the outside. 3. Poor Caulking - Both inside and outside, the chalk has cracked/failed in several places. 4. Cheap primed frames - For whatever reason, the "frame" that was added did not hold paint very well. I've painted them at least twice in 7 years. These window replacements may work well in some areas for buildings with large overhangs but with the amount of wind driven rain that we get in North Bend/Snoqualmie, either steer clear of them or be prepared to do plenty of maintenance. I'm now convinced that windows should only be replaced in conjunction with redoing the siding so that it can be done with the proper flashing. read more

I hired Emerald City Energy to replace a large run down old aluminum window from the 80's with a set of three double-hung wood/fiberglass windows that were more in the style of the original (1922) look of our house. We also had them install a new fiberglass front door. The experience was very good. The salesman was great. He wasn't pushing anything (or at least I didn't pick up on it if he was) and wasn't using any pressure techniques. Once the installation date came they did a great job installing the windows and matching the original trim of the house. I had them come back to touch up the trim about a month later and they fixed it with zero BS. The guys were up there on ladders with heavy glass while the power was out and trees were swaying all around them! They acted like it was just another day's work--no big deal.
