The only reason this entity exists, is so Diana Baribeau (one of the ladies) can have something to do, so she can stay out of her husbands hair while he trys to do his job (Baribeau Real Estate and Appraisals). The relationship started with me having to pay an application fee before I was even able to look at any of their properties. Great way to start a relationship. During my lease, I was never trusted about any issues or concerns I brought to their attention about the home. We were always second guessed. Awful feeling when trying to live in a home you are paying a pretty penny for. The end of my lease was a mess. No communication from their end, and when I was able to get communication, it had to be face to face, with me making the initiative to go to their office...then I was screamed at for 45 minutes and told to go ahead and get a lawyer. Left a really good impression of the business I had given them for a full year.

After calling the owners they hired a cleaner who came out and tidied up but i still had to scrub and bleach the dishwasher several times to clean it as well as the toilets and showers. She changed how she received rent a couple times with very little information provided to Me, was hard to reach when i had questions and continuously sassy. Now I am moved out and she is attempting to charge me 600$ to paint a small room and hallway. The home in total is only 1500 sqft. She is trying to grossly Overcharge me. I had touched up the paint in those areas but she wasn't satisfied with the colormatch. To be clear the home had tons of scuffs, marks, and bail holes (that were NOT patched up) all over the walls when we moved in. Now she is trying to have me cover the cost for painting the entirety of the rooms because they're "unpresentable" with paint touch up Marks....(they were in first place!) I would never work with this woman again nor would I ever hire her to manage a property. The home was spotless when we moved out, and looked exceedingly better than when we received it. Not to Mention we landscaped the yard and added weed barrier and mulch and improved the home while we lived there. No good deed. Here's the areas she is wanting to charge me for. She is unjust and unfairly treating me. The home should have been repainted in the first place if she wanted pristine walls on move out.

Rented a house in Falmouth for August '23 through Labor Day from this agency. It was billed by the…read moreagent, Adam Shapiro, as "the Greenwich of Portland". As it turns out, the house sits right next to a busy parking lot for a beach with dirty water that smells like sewerage at low tide. Cars sit idling in the lot until 3 or 4 in the morning every night; it feels unsafe having them there. The front door lock is very difficult to close and the lock is not solid, offering very little security. The lower floor of the house reeks so badly of dampness and mildew that everyone had to move upstairs; the mildew smell in the bedrooms downstairs is overpowering. When I told Apex about this, they refused to come to the house to get an idea of how badly the moisture has affected that level of the house. The upper level of the house also has a terrible problem with moisture and a mildew smell. Upstairs shower stall smells moldy and damp, towels turn mildewy after 1 use because of the humidity problem in the house. The dishwasher failed to turn on and run the cycle. Apex sent the cleaning person over and she was unable to do anything. They were no help at all, it was just "no, no, no" from them. The oven light stays on no matter what, you have to push it closed forcefully, but then the light just goes back on after a few seconds. The electric window blinds stopped working 1 week into our stay; they had to send a tech over to recharge the motors, which took an hour of my time and attention. I checked out of the house August 23, almost 2 weeks early because I didn't; feel safe there and because the house smelled so bad. The agent, Adam Shapiro, did not reply to any of my texts or calls informing him of this; he just took the money and ran

We extended the contract on the understanding there would be flexibility, so were surprised by a…read morerequest for $ 3350 to terminate at the end of the original 6 month lease. We were surprised as there was no provision for this in the lease nor in Maine law. Another tenant was lined up, Apex tried to block the tenant until we paid $ 3350. This fee included $ 1950 of agents fees (a double dip - Apex would charge this again with respect to the new tenant), a $ 250 credit check on the new tenant and $ 1250 rent shortage. The dispute was inflamed by lengthy late night emails from Chris at Apex. On legal advice we declined to pay the spurious charges as they had no basis in contract nor Maine law. Fortunately, Apex pulled this stunt prior to our last months rent going out hence we remained in control of our money. We paid the rent difference, we paid for cleaning, we left the property in excellent condition. I would recommend to avoid Apex as a landlord or as a renter. If you have to rent from them, don't set up automated rent payments. Don't expect resolution of issues in the property. If you're a landlord, you should think carefully about the losses you could incur if your tenants depart on acrimonious terms due to provocation by your agent. And they charge you 20% for this!

Richard is often a little slow on the uptake. He writes very poorly, often missing grammar cues and spelling, so his emails are hard to follow and disjointed. This is only an annoyance more than anything, but when it comes to actually writing up a contract, proper wording and grammar is very important. Small mistakes can be a serious liability. I would hope this has not gotten him into trouble in the past but I wouldn't doubt if it has. Further, when it comes to situations between buyer and seller, Richard tends to either get in the way or escalate situations rather than de-escalate. It is a mystery what his intentions are - I would often get the sense he just wants to be seen and heard. Overall, your best bet in any transaction he happens to be involved in, is leaving him by the wayside and getting the job done yourself. I don't think he has poor intentions, he is just kinda dumb. My recommendation: avoid, avoid, avoid. If you can't avoid and are stuck with him in a transaction, just be more alert and aware than you might be normally. There are a lot of other brokers in this part of Maine, so hopefully you never have to deal with him like I have.
