Check their BBB rating before you read this review (I'll save you time, it's an F) This is the absolute worst company I have ever dealt with. I have seen multiple reviews calling them scammers, and that they certainly are. While they do mention in the contract you will get charged $75 for declining showings, (while you still live there) they fail to mention you will receive requests for showings within the next 30 minutes.... Not to mention the fact you will have zero access to the showings portal to reschedule these request. Lastly, If you ever need to contact someone at this company, don't even bother. DO NOT TRUST THESE SCAMMERS!!! I was supposed to move into a duplex in Euless (2802 Brittany) last week (6/14/22) however upon receiving the keys it was clear that this residence is infested with roaches. The duplex also has not been painted in God knows how long and the whole place was dirty upon move in. Let's start from the beginning...I applied for this roach nest in the beginning of May. It took WEEKS to get me approved and to get some actual communication with these so called professionals. I am a well qualified tenant so why it took so long is beyond me. The duplex wasn't available until June 14th but I was okay with that since it was the perfect location for me. On June 14th, 2022, I was called by Colten (unexperienced agent) before I made it to the property to let me know that they found 'one roach and that the exterminator is on-site to spray'. Bells started going off immediately. When arriving, Colten quickly ran through the paperwork and took off so there I was left with the exterminator and a dirty, unkempt property. As I'm going from room to room with the exterminator, I'm counting roach after roach after roach. When he moved the refrigerator and I saw the amount of roaches, I knew that there was something deeply wrong. Even the exterminator said he couldn't believe these idiots gave me the keys with the place looking the way it does!! They promised to 'fix' the infestation in a couple days but honey, it would take weeks for me to feel comfortable enough to even lay my head there. After 3 days, I decided to turn in my keys and demand a termination of the lease. **I have plenty of evidence to back up these claims** I was able to get most of my money back minus $825 for 'early termination fees'. ABSOLUTE BS. They have cost me over a $1500 dollars since this nightmare began and to be honest, I really don't think they care. I will be reporting them to multiple agencies to include the BBB. Slum lords is exactly what they are. Do yourself a favor and HEED these warnings from other victims. I definitely wish I had. read more

If I could give 0 stars i would. My boyfriend and I applied for one of their properties. During the application process they informed my job I would be moving before I had told them (because the paystubs weren't proof enough i was employed??) AND they REQUIRED we give our current living situation a notice to vacate before they would process our application. After nearly a month of back and forth giving them everything they need, we were declined the house. I understand why we were declined. I'm sure there were better qualified candidates, but I am about to be jobless and without somewhere to live because of their ridiculous application process and the length of time it took to get an answer. read more

I loved living in the property I rented, but it turns out I only liked staying there because this horrible company didn't own it. I can't imagine anything they actually own and manage is worth even glancing at. No one answers the phone on a consistent basis... if you need to speak to someone be prepared to NEVER be able to get ahold of them. - slow to no responses to anything that isn't email. When you do get a response there is a complete lack of professionalism in emails. Enjoy getting things forwarded to you with no explanation or expectation. When you do speak to someone they just send you to someone else to never hear back. No one is responsible for anything at this business. Lackluster response to maintenance requests... I had several requests just closed with no response. All in all the worst property management company I've ever dealt with. Having managed a real estate office for 4 years I honestly expected better service from a company that can be seen as competition, but having used their services myself... I have no fear of anyone ever choosing this business for its good work or solid customer skills. I've been working with this company for a little over a year now on a property I own in Keller. Some of the nicest people I've ever had the pleasure to deal with. My property has had it's share of problems but they are quick and fair with repairs that needed to be done. I don't recognize the company being described in some of the other reviews. They are always available to answer my calls and genuinely seem to have my best interests in mind. Remember, people are much more likely to complain than they are to compliment. read more

The worst experience we have ever had with a Management Company. Don't rent any property from them. Since we moved in they have been very unprofessional (missing the garage remotes, no instructions about how to run equipments and appliances, including the pool etc...) When we left the house we had rented 12 months before, we were the last tenant before the Landlord's move in. Being aware of that the MC did an inspection (that I promise, they did not do with the former tenant) and charged to replace old staff and missing parts that were already like that when we first moved in (Toilet seats, door stops, paint, drawers in the closet...). As "strongly recommended" we also used their preferred carpet cleaner but, since we selected our trusted company for the house cleaning, they charged us for that. I assume they know that calling an attorney and sue them is more expensive of what they deduct from your deposit; so basic there is no chance to get your money back! read more

I rented from ERPM for 5 years and was never late with a payment (even during a pandemic) and kept the property up during this time. They proceeded to screw me out of my deposit after I left claiming they had to paint the nail holes I patched after moving out. They even charged over $300 for cleaning (which we did) and $75 for weed eating along the house on 1 side. They were all nice while being an excellent tenant but will find any fabricated way to keep your deposit. Do not rent from them, just another greedy property mgt company. read more

I rented from Emerald for two years ending on October of 2016. During this time my family had no heat or AC. They were always ordering the parts and that was always the answer I was given. The home was destroyed due to foundation problems and by the time I had to leave there was a one inch hole in the celling. I had to use firewood to stay warm, and buy window A/C's to keep the kids rooms cool. In the end they took all of my security deposit, and placed me in collections for $1,295 with no proof of repair. They told me to get a lawyer to request the information. I am a five time combat vet, and current federal officer putting my life on the line to help the community. These people should not be able to do this to people. Please stay away from the company. If you are in the same boat I recommend you contact the BBB. My complaint # with them is 12154548. read more

This is hands down the best rental company I have used. I have been at my current residence for a year, and every time I needed something checked out, Emerald responded immediately. They had whatever company out to inspect and repair any issue and have even called to make sure that I WAS HAPPY with the services rendered. Horrible management company to say the very best. The apartment/condo I moved in should have probably been condemned by the state health department as there were SEVERAL inconsistencies. From day one the residence was infested with cockroaches, to which I had to have an exterminator come set bait and spray the residence. The cabinets were falling apart and off the hinges, and several of the household appliances (washer, dryer, kitchen stove exhaust fan) were in disrepair. Light bulbs were non-functional and the air filter had not been changed. Upon my arrival the residence had not been cleaned and even simple things as replacing the repulsive defecation stained toilet seat were not handled. Several holes were found in the walls in bother the kitchen and laundry rooms. About 4 months of my occupying the residence I had a mouse infestation where approximately 5 mice were able to enter the residence through the aforementioned holes and were noticed to be running about the residence. Numerous calls were placed to the Emerald Residential in regards to the mice problem as well as the aforementioned broken appliances to no avail. This meant I had the daunting task of trapping and disposing of said mice myself. At the end of my lease I was provided a 30 day notice to vacate as the owners had planned to take up residence again. The deposit on the unit was $800.00 and Emerald Residential charged me for the cost of new light bulbs, repairs made to the cabinets which had been damaged by the previous tenant, as well as repairs to the already damaged appliances. CONSUMER BEWARE, if you are looking for a property management company that serves to only collect rent and reply to service needs then by all means Emerald Residential is the place for you. A perfect example of their lackadaisical attitude toward their "clients" is displayed when you visit the office in Colleyville, as no one is there to greet you or ask if you need help. The employees will literally see you come in, and continue to eat, talk and sit at their desks not bothering to ask if you need assistance Several other reviews on this company indicate the lack of management, and general inconsistent business practices displayed by Emerald Residential. This is the worst company with horrible greedy people. They will not fix anything without giving you a hard time. And then take a very long time to do it. Very rude. Talk to their service vendors about the tenant( bad mouthing). Completely unprofessional. I recently gave my notice to move after over three years of trying to work with them. They want to show the property like three times a day while I am still living here to prospective tenants because they are so greedy. They want me to have a carpet steamed clean that has seen so much wear and tear you can feel the nails around the edges. I have been told that if I don't allow realtors to show the property while I live here which I have paid though the end of the month they will charge me 50 dollars for every time someone comes out. The place is not even show ready and some of the realtors have actually complained and said they want no affiliation with this group. The property was originally rented to me by the owners sister and once I started asking about the repairs she promised she transferred the property to this company conveniently. I believe it was the plan all along because I never would have rented from a property management company. The people with maybe exception of one are just horrible to deal with. You would think they are paying you instead of you paying them that is how bad their attitudes are. Never again in life will I deal directly with a property management company. And get this, they wanted to put a lock box on the door while me and my family are still living here yet they have a clause that says that they are not responsible for any harm coming to a person or theft. This company has poor communication skills and customer service. We recently relocated to Texas and online the house looks nice-but when we moved in the rental house was very dirty dog hair everywhere, dust everywhere, very nasty carpets (carpets looked very used and abused-stained and overall needed to be sanitized and needed a deep cleaning, carpet should have been ripped up and replaced with new. I had to shampoo the carpets by hand and the water came out black! DISGUSTING! While we lived there I called and went to their office to get back door handle replaced because the lock broke-no one ever returns calls or emails for repairs. We were great renters-on time rental payments and took care of the place. We recently moved out and it took a month to get our deposit back-to find out they kept more over half of our deposit -fees were ridiculous! Some of the things on the list-were already issues with the house. We have 2 dogs-so they are blaming us for the issues- I have called several times and left couple messages for them to call me back to explain to me why they kept half of the deposit. These people are greedy and unfair -poor customer service. Very unreliable and not trustworthy. Luckily we will not have to rent anymore because we purchased a home. read more
