Terrible management and complete lack of accountability. The building is poorly maintained, maintenance requests go unanswered, common areas are neglected, and essential equipment is constantly failing. Doors are broken, woodwork is deteriorating, and overall upkeep is unacceptable. Read the reviews. I reported a possible leak in the foundation of one of the complex's buildings. I was told it was my responsibility to fix it. I laughed, told them I want that in writing so that the owners of the condos affected would not sue me when I open their walls and broke open the concrete in their homes. Lordon seems to only know how to collect the HOA monthly fees and pay themselves without providing the services they're paid to do. I've sent several emails regarding cars illegally parked in the alleys for long periods of time. They have yet to address the landscaping that's long overdo (overgrown grass, trees aren't trimmed etc). The fascia on my property hasn't been repaired for the past several years. It is shocking how little this management company has done with the adequate funds paid monthly by home owners and renters alike in THE BLUFFS community of Coyote Hills located in Fullerton! Why is the pool lock not removed post Governor Newsom's call to re open the state and suspend all "recommendations for HOA and other associations?" Where were was the reservation time slots to enjoy the pool in a respectful manner? Where is the COVID -19 release Waiver for the community so amenities could be utilized? Why dis we get told it's too costly to re open the pool but we paid for a cleaning crew to wipe down pool furniture? Why was our kids park open the ENTIRE stay at home order and never closed off but the pool was. - did you know I counted an average of 3 families with 1-3 children played at the park at least 5 days a week!!! Why os our pool still closed 6/20/2021?????? I will be requesting a full refund for the amenities not used for the last 1 year and 3 months. Why has the Management company not implemented protocol to open our pool safely? Spare us the bureaucracy and take action! What a joke Lordon Management is. You have not help fix the broken segment walkways that are breaking off In Chunks by the park, no one changes the burnt out lightbulbs in the alley and walkways, in addition the sprinklers are wasting 40,000 gallons of water on spraying dirt that won't grow grass or other plants. The basketball court has a new net that a resident went to the store and paid for out of if their own pocket so their children could play ball. When is enough turning a blind eye to enough. Lordon management t is not managing our property and we should remove them from their duties and hire the Irvine group or at least a more qualified management company. Worst management company. They lack professionalism and are will def give you a run around. They don't follow the bi-law. Ruth is one that is not helpful at all and very un-professional. She doesn't respond in a timely manner and makes up false responses to emails to get you to stop messaging her such as "we drove by the property etc" when in reality they didn't drive by or look at it just so she doesn't have to do any work. She will def give you a run around when you're sending her emails to get things done and when it happens again, she will just repeat herself and ask you to do the same thing again. No matter how many times you look at it, 2+2 doesn't equal 5! I would def give this company 0 stars if I could. This company will def make the property or your community go downhill very fast since they don't keep up with their end of the rules and regulations but expect you to keep up with yours. Lordon Management has been quick to respond to any concerns/questions that our HOA Members and Board in San Juan Capistrano have forwarded to our Community's Associate Manager for a response. 2 weeks, 3 emails, 2 voicemails...no reply. Where my family and I live we have a home being used as a half way house. We live in Anaheim Hills! My property is located in northwood park. My tenant had an issue with a vehicle, we recieved warnings in the begining it was justified but after few weeks my tenant has fixed the issue. But still we recieved very high fines. I had placed a call, Devon Nichols, Community Association Manager, answered. I was about to go all out on the company, but Devon wss so courteous and professional that i never had a chamce not did i need to attack. She was honest and made everything right. Employee Karina was very snooty on the phone advising me that I dialed the wrong extension when it was her coworker that transferred me to her. She then begins to state we have over 500 associations that her firm covers and that mine is not hers. She will transfer me Click....dial tone...ok she hung up on me. Called back asked for her and she stated she doesn't handle my community and doesn't know who. Now I'm on a hold for more than 15 minutes...horrible management company. Board of directors for my HOA will need to remove them from managing our neighborhood. read more

Avoid at all costs if possible. They brag & boast on their website about their stellar services. Smoke & mirrors. Many of us are stuck due to the decisions of our HOA boards, much like being stuck with the DMV; no incentive to improve or take constructive criticism seriously. I had a billing issue with them & it turned into a fiasco whereas other institutions will be eager to resolve conflict & leave the client at least feeling they were heard & respected. It is only my first issue with them, to be fair, if rapport/service improves, I'll edit my review. The VP was responsive to emails, have to give credit there. Lordon Management has to be one of the worst property management companies. I had the most difficult time getting contact with Josephine or anyone else in the office. When I finally received a response via email I was sent to someone else and then that person would send me to another person.....no one ever had a solution or answer. I NEVER received a call back. One time I had to demand to speak to Josephine and they said she was not to be disturbed for the next 3 hours after a lot of return calls and demands I finally spoke to Josephine and she was rude, short and sarcastic. F*** Lordon. Soooo glad our community was able to switch HOA mgmt companies, and the instant we switched, I could tell a world of difference in quality and care for the HOA. Lordon would have some ridiculous fees for their auto pay, but the new HOA mgmt company my neighborhood is under - now has the autopay feature as a free service. Not to mention other things like WAAAY more transparent service, so much better communication lines through letters and even trash related stuff has been improving. I think our HOA board would also agree. read more

I agree that the one zero rating is too high. During the recent rain storms, on a Saturday, the double entry doors that had been missing brackets (reported for the last 2 years, never resolved) blew open & rain water was entering the inside carpeted area in front of the two units downstairs. I called immediately to report the problem. Also told Genesis that my husband had tried to secure the doors, had slipped on the carpet, was just out of the hospital with open heart surgery. I received a call 2 hours later saying there was no one available to send out, they would have the maintenance staff check it out on Monday. The doors were "fixed" in a non professional way, no removable bracket (included with the original doors) in which the double doors could be opened when necessary to obtain entry/exit of large items such as moving in/out. To add insult to injury, no follow up call to me, but to a neighbor to see if she approved the repair, which she did not. The other issues with Lordon of great concern are letters stating high imposed fees, Example In a Feb HOA statement it was stated that a $200 fee woud be imposed against anyone who did not return the enclosed Homeowner/Tenant form by March 1. The form was not there. I was unable to contact Lordon by their email address (came up invalid) and was told recently that the forms didn't go out with the Feb. HOA fee statement, would be resent. It's appalling that so many complaints are being issued with this mgmt. company in different areas. Even worse, that a solution might be to sell your home! Enough! Any ideas, anyone, about a class action suit to resolve these issues/invoke Lordon's license, to secure our homes with a legitimate HOA Management company. Respectfully yours, Donna N. I called to get a refund check because escrow closed and I'm still have to pay for the association so multiple calls to them so far 2 months no checks spoke with Michelle Jennifer and they just say they reissue the check takes another 6 to 8 weeks manager Jennifer let just say the ability to handle customer complain is someone you would encounter at the concession stand and the item is out and all she will say is no more and that the end of it no offer for solution. Then you get Don who is Jennifer's boss will say the same thing. None of them fit to have the manager title. Promises of things being reconciled within the magic "24 hours", ignored phone calls, etc. I've lived in one of their properties they "manage" since March and its now August and I still don't have a gate code! The employees don't care for helping - they transfer to voice mail of the Northwood Horizons. Then 2 days later, someone returned phone call while I was driving. So, I called back and left message and nothing happened. I pay HOA fees by auto debit that is taken out from my account and they charge late fees every month for several months. I kept trying to get hold of someone to request to remove late fees - they don't care and charge $10 late fees after taking out monthly HOA $250 by auto debit. Woke up one morning to find my vehicle had been towed from my carport where I was assigned to park. When they realized they painted the wrong number on the carport they placed blame on the painters and when I called in to Desiree Abuel's office she was a complete b!%@$. We wish we were writing a fantastic, positive review, but this is not the case. We represent a group of owners in the Broadmoor HOA in Anaheim Hills. For at least 10 years, Lordon has consistently performed at the minimum viable level, in other words, they seem to do the minimum possible amount of work / effort / communication to maintain their contract. They do not really perform any active / proactive oversight / management of the association and seem to care little about the appearance of the neighborhood. They're lack of responsiveness to basic communication channels like emails reflects their lack of concern for the HOA members they represent. They allow continual degradation of the neighborhood, continual infractions of the CCR's by irresponsible owners, continual clutter and neighborhood unsightliness, and do very little to meaningfully address longstanding aesthetic and safety concerns of the neighborhood. As a result, we will be pushing the Board to seek and hire a new property management company. read more

Lordon is the best property management we have had in the Northwood Horizons. The previous property management was not doing ANYTHING. Lordon answers phones and emails the same day. They also guide our board. I really like their itinerary which shows different bids on projects. After 23 yrs with poor management we finally have a Great one with LORDON!!! read more

Donalea Bauer is very helpful if you have a problem. She responds very quickly. Unfortunately our representative Shelby Wagner does a terrible job. I'm an Escrow professional and I have NEVER been treated so poorly by another real estate professional in all my career. Horrible communication all throughout this transaction and when I called to check on responses (because no one bothered to actually answer any of my questions, voicemails, emails..ect), I was yelled at and hung up on. I wanted to give them zero stars. From towing cars to all around harassment I have experienced it all. When I've called the management office for help, I've even been hung up on few times. Customer service is the equivalent to the cable company to person who wishes to change companies. Too many occasions too mention when these two have become the bane of my existence and I'm the homeowner, one of the people who is supposed to benefit by having these clowns around. Anyone have any idea how to change HOA's? Unfortunately I am having to move because it's gotten so out of hand here. Since day one I was receiving notices about things that were petty and unbiased. Like the 'bent screens' in which my neighbors screens were more bent than mine, I documented it via pictures, showing my screens and my neighbors screens, clearly showing their screens were far more bent than mine, I was fined 60$ a month until I took them down. Now I have no screens because of it, however still getting complaints for no screens!!! I've been cited for having my garage door open for too long, over the 7 years here they come out 8 times to make sure the cars in my garage our what I say they are (never been caught trying to deceive, but treated like a convict). Let's be honest for second, I am a musician and professional painter, I am covered with tattoos and look different than most of Irvine, however I thought this was 2016. Unbelievable, if I could prove it you best believe I would take the fight to their doorstep legally. However, I'm over it,I could sue, but I doubt that would change anything, I don't want to live in an area that is so prejudice that anyone not fitting their definition of 'normal' gets the irrational scrutinized wrath of the ignorant. I am a very accepting person myself, I have never complained about anyone, if I have a problem I approach it in a calm, respectful manner and try to resolve and disputes civilly, like an adult. People here, like veiled threats hiding behind notes and board members. Anytime I have someone new living here with me, they want into my garage to check vehicles and threaten anyone parking in our parking space with a tow. I have dealt with this without fail every time. If they see a car in visitor parking a couple nights in a row (not a non-moving vehicle) anytime I've dated someone, I've had to go pick her up, or she gets bullied in the parking lot. It's frankly ridiculous, because they carry out their threats regardless if there's parking or not. I've tried it their way, pleading to their 'board members' (which they strikingly resemble the grumpiest assholes on the planet) to no avail, just more feelings of oppression. I don't know what else to call the constant harassment. It seems that even though this developer of this complex, who owns Lordon Management, (like that, built it, sold it where he owns the management company that serves this hell hole, leaving no way out for residents) is just another legal scam to gouge the people, as after 2008 I think we all know, the biggest crooks in the world will never see a day in prison. So that's why I must go, no way out and I can't live in Nazi occupied Northwoods anymore. I live in the Northwood Timberline in Irvine off the 5 freeway and Culver, we all have 'Monroe' addresses, I would highly advize anyone considering moving here to re-consider as it's that bad here, and heaven forbid you look different, in that case run for the hills (the opposite direction of this place). I hope I have helped someone, anyone from avoiding this awful experience of a 1st time homebuyer, live and learn I guess, but what did I learn? That I look different and people of Northwoods are all about aesthetics apparently. Seems like a shallow existence I don't want and will not be a part of for much longer.
