Our association engaged Diversified under a financial-only services agreement, with Jeff Hanzich serving as our primary contact. During this time, we later discovered two significant compliance issues that had not been communicated to the Board: 1) The Association had been placed in FTB Suspended status with the State of California 2) Our tax-exempt status had not been filed or maintained for approximately five years These matters were not identified or brought to the Board's attention while Diversified was responsible for our financial management. We became aware of them only after the fact, at which point the Association faced significant legal and operational risk and required outside legal assistance to address. In addition, communication and follow-through were ongoing challenges. There were instances where scheduled meetings were missed without any notice, and action items discussed with the Board were not completed or required repeated follow-up. While our contract scope was limited to financial services, tax filings, corporate standing, and timely communication are fundamental to an HOA's financial health and governance. The lack of visibility over multiple years represents a serious breakdown in oversight and responsiveness. I strongly recommend that any association working with Diversified independently verify tax filings and corporate status regularly, clearly document expectations, closely monitor follow-through on commitments, and consider alternative management options if those expectations are not clearly defined and consistently met. read more

I paid over $1000 to Diversified (their requirement) in order to get all the paperwork escrow needed to open escrow on my property. All I needed was a letter of intent that Diversified would pay for termite damage to the outside of the building. Fred completely dropped the ball and delayed my closing by 3 days, which cost me quite a bit of money. My realtor requested the letter of intent MANY TIMES just to get the Freddie run around. On another occasion, completely unrelated to the escrow closing, I had reached out to Fred and never got a response and finally just gave up. Many of my neighbors had the same experience with him. Our HOA switched to Diversified earlier this year. Within 6 months, our HOA decided to switch to a different property manager. Unfortunately, I accidently paid Diversified for one extra month of HOA dues (about $300) using our automatic bill pay so I've been trying to get a hold of them to request a refund check and they have been of no help. The phone will ring indefinitely and the one person I got a hold of in the Billing Department, after multiple attempts, gave me a different number for Menas HOA Management. This went straight to voicemail and it requested a text message for assistance which was strange to say the least. Our previous account manager did not help at all. I emailed him to see how to get a refund and he sent back a generic email, "We no longer manage. Please seek your management team" even though I paid his company the money and my management team cannot issue me a refund from Diversified. All I can say is that I'm happy that our HOA switched if this is their typical level of service. read more

My parents have been attempting to ask this company to simply file a claim with State Farm for 40K worth of damage for a broken pipe under their foundation and massive damage to their kitchen. Our private insurance company will not accept a claim until the HOA submits a claim and it's rejected. We don't even want any money, just for them to file a claim so they can move forward. It has been a MONTH and my parents can't even live in their house! All because they don't want their insurance rates to go up. As an HOA Board Member this is the worst company I have had to work with. The list of complaints we have is endless. Diversified HOA Management constantly ignores emails and phone calls. You will not get your board package until 45 to 30 minutes before your board meeting, not the five days before as the contract states. They do not walk your property. They will not give you invoices for approval on time, your payments are then late, and it harms your relationship with your vendor. You can ask your Account Manager to do something repeatedly and they will not do it. They will lie and say your annual ballots have gone out when they have not been sent out. Diversified Management will not communicate with your vendors for you, they say they will, but they never do. You are better off self-managing your HOA because that is what you will be doing with Diversified HOA Management. Diversified has breached our contract many times and when you do term them they completely ignore you but you still have to pay them for another two months. read more

I am a new homeowner at WindWood Corona and went to my first HOA meeting in January. It was the most unprofessional meeting I've attended. I never met the HOA manager, Jeremy Elgin or any board members and not one introduced themselves. One homeowner was complaining about her sister being attacked by another homeowner over parking in the guest parking. She suggested we get security. There was someone on speaker phone which I later discovered was the VP, Danny Ramos. He kept asking what the lady looked like and what she was saying...and the President, Judy Uptegraft said, "she said she don't like Mexicans." At the time I didn't know she was the president, however the comment was racist and definitely unprofessional. When it was my turn to speak about any complaints or concerns, Judy cut me off and asked "are you on the deed?" Now she didn't ask anyone else at that meeting that particular question. Again another discriminating comment because I look young and I'm black. I expressed to her that her comment was very rude and disrespectful. I didn't know this lady from a can of paint and to later find out that she is the board president, raised concerns. Our laundry room is horrible. Machines are constantly out of order, it smells and the machines are very outdated. I asked about updating the laundry room and was told by both Judy and Jeremy that I needed to call the number in the laundry room to have them come out and update the equipment. Now that is rather strange...why would I personally call to tell them to update the laundry room when I don't have information to give them. This concern frustrated Jeremy and his tone was very aggressive and he abruptly ends the meeting saying, "I said share your concerns and you are complaining that's not what this is for!!" If homeowners can't share issues that arise in the community during the homeowners form why have a meeting? We got absolutely no where at this meeting. The way Jeremy was acting was not appropriate or respectful especially with me being a female. After the meeting I was talking to another homeowner while we were walking back to our home and Jeremy sees us talking and yells out "if you have something to say, say it to my face" we responded back with what are you talking about? "he said yea that's what I thought" and rushed out the other gate. Again unprofessional and very childish. The last meeting we had was in March. It was held at Judy's home. I was very uncomfortable meeting at her home. This location is not a neutral location and meetings should not be held at homeowners home. According to The Brown Act, it should be held is a location that is freely accessible such as the clubhouse. This meeting once again was very unorganized and unprofessional. Danny Ramos, also was not in attendance and on the phone like every other meeting. Any concerns we brought up was not taken serious. Our concerns were about the laundry area again. Judy stated that we should just close them down and put an exercise room. Of course not inconveniencing her because her unit has washer/dryer connections. No real concerns about those who do not have that luxury. When that was mentioned she shrugged her shoulders as in so what. The trash area on the west side of the property is always a mess. When we brought it up, Judy response was "that's where the pigs live" another racial slur. There were homeowners at the meeting that We suggested getting security and they said no "they've looked into it in the past" it cost to much...when we asked for documentation, Jeremy or Judy could not provide. When we asked to see the budget. They again could not provide. Her suggestion was that we raise the HOA fee, which is already pretty high ($320) for the lack of amenities we receive. Instead of looking at the budget first. The gates are always broken. Jeremy lied about it being service workers leaving it open. He doesn't even live here so how would he know? I left the next day for work and not one service person in site and the gate didn't shut for several days. The communication and lack of professionalism is horrible. Jeremy lacks maturity and empathy. He is very hostile when dealing with women and will hang up in your face if he doesn't like what you are saying. He is not fit for this job and does't care about the community. He does whatever the board says, which consist of one person who constantly makes racial slurs, only cares about herself and is immobile so she doesn't know what goes on around the property. Danny is never there so why is he even on the board?! We have requested a new President but Judy refuse to appoint anyone else. At the election meeting she told one homeowner she's not picking him because "she doesn't like him." She doesn't even want to be president so why stay? There needs to be change. If I could give this company zero stars I would solely based on their decision to have Roger as a property manager. I requested a copy of CC&Rs and he told me that one was given when the home was purchased. That was over 30 years ago. He then told to obtain them from the county registrar. This is not only unethical, it is actually not lawful per Davis-Stirling Act. I care for a relative who is over the age of 90 and she has no copy of the governing documents. I just wrote another review and it disappeared. I wanted to correct what I said regarding Andre Lecce and Myrna Burinski They did not conspire to rip off senior citizens. I thought this because of a fake letter I received from Diversified, that I still have never received a reason for and I still have never received a reason for why I had to pay my savings to a collection company for no reason. The rest of what I said in my reviews still stands. It is true that hoa boards tell the management companies who to go after, however Sun City Hermosa ccc never answers any concerns and you have to go through the management company , we have no choice. There is no way to contact Sun City Hermosa Board in a timely manner. I recently wrote Diversified to tell the board that a Chihuahua was killed by 2 Pit Bulls , because the owner of the Pits believed the owner of the Chihuahua had turned her into the board. The woman who was the Chihuahuas person did not even turn her in. This kind of thing is what the board should pay attention to NOT paint and real estate. Sorry Diversified but you will continue to take the heat for the lack of response from this HOA. During a recent monthly scheduled HOA Member Board Meeting which I attended, I posed one question to the Board & Property Manager during Homeowners Forum (open forum). Roger, the newly minted Property Manager for our HOA, agreed to answer my question regarding the Board's hiring of a new HOA attorney and the date that the Board Meeting was held to discuss and approve the attorney's contract and hiring, considering that I was an elected board member at the time, and had no knowledge of any of this. Instead of answering my question during my allotted 3 minutes - he proceeds into a tirade about his 38 years as a PM, how he is going to seemingly change the culture of an already established HOA - knowingly this HOA climate will not be changing anytime soon, discloses PRIVILEGED, confidential information to the entire member community who were present and berates and ridicules me - both as a homeowner and prior board member who approved his contract and hired him. He Indignantly accuses me of sending too many emails to him - for which is both his job to answer or provide the Board to answer. Roger proceeds in a condescending manner to denigrate me, a homeowner who contributes to his salary and whom he actually works for since all homeowner's make up the association - which he does not seem to comprehend in the least. The end result is that nothing is answered from those in-charge of the HOA. Mind you there is NO one else to email, since he is the go-between the homeowners and the Board of Directors. He then proceeds to publicly argue with me, the homeowner for asking a question in Homeowners forum - under the open-meeting act of HOA board meetings, in addition he purposely tried to stifle my freedom of speech during this meeting, and never once answers the one (1) question posed to him, stating he is not going to answer it and to stop badgering him? In addition, throughout this meeting he was seemingly confused about the date, actual month when/where an attorney showed up, and would not accept that he did not know the answer or was mistaken and confused, regarding the question I posed. In turn he then proceeded to diminish what I was stating and deflect from his own memory issues. Both Rogers' demeanor and condescending attitude/manner reek of evasiveness, underhandedness and a complete lack of TRANSPARENCY both ethically and morally in regard to HOA board dealings during the member portion of these meetings, so as to exclude those very homeowner members whose monthly assessment fees specifically contribute to the payment of his salary!!! It appears that he is confused and ill-informed about the DS Act and CCC. It's unfortunate that he does not understand in 2023 that HOA member homeowners do not work for him or answer to him on any level, it is quite the opposite. read more

When I informed them that my issue was a result of building negligence, I still got no response. Well, I hired a professional to take a look at my water problem. His diagnosis was that the building's drainage system had not been flushed For the past two months I have been trying to get reimbursed for the service fee only to be ignored They do not return emails or phone calls. Yelp- I tried you first but there was no accurate info when we retained them in mid 2016. This review is for the me in the past. Background- June 2016: we were a small, DEEPLY dysfunctional HOA w a decade of mismanagement, acres of delayed maintenance and a looming Fair Housing complaint that meant we had to change management companies ASAP. As a new & unexperienced board member, I really didn't want to deal with vendors & didnt' have the time to deal with all of this. I said all of this very very clearly when we signed DM. Nov 2017 I resigned from the Board for the reasons below and because I believed DM was in breach of their contract for failure to have any on-site, direct managerial contact with the property or information on the status, location or access systems in the complex. I posted a review on Google and got an immediate threat of legal action from the owner, so will proceed in affidavit shorthand from here. I, Judith M, am attorney in good standing in Massachusetts, retired from the bars of Illinois and New York in good standing and I have passed the bar and the moral background check in CA. The information I am presenting is true and accurate based on my personal knowledge. I have documentation in emails and text messages for each and every one of the instances below and can personally testify to any other instance. I) Vendors were not paid on time. I had to personally, repeatedly, advocate and intervene for payment to get payment for: 1) Our long term plumber didn't get paid for 6 months. He ultimately refused to work on our association anymore. (Kevin) 2) The vendor for our surveillance system- 3 months. He would not work for us again. (Sam) 3) I requested payment for Handymen June 2017. They weren't paid until October 2017. (Tran) Also refused to return. II) On site management was infrequent. Our contract specified "monthly landscaping walk." After the previous 3 managers disappeared (without notice) the owner took over our association. He attended our annual meeting in May 2017. To my knowledge, no manager from DM ever set foot in our community during the next 6 months prior to my resignation in Nov 2017, despite several crisis' and requests for on site support. III) Issues with repairs. Exhibit C: I personally took Roger, Andre and Jeff up to the Roof in late July 2016 and physically showed them the area of concern regarding a roof repair. I followed up with email and documentation on 4 separate occasions asking about the repair and winterizing. Dec 24 2017 I got a phone call (while out of state) from the occupant that there was a serious leak- the repair had not been done. nor had winterizing. Emergency response on X-mas eve= aprox $1,200. Exhibit D: We were charged aprox $2,000 for a sump pump replacement in the garage. Actually there was no replacement- same original sump pump still there. I complained and asked for investigation. About 10 times. No response. (Double O plumbing in Orange County) Exhibit E: NO answer from their "after hours emergency line" for my own sink episode and two other after hours plumbing emergencies that I know of. 3) High document fees and Unauthorized ACH charges 1) Luckily, we relocated out of state and sold our unit- We were charged aprox $800 for less than 100 pages of Condo Docs. ( I believe this exceeds the allowable charges but we just wanted out) 2) In addition to the above charges, we were charged a $300 "turn over fee." Nonetheless, our ACH account was not deactivated. Unauthorized ACH HOA payments have been withdrawn for the last 2 months totaling $550.00. We sold June 29- . I called and informed them they were mistaken in taking July HOA from our account. I was told I'd be reimbursed. I called back in August to report no reimbursement AND that Aug had also been charged. Amanda was actually very helpful and responsive. I look forward to a check. Incidentally, banks charge a fee to stop these payments- vendors are the ones who control this action. We already paid $300 for this service. I swear to the above under the pains and penalties of perjury. On a personal note, in addition to the above, I was repeatedly told, quite directly, I had an "unreasonable" attitude and expectations and that I am overly critical. Including in a letter to the entire HOA community. Also- See Heather L's review for an accurate description of treatment. IMHO, this is particularly directed at women. I saw only respectful responses when men in my HOA complained. On the upside, the monthly financial statements & Board packets are pretty good. You will be charged for printing and postage for them. NB- they do deserve a star for their construction manager, Don Brown. He is professional, polite and competent. He and his crew did major balcony reconstruction that looked quite decent from my uninformed perspective. read more

The gentleman by the name of Ahmag Michael (well that's the name he gave me) was very rude and not polite or professional at all. I was shocked...I called again, he answered.....I asked him why he hung up on me, that was very rude and not professional at all, I said I was going to report him and he said he didn't care to go ahead and report him. I have been extremely unhappy with my experiences and interactions with HOA manager, Jeremy Elgin and HOA President, Judy Uptegraft. During the February 2020 HOA meeting, myself and other homeowners expressed our concerns regarding several ongoing issues at the property (Windwood Corona Condominiums), which include: The constant (weekly)malfunctioning of the two parking lot gates and the security issue this presents,the unsanitary and unkept trash/dumpster areas on the property which presents an obvious health issue, the delayed communication on key changes happening on the property that inconvenience homeowners, the constant malfunctioning and foul smell in the laundry facility, and the possibility of setting up security cameras around the community. Somehow out of all of these presented concerns, both Judy and Jeremy denied them being real issues, and instead gave non factual reasons why the issues couldn't be resolved or at least looked into. They both made it obvious with their angry, aggressive, annoyed tones, dispositions, and words that the homeowner's presence and participation at the meetings was a grievance. Specifically, when asked to address the trash issue, Judy apathetically responded with "oh that's where the pigs live." She also made it clear that she no longer wanted to be the HOA President and stated she was "tired of it." Jeremy grew annoyed and aggressive with every request or concern that was brought up. More recently, they sent out a notice for the monthly HOA meeting, but this month they strategically changed the normal 7pm meeting time to 12 noon in attempt to avoid homeowners attendance at the meeting, as most people are at work at this time. This Monday 3/16, I placed a call to Jeremy requesting that we move the meeting place to the clubhouse instead of Judy Uptegraft's home, in light of the global health pandemic and in attempt to follow the CDC's recommendations of staying 6-10ft from others. Jeremy immediately became aggressive, irritable, angry, raised his voice, spoke over me and said they may do a phone meeting but homeowners are not welcome to be on the line. I explained to him that homeowners are apart of the meeting agenda, and therefore should be allowed to attend. His response was we don't have a way to make this happen and it's "too complicated." I explained to Jeremy that there's apps to accommodate group conference calls, and this is a simple task. Jeremy then got upset and hung up on me. I called him back to further discuss and he was still angry and said he's "not going to keep discussing this with me." I asked Jeremy for his direct supervisor's phone number and he told me he doesn't have one. At that point I called the main office and retrieved his supervisor, Andre Lecce's contact information and spoke to him regarding my concerns with Jeremy's unprofessional behavior. Andre was calm, patient, and professional and took the time out to listen to my concerns which I appreciate. I do hope that our 15 minute conversation yields disciplinary action for Jeremy and ultimately changed behavior from him or a new property manager. We pay way too much in HOA dues for this kind of treatment to be tolerated. Lastly, I wanted to address a comment from a review on this thread from Lela B, and Jessica P. Which I believe is either Jeremy or friends of his based on the timing and nature of the reviews. To imply that the negative comments about Jeremy are false and coming from a place of hidden personal agendas is absurd. There are quite a few negative reviews about him over time, so everyone can't be wrong! As it relates to the hot water boiler room incident. We were out of water for a whole weekend FRI-SUN before the hot water issue was even acknowledged, and after that we still had to wait a couple days for it to be fixed. So to say he was working hard at resolving the issue is a lie. Overall I hope the issues presented by myself and others are addressed, and expeditiously resolved, as I don't mind moving forward to take the necessary steps to escalate them. read more

He has No leadership skills and doesn't know how to communicate properly under pressure. He doesn't know anything about the property "Windwood Corona"! Judy Uptegraft, which is the president of the board is about 80 years old, with severe health conditions and can't walk....so ask yourself this "how does she know what's going on around the property" Exactly she doesn't !!!! Jeremy & Judy are both incompetent to do the work and they are trying to make the tenants suffer by not fixing real issues here. Broken driveway gates, no security cameras, broken lights, horrible plumbing, Trash area is a pure stock pile dump, Dog shit, Laundry room smells like a dam sewer ETC. Danny Ramos is the VP, I'm not even sure if he knows all the dam letters in the alphabet....a space cadet! I would rather deal with the real Coronavirus Than any of those 3 Fucks!!!! I'm also mad that I'm getting bullied by yelp to give them @ least 1 dam star, not deserving of it @ all. The representatives from this company to my association is horrible. She said because she manages over a thousand units, it's OK for her to give out my personal # so I can co ordination my services myself. I wish I could upload the e mail chain to show her ignorance as she states "FYI anyone can Google your name and they can get your info" I guess it's OK then to give out my info without my permission and enfringe my privacy as stated and protected in the "Privacy Act" One thing she was right about, I googled her company which directed me here so I can tell people what you can expect from them. Our HOA recently hired Diversified as the new management company. Huge improvement from previous company. Fast response times. Adriana was assigned as our manager and I haven't had any problems trying to get a hold of her. Needed a statement and she had it sent to me within minutes. Would highly recommend if you're looking for a new management company. read more

ZERO STARS. Probably the worse company I've ever dealt with. Lies, theft, harassment and intimidation. Unlawful conduct in general. Sketchy would be putting it nicely. Showing up unannounced, trying to get in when tenants aren't home, lying, forging or making false claims about documents. This comapny scams the elderly and tried to withhold and essentially steal my security deposit personally. They told me they mailed out an itemized list but couldn't tell me to what address. I never provided them with any addresses whatsoever. The receptionist are rude, clearly uneducated in the field they work in and will hang up on you if you ask for a on sight manger. In 2 years I called 45 times, not once, not once, was I called back. I'm currently filing two different lawsuits against them. I will provide a follow up to this review after the court case which I'll obviously win. Honestly the comapny should be investigated by the proper authorities. I have heard nothing but horror stories and the numerous unlawful actions this company took after further investigation. At one point (recently) they were the worse rated management company in all of Southern California. Hints the need for fake reviews. DO NOT USE THIS COMPANY, I repeat DO NOT USE THIS SLEAZY COMPANY. Literally all three reviews above on star were written by the management team themselves. Horrible business. When we moved into our home they were already locked into the community. They did absolutely nothing to benefit the homeowner! Constantly billing for late fees. I had many complaints that they did absolutely nothing about. They never bothered with trying to maintain our track of homes. People could keep broken down cars in their front yards and not move them for more then 5 years. People were not mowing their lawns, I was very concerned about the value of my home depreciating and begged for their help --NOTHING was done!!! I followed every procedure they asked me to do to file a complaint and still nothing!! I would not utilize this company for anything regarding properties. Where does one begin-- I've delayed posting a review because I was hopeful that positive changes would be made in our community. Boy, was I naive. The following review comes from my twenty years of living on this property and nearly 15 years of homeownership. I've seen a lot happen over the course of this time, but what has remained constant has been the decline and run-down of our community under the "direction" or lack there of from our HOA board and property managers that succumb to the bullying and manipulation of our governing board (which consists of a board member who is never physically present at meetings and a "president" who has an expansive history of bullying and derogating anyone whom she doesn't like on the basis of race, renter's status, etc.). While I could go on about the history of this, which I've been documenting for years, I'll just add that I've reached out on numerous occasions, following the chain of command listed on this company's website, and I'm consistently met with the attitude of "well we can't do anything about that". We are encouraged to address our concerns, but very quickly slapped down and expected to deal with it-- typical of a blame-the-victim mentality which is already rampant in our society. If Judy (the HOA president) isn't directly affected by something going on in our community, DO NOT expect your concerns to be heard or met with understanding, a willingness to collaborate and work together to resolve the issue. I recently called Jeremy, our property manager, to report that our building had not had hot water (as other neighbors reported the same) and instead of working with me to resolve the issue, he blamed me and the new AC system I had installed claiming that "nobody had issues until your AC was installed" (which was Judy's "argument"). Again, blaming the victim. This isn't new. Instead of investigating what's brought to his attention on his own and by other professionals (who have provided written documentation as well as their credentials), he simply repeats what he's told by Judy and the vendors that conveniently suit their needs/fit into their reality-- which is that the association can do no wrong and its us who are to blame. The say of the HOA's vendors seems to trump the say of anyone else's professionals. In the past, when I've called this company to take these issues higher up, I'm told by the receptionist that "Um, we don't really have a general manager". When I've asked whom I could speak to that works above the property managers, I'm instead connected to Jeremy who, again, plays an aggressive blame game because that's easier than having to confront clear injustices and concerns in our community. I've seen the other comments of fellow neighbors on here, and CLEARLY these aren't isolated incidents. It doesn't take much to work with a community who is wanting to make/be part of positive improvements to a community WE'VE invested in. It's unfortunate and disappointing to see how many of our efforts and concerns have fallen on deaf ears and I'm curious how such a severely dysfunctional HOA and management can continue on with this tradition of being so hands-off to the point of negligence. I've been an owner in Corona Windwood for over 10 years and I have nothing but wonderful things to say about Jeremy.  He's a true gentleman who is doing his best to work with our community that has been without any good management before him for the entire 9 years.  In his time here I have seen so much improvement and I am ashamed that Kim would start recruiting these bad reviews against a manager who we all know can only do what the Board of Directors asks of him.  I have another property that is managed by one of the largest companies and it is absolutely impossible to even get a call back within a week.  Jeremy answers my text messages and goes above and beyond in explaining to me any situation that arises. read more

I recently attended a meeting in Riverside where I've purchased my new home where there were over 30 homeowners in attendance. There was a lot of tension as an increase in monthly dues for some maintenance items was on the agenda so I wanted to be sure there was a plan. After seeing the way the General Manager and Assistant Manager handled the questions I don't think a single owner is concerned.
