I've been living at Etta SF for 5 years now, and it truly feels like home. I recently upgraded to a slightly larger space, and the process was smooth and stress-free thanks to the wonderful team here. A special shoutout to Tina, our office manager, who is attentive and professional, and to Edlynn from support staff, who is always friendly and easy to talk to. Jorge on the maintenance team is reliable and quick to resolve any issues that come up. I also really appreciate the janitorial and landscaping crews, who keep the building fresh, clean, and welcoming every day. The amenities are another highlight! A well-equipped gym, a party hall for gatherings, a coffee station with Philz coffee beans, a pool table, a secluded outdoor area just for residents, secluded dog relief area, and a BBQ area perfect for nice days and small gatherings. The community itself is another reason I've stayed so long. The building is very dog-friendly, the residents are respectful and kind, and the location can't be beat; I'm very close to work, which makes life that much easier. Overall, the combination of helpful staff, great amenities, a well-kept property, and a welcoming community makes Etta SF a fantastic place to live. I couldn't recommend it more highly! read more

Recently moved out of Etta after almost 3 years and have nothing but amazing things to say. First of all huge shoutout to management. Edlynn and Tina always treated us so well, and honestly, all my friends were jealous of how good Etta's management was. I used to get compliments about it all the time. They have always been incredibly responsive and helpful, even with the smallest issues, and it made living at Etta feel effortless. It genuinely felt like management cared about the residents, that's rare to find. The building was clean, safe and had amazing amenities. Pool table is what I am gonna miss the most and it was impressive how everything was maintained through out. I'm really going to miss living at Etta. We have loved living here! Edylnn made move in so easy and since then her and the manager, Tina, have made it such a great place to call home. The apartment is beautiful and spacious and the amenities are great too. There are cute resident events and I have never liked my neighbors as much as I do here at Etta. Been in the city 10+ years and this is by far our favorite building. Bonus: super fast walk to Whole Foods, TiPiacera, Toast, and UPS (Amazon returns lol). read more

I recently moved into Etta and had an amazing experience with the entire team who helped make my move significantly easier than it could have been. Edlynn and Tina did a terrific job communicating with me and answering the many questions I had pre and post move. Armando was also a MASSIVE help for us. He helped us out when it came to mounting our TV to the wall. He also went out of his way to help me out with an issue I was having while assembling my bed and was thankfully able to solve the issue for me - all while he was off the clock. I moved here last year and I absolutely love this place!! Etta was my second apartment since moving to San Francisco and I felt welcomed right away. The building is well kept, the amenities are great, and the staff are wonderful. 1) Amenities: There are a few places where you can hold events or just relax alone! On the first floor there is a conference room, gym, and a clubhouse with a pool table and full kitchen. The conference room has a printer, which can be very useful time to time. The gym is small but has some great machine! (Two are from Peloton!). The clubhouse is a perfect place to chill or have get together with the neighbors or friends who don't live in the building. A lot of sitting areas and free coffee! through the clubhouse there is a pretty spacious outdoors space with a grill, sink, more sitting areas, and a small but super useful dog park. There are also two small but very nice rooftops. One has a grill!! 2) Staff members: I cannot emphasize enough that the staff here are just the BEST!! Edlynn is always at the front desk to help you with LITERALLY ANYTHING! She is also so kind and sweet Tina helped me a lot when moving in with the lease, elevator operations, and parking situation as well as getting an extra storage. She is also reachable anytime you need help. Armando, our maintenance magician is truly AMAZING. He fixes everything so quick and so well. You don't need to worry about anything in the unit. He is always there to fix it right away!! 3) The building and unit: Ive seen a few units here and they have a lot of different options. Also they have pretty good deals if you try to find one the building is always clean and well kept. Really shows that the staff and residents care for this place. 4) Location: I PERSONALLY love this location. center of the city, great public transportation, easy access to van ness, and I have my gym close by walking distance so as grocery stores. So I am in love. Polk st is great too. However, if you are new to the city, I do recommend taking a look before committing to moving in. I won't say it is dangerous but it is less of a residential area but more of a high traffic area. So yes, there are homeless people and tents. But I had no issues with that so far. Some people may question the location but with thorough security, double paned windows and air conditioning (which is rare for SF). Stayed at Etta for one year during covid and it was a dream! Great facilities and well kept common areas. Even the trash/recycling areas were spotless! Etta was also great at making sure residents were able to maximize common spaces, staying on top of covid news, and opening up the gym as soon and as widely available as possible. Phi, the building manager, started sometime in the middle of my stay at the Etta and wow what a difference his energy brings! Previous managers were there to perform their jobs but were somewhat aloof. Phi makes sure to say hi and greet every single resident there. He learns everyones names and tracks down packages like a puppy sniffing out treats. He makes his cell phone available for texts/any questions and responds to emails in an instant. It feels like having a personal building concierge! It really adds to the experience of living at the Etta and helps residents build community where they live. read more

We are very happy that we landed at Etta apartments. The location is great and our unit is beautiful, with excellent use of space. What makes it stand out even more though are the people. We are impressed with the level of professionalism and responsiveness from Phi from our first call to his follow through when we arrived. Phi is attentive to detail, took the time to assist us and was very welcoming. He went above and beyond. He is friendly and adheres to a high level of service excellence and is an asset to Etta. We've lived here for about a year and the service has VASTLY improved towards the second half of our lease. The earlier months were pretty terrible due to a broken elevator that was out of service for months, forcing all of the residents in this 13 floor building to use a single elevator...during COVID. On top of that, the painfully slow response time by some of the original property management team made us regret paying so much to live here. HOWEVER, since Phi and Jordan took over, this apartment complex really took a turn for the better. The response time for emails and service requests, which often took days before, are now resolved in a few hours if not minutes. Jordan really goes out of his way to provide exception service on a consistent basis. We've bumped into him twice in the hallway outside our apartment and on both occasions, he offered to come fix the issues right then and there. When we do submit a service ticket, he would come up repair the original issue and then fix anything else that needs repairing in the same visit. As long as those two are still around, this building and its tenants are in good hands. read more

Does it get better than Etta? I loved it here and wish I could have stayed. The staff is amazing, especially Sarah! She's was willing to go above and beyond. I looked at several properties and had so many questions for her and she was more than happy to help me with them and get the answers I needed. In the end I ended up moving to the North Bay because I can now work from home due to Covid, but if I needed to be in the city, I would have chosen Etta...hands down! we have lived at the Etta for almost 2 years.. we have lived in San Francisco for 8 years.. this has been the best.... the property is kept extremely clean. Jared the maintenance guy is great... not only does he repair what you need , but he goes the extra mile.. he came to fix the dryer after that he replaced the light in it and took the lint trap apart and cleaned it out.... This review is probably long over due! Me and My partner have moved here since september of last year 2020 and it is one of the best decision we have ever made. I checked out different places before I visited ETTA apartments and this by far is the best because of the following: First, The maintenance of this building is top-notch! Always clean, Modern amenities, Very close to a lot of food places, and especially my work which is down the street. DOG FRIENDLY environment! Also, In our 1 bedroom unit, we have in-door washer and dryer that is super new! Clean GYM on the first floor, Secured Lockers to protect your packages (partnered with Luxor which you can download in the App), security guards every night to assure your safety, beautiful Lobby and more! One best thing as well is the staff they have here. THIS REVIEW IS FOR HOW ETTA TREATS TENANTS WHEN MOVE OUT AND HOW IRRESPONSIBLE THEY WERE DURING THE PROCESS!!!!' Etta sent last utility bill directly to debt collection within 1.5 Months of us moving out without us knowing there's a bill !!!! Hurt our credit score for almost 200 per person!!!! Now we get quoted with way HIGHER INTEREST RATE for home loan!!!! We lived in Etta for 2.5 years. Before we move out, we notified Etta for our new address. For 1 month we didn't hear anything from Etta about our security deposit. Then suddenly one day a Debt collector contacted me on a weekday morning, asking if I was tenant at Etta, and they are collecting a debt on Etta's behave for $112.76!!!! I had no idea why we still owe Etta 110 without getting ANY security deposit back!! So I contacted Etta, of course the leasing officer was out, and community manager didn't know anything about the bill. so my husband and I were both contacted at least once a day by the collector. Finally we were able to talk to the leasing officer and it took couple days of back and forth to go through their system why there's a bill and found that 500 security deposit were spent on cleaning and utility, and we still have one month utility to pay. So my husband went to Etta, wrote a check for the last utility bill. It has literally been 2 months, and now we were told by mortgage company the case is still open and credit score is down 200!!!!!! WTF!!!!! 1. Etta knows our contact info all along, both of our phone numbers, emails and new address. but without contacting us at ANYTIME on ANY LEVEL, without letting us know anything about the EXISTENCE of this last utility bill, within 1.5 month of us moving out, they sent the bill directly to DEBT collection! What kind of management treat their former tenant who had NEVER ONCE PAID RENT LATE like that! 2. As soon as we heard about the bill, we contacted Etta, asking if they are done with inspection and what is the last bill for? Apparently our old neighbor already seen new tenants living in that unit. Took them a week to figure out about the payment. But after our check been cashed, we still constantly got phone calls from the collector. I emailed the management to contact collector on April 5th. Didn't get reply, but collectors phone call stopped. 3. Now we are in the process of prequalification, mortgage consultant run the credit report and told us our credit dropped almost 200 per person!!! because of the debt collection and if we do want to apply mortgage at the moment, we will get quoted a higher rate!!! But after we seek houses for couple months, finally we found something that we like. But now we can't go through mortgage process because of the credit score!!!! It's been 2 months!!! After we paid the 100 utility!!!! What is the management doing everyday that cannot get this resolved for 2!!! 2 months!!!! We are talking to the mortgage company and keeping track of our credit score. If our credit score cannot go back to where it was or we ended up with higher interest rate, I think I will have to talk to legal counsel for what Etta did!!! Updates: How we 'miss' the last utility bill? 1. The last utility bill is NOT on the system for rent payment. We checked again and again, nothing there. Screenshot can be provided. 2. We have never received one letter/ email/ phone call/ message of any kind for the bill. 3. Even the 80 security deposit that Etta had to return to us we received it second week on April,2019. We moved out on Jan 30th, 2019. If it takes that long to send security deposit, maybe you send the utility bill to debt collection before sending to us! Well, you should be sorry! Are you gonna take responsibility of us losing the house that we like? Or are you willing to pay us the 30 years of 0.5% mortgage rate difference that caused by the credit damage your team did by not closing the case 2 months earlier? Yes I do have questions! Why didn't you close the case when we paid you? And why didn't close the case after I contacted you on April 5th? read more

Hi Lily, Let's break this down. Do you have proof of your regional manager doing due diligence and trying to contact any of my roommates where we "did not show" (what does that even mean - picking up the phone, showing up in person)? Because from past history we have been responsive to Ryan's calls as even the old building manager Cora acknowledge (Exhibit A and B). Also, Ryan Hinrichs, the regional manager, made it clear that he does not communicate via email and only by phone calls, which is suspicious business conduct as most businesses would like to have receipts of conversations and I don't know any upstanding business that does not communicate via email as an option, but I guess shady businesses wouldn't. You probably confused this situation with one of the many times we've had to contact Ryan because management on site was so appalling. Yes, I did move out over six months ago but to my roommates and I surprise we were contacted from IQ Data International (debt collector) this past December regarding an outstanding balance due to Etta apartments, so this is still very much relevant. In addition, Etta management had sent us our original move out statement dated July 30, 2019 (Exhibit C) and we had thought everything was cleared as the statement shows that, but after IQ Data contacted us we had to go back to Etta to see why we owed them anything and they gave us a brand new move out statement that no one had previously seen before dated November 21, 2019 (Exhibit D). There was absolutely no contact when this new "move-out" statement was issued and after moving out for 4 months already, we thought everything was settled so we didn't think to check our account. It is also suspicious that the non-sufficient fund (NSF) receipt was posted on November 15, 2019 (Exhibit D), 3.5 months after moving out, as I would assume if management was competent, a NSF check would have been noticed earlier than that. And instead of contacting us to try to get payment, it was just sent to a debt collector. And to address your comment on "numerous review posts by your group of roommates..." First, my group of roommates didn't even get along so this was not an attempt to collude with each other and review Etta as one roommate even rated you guys five stars. Second, a majority of us have had negative experiences in dealing with Etta management which is truly amazing that one management team could be so atrociously horrible. Third, exactly what "offers of assistance" are you referring to? Posting an eviction letter on my door because of a missed check that was lost in your own rent box? Trust me, just as much as you guys are eager to forget about my former roommates and I, we were more excited to never have to deal with your management team ever again, but here we are. read more

It's been about 3 weeks since my family and I moved into Etta Apts. We just love everything about it. We have the corner unit on the upper floor facing northwest so we get an amazing sunset every evening, when it's Sunny of course. Our city view is awesome. We have a spacious kitchen with an island. All the staffs have been so welcoming. Phi, Sarah, and Jordan are amazing and always accommodating to our requests. You can't beat the location, we are so close to all the tourist areas. Lived here for a little over a year from Oct 2017 to Oct 2018. I lived on the 8th floor in a 2 bedroom corner unit right across from the Regency Ballroom. Our 2 bedroom had proper doors on both bedrooms (I know that some units had a "sliding door" on one). Surprisingly, the noise proofing within the apartment was phenomenal. I could rarely hear street noise from Van Ness and concerts from the Regency were never intrusive, even though my bedroom was directly across from it. Street construction noise would leak through occasionally, but for the most part there were no major issues. The noise insulation between units was also pretty good given the thick concrete walls. I only ever heard noises from my neighbor when he was playing heavy bass extremely loud. Generally the apartment noise was pretty insulated within the units - in the hallways you could sometimes hear noise coming from the units though. As a dog owner this place was phenomenal. It's just a short walk from Lafayette Park and there's a lot of sweet dogs in the building. I never had a neighbor complain about my dog making noise - which is a relief as a dog parent. There's also a little dog run in the building for quick bathroom breaks. The other dog owners in the building were really friendly and would do things like host little dog birthday parties and puppy play dates. Not all the owners were responsible, but for the most part dog folks were pretty solid. The general walkability of this location is great (if you know what streets to avoid). It's about a 15 min walk to the Civic Center BART (though highly recommend you walk down via Van Ness). The lounge is also a nice plus if you need to host some friends - the patio and the view of downtown are solid. You have to pay a fee to reserve it, but it was pretty inexpensive when I was there. Internet was phenomenal with WebPass. Also air conditioning in SF? So rare! Rarely used it, but was certainly handy on that rare week of the year where SF is hot. Never had any issues with the management when I lived there, though we were fortunate not to really have any problems that we needed to bring to them. Cora was our manager at the time and she was always really friendly (treated my dog well too!). The minus a star is for the location. Etta sits right at the border of Nob Hill and the Tenderloin. The alley right behind the building (Hemlock) is really sketchy at times - and there's several homeless people roaming about. I never had any theft problems and I generally felt pretty safe when within the building - your mileage my vary though. That being said, I was a resident of other parts of SF for 9 years before living in Etta and during my time there homelessness was rampant throughout SF. I didn't think Etta was any worse than what'd you encounter in parts of SOMA or by the Westfield mall. That being said, it was still disconcerting. As long as you're alert and don't veer south of Sutter Street frequently, I think you'd be mostly fine. If you do ever have to walk south take Van Ness - it's much safer than Polk in that direction (or at least it was when I lived there). The parking situation was also a bit of a bummer. The garage entrance is on Hemlock which is one-way off Van Ness - this means that you have to combat Van Ness traffic (bad at the time due to the construction) just to take a right to reach the garage. Exiting the garage is done via Sutter Street (which is one way in the opposite direction) and that traffic could also be bad. The bike garage was also usually full and I seriously doubt many of the bikes were being used that frequently. If you do have a bike though, make sure you lock it. Also, the elevators can be really, really slow and were probably broken every other month. Whenever one of the elevators would go down (or be reserved for moving) the elevator traffic in the building can get really bad. All in all I enjoyed my stay at Etta. Were I to return to SF, I don't know if I'd live there again, but for the most part I felt like it wasn't a totally bad experience. read more

That's just a few months after the building opened. My lease expires 10/10/16, and I'm beginning the public debate around staying or going. This place has gone significantly downhill since Phi's departure. Got rid of the security guard as well which is just a problem waiting to happen as it's in lower nob hill. The alley behind the building often has homeless people doing drugs. It's just not a nice spot anymore, though it was good when I moved in. The initial price break will probably be a large one. Don't let that fool you. They will hike the price on you the minute your initial lease is up and you move month to month. They did this to me by 9.98% with 30 days notice, which was just barely under the threshold of 10% needed to provide a full 60 days notice. read more

I moved to Etta for a few reasons, the amenities, central location, and customer service from property mgmt. I was staying in furnished apartments in similar places like The Pinnacle. After staying here one week In a month to month I decided to stay a year! Phi at the front takes care of everything and is by far the best property mgmt team I have ever seen. they treat you like humans and have 5 star service! I use the gym and take advantage of the outdoor areas so I feel like I'm getting my value. They also have events I attend and feels like a community which is nice because I'm new to the city. read more

I cannot describe how surprised I am in a good way. Moved in being a bit unsure given the reviews that I got from the management, but I differ from what they are saying now. Management has been nothing but very helpful, Nick and Bernard are awesome and very hardworking they even go the extra mile and help me even during lunch breaks or minutes after they are supposed to be closing to catch me after work. Never been in a situation in which I ask them for help in any way and they make sure I am getting the right help for my concerns. The community is great, a lot of cute puppies around and the neighbors are very nice in general, common areas are always very clean, our security guy is also a great guy! I'm relocating from Chicago to SF and needless to say after my "tour" at Etta (originally first on my list of apartments) I would strongly recommend potential renters away from this place. I flew in from Chicago, showed up at the appointment I made a week in advance with the "leasing office" aka a broom closet in the lobby of the building, and stood in front of the building waiting to be buzzed in for 10 minutes with no answer. Finally I met with the consultant who told me they had no apartments available. It would have been quite helpful to have been alerted to this particularly important piece of info even a half hour before I paid for an Uber to get to the appointment straight from the airport. But fortunately their lack of respect for potential renters time was apparent from the get go. As a side note, their units photograph nicely on the website but the finishes are pretty clearly crappy in person. read more

I've lived at Etta for 1 year now with a few girl friends. It's a modern building, friendly people/ cute dogs, great natural light, responsive maintenance, and close to a lot of neighborhoods. The downsides: 1 block from the Tenderloin which results in some strange characters by Etta, poor architecture of the master bedroom sliding door aka no privacy & noise barrier between the room and family room. Window cleaning (windows are 90% of our walls) of the dirt caked on our windows is taking a year to complete. Etta's apartment manager Cora is extremely unfriendly and uncooperative! Rent will also go up a large chunk as is with most places in sf. Update on Etta management's very professional way of dealing with tenant concerns (sarcasm): after ripping a signed lease, losing one of our rent checks (and sending an eviction notice because of it), posting a utilities charge the same day it was expected to be paid, double charging us utilities because of a forgotten charge a year ago, calling my roommates and I "b**" in the hallways of our home because we have brought up concerns about the outstanding balance, Etta management is now SO graciously agreeing to stick to our original signed lease and not providing the option to renew our lease at the end of this year. Do not worry Etta I am happy to move out. Etta management is also not paying for window washing of our dirt-caked windows for a full year. Cora should be fired. I don't understand how someone who can speak such foul language and make so many unsubstantiated claims be allowed to manage a building. Not offering the option to renew a lease due to late payments at the same time Etta is both caught red handed making huge mistakes AND the tenants are posting honest reviews about it. Sounds like Etta management is trying to shush us instead of taking a phone call and figuring out a fair agreement. Cora's manager Ryan does not accept emails incase you were wondering. I lived in Etta for a year under the original management team, and whilst the apartments themselves were nice, the overall experience was mediocre. My apartment was spacious and well-appointed with excellent appliances and good facilities, although when I moved in lots of the sockets were not working and it took about a week to get that resolved. If you're on the Van Ness side of the building, it gets very, very noisy and renders your balcony or terrace pretty much unusable. Fortunately, they have a nice terrace at the lobby level, and so there are nice usable outdoor spaces. However, my two biggest gripes in an otherwise excellent apartment building were the poor service provided by the building management team and the cliquey residents. When I was living there, the front desk was unmanned 90% of the time, rendering it pretty redundant, and I had several visitors or delivery people who were left standing outside the building, or in the lobby waiting for help. This is exacerbated by the fact that there is no elevator access for non-residents, meaning that you have to go down to the lobby to collect every visitor, which was often inconvenient. That said, being in Tendernob, they really do have to consider security because if you head block or two south from the complex into Tenderloin, it gets sketchy fast! The turnover of residents seems pretty rapid, and during my time there people seemed to keep themselves to themselves, with the exception of one or two super friendly residents and people who I knew from work. I worried that San Francisco wasn't a very friendly place, but when I moved to my new apartment in Channel Mission Bay, I was pleasantly surprised to discover that nearly all of the residents I met there were super-friendly and there is a lot more socializing going on even though it is a bigger block - I think that the residents at Etta seem to be pretty short-term, which undermines the feeling of community there. Overall, I would say: * Apartments - 4/5 - very well equipped and luxurious * Facilities - 4/5 - excellent facilities, especially for dog owners * Location - 3/5 - great for commuter coaches, but not much around and it's pretty sketchy if you head south. * Service - 2/5 - very basic, no going the extra mile and certainly no service with a smile, which is disappointing considering the costs. * Community 3/5 - pretty cliquey and not great for meeting people or getting to know the city I would only recommend this place if you have to live in that location for some reason, otherwise there are many better options around! read more

The apartment was clean. The amenities were up to expectation. However, the biggest sell is the people working there. The maintenance crew, lead by Jordan, was the friendliest and most accountable group I've encountered. One of the building managers, Phi, brought so much positive energy and was always willing to help. He even gave me a few dollars when I had no cash on hand. He did not have to do that, but it's an example of his commitment to elevating the Etta community. Still, after I moved, I occasionally get emails from him about packages he redirected to my new address. It's next-level services like this that deserve recognition. read more

I have lived in Etta for a year. The property and units are beautiful. Super quiet. I never hear neighbors, and the outside noise isn't noticeable, except when emergency vehicles come by. There is a ballroom with large and sometimes noisy events right across the street, which can be heard if it gets loud, but has only been a real irritant one or two times. Fantastic appliances. Storage space varies a lot unit-to-unit. My unit has tons of kitchen storage and a big walk-in closet, but the coat closet is small, and the bathrooms have tiny counters and very little storage. I know some units have smaller bedroom closets with huge bathrooms, and kitchen space varies a lot, so look at a few units and be aware of storage. They also have storage lockers and rooms at 1/3 the price of nearby public storage units. Great deal. Parking is what you'd expect in the neighborhood: expensive. Building amenities are great. Beautiful outdoor patio with community garden. It's wonderful. The roof decks are nothing special, but have great views. The workout room is nice but small, but not often crowded. Many units have great views. I have a 2 bedroom on the ninth floor. It has gorgeous views in two directions. I've seen 1 bedroom units with great views of the city and the bay. Every unit I've seen has lots of natural light, and really cool exposed concrete ceilings. The building has Webpass 200mb internet, which is usually good but sometimes spotty during peak evening hours. Laundry Locker is on site, but the in-unit washer/dryer are so nice that I rarely used it. CVS right downstairs and tons of wonderful restaurants very nearby. I love living in the neighborhood. There's no need to own a car. There are tons of neighborhoods you can be in within 20 minutes by walking or muni. Anything from Embarcadero to Castro, the wharves through SoMa. It's in the Tendernob, so you can be in the Tenderloin if you walk a couple blocks. I've never felt uncomfortable nor nervous I walk from SoMa through the Tenderloin even late at night and it's never been a concern. The only real impact is that sometimes some people use the alley behind the building as a place to loiter. Not often, but once or twice I've seen the after effects of people defeating back there, so just watch your step. The building has new management, and although they've only been here a couple months, they seem good so far. Maintenance is good, although sometimes an elevator (or both!) or accessible lift breaks down, and these repairs seem to take longer than they should. This is due to an outside contractor, but can be troublesome. read more

My husband and I moved here a little more than 2 years ago and are really happy with our choice ! The building is well located, walking distance to Japantown, Fillmore, Union Square, only a block away from Polk street, 2 blocks away from AMC... Close to Different buses lines... Very convenient ! We also have 2 terraces on top, one on a low floor with a big BBQ area, tables & chairs, coaches, a fire pit, a garden for pets... A lounge with a full kitchen set ! The apartments are beautiful, luminous, well made and spacious. We love the new management though, Scott and his team are great : professional, trust worthy, give quick answers, do everything they can to make our life here even more comfortable :) The other thing which makes a difference on my opinion is that they also organize events for the neighbors.
