I recently rented out the Edgewater apartment lounge for a birthday party and it was such an amazing experience. The space was perfect for our group of about 35 to 40 people. Both the indoor and outdoor areas had plenty of comfortable seating and having a kitchen right next door was incredibly convenient. The kitchen even has a full fridge to store anything you need for the event. I brought my own catering and there was plenty of space to set everything up. There was also more than enough room to put up a backdrop for photos. Another huge plus was that there were plenty of outlets throughout the lounge which made it easy to plug in speakers and anything else we needed. A huge shoutout to Daniel, the property manager, and Jericson, the service manager. They were so helpful, responsive, and accommodating throughout the whole process. They even provided extra garbage bags which made cleanup much easier. There were plenty of street parking options for guests but it was even better that they gave us access to the garage with 12 parking spots which made things super easy for everyone attending. There is also a pool table in the lounge which added a fun touch. Cleanup was simple as well. We just had to tidy up our mess and take the trash to the garage dumpster. Overall it was such a great event space and I would definitely rent it out again. Highly recommend it for anyone hosting a gathering. read more

The move-out process was extremely disappointing. I gave proper notice, paid my rent, cleaned the apartment before leaving, and expected my security deposit to be returned. Instead, I was presented with significant move-out charges that I strongly disagree with. My biggest issue was not just the charges themselves, but how the situation was handled. When I asked questions and tried to understand the basis for the charges, I felt dismissed rather than heard. The communication came across as inflexible and unhelpful, and there seemed to be no willingness to discuss or reconsider the disputed items. I would strongly recommend that future tenants take extensive move-in and move-out photos, document all maintenance issues, and keep records of every communication. The apartment itself was fine, but my experience with management during move-out left a very negative impression. read more

Repeated thefts and poor security at Edgewater Apartments. Yesterday, thieves entered the garage and stole valuables from my car. My bike was also stolen from the secured bike storage less than a year ago. For a luxury-priced building, this level of security failure is unacceptable. Residents deserve better protection and real accountability from management. read more

What a beauty place! The vibes were just immaculate. I attended a birthday party hosted here by my friend and I was truly blown away. The location, the views, just everything was so nice! The apartment has had a long standing package safety issue and has done nothing to address it. In the last seven days I have had two packages stolen despite checking the day that they were delivered. The apartment does not have any plans to address this issue - do not move here if you plan to receive packages through amazon/etc read more

Edgewater is one of the most beautiful apartment communities I've been to in San Francisco. It's right by the water, with peaceful views and a calm, welcoming vibe. The building is always clean and well-kept, and the management team is genuinely kind and helpful. Daniel made everything so easy and was incredibly thoughtful throughout. I got to host a 30th birthday gathering in the resident lounge, and it was honestly perfect. The space was spotless and had everything we needed--TV, pool table, big dining table, kitchen, and bathrooms. Outside, the waterfront view added such a nice touch, and upstairs there's an even bigger terrace with a giant chessboard, ping pong table, and BBQ area. It really made the whole event feel special. Huge thanks to Daniel and to Jericson from maintenance for making it all possible. Living at the Edgewater has been a great experience. It's clean, safe, and some units have the best walk -in closets. The one thing I appreciate about the most about this property is the promptness to any maintenance needs. Jericson is very responsive and fixes any needs right away. If your toilet handle breaks... Jericson got you. If your smoke alarm won't stop beeping... Jericson got you. If your floor is flooding because of a sprinkler going off down the hall... Jericson got you! I would give this place 0 stars if I could. Do yourself a favor and do not apply or rent here. I was initially excited about joining this community, but after reading the reviews about terrible management, security, and maintenance, I should've known better. We applied for a one-bedroom apartment, went through the process of submitting all our documents, provided a deposit, and getting approved. Within 24 hours, management told us they could no longer offer the apartment we applied for and instead pushed a more expensive unit on us--one that's been sitting on their site for months (funny how they suddenly decided to offer it to us). It feels like a bait-and-switch tactic to fill their harder-to-rent units with unsuspecting applicants. After going back and forth with management, they refused to honor the lease we had already signed. To top it off, they said the deposit would be mailed back to us in check form 2-4 weeks from now--when we paid via card! The whole experience has been a complete nightmare. I can't stress this enough: DO NOT live here. The horror stories are true, and this place is a disaster from top to bottom. read more

Jericson is absolutely the best! My finance and I recently needed to find a new place to live. We were originally planning to move out of Edgewater. But Jericson showed us an amazing apartment here at Edgewater and ultimately decided to stay and transfer units. There were a few things that needed to be fixed and cleaned before we moved, but Jericson and the Edgewater team got everything taken care of in a day and we were ready to move the very next day. Edgewater has had a few ups and downs with the building in general. But overall we love living here and we are excited to stay here for another year! He helped us improve the living conditions in our unit and made it allergy-free by changing the carpet to hard flooring in just a couple of days. We moved into a 1 bedroom loft in March on 2019. Life was good. My boyfriend and I shared our first apartment together and we were excited to be able to live (in what we thought at the time) in a "luxury" apartment. WRONG! Amenities were a facade, with often needed to pester the staff to fix and maintain their own property. I.e. on-premise fire places never worked, incomplete projects such as a moldy ceiling at our entrance, causing us allergies and mold poisoning. We went with the flow though. Until COVID-19 hit. Everything became unmanageable. A loft for stay at home work and two people is impossible. They couldn't understand that and held us to the fire for breaking our rent. Make sure you have an extra $10k in your bank account. Not to mention the additional withholding of any security deposit -- we kept our place immaculate but are being charged nearly $1000 to restore to "like new" when it wasn't even like that for us -- A spider web attached to the 18ft ceilings that was there upon move in was still upon move out. Stay away from UDR. So many other places to live. This place will suck you dry. IN THEIR LEASE: 44.FORCE MAJEURE. I am giving one star for the following reasons. 1. Noise of footsteps from DOWN STAIRS! 2. Elevator that's always out of order 3. Move out fee - never getting the correct invoice Let me start from talking about the noise in this apartment. I lived on the 5th floor, and when I first moved in I was thrilled because I thought I wouldn't have to deal with hearing foot steps from upstairs. I was WRONG!!! The noise in this building travel upwards, and I heard every foot steps from downstairs neighbors. This means that if you live on the lower floor, you hear the foot steps from upstairs and downstairs. It actually so bad that it often woke me up at night. Sad thing is it's not like you can file a complaint because they aren't doing anything obnoxious. This wasn't what I expected. If your neighbor wakes up at 6 am everyday even on the weekend, it will really make you go crazy. I would say if you are working from home, or if you want a quiet apartment, don't choose Edgewater. There are many apartments nearby with better floors. Next thing is that the elevator. The elevator in this apartment is always broken. I never felt safe in there thinking it might stop working anytime and might lock me in. Make sure you bring your cellphone with you before you go into any elevators in the building. You never know when you are going to get stuck in there. Last thing is the cost of moving out. The guy who inspected the apartment told me that painting will cost $100, but in the invoice it said $250 so I told them and had it fixed. This time they somewhat raised carpet cleaning fee by $75 so I had to tell them to fix it. Check your invoice every time carefully. From all the things, the noise issue was so bad that I decided to move out after just a year. read more

I contacted the leasing office multiple times to let them know the phone number given out is incorrect. We are still getting nuisance calls from frustrated people trying to tour and now I'm also getting marketing emails and texts from Edgewater asking if I want to lease an apartment. read more

RENTERS BEWARE: DO NOT RENT HERE!!! A little background, I have lived at this complex for the past 3 years (11 years total on Berry St so I know this area well), paid over $175k in rent during the 3 years so have a very good understanding of this building/company (Edgewater/UDR). I STRONGLY encourage you to look elsewhere for your own safety and wallet. This company is just absolutely unethical and shady to put it mildly (just look at all the other reviews below mine). First, any advertised rent is not what you will be paying, the bait-n-switch is ridiculous (as another reviewer has also mentioned). They don't mention the 'AUM' monthly fees which average around $145/mo for YOU to pay THEIR community water/electric fees on top of your own PG&E, until after you sign the lease. And, the 3rd party they use to collect will charge you another $5 extra on top of all that. Imagine, being charged to charge you. ‍ Then, there's the $125 Luxor boxes for your deliveries whether you use it or not, and your packages WILL be stolen anyways. Furthermore, the rents they advertised are already pro-rated with any incentives, so they can deceive and show you the lowest number. What actually shows up on your lease is the actual rent, so when/if you renew, your yearly increase will sky-rocket because it's based on the actual non-adjusted rent. I found this out the painful way. After living here for 3+ years, I was forced to move due to my own safety and vandalism/attempted theft of my property. Even though I already paid for 36 continuous months/$175,000+ (even full rent through the pandemic!), they still made me pay a $6,000 fee to 'break' the lease that I was 1.5 months shy (keep in mind, I've already paid for 36 continuous months - never late). There was absolutely ZERO sympathy or understanding on their part why I had to move because of my property that was vandalized and broken into. ‍‍ (I attached a few of the dozens of pics I have) Speaking of vandalism and safety, in the past 5 months, I have had my car broken into and rummaged, then another attempted vehicle theft (I caught the burglar mid-act by sheer luck in the middle of the night), another friend/tenant did have his vehicle stolen, car vandalized multiple times, broken auto glass (3x) and garbage strewn everywhere, and have dealt with smoking/marijuana smell especially on weekends that is pervasive throughout the complex. This building, with their non-existent security, really went downhill off a cliff in the past year. Blame it on whatever, but their usual response of "Email us, we'll look into it" is unacceptable and I gave up after awhile. Because of all this, I was forced to finally move, and I'm a pretty tolerant person. And here's the more salt-on-the-wound kicker: besides the $6k fee to leave, they also want to charge a 'cleaning & painting & carpet' fee (@ $155-180 EACH) when you move out. Seriously. WTF? ‍‍‍ My place was cleaner when I left than when I moved in 3 years ago, AND there was NO mention of this mandatory cleaning or carpet fee anywhere in the contract. It is NOT the tenants responsibility to prepare the unit for the next tenant!! When I first moved in, it started out so nicely with their original management team (still remember their names - Suzanne C and Andrew B), but this place cycles their employees every 3-6 months, and for the past year the new 'manager' (leaving his name out) is just absolutely terrible. I have seem him EXTREMELY nice when he's trying to lure new prospective tenants, but his tone quickly changes once you sign the lease. I will add as a positive though, the maintenance crew (led now by Jericson) is fantastic - when you do need him. There's sooooo many more reasons but I've listed just a few. Please trust when I say, you absolutely DO NOT want to live here if you're concerned about safety or want decent neighbors. I have lived at Avalon (just down the street), and Windsor (across the street) and they are SOOOO much better. Edgewater is a building that functions in a difficult social and economic predicament that is San Francisco today. On one hand - the property management company seeks to maximize profits and charges a high monthly rent. On the other hand, the building exists in the gentrified area of SoMa in San Francisco. I bet that you can start to see the outlines of what might transpire in a situation like this already. Without going into the social critique of the situation the management and the building residents navigate, I found living there filled with humorous situations. And, not in a good way. The management company, UDR, behave like a drowning person grasping at straws where every last dollar is a question of life and death. There are fees, and then some fees for the fees, and you get the practice. When it is time for the management company to show grace or even just agility and good maintenance practices, things get difficult. To give you a proxy indicator for what I mean, I once asked if I could have a friend use a parking permit pass to park in the building's garage. I was promptly notified that the cost is $25. The friend ended up not driving in and the pass wasn't necessary or used at all. Guess whether the management made me pay the $25?! Of course they did! They even tried to charge me a late payment fee. Want to receive boxes? There is a fee for that! Want to receive regular mail? Can't do that because there was an incident last Xmas and half of the mailboxes are literally bent out of shape. Now, there is more to the building than the profit maximization. Suffice to say that there have been enough issues that have arisen that have led the tenants to form a group. I no longer live there and it would not be fair of me to share with you their grievances. Keep in mind thought that these are not your San Francisco hippies that would normally had felt compelled to self-organize. To close, I advise you, if you are looking at these Yelp reviews, to consider comments from residents and not only from those people that have just toured the building and are impressed after the 15 minutes spent on it. Jericsson remains the one redeeming grace of the building, but I would highly advise you to look further and weigh all of your options before moving in. read more

DO NOT LEASE AN APARTMENT FROM THEM!!! You will regret it (Also many of the 5 star reviews you see are likely fake based on all of the many 1 star reviews). They engage in predatory practices. Their main goal is for you to submit a housing application in order to charge you service fees and a deposit in total upwards of $300 that they will never pay back. They have no customer service and only use a virtual assistant or text based customer service, which makes it very easy for them to ignore you. They will switch the move-in date on your desired lease and then tell you to just resubmit your application for the new date. I regret submitting an application and ultimately had to dispute the charges on my credit card. San Francisco is experiencing a housing crisis and this company is trying to profit from it. This was our 4th apartment in SF and we really thought we would renew our lease. Management and staff drastically changed since January and the building's livability left with it. A couple of data points: 1. We had mold in our apartment and it was not addressed for a year. If you DO consider moving into the apartment, PLEASE ask for a test to be run in the apartment prior. We were asked to evacuate our apartment for close to a month due to black mold. 2. Lack of security - there was a break-in in the leasing office that was not publicly address (I found out because I left a package with them that did not get picked up in a month. They only admitted it after I inquired about it. They did not help me in figuring out my lost package which was irreplaceable). On top of that, packages are not placed in luxer lockers for the most part. They are left in the middle of the garage, I've had at least 6 packages stolen in a span of 3 months. The solution? "File it with your credit card company". It's just a nuisance and there's a real lack of empathy. Just two of many data points that resulted in a move-out. read more

Jericson is nice and responsive. Gunther was also nice though it seems he left at some point. I feel sorry to them for this review. UDR is awful when talking about lease contract. They were trying to increase our rent more than what the California rent control law allowed while our lease contract said next lease was covered by the law. They said there was a typo in the contract and they were still exempt from the law regardless of what the contact said. Do not trust the words in their contract. Big props to Jericson for being so responsive, personable, and actions-based in delivering on any maintenance issues that we've had at Edgewater. I've lived in a number of managed properties and the quality of service from Jericson and the maintenance team is top notch. Management/Corporate, on the other hand, is another issue. We have had issues with one of our neighbors for some time, and have provided supporting evidence of contract misconduct and continued infractions that should have actioned them to void the neighbor's contract. Instead- they have not made any action towards this neighbor. We have asked for them to mitigate the situation and their response was to offer that we move into another unit or to void our contract without penalty instead of working to ensure they meet the requirements of the lease agreement we signed in providing us with a liveable space a reasonable We believe since we are under contract that Edgewater should provide us with a liveable environment with respectful neighbors. read more
