Everything seemed really great BEFORE I had tenants, there was lots of open communication, she explained everything. I felt like we were partners. But then as soon as I had people interested in the house, I had NO INFORMATION given to me about any of the financials. I was not privy to their lease agreement, the amount of the deposit, anything. I was also not given any information about when payments would be disbursed until I reached out and asked. This didn't feel like transparency. I was finally given my first payment 12 days after tenants moved into my house. I received a very small fraction of what they paid on move in. This was expected! Expensive, but expected. What was not expected was the re-key fee that Best Life charged me. I left complete sets of keys, there was no need to charge me the rekey. This shouldn't have been a big deal, but I received nothing but defensive communication in response. No apology. She offered to remove the fee but didn't apologize, when I explained why I was frustrated she FIRED ME. That was it. I would have loved for this to be a great experience with no hidden fees--this business advertises pricing transparency--but instead, on my very first disbursement there was a hidden fee. Disappointing to say the least. ALL I NEEDED WAS AN APOLOGY, INSTEAD SHE FIRED ME. I have no idea what will happen to my poor tenants.

The Kerr Properties company was probably one of the least technologically progressive companies I have ever dealt with. To the point that they barely understood the billpay system of my bank in paying the rent. Property Network on the other hand understood the updated methods we have of making payments. Anytime there was something at my residence that needed taking care of, all I had to do was make a call or send a quick email and someone got back to me on the same day to make arrangements to correct whatever it was. He really knows the Portland rental market well and was able to negotiate a fair, great rental price for us and our tenants. Whenever there was a repair issue that we needed help with it was promptly taken care of and the charges were very reasonable. He charges a flat rate fee and keeps everything simple. At tax time we promptly received our documents from the office manager which was so much appreciated. We highly recommend using Hanover and Townsend if you need a dependable and knowledgeable company to manage any and all of your rentals.

They are communicative and responsive plus they are actually logical when it comes to issues at the house. Right when I moved in I discovered the sink was leaking because the garbage disposal had a crack. They came and swapped it out very quickly. After about 2 months we had a pipe burst and flood the upstairs bathroom and into the kitchen (no fault of owner, Zenith, or mine). They made all the arrangements to have the owners insurance take care of repairs. Zenith worked around our schedules and didn't have lots of pressure to do things. Moving out was just as smooth. I hired a maid service to clean and gave them the receipt. They have in the contract that a professional carpet cleaning will be done and taken from the security deposit. I got my final papers and it was a very detailed and organized line by line of all payments and move out expenses plus my check for what they owed back. They also had copies or receipts for cleanings and minor repairs. They didn't nickel and dime for wear and tear either. I was blown away by how friendly and thorough they were. Overall I highly recommend them. They are friendly and work like they care, not like you are a number and they are a corporation.
