I rented a house from them and they were amazing. They go far beyond what I expected and have genuinely concerned and caring employees. They are communicative and responsive plus they are actually logical when it comes to issues at the house. Right when I moved in I discovered the sink was leaking because the garbage disposal had a crack. They came and swapped it out very quickly. After about 2 months we had a pipe burst and flood the upstairs bathroom and into the kitchen (no fault of owner, Zenith, or mine). They made all the arrangements to have the owners insurance take care of repairs. Zenith worked around our schedules and didn't have lots of pressure to do things. Moving out was just as smooth. I hired a maid service to clean and gave them the receipt. They have in the contract that a professional carpet cleaning will be done and taken from the security deposit. I got my final papers and it was a very detailed and organized line by line of all payments and move out expenses plus my check for what they owed back. They also had copies or receipts for cleanings and minor repairs. They didn't nickel and dime for wear and tear either. I was blown away by how friendly and thorough they were. Overall I highly recommend them. They are friendly and work like they care, not like you are a number and they are a corporation. read more

Communication was poor, management was disorganized, and I constantly had to chase them for answers and updates. I rented a home through Zenith for three years. I was never late on any payment, utility bill, or fee. A few months after moving in there was a leak at the irrigation box by the sidewalk. They came and fixed immediately. The leak started again after a freeze in January. I sent over 100 emails over the next few months and no one responded, showed up, or fixed the leak. I told Zenith that I would not pay for the water bill since they were not fixing the leak. So, eventually the city shut off my water. I had to take a half day off work to drive to the Zenith office to force them to fix the leak and then another day off work to wait for a plumber. Zenith blamed the plumbing company saying they ghosted them but took no responsibility on themselves. The fridge that Zenith provided sprung a leak in the water hose at the back and no one knew until it came up under the flooring after a few weeks. Zenith came in, ripped out the flooring, and took 7 months to fix the problem. We lived on the subfloor with no insulation in the crawlspace. They didn't plan to replace the fridge which was the problem until I said something. They replaced it with a broken fridge that was way too big for the space and kept the dishwasher from opening all the way. The worst was move out. I had the house professionally cleaned and sprayed for fleas and they tried to charge me anyways. Zenith charged me for the wrong color sheen of the paint THEY provided me to do touch ups. They charged me $25 to remove a plug cover on an outlet. You know the kind that you just pull out and throw away. This was the final statement and included the return of less than half of my deposit. They had already approved the carpets when they sent that statement. However, when I disputed the charges because I provided receipts, I was treated horribly by Jose. He called me and said the carpet wasn't great and so if you drop all the disputes we won't come after you for the carpet. Literally a threat. BEWARE! this company is horrible to talk to, work with, communicate with, and get anything fixed. They blame the renter for everything and gauge you for every nickel and dime they can on your way out. My suggestion...never rent from them if you want to be treated fairly and with respect. read more

I am a homeowner that uses Zenith and I would say you are better off managing on your own. They will nickel and dime you for anything and everything on top of the 9.5% management fee (e.g. making phone calls, make decisions without the homeowner's consent. Even after maintaining the property myself without the use of a third party they still somehow will find a way to charge you. The out of pocket costs make your property feel more of like a money pit than an investment. $1,170 renewment fee and on top of all the other start up fees this business is putting me under water on my mortgage. I would not recommend them and hopefully soon will go to self managing... I would be able to charge my tenants far less as well.... read more

I've dealt with my fair share of property management companies, but this one stands out--in all the wrong ways. Maintenance was the biggest issue. Requests were handled carelessly and with little consideration for the resident. It felt less like professionals entering your home and more like people just checking a box as quickly as possible. There was no attention to detail, no respect for the space, and little to no communication about what was being done. Then there are the fees. The rent might look reasonable at first glance, but that's just the base fare--everything else feels like a Spirit Airlines experience. By the time you factor in mandatory charges, service fees, and miscellaneous add-ons, you're paying far more than expected, without any added value. I no longer live there, and after experiencing a different property management company, it's honestly eye-opening. I didn't realize how much was missing--basic professionalism, transparency, and respect--until I saw how it should actually be done. Overall, it felt like this company prioritized squeezing every possible dollar out of residents while putting in minimal effort in return. This is one of the worst property rental companies that I've used. They completely neglect taking care of you in any way and only decide to engage in communication when they have something they want YOU to do. A few months into renting we had one of the sensors on our garage door fail. This resulted in the door failing to open properly one day and us backing into the garage door. They were slow to react to our service request. Once they finally got someone out to inspect the door (the garage door company rep) he confirmed that the sensor had been broken prior to the garage panels being damaged. A week later and they act as if that never happened, claiming there were no notes from the incident. Now they flip it on us and claim we need to pay for the entire garage door to be replaced. On top of that, they go with a different company, to ensure there's no possible way that they could validate the garage door failing due to a broken sensor. The new company's rep comes out and comments that the same situation has happened with one of our neighbors. It seems they're trying to screw everyone possible. It has now been SEVERAL MONTHS and they still have failed to actually have someone come out and fix the garage door. Even after they forced us to pay for the whole thing. Easily one of the most frustrating and disrespectful moves I've experienced from a property rental company. STRONGLY recommend against renting with them, even if the property looks nice on the outside, they will likely make your experience painful and costly. read more

TL:DR - Pretty unethical company. Trying to steal my deposit. Negligent in their duties. They coerce tenants into legal contracts to prevent negative reviews. SECURITY DEPOSIT THEFT (or conversion): Zenith has agreed in writing that they have billed me incorrectly upon move out for for preexisting damage and willingly stated that they should return that money to me, however they are refusing to do so unless I sign a legal agreement (shown in the photos) that includes an NDA and prohibits me from posting about them online. WA law allows deposits to be withheld for a handful of reasons, including damage or unpaid rent. Zenith is withholding my deposit for no such reason. They are doing it to force me to sign an agreement that will protect them from reputational harm. Withholding a deposit for this reason is illegal. Ethical companies don't try to force silence from the weaker party in the relationship. Ethical companies behave in a way that makes this unnecessary. FINAL ACCOUNT BILLING: As other reviewers have noted, Zenith botched our move out billing pretty badly. They didn't bother to compare the final charges to our pre-move in inspection checklist and charged us for documented existing damage, To their credit, they owned this immediately and admitted to the error, they even agreed to return that money to me, but only if I signed the previously mentioned agreement. Despite trying to get this agreement amended, they refuse to remove this clause. Also, TOILET PAPER. That's right, if you don't take the toilet paper when you move out, it will cost you. They billed me $17.20 because I left a single toilet paper roll in each bathroom on the spools after I moved out. They held their ground on this in my initial pushback, but a few weeks later a different representative called me by phone and told me that the charge was ridiculous and offered to remove it. LANDLORDS: I would be concerned about hiring this company as I'm not sure they would be adequately protecting my interests. They're currently advertising the home as having features that we've informed them do not function (jacuzzi tub). Maybe it's been repaired but since we know the issue predates our occupancy by years I doubt this. They also failed to disclose the non-functioning A/C system when we moved in. While the owner wasn't planning to pay for this, they had to pay to replace the unit them because Zenith failed to properly disclose this. They also ignored a safety concern (the back staircase) that we raised in every annual inspection. If someone is injured it could potentially create a liability in the future. I even offered to remove this at my own cost to ensure my kids and their friends wouldn't get hurt, but I couldn't get Zenith to respond to my offer. RENTERS: They are not very responsive to maintenance requests, so be prepared to do a lot of chasing. Follow up from Zenith on outstanding maintenance request was very poor in most cases. Here are a few examples It took nearly a year to have the AC unit replaced, and after chasing for an update months after initial estimates were provided they scheduled more estimates... they hadn't even started they process meaning we bought window units at considerable cost and went the summer without our functioning central air. We raised an issue with the stove being broken and it took more than a month to have this dealt with. When we moved in, the fence had several large gaps, several were more than 4 feet. Despite this being known when we moved in, Zenith asked us to put in a request for repair a few months into our occupancy. This still took months to have this repaired. Like the fence, Zenith wanted to repair a damaged floor transition following an annual review. The appointment for this repair was rescheduled repeatedly for a total of 7 different dates over time. This is tough if you want to be present. FINAL THOUGHTS: Run away. read more

Per requirement upon vacating my rental, I hired professionals to complete the exit requirement costing ~ $1000. I expected some of my $2590 deposit to be deducted from my refund. I was flabbergasted that in fact over 50% deducted! My advice to renters is to not spend too much money on the exit requirement and to assume most of your rental deposit will be nit picked chipped away. read more

I have video of a Zenith inspection. During this inspection the female is seen opening boxes pulling the contents out of the box holding it up in the air to examine. I'm not sure what the motive was. she put it back before her partner entered the room . 3 different times. Same female was seen thumbing through my personal mail I had put aside to be out of sight . Same female was denied access a couple days prior and still tried forcing her way in. She was extremely angry that she wasn't able to gain access that day. Visibly shaking. They scheduled this inspection knowing I could not be there to witness her misconduct due to my work schedule.. After I voiced my concerns and made clear that I needed to be present , they showed up anyways. Violated my privacy . The rogue female employee should be investigated . I have it all on video . I'll send it to the owner when I've cut it down in size. It's currently too large to send... Zenith is garbage. Unprofessional employees operating with god complex. read more

Unethical business practices, harassment (because they made a mistake on their systems), charging invalid fees, inability to return a phone call when something was needed, misquoting a lease break fee and then charges $2k more when we decided to move out, etc. Those are a few things we dealt with but the list goes on. They refuse to make things right when they mess up leaving the tenant worse off. If I could give zero stars to this company, I would. They weren't the company we originally leased with; our property switched management a few months into our lease, and unfortunately, we were stuck with them. I rarely leave reviews and generally extend a lot of grace, but this company caused my family and me immense stress--leasing with them was a nightmare. I will never work with them again. When we tried to renew our lease the first year, they promised to waive the renewal fee. After we agreed to renew, they tried to charge us the fee anyway and argued about their promise. I had to pull up the lease they sent to prove what they had said. Only then did they waive the fee. If I hadn't been diligent in keeping documents, they would've overcharged us. After we moved out, they sent piles of photos claiming damages, many of which weren't our responsibility, like landscaping--which was their responsibility. They also overcharged for repairs, adding unnecessary costs to inflate charges unfairly (like tiny piece of tape on the floor smaller than a dime). If you have animals, beware--they'll find excuses to charge you additional fees, even if your pets are well-trained or registered emotional support animals. We also experienced poor management during our tenancy. For example, a neighbor left their garage open, and when I called the property manager for help, they assured me someone would come out to close it--but no one ever did. Repairs were another nightmare. Items broke multiple times, including wood falling from the wall, a broken AC at move-in during, and a leaking sink. Each issue required multiple calls and request from their maintenance (which they charge $50 dollars for any repair visits) to get fixed. Renting should bring peace of mind and a sense of security. With this company, we never felt either. If you rent with them, keep detailed records, take photos of everything, and double-check their work. read more

Lindsay, Roch, and Sharleene have had quick and clear communication throughout my application/approval process and have been able to answer any questions I've had. RENTERS BEWARE! DO NOT RENT FROM ZENITH. Zenith properties is absolutely ridiculous. From before we moved to now they have been nothing but a headache. If we were not displaced after a fire and needing a place quickly we may have paid more attention to the red flags. When we initially moved in they gave us keys to the house that didn't work. We and the paid movers sat outside the house waiting for hours. a few months after moving in they completed a home inspection and then left a notice on the front door demanding that we pay a fine. The violation they sighted was "parking in the yard." We were parked on gravel, on what is clearly an RV slab. Hence the RV hook up. They even pointed out the RV slab to us when they were trying to sell us on moving in. In addition Billy Gomez is rude, dismissive, and unresponsive. I honestly don't have the time or energy to dedicate to a long review. I really want to move on and never think about Zenith again. I will just tell you we felt targeted. Please read all of the reviews before making the decision to rent from them. If you pay attention the only positive reviews are from home owners and NOT FROM RENTERS. The statement that they are only about money is very accurate. We have been waiting over a month for our deposit to be returned. We left the house immaculate and had it professionally cleaned. 5 weeks later we just heard from Billy Gomez that our "move out packet" which should contain our deposit had been mailed to the rental house we moved out of 5 weeks ago.‍ Billy claims we did not provide a forwarding address. If he did not have an address he could have simply picked up the phone and called us. In addition it sounds like the $400 we paid to have the house professionally cleaned was in vain as we did not provide the invoice from the cleaners. (Silly us thinking it would suffice to leave the house immaculate and in move in condition.) Zenith will look for any reason to charge more money. read more

Following my initial review expressing numerous issues with Zenith, the situation had not improved. Despite my attempts to reach out and seek resolution, the company remained unresponsive and unhelpful. The gravity of the problems, including water damage and unclean living conditions, forced me to make the difficult decision to terminate the lease. I have since found a different home, emphasizing the urgency and severity of the situation. I had called the leasing office everyday and they ignored my calls and gave me no updates. Even if they were "waiting for the owner to call back" they could've communicated that and ease my stress and concerns. There was none of that. By far the worst company I have ever dealt with renting a home. They were consistently un-communicative, and we had a very difficult time getting answers out of them when asking about the correct format and documents to submit. They were incredibly difficult when we tried to get the keys for the house from them. Since we were moving from out of town we had to arrange for a friend to pick the keys up during business hours. When he showed up they said they didn't know about any keys for the address. We called them later only to find out they had ended up putting the keys in a lock box on the house, but never told us they were going to do that or the access code to the box. We submitted multiple maintenance requests that went un-answered or were not answered for multiple months. They tried to charge us for breaking our lease, because we were moving out a month early; even though we were still paying for the final month. When we went to submit our invoices for cleaning to prove that we had the property professionally cleaned so they wouldn't double charge us, they first tried to claim that we submitted it too late, even though we had a month left in our lease. After we moved out they ended up charging us for cleaning and their justification was that the professional invoice we gave them did not EXPLICITLY state carpet cleaning. They only mentioned this to us after it was too late to get an updated invoice from the cleaning company. AVOID ZENITH AT ALL COSTS! read more

Zenith doesn't think they have any responsibility but they force you to use the company. Ill start out with the positive, Jasmine is an amazing person and I wish I could give her, her own review. She went above and beyond in her duties and deserves mention. Unfortunately, I wish I could say our tenure with Zenith was as pleasant as that with Jasmine. We rented a property, that within the first two months switched hands under Zenith's umbrella. At every moment, you are made to feel like a checkbook. There is a fee to pay your rent, there is a fee to set a maintenance appointment unless you give them carte blanche to enter at their leisure, there is little communication between management and residents, to boot - of the mediocre communication it is condescending, authoritarian and low key disrespectful. Trust no one is paying $2600/month to be told they need to pay, to set a maintenance appointment, or that build issues are not their responsibility. The worst, moving out. They will NOT schedule a walk through despite holding on to thousands of dollars of your money. Oh it gets worse. Have a pet, be prepared to have your home flea treated regardless of how clean your pet is, the carpet MUST be professionally cleaned and the maid service they use is to be scheduled OR the fees will come out of your deposit. Even if you are kind enough to perform the services, receiving your deposit back is questionable. It has been nearly 3 weeks and we've yet to receive a dime nor explanation as to any with holdings. Regardless of a 21-day window allowed by Washington, we all know it doesn't take 3 weeks to write a check. Especially on a property that was turned over in like-new condition. I wouldn't rent from Zenith again if they were the last management company in Washington state. read more

Don't risk your well-being or your money!!! We moved in in March and have paid them $15,203.55 for EXTREMELY poor customer service and without a working HVAC system... No heat or AC even though advertised. Poor customer service. We moved into a Zenith in March, upon move-in the home was filthy with scuffs on the walls throughout. When we first viewed the home before submitting an application we informed management about the cleaning and painting concerns. We also informed them about items the previous renter left in the kitchen cabinets, they said they would look into these concerns. Trusting that they would take care of things, we were surprised to find no change, still dirty, still scuffed walks, and still a cabinet full of someone else's belongings. Yet they required us to sign the already filled out move-in inspection that they prefilled out with everything marked as acceptable. They give you 5 days to make adjustments... however, they are really "banking" that you won't update the information since you are too busy settling in. Trust me they are anxiously awaiting your move-out so they can take every cent of your deposit and probably more. A few days after move-in I opened the washing machine, only to be welcomed with a face punch smell of mold. Upon inspection, we found black mold through the machine's gasket. Upon submitting a work order, instead of coming to look at it, they gave me cleaning instructions expecting me to do it myself. After email exchanges and who should be responsible for cleaning it and demanding a replacement since it was filled with mold, 2 weeks later the gasket was replaced. Now we sit without a working HVAC system, the system in completing not working no area movement, no heat, no AC. BTW, if you want a scheduled time they for entry charge you $35... This is not their only (hidden fee) but they wait until just a few days before your move-in to send you the lease so you are on the hook. If you have a violation, they charge you $250 for the violation and a $100 posting fee! These are not common fees for other management companies. Unbeknown to us the HVAC system has not worked since we moved in, in March. We submitted a work order on May 11 - almost 30 days ago and we still do not have a work HVAC system, no fan ventilation, no heat, no AC. They have sent to have the thermostat replaced 3 times with no success. We've been patient but enough is enough, we requested a concession, NOPE! They offered to provide us with portable AC units that came with an $85 installation charge and a waiver that said, you look at the portable AC wrong you will be charged. If you choose to forgo the $85 you can pick out the units and install them but they need to be installed to specs or you will be charged for the units.... no thank you. Yet another way for them to collect more money. When asked to be let out of our lease, yes, but it will cost you over 5k, Since moving in late March we have paid $15,203.55 and have no working HVAC in a 3-story townhouse! AND they can not provide a date when we can expect our AC to be fixed as the temps are on the rise. Welcome to Zenith - I'd think twice there are better companies out there! I went through a rental process where we denoted up front the soonest move in date, after asking me to go through a process and pay they then told me that I need to move into the property in 7-days or less, or be financially responsible for doing so. The process was also really awkward and invasive. I did some research and I hear they are sue happy as well. I highly suggest steering clear of this company. read more

Zenith managers are incompetent and only look out for the owners. The communication between managers is dismal. For example, one will acknowledge receipt of a request, while another will send a nasty note for not receiving the same Information. Overall, they are the worst managers I have ever dealt with, and would never buy or rent any property from them again. They have a slum lord mentality and are condescending and threatening. Billy Gomez is particularly offensive. He uses a lot of legalese to threaten. He has a grandiose sense of entitlement. They do intrusive property inspections every 6 months, taking photos and looking inside the refrigerator and stove. I have never lived anywhere where that was done. They try to ignore fixing things, and charge for anything they can get away with. My rent was increased $400 in 2 years. After 2 years of requesting the sprinkler be turned on, I gave up. Yard maintenance ruined the grass, making numerous dirt spots and dead grass covered with moss. It was also overrun with moles. This company is ripe for law suits. I am glad to be out of there In a nicer, well maintained rental. This is just a snapshot of what living there was like. Nobody deserves to be treated like that, and for no reason. read more

As a renter this has to be one of the worst businesses to rent from. They lie, overcharge, and violate your rights. The biggest issue I had was they informed us that they needed to look at the sewer. This is located in the front of the house. At some point my neighbor chatted with them and the house owner, zenith and my neighbor went into my backyard. Zenith allowed my neighbor to trespass and did not ask for my permission to have him on the property. I called the neighbor as my wife was home watching this happen to ask him to leave and he put me on speaker so Zenith could hear. I told him again to leave and zenith brushed me off. I called my wage back and asked if they were leaving. They continued further into the backyard and completely ignored my request. My wife then opened the back door and told the neighbor to leave immediately and again zenith scoffed at my wife and then completely ignored her request. After another 5-10 minutes in the backyard with the trespassing neighbor they finally left. I called and emailed zenith to complain and ask what that was all about and the zenith rep said none of this happened... this neighbor had been harassing my kids for riding their bikes in the neighborhood. So I definitely didn't want the liability of having him on the property I am responsible for. They did not listen to us. They broke the law and completely dismissed us. This lead to us terminating our lease. They charged us $8,000 to terminate the lease when they don't follow the law. I went to go pay this in cash because their website said that was and accepted payment option. I get there to be turned down and referred to another payment option. I went to go pay using some secure payment method and it didn't work due to something wrong on their end of the transaction. I went back to zenith and they still could not help me. I had to go get checks and pay them that way and wasted a few hours just trying to pay them. I hope other people won't make the mistake of leasing from them. I missed a utility bill as my wife and I both thought the other had paid it after zenith and emailed us about it. A few days later we get a letter stuck in our door and they charged us $150 for delivering the letter and another $150 for being late on a utility payment. I get we were in the wrong for missing the payment but it was a $80 bill that just turned into $300. This is a money hungry business and it shows. In response to the owner. Tried to set up a showing to view a property and was told I needed to submit an application just to view a property. I get that maybe you want to have my info beforehand but requiring me to pay your overly inflated $60 application fee simply to view a property is absurd. Not to mention the ridiculous other fees like non refundable pet fees and highest pet rent fees I've ever seen. These guys are out to get as much cash out of you as possible. Hard pass. read more

I'm writing this review to caution anyone considering renting from Zenith Properties. After you go through the application process and get approved, they require you to pay all deposits, the first month's rent, and fees before they provide the lease agreement for you to sign. Based on reviews on Better Business Bureau and Yelp, which mention violations of tenant rights and unjustly retaining deposits, we felt it was risky to commit financially without seeing the lease agreement first. We informed our leasing process director that it was crucial for us to review the lease terms in detail before making the payment, which amounted to up to $3.5k. However, they refused to share the lease agreement, claiming it was confidential to non-tenants, even though we were approved future tenants. They mentioned that their lease is standard compared to other property management companies, which did not alleviate our concerns. Despite the property being ideal for our needs, we had no choice but to decline the offer. I am very disappointed and advise anyone to carefully consider their decision before making a financial commitment with this company, as you won't be able to review the lease terms until after you've already paid. read more

My experience so far has been amazing. They have been great at keeping me in the loop and communicating any changes or issues. They even followed up on a question that I'd asked during the walkthrough and completely forgotten about. If this is the professionalism I can expect for the duration of my tenancy, I will be extremely happy. read more

Like others had mentioned this company does not follow Washington state law. They take your full deposit and op top of that tried to charged us for damage to the unit even though we have time stamped pictures and brought all of this up during move in. Zenith is even trying to charge us for a non vented microwave range hood that was at least 10 years old. We had steady communication with them during our move out and they billed me for an entire month after we moved out because they said they did not receive the official notice letter, even though we have email with the office tagged and one of the staff asking if they should take our email as the official notice that we will be moving out to which we replied yes. This place is a joke and a scam and I will be continuing to elevate this until we receive back our money. Awful management company and staff. read more

Before you summit a application and spend 60 bucks, look at there rental criteria because if they don't approve you all communications stops I had good credit thri expirian 682 but they don't care. This is a company that only cares about money. They can care less about their tenants. They find multiple ways to milk you. They send out so called vendors to do inspections every year to check for property damage and don't even repair their so called findings. If they do send someone to do repair, they half way do it and try to find you at fault so they can charge more fees. They charge $200 to renew your lease every year to so call process what they already have on file. They find reasons to go up on you rent. They charge all these outrageous fees that they know you can't afford. Recently, I had an inspection and was charged outrageous fees for a pet that was not mine. I have to pay for so called not being in compliance with my lease agree. I tried explaining that it was not mine and I was doing a friend a favor but, they did not care. They threw my lease up in my face and stated that they were doing me a courtesy for not charging additional fees. REALLY! WOW! They charged me over $800 in fees. They never considered that I have never been late on any of my rent payments or that I never fell behind on any bills. I have been here 4 years and I can count on one hand how many times I call them for maintenance repairs. I keep up the interior and exterior of the home. I have never had any noise complaints or any lease violations. I was also charged during the beginning of the covid-19 pandemic for having a pool in my backyard for my kids. They charged me for lease violation because of the pool. They stated that the property owner states no pool, swing sets or trampolines are allowed in the yard. They did not consider or care that it was a pandemic and everything was shut down. They charged me approximately $200 for that. They never considered giving a warning. When I asked why the pool was not allowed, they stated it was a liability and they property owner does not have it covered under his insurance. I asked if I can add it to my insurance and sign a waiver to release them of all liability so that my kids can at least enjoy their summer. They said NO and still charged me the fees. If you are looking to rent from a property management company, I do not suggest this company. They are very shady. They are money hungry and do not care for their tenants. read more

It was a horrible experience renting from Zenith Properties. We had a hard time agreeing on the lease terms with them, but were running out of time to find a place to live. They made us pay for five days of rent for April 1-5, even though we signed the lease and got the keys on the 6th. Otherwise we would lose the rental. From there, maintenance services were either inconsistent or not provided, with some unsafe conditions left unaddressed all year. We decided to move at the end of the 1 year lease. They would not give us our deposit by the time required by law and they refused to send us an email with the accounting in the meantime. When we finally got our deposit money, we found out they charged us for several things that were not our responsibility. We had emails and receipts to prove all this in small claims court. There are also laws that allow you to get penalty fees from Zenith if they fail to give you your deposit back by the legal deadline. In the end Zenith had to pay over $4,000 to pay back money that was owed to us, and for penalties. It was NOT worth all the hardship. For tenants having trouble, you are not alone. The on-boarding process was easy and organized; the communication was smooth and professional; the rates and contract are competitive and detailed. As an owner, I feel that Zenith really got my back and I no longer have to worry about late rent payment or sudden maintenance calls. Molly, my lovely property manager, has been helping out every step of the way and got me thousands of dollars back in delinquent rent that I was given up on. DO NOT RENT FROM THIS MANAGEMENT COMPANY! Im telling you there the most ripped off management company we ever had!!! I asked them if we need to hire a professional house cleaner for the duplex when we moved out but they said THEY DONT REQUIRE IT, that's why we TRIED our very best to clean it and fixed and filled the hole we had for frames(not much). But when its time for them to give us the security deposit they took 400$ just CLEANING of SUPER CLEAN DUPLEX! And for filling a hole and repaint the scratches of the laundry door cost us 250$! So amazing how this nasty company can get away with this! They are simply stealing people's money! We worked hard for our money for us to be able to pay for our security deposit but this ZENITH COMPANY can steal $650 easily from poor people like us! This won't be the last step we will take to give them lesson! read more
