With a new home purchase on the line, I was stuck between a decision to use Truview or another…read morecompetitor. From my first call to the company, staff were very professional and polite. They answered all questions I had regarding the process and the actual inspection. They were able to get me scheduled in under 24 hours, which was important because of an encroaching deadline. What ultimately swayed my decision to use Truview was the price. Other competitors, after offering a military discount - which Truview does not - still ran $100 above Truview's cost and didn't include the wind mitigation and four point inspection. The inspector (Armanni) was great - he arrived ahead of schedule and was polite and professional, and was very clear with his explanation of findings. The report was received within approximately an hour of the inspection completion, and all 97 pages detailed every possible deficiency you could imagine - from serious to ridiculously cosmetic. After receiving my report, I was unable to send the 4-point and wind mitigation reports by email for our insurance quotes. A quick call to Truview remedied that, and within 10 minutes each report was sent individually by email to permit easy transmission to the insurance company. Very happy with our choice.

You pay for a professional service to avoid surprises, and you end up completely unprotected. I do not recommend them at all--look for another option that is actually serious and responsible.

I had an excellent experience with both Luis and the entire Canopy team. Luis took the time to meet with me in person and make sure I saw all of the tile colors and samples before making my decision. He was communicative and responsive throughout the entire process, the end result was perfect, and the price was very reasonable. Recently, I had a leak coming from an area under a flat roof that Canopy had not installed. I contacted the roofer who had done that portion of the roof to help diagnose and fix the issue, but unfortunately had a very frustrating experience (which I reviewed separately). I immediately called Luis to see if he could offer any advice or point me in the right direction. Luis answered the phone right away and, almost THREE years later, remembered me and addressed me by name. Even though this wasn't a part of the roof Canopy had installed--and they don't even do TPO flat roofs--Luis immediately offered to come to my house and help me figure out what was going on. He spent over an hour with me, listening carefully to what had happened, getting up on the roof to investigate, and helping me systematically test different areas with a hose to try to identify the source of the leak. After we thoroughly investigated the issue, he even offered to help me get a quote for the repair through a partner contractor who specializes in flat roofs. I am incredibly grateful not only for the quality of Canopy's work, but for the exceptional and genuinely personal customer service. Their professionalism was present during the entire process. From discussing the project with Juan to setting up the process with July Cruz, who was always on target and in communication with me, was top notch. The crew worked an entire day until my new flat roof was completed. Everything was cleaned immediately and no mess was left. The crew is friendly and the foreman gave me feedback from time to time. The next day, Mauricio and a couple of workers waited about 6 or 7 hours for the inspector to arrive and sign off. I truly recommend Canopy. All paperwork was provided to me timely. The cost was within a couple of hundreds more from the other companies I consulted, but the quality and value for my money was another plus by choosing Canopy.

Their loss and I will now always be calling Sean and ARR for repairs ( even though my garbage HOA should have to repair the roof since it is a shared roof). When I called Sean he was very professional and was able to come out within the 24 hours to see what needed to be done. He showed up on time and was very thorough. He provided me with a fair estimate, and detailed everything that needed to be done and why. After accepting the estimate, we scheduled the repair job, which was within the next 48 hours. The repair went off without a hitch. Very pleased with the outcome. If I have any say when the HOA goes to redo all of the roofs, I will petition to have ARR do it!

Humberto becomes an extraordinarily rude human being when asked to explain himself and his report. With no residents living in the property, his report said there were no leaks in the toilets. Both toilets in the house were leaking as soon as we moved in and flushed (literally the first flush). The plumbing in the house is basically a complete mess. His mold report recommended a mold analysis. We paid more for the mold analysis with HIM and he said it cam back fine. Walls had to be removed and mold had to be cleaned in multiple areas of the houses (because of the toilet leak, I may add). He began yelling on the phone when confronted about this, not even remembering the house. He yelled "I told you to do a mold air analysis!" When told we had him do it, he shut up rather fast. After some thinking, he said the lab gives the results. I believe it's his job to explain those results, which he didn't do. He just said they were fine. By this point, Humberto was yelling each word. He finally asked what I wanted from him. I said I wanted a refund, at least for the mold inspection. He said, "nope, no refund. I did the job" and hung up immediately. Sure, the reviews seem positive when there are no actual issues with the house, but when he wants the referral from the realtor or broker, whatever to make the sale. Humberto is a truly terrible business person. Stay away if you want quality work... or at least a nice human being to interact with. read more

I am a first time home buyer and I was referred to Humberto by my friend/broker. I got his information along with contacts for two other inspectors. I had tried to get a hold of the first inspector several times and was never successful, so I moved on to the next on my list - Humberto/Evolve Home Inspections. When I called I was immediately greeted with a smile, how did I know since it was over the phone? I could hear it in Sandy's voice! I felt like I was dealing with family (the good side). She made me feel at peace - and that meant a lot since this whole home buying thing was stressing me out. I told her that I was going to call another inspector just to see what the cost was but by the end of our conversation I just could not bare to go to anyone else. She went above and beyond to make me feel comfortable (and I did), she told me they would be here to help me through the whole process and that I could call them up anytime - even after the inspection was done, if I had any question at all. (And they both continue to live up to this!) Humberto & Sandra know what they are doing and how to run a business from being professional to taking personal care of their clients. I've been a Realtor for most of my professional life. I have used many inspection companies. None of those companies comes close to the level of service, professionalism and technology that they have. It is all automated and you get your own profile where you can mange your inspection report, invoices and re-inspections. Humberto is the best that I have seen. He has done inspections for all my clients and he has done inspections for my personal purchase. Evolve is directly responsible for helping me close on a short sale. The lender thought the value was one thing, but after Humberto's through inspection, they quickly realized the they over valued it. His reports are so detailed that it showed all that was wrong with the property helping me secure a lower sales price. Do yourself a favor and use Evolve for all your home inspection needs. The home buying process is stressful as is. Why complicate things more with companies that take to long and their reports don't come close to the level of work put forth by Evolve. Im sure you want lower insurance... Evolve Property Inspections helps with that as well. Just send your report to you insurance agent and he will get you a bunch of discounts based on the inspection report. You wont be disappointed. read more

Amazing!! Sandra is the sweetest thing ever. She was completely there for me, totally reliable, always followed up with me and made sure I was taken care of. Humberto was super focused on getting everything noted for me. I purchased a basic condo inspection which only includes what's inside the walls of the unit. He advised me of the condition of the building and pointed out a few things that grabbed his attention about the building. When I pointed to a hole in the attic near the outside of the unit he offered to go up and check it out. I felt extremely taken care of, I felt like they had my back, and that Humberto was genuinely concerned for me purchasing a good safe home. This is a great home inspector. We used Evolve for two properties we recently bought and had a great experience. Humberto who was our inspector both times is very attentive and pays attention to details. He uncovered many things we were not aware of with the second property we bought (the water from the upstairs bathroom was leaking to the downstairs kitchen!). This would not have been uncovered had he not let the water run for 15-20 min. He also noted other things that helped us with the negotiation process and to plan our repairs. Very friendly guy and thoroughly answered any questions I had. I don't think a 5 is even high enough!! Humberto is professional, thorough and so educated in his field. I definitely would use his services without hesitation again. He takes the time to show he cares not only about his work but about making sure he explains every aspect of a home inspection so as a new home buyer, we understood every part. They answered all questions I had regarding the process and the actual inspection. They were able to get me scheduled in under 24 hours, which was important because of an encroaching deadline. What ultimately swayed my decision to use Truview was the price. Other competitors, after offering a military discount - which Truview does not - still ran $100 above Truview's cost and didn't include the wind mitigation and four point inspection. The inspector (Armanni) was great - he arrived ahead of schedule and was polite and professional, and was very clear with his explanation of findings. The report was received within approximately an hour of the inspection completion, and all 97 pages detailed every possible deficiency you could imagine - from serious to ridiculously cosmetic. After receiving my report, I was unable to send the 4-point and wind mitigation reports by email for our insurance quotes. A quick call to Truview remedied that, and within 10 minutes each report was sent individually by email to permit easy transmission to the insurance company. Very happy with our choice.

The inspection I received failed to inform me that 2nd door entrance that was blocked in the kitchen - was a major safety violation. I am now liable to pay a contractor to take down the wall in the kitchen to comply with the fire department or else I will be recieving safety violation fines from the fire department - as per my condo association. Also in the report it was stated that there was a "water stain" on the ceiling which is false, the previous owners had 20ft of wire channeled through a structural ceiling, and tried to patch the concrete ceiling - which is another violation which compromises the structural integrity of the ceiling. I called Rob requesting that I get a refund from my inspection $325, which I felt was the least he could have done, but he denied my refund, told me that he doesn't report state violations and that everyone in Florida blocks their 2nd entrance. I am now liable to do renovations in my new vacation home and take time off due to this company's negligence to report major state safety violations. If this was in the report I would have negotiated with the previous owners to take care of these repairs or would have passed on purchasing this condo.

We recently used this company for our house inspection and during the inspection period leading up…read moreto closing everything seemed fine. They pointed out some obvious issues and whatnot and we acted accordingly leading up to closing. After closing, our cable installer opened the attic and immediately noticed that there were rat droppings and evidence of infestation. We called out pest control who then confirmed that this was a persistent and long standing infestation of roof rats which were there prior to the inspection period. There were pictures provided in the initial inspection report showing that the inspector did indeed inspect the attic and failed to disclose any pest issues whether it be the clear and obvious evidence of rats as well as evidence of termites. I then tried to contact them and get some financial recourse due to this obvious oversight and clear failure and their response i have attached which is clearly intended to waive any of their responsibility. They claim that the scope of the inspection did not cover pests however when there is such obvious evidence immediately visible within the attic opening they deliberately omitted this information. This behavior is clearly negligent. If you quickly glance through the other reviews of this company you will see that their business model is to nickel and dime you for specific services and take zero responsibility for their inspection reports. I personally would expect better business practices and accountability and would never use this company ever again. I have also used other companies who do a much more thorough job, are cheaper, and offer more comprehensive services regarding pest, water damage, etc... Let this be a warning to anyone considering this company that you can expect a subpar job, no accountability, and to overpay.
