There was also supposed to be a yard service coming every month(owner was caught not paying for yard service, trying to be cheap). Yard service never came. We reached out over four months three times we heard back from NVAP. They said the owner wasn't concerned. all of a sudden spring comes around & the yard looks like shit. Now the owner is concerned and blaming us for the dead tree and apparently it's sentimental, because him and his wife planted it when they first moved in with their children. Which was a bold face lie by the NVAP to us, after talking to the neighbors that tree had been dead for months before we moved in, And that tree was original from when the house was built. shady. Also, our washing machine was broken for about two months and we were unable to do our laundry. Travis Tarun did not care. Worst landlord, he wanted to do everything the cheapest way possible and you can tell by the way the house was kept up, the cinderblock wall in the backyard was disintegrating, the kitchen sink also was sloppily repaired by him as well with the wrong color patchwork. We were moving out, we repaired multiple spots inside the house where there had been texture issues, mind you there was multiple previous texture issues all throughout the house and every single room from previous tenants as well because this is not the first time it had been rented out(found out from the neighbors), that was another bold face lie from NVAP- the owner was just a little neurotic about his house because this is the first time that's been rented out since they moved away to Arizona for work-lied to our face again. We used the same Handy Man that NAPM had hired days previous to fix another wall/texture issue in the laundry room needing repair due to washing machine lines. We get the walls fixed using their handyman, NVAP says they're going to need to get the walls fixed by the same person... when I called them out they changed their wording to say they just need to repaint, because, obviously it doesn't make sense to hire the same Handy Man that I just hired to fix the texture walls, He would be redoing his own work. Travis Tarun is a cheap landlord, and Nevada asset property management lies to their tenants with no remorse, embarrassing.

Things were understandably chaotic at first, but it all quickly turned out fine. The house is on the older side for Las Vegas, which is great in many ways, but it's had a few items break. We discovered the dishwasher was on its last breath. NAPM happily replace it with an upgraded version. When the AC broke, they immediately brought over a floor unit until it was repaired. The pool pump broke, and someone was here the next day to look at it. When we renewed, they sent someone over to fix several minor things as part of the agreement. We did have one problem with an outside contractor taking too long to make an essential repair. We quickly found an amicable solution. NAPM is always responsive, no matter the issue, and works to keep its renters happy. Many similar companies in town could learn from their operations.

They started sending us bills for property damage repairs that were obviously and ridiculously overpriced. He fixed a draw with tape and provided us an invoice for $125. A loss garage opener replacement that should have been charged to the tenant was charged to us for $100. Several small house repairs amounted for a total of approximately $5000 (none of which we were notified in advanced for). Long story short, we felt that Navid Bakhshi and his company poorly managed our property that cost us more than it should have. I highly recommend to avoid any business with these guys

To me it seems if you don't use their vendors this one lady picks apart work done by your own…read morevendor. The rents landlords can ask are going down. But they make you spend thousands to make units like model units in a down market. If I could get higher rents then the investment in improving all fixtures is warranted. If you don't replace what they want you to replace, although the fixtures work well and look nice, 5 star drops you. When they worked for me, they didn't listen to me and used their vendors instead of my vendor I told them to use. To me, 5 star cares more about representing beautiful units then helping landlords finding tenants I would not use 5 star unless you like you property looking great at the costs of thousands but never getting the rent to justify it. They don't help landlords in a down market. But this is my opinion. You my like to spend thousands to fix you property like a showroom but not receive the rents.

So money hungry even if you qualify for 3x's the rent they want to see what you currently in real time know what you have in your bank account before even running credit ! Kimberly spent hours asking for way more information into my billing matters outside the fact we could afford it. Filed 3 applications for $85 ea. Not running my credit BUT have the nerve to deny because they couldn't have access to our banks account (no bank will have a statement for current month) so we sent screen shots & soon after it was denied. SHE NEVER RAN THE CREDIT & per Nevada Law if the credit isn't ran we need a refund! There was so much confusion on what they were asking from my bank account with verifying we qualified & still asking for current bank info like my saving. We already applied to another home & approved for 2375 (way more than this one which was: 2200) The ONLY reason why we didn't get it was because of 1st come , 1st sever. They didn't even go through half the extent Kimberly was asking for in all our banks. We were confident about this with Kim/eleanor especially cause it was cheaper than what we were approved for 1st. I'm just trying to rent not take a loan ! I asked so many times before the denial to call me & trying to call her not answering it at all like literally not acknowledging it , like I never asked for a # to call so we can understand WHY does she need more banking info IF SHE ALREADY HAD STUBS/STATEMENTS we can afford 4xs the rent w. 3 applications! She never responded & we all sent screen shots from our banks (because you can't get it for the current month) she send a denial for no proof of income BUT SHE SAID WE QUALIFIED & NEVER RAN MY CREDIT (again we have an whole email chain) HOW CAN YOU EVEN DO THAT?? if I could give zero I would. husband and I rented a property managed by 1st priority, Duc Lu was…read morethe agent. we lived there for 2 years. during that time it became clear the owner was too cheap to make needed repairs and we decieded to move. when we left we cleaned the place from top to bottom. we filled all the nail holes and touched up what we could. in the end Duc informed us he was keeping 750 of our security for touch up paint and landscaping. 550 for touch up paint to be exact. first the home was not painted when we moved in. we did not do excessive damage and the previous tenant was there at least a year but my search shows approx 2-3 years. so in 3-5 years the home was not painted but we should pay 550 for touch up paint? also I would love actual proof of what was done to the landscaping when I have taken pics since we moved and nothing was changed. the kicker is the home was listed two days after we moved, meaning it was rental and show ready. it was on the market 9 days, rented and tenants have moved in all in a total of 21 days... so please explaint to me how keeping 750 of our security was even justified? when we moved in there were nails in the wall that were just painted over, when we left we patched all the holes. we left the place in better condition then it was given but it is not our responsibility to paint and make it ready for a new tenant. guess we will take the legal route and let them expain to the court how a home not painted in five years is the responsability of the tenant not the landlord. so if you are thinking of renting from them, I would think twice as this could be you in a few years when you move out.
