This is my first "Yelp" but needed to vent a bit ... :) Received a one sentence letter from Homeside for each of my properties (both in the same subdivision) simply stating there is a special assessment for each property. Seriously, that is the entire letter ... no information to document the need for the assessment. Just the heading and salutations .... Reviewed emails, HOA communications, and neighborhood docs and didn't see anything I may have missed. Accessed my online accounts and there are no messages or violations listed and their calendar is blank. Called their main number and it rang a few times and then switched to a busy signal. Maybe the phone is a temporary issue, will try again tomorrow. It just irritates me that a professional organization feels they can ask for this money and apparently assumes we will just pay it without knowing why. All it would have taken is 3-4 more words ... I am still giving 3 stars as some of their service has been ok over the years. Not great ... read more

My son moved from his rented condo four months ago, but was still being charged rent for another two months. calls were not returned. Emails were ignored. Whoever is charge of the accounts has been "on vacation" for three weeks now. I think it's time to get the GA Attorney General Consumer ProtectionDivision. If you're looking for an overpriced, highly segmented organization that requires repeated follow-ups just to correct basic errors, this is the company for your neighborhood. When questionable charges are raised, they may be removed--but accountability is nonexistent, and credits are never offered. Expect multiple emails and weeks of waiting to resolve billing issues. Attempting to leave Homeside? Prepare for the same drawn-out process and lack of responsiveness. If you're looking for an incompetent, unresponsive, and downright unprofessional HOA management company--look no further. There was constant turnover in our point of contact, and at times it felt like no one actually knew who was responsible for anything. Emails and calls routinely went unanswered, and the staff consistently lacked even the most basic information. Yet somehow, they expected homeowners to drop everything and respond immediately whenever they had a request. Lela Ray, our most recent community manager, was one of the most unprofessional individuals I've ever dealt with. She consistently deflected responsibility, avoided accountability, and often responded to important questions with vague or evasive answers--if she responded at all. Whenever I pointed out inaccuracies or raised valid concerns, they were either delayed, ignored, or dismissed without resolution. Her reactive approach and lack of transparency only made an already dysfunctional management experience worse. To make matters worse, our community had to pay extra just to terminate our contract early--that's how bad the experience was. Separately, it's been discussed among homeowners that there may have been a personal connection between someone on the board and this company, which could explain how they were chosen for the role. While I can't verify that, it would certainly help explain some of the decisions made. I've either owned or rented a property in multiple major cities across the U.S. and I have never dealt with a management company this dysfunctional and incompetent. My condo will soon go on the market as my daughter who has lived there for 13 years and her husband are now moving into a house. I have been so happy with this property, especially since Rusty Cohen became our property manager a couple of years ago. She helped me then with the resolution of some situations and once again has helped me with the process of gathering HOA governing information needed to list my property. Rusty is incredibly responsible in a time when there are few people left who feel ownership of their job. Add to that her professionalism, knowledge and experience. Leaving this property we've owned for so long is bittersweet; but I feel good to be able to tell prospective buyers that our community is well run and our community manager is a pleasure to work with. read more

I have been in Sales Management my entire 45 year career. Serving every major retailer in the USA within the Consumer Product Goods sector. Had the honor and pleasure to service and sell Walmart, Target, Kroger, Walgreens, Publix, Dollar General, Dollar Tree, etc. Also have engaged with property management companies in living in 3 other Atlanta subdivisions - Stay clear of Homeside Properties. The most inept organization I ever encountered. Their attitude is atrocious. They behave like they are doing you a favor with residents requests. In Particular Ms Susan Osman is the worst manager I came across in my professional career, with an extreme and unrelenting attitude that she is in charge instead of the residents who pay her salary. Not only is she unresponsive but a liar. She is totally unprepared in leading her HOA meetings and dismissive from beginning to end. She behaves like the community residents work for her. I have personal friends At Real Management in Atlanta and told them to stay clear if she ever applies for a job there. I am beyond perplexed on how in the world she stays employed at Homeside Properties. I always have to escalate an issue to upper management to get it resolved. This also makes me wonder what type of leadership they have who cannot train their employees. My condominium association has only had Homeside for about 6months and so far I am not impressed. They are showing my account past due, and is accumulating late charges however it is not and never has been past due. I have called the property manager regarding this ( a month ago and 4 days ago) and so far no response. I have a neighbor who has also had his account declared past due when it was not. read more

As outgoing HOA president in 2023, I made the recommendation to hire this company. The sales pitch was impressive, to include a demo of a website that had much more than we expected. We thought we were buying a Ford Mustang, unfortunately a Ford Pinto was delivered this year. A few of the many key failures as follows (1) contrary to what was agreed, the Board was never provided the schedule for the CAM to do the on-site visits, nor did she deliver a summary of her visits. (2) weekly 'canned' reports were sent with not much detail, just the same repetition week after week (3) CAM was asked to get estimates for the park FOB and a signage. On both requests, not only did it take many months and follow up to get a response, but I would have expected to receive at least a couple of vendors pricing, she only delivered one vendor pricing which was obviously overpriced (4) the CAM was not authorized to waive late fees on annual dues, else documentation proves she would have opted to waive them. (5) one of the key features that sealed the deal to hire Homeside was the ability to track all issues/questions on TownSq so that anyone can check status of open or closed items at any given time. This never happened. (6) we were being billed $180 recurring charges for admin statements which was never discussed or in the contract. (7) the CAM was specifically told on several occasions that the outgoing President(myself) was actively on current Board. However, she removed me from the distribution without being directed, the Board sent her an email to add me again which she did temporarily until she removed me again. The only thing that comes to mind is that the CAM excluded me (because I am the only non-white member?) of the Board and she continues to refuse to acknowledge my authority. (8) the midyear performance feedback as agreed at the meeting in Alpharetta office was never scheduled; the Board had to repeatedly ask for a meeting. However, when the CAM scheduled it, she did not include me so that when the Board members checked with me if I was attending, I had no knowledge of it and had already another appointment. I had envisioned giving this company a 5-star rating at the beginning...sadly they only deserve a 1-star on execution and performance. The good news is that there is a ton load of opportunity to improve, starting with the CAM. read more

The absolute and immature yearly consistent harassment "not enforcement of H.O.A. rules" by the expert Homeside "community aesthetics professionals" and threats of fines for violations makes living here so much fun. Are you sure you have the correct address? Maybe you were looking at my neighbors yard who have border to border "weeds" and have NOT received a violation letter. A weed might have snuck in once when I wasn't looking, but once you are tagged as a weed'e and they get the history file going on you, forget about it. Did you really drive by or just sending out letters. I have used a weed service company for over two years. I am one of the few who edge but am still in violation? What dimensions should the shrubs be? I spot check and measure the blades and not over the two inch max. Identify the Kingdom, family, genus, species and send me a picture of this persistent weed or meet me and show me the weed in my yard and I will gladly pay your fine. Will never buy in an H.O.A. run by this BOZO outfit ever again. By the way when can we come and scrutinize your perfect yard you hypocrite. read more

This association almost cost me my disabled child's life. They changed the codes without notice, so the disabled bus could not enter, and what happened next is every parent's nightmare. My child got on the wrong bus outside the gate and was missing for two hours. This is not the first time these dogs did this wicked act. i hope a civil rights attorney reads this. Unfortunately most probably don't have control over whether this management company is used. But it is absolutely not a company I would ever choose to work with if I had a choice. I feel as though they are stealing my HOA money. Our pool is disgusting. For the past two years I've not received the pool code. Pool tiles are falling off due to lack of maintenance and instead of addressing the issue we get emails that people are pulling them off. Our secondary pool gate has been broken for a week and I can't get a response as to plans to lock it down. I email and often don't get responses without repeated attempts. I want to talk to someone higher up. If I did my job the way this business is run I would have been fired long ago. read more

I received a violation notice for having exterior cameras , but I don't have any cameras on my property . Letter stated I would be fined initially $50 if the cameras and the holes they left weren't fixed AND an additional $25 per day penalty for every day after that period. I would like to know how I go about removing cameras I don't have?? I sent emails to the managing agent who sent the letter and photos of my property's exterior . This company is the worst. If you are lucky enough to get a live body, you may get what you need. I am trying to sell a property that I have with them. I have tried all week to get in touch with Francine to no avail. I have to fill out a disclosure statement for realtor. These are questions only they can answer. But they will not fill form out but mgave me answers on the phone last time. They have no problem charging $250 to get a letter giving me permission to sell. Really!!!! Did I also say $228 per month in HOA fees in a small town they think they can charge it because condos downtown are more. These are 1970's townhomes with no amenities except for clubhouse that has lights and costs insurance for HOA President to use for office and HOS meetings once a month. They have convinced the elderly population here that this is a good deal. I have begged that HOA interview new management company but they hate change. Really bad management. read more

They are worthless. - They pass their responsibilities on to HOA board members. - Lack of communication with community. - The community app and website they control is never updated or used to communicate community announcements, issues, meetings. - They will however, mail you a notice immediately if your grass is too long or if they notice any weeds. - It's June and pool is still not open. Even though Governor said it was okay to open all the pools. - They didn't follow the covenant "HOA rules" which states there has to be a certain amount of home owners present to vote on electing new board members to our HOA. - The grass is overgrown with weeds in the common areas which they are supposed to maintain. read more

This company manages Holcomb's Crossing HOA. They are not responsive to phone calls or emails. I have had a roof leak that they were notified of over 4 weeks ago. To date, it has not been fixed despite record rainfall on the east coast. Our HOA is hiding behind them. Otherwise, I would contact them and instruct them to fire this company. That was 3/28/2022, nine days ago. I have yet to receive a response from them. On the evening of Friday, July 21st, I discovered that a tree had partially fallen on my vehicle, which was parked in front of my home. I wrote an email to the property manager, Kyra Labeet, to notify her of the occurrence. The tree fell at or about 10:00 that evening, so I did not expect a response from Kyra at that hour since the office was already closed. I was particularly concerned because I had a death in my family and the funeral was taking place the following morning, causing concerns that my car was blocked in and I wouldn't be able to leave. Part of the tree was lying directly on my vehicle, which I made it known to Kyra at the time I notified her. I also included pictures in my email for her convenience. Kyra responded the next day, Saturday, July 22nd at 6:16 PM and stated that she "sent the request to the landscapers and was awaiting a response." Four days passed, and on Wednesday, July 26th, I followed up with Kyra, asking her to share an ETA or any status updates she has because the tree sits on a row of dead trees, and is the third one that has fallen within the past few months. The first two trees fell on my neighbor's house and car, so I'm concerned for my physical safety, my home and my vehicle because the HOA has not done anything to remove the rest of the dead trees. At the present moment, nine days have passed since the incident, and I still have not received a response from Kyra Labeet or anyone else from the Homeside Properties office. Parking in the neighborhood is already limited, and I have gotten permission from a neighbor to park my car in her space until the tree is removed. I find that Ms. Labeet to be neglectful in handling this situation, and I am extremely disappointed in how my request for help has been ignored thus far. I am concerned that more trees will continue to fall. Not only am I dissatisfied with this situation, but others that the property management office continues to neglect, such as: - the entry gate is broken more than it works. It's currently broken and has been for several months. - the keeping of the grounds on all the property. The landscapers only come to cut the grass. They don't remove any weeds, replace pine straw, or remove dead hedges. They only come to cut grass and blow all trash and debris into the hedges. One neighbor went out and bought her own sod and put it down in front of her door. - All the trees in the entire community are either dead or overgrown. Branches on many trees are touching the homes. Tree roots are growing everywhere, including towards some of the homes, which can eventually cause structural damage to the units. - The dumpsters are always overflowing with trash. I have previously complained to the property management office about this and it seems like nothing has been done about it. I hardly invite guests to my home because the dumpsters are always unsightly and I am embarrassed by it, as guests have to drive past it to get to my home. - I have not received an accounting statement from the HOA in at least two years, which makes me wonder what they're actually doing with the monthly dues the other residents and I pay each month. Something needs to be done about these issues, and Ms. Labeet can start by responding and taking action. read more

I DO NOT RECOMMEND HOMESIDE PROPERTIES, INC. for property management. HIGH STAFF TURNOVER. Our property has had 5 different property managers since hiring Homeside Properties, Inc. They do not notify owners/residents of the resignation/firing. No one takes on the responsibilities in the meantime. When a new manager is hired, they are not up to speed on anything - the voicemail remains full, messages left with staff are not relayed, property requests do not get addressed, etc. VERY POOR COMMUNICATION.  They do not respond to voicemail, email, or certified mail. When staff resign owners/residents are not notified and no temporary contact is identifie. FRAUDULENT ACCOUNTING. HOMESIDE PROPERTIES, Inc. has been reported to the Better Business Bureau (BBB) and is under investigation for not keeping proper record of HOA finances. Numerous owners have reported receiving demand letters for HOA fees they have provided record of payment for. Homeside Properties has not responded to correspondence from the owners and continues to uphold property liens against them. In the meantime, each month Homeside Properties continues to add the late fees for money they are not owed to owners. read more

As a new home owner got two threatening letters for front lawn weeds weeks after moving in.. then one for pressure washing the front of the house.. Three in total in the first two months of living here. No one to talk to never answer e-mails or phone calls and threaten to lien a house.. When Marcy DECIDED to finally have it investigated, they reported it's on the owners side( of course) but when asked for the actual report they would not provide it. AND then after it took them WEEKS to come out she says I have 5 days before they cut my water off!!!! Yet we pay them!!! Left a message for Danielle and the VP/ Arthur B!!! No response! JUST HORRIBLE PEOPLE AT A HORRIBLE COMPANY!! The security gate hasn't worked more than 5 days in a row for over 2 years!!! Always some excuse!!! wish I could give 1/2 a star. we had an excellent property manager until mid 2021. she went on maternity leave. that was the end. vendors either didn't get paid or got double paid. residents' phone calls and emails are not responded to. I was on the HOA board for 3-1/2 years and watched the Homeside performance deteriorate once our excellent manager, Ashley, left. I am no longer on the board and I get ZERO responses from our PM. other residents having same issues. too bad the property market is upset right now. WPC needs a new manager! read more

I have to say I have lost faith in Homeside Properties. I truly believe the best interest of the homeowners are not valued. As a property owner and former board member, I have to say that concerns and safety of the community is not valued. We have worked with Homeside Properties for many years, 6 of which I have been on the BOD for our neighborhood. Ultimately, I have found that the Account Manager assigned to your neighborhood has the greatest impact. We have been fortunate to have a fabulous Account Manager in Jennifer. A. Bryant and I spoke on 28Aug19. He said that he would look into the matter and follow up with me. It's mid-September and I have not heard anything back yet. I have not received any updates or a resolution to addressing the fungus and possible mold problem with my subfloor and floor due to the water leaking into my home from the deck. My HOA fees cover insurance. Per the Master policy, I just need the property manager to initiate the claim. Arthur, your VP of Branch Operations, and the property manager have my contact information regarding tickets 89570 and 92477. It feels as if I am being blocked from accessing an insurance policy that I pay into. I hope I am wrong. Please advise. read more

I, and many other residents of my subdivision, received invoices from Homeside Properties this week for $42.50. It shows a Previous Balance of ($332.50) prior to creating a bill for $42.50 that is due on 4/10/2019. First, this statement has a due date of 4/10 when no one received them until this week, meaning they arrived after the statement payment is due. Second, and more importantly, I paid my 2019 fees in full earlier in the year. Homeside Properties deposited my check for $800 and sent no statement or receipt of any kind until this erroneous Statement arrived. I am very frustrated about having paid the $800 in full only to get a Statement multiple months later stating I owe money. This has happened to multiple people in my subdivision, everyone is experiencing the same bill after paying the full amount early in the year. Like me, all of their checks were sent in and deposited without issue. I have called multiple times on multiple days this week, and left a voice message two days ago, but at no point have I been able to speak to anyone on the phone, regardless of the day or time of day. This is our first year with this new HOA company, and my first interaction with them is them cashing a check for payment in full, no reply, and then a bill (due the week before I got it) for $42.50 with no explanation, and I'm not able to get in touch with anyone there. There's over a dozen neighbors in our Facebook group who are actively talking about having received the same statement, including someone who paid it before realizing they'd already paid the full $800. read more

My community board of directors eliminated an email address for owners to contact them, and instead directed all contact be filtered through our property manager. She never answers the phone, doesn't return messages, and ignores emails - except when they are nit-picking on minor infractions by the owners. (my patio sliding door screen was slightly crooked). One employee there told me he was also distressed that property managers did not return calls (he is no longer there). In fact this company has a lot of churn with property managers. We've been with Homeside for more than 10 years, and service used to be very good. Not now. I definitely would NOT recommend this company to anyone. read more

They manage Holcomb's Crossing HOA and they are terrible at responding to emails or calls. They use their attorney's to send letters prior to any violation notice in direct defiance of the by-laws, and then want to charge you for them. They inflate the attorney hours to make it more painful on the homeowners. They use their attorneys, the homeowners pay for, as weapons. They even garnished my wages without checking to see that I had paid the bill, which I had. read more

As a lot of other reviewers state, courtesy and communication are not core values of Homeside Properties. I've had an open work order since January 2018 and not once was I provided an update on the status. I've had to reach out to my property manager each time to get a response. It's been the same with other communications as well. One would imagine a customer-facing position like a Property Manager would have the skillset to be responsive, courteous, and be able to craft a well written, professional email response. Not here. Also, my property manager seems to side completely with the HOA board on violation issues. I know the board is the client that can hire/fire, but you'd imagine Property Management doing its best to stay neutral and foster communication between parties, because happy homeowners cause less issues for your staff? Homeside? Nope-- even though that's what it says on their website (https://www.associaonline.com/management-services/association-management). The last bullet point should be changed from "Working with homeowners to resolve such issues" to "Working with HOA Board homeowners to resolve such issues". If you're a non-board member, good luck standing on your own two feet if you ever run into any issues. Homeside is just there to collect your money. read more
