Order home through factory direct housing and was asked to put $ into escrow since we were paying cash. They didn't trust we wouldn't spend it since the home was 8 mths or more out. About a month in I received an esign to sign a form for early release of funds. Thinking it was the same thing that happens in real estate where you fund before close of escrow, I signed it.. Thankfully my husband thought about it and got an idea they were pulling funds now. I called the escrow officer and sure enough they were pulling the $ . Meanwhile the house wouldn't be ready for 8 mths. We spoke with the owner and ask why they were pulling the funds which mind you they asked us to put in escrow and the answer was" how do we know your not going to pull $ out of escrow. And said it was the deposit they paid for the order of the home. I asked if they charged you 139k for an order deposit and owner said no. So they pulled money out of escrow and used it for their construction company..I said wait a min I know construction and you could go under in this economy and she said true.. so they didn't trust us with not spending my own hard earned money but we are supposed to trust them.. The wife was so mad that we were pulling the money back that she wouldn't even give us 30days to get a loan . She said if we pulled our $ she would cancel our order.. no problem!! Pulled our money and canceled our order.. Apparently paying cash is not the way to go.. borrow from Peter to pay Paul is the way this company works. We had a very positive experience with Factory Direct Housing. We had been searching for the best way to add a second dwelling to our property for our son. Rent and home prices are so high we felt this would be a good solution. We looked at several options and chose to build a modular home. First we looked at several models from different companies, thinking we would just go with our favorite floor plan. Then we started reading reviews for the different companies and found that some companies do not provide start to finish services and left some customers with incomplete homes. It was the "turn-key" service that initially attracted us to Factory Direct Housing. Throughout the process of planning and building our home, we have been so thankful for this service. Our contact person for designing our home was Alejandra. She was very professional and helpful. We especially appreciated her timely return of phone calls and patience as we made our selections. She took note of all our requests and then helped us select a package that actually got us more upgrades for the same price. This was helpful in keeping our costs down and still designing a home we love. Alejandra is very knowledgeable about the building process and availability of options. Our contractor, Neal, was fantastic! From planning how the home would be situated on the property, obtaining permits and working with the city, delivery and finish work, to connecting utilities, he was on top of things every step of the way. Neal was pleasant to deal with and even the City of Citrus Heights planning department commented how great he was to work with. It was well worth the extra fee to have Neal deal with all the permits and interaction with the city. Then we knew everything was communicated properly and we didn't have to serve as the go-between. We totally recommend taking advantage of this option. Here are some other key points and observations from the perspective of first time modular homeowners: * There are lots of different people who work on your project from delivery, finish work, painting, utility hook-up, etc. and we had a good experience with all of them. Factory Direct Housing has selected craftsman who are very skilled at what they do. * We are really impressed with the finish work such as skirting around the bottom that was very precisely lined up with the grooves on the siding of the home and extra touches like the addition of a piece to the handrail that allows you to grip the handrail. * There was very little cracking of the walls during delivery. When they repair that, they don't just fill in the little gap. They repair the drywall, texture and then paint. There is no evidence of where the imperfections were because they were completely fixed, not just patched. * The painter has contracted with FDH for 15+ years so we were confident he'd do a good job and it is a good sign that they treat their employees and contractors fairly. This is important to us. * A single-wide is what best fit our situation and we highly recommend upgrading to the 9-foot ceilings. It's a cost-effective upgrade. * If you live in Citrus Heights, the city now has experience with this process and with FDH so your process should be rather smooth. * Know that FDH has several projects they are working on simultaneously all over Northern California. So depending on which crews are needed on each project, there might be a day or two where no one is working on your project but you don't need to worry because they will be back. Neal would still respond to our texts even if he's on another project. You also have to work around the schedules of inspectors and utility companies. * Big constructions projects like this can make you nervous. One thing we found reassuring was how calm everyone was. We never observed arguments among workers and Neal and Alejandra were always patient with our questions. * There were no surprise charges. Previewed many nice beautiful homes, staff was very professional along with allowing plenty of time without being pushy. The owners and their manager were very friendly, knowledgable, punctual to show the house multiple times, and honest. Their homes are beautiful. My wife and I purchased a manufactured home from Golden West Homes, and in the lengthy process, got to know Jack Andrews quite well. Since Golden West had sold a number of homes in our neighborhood, Jack was frequently around the area. He often stopped by our property, and visited us in our RV, to see how we were doing, and to update us on whatever was known regarding the status and timing of our home. Since the process had stretched out due to Covid and supply-chain issues, especially, this was much appreciated. Jack never failed to follow-up on any questions we had, and was always cheerful. We could see that he was extremely busy, but he worked hard to not neglect us or our situation. During the site prep, delivery, and Red Line's work in preparing the home, he was very helpful. In the process of some remodeling of the home's front elevation, Jack again was very helpful in coordinating the work. And once again, in the final hectic days before we were able to occupy, against a deadline, he really came through for us. It would be difficult to think of going through this process, all the while retaining a sense of balance and patience, without Jack's help and encouragement.
