This started with the detailed proposal outlining all of the costs for all of the different elements of the detached ADU construction process. Throughout the construction of our 700 square foot building, I was able to track the spending on every individual item and there were no surprises at the end of the project. Our main designer Irene was excellent in tweaking the floor plan several times to meet our needs to have a suitable size of kitchen, bathroom, adequate storage and living area. After completion of the detached ADU I can honestly say that the way the living room, kitchen, bathroom, and storage all fit together is just right and I'm glad we went with her recommendations. The detached ADU was completed within six months of commencing the build. The setup of the utilities to the ADU and the inspections were all completed by A+ Construction which would have been a huge hassle if we were building a main house. Our project manager Nick did a great job in keeping us updated on progress and any other development through the entire process. Any issues or problems were resolved immediately by calling Nick and answering any questions. There were no long delays in returning calls to answer any questions or to resolve any problems. We lived in the main house of the property throughout the detached ADU's construction and the builders treated us with the upmost respect at all times. The builders kept a very clean work site throughout the building process. The detached ADU that we built is currently rented out and is doing well. The tenants are very happy and the layout works well for them. The finishes look very good and the whole structure feels very solid. A+ Construction ADU Builders is a very structured operation. Sergeii and his team of professionals did an excellent job of making the process as painless as possible. We started in November and had a completed backyard cottage by mid spring. The team were very particular with the finer details of the house, including lots of insulation and placement of windows to maximize natural light. Sergeii and his construction team worked very hard on the project and left the property in great shape. We had a couple of minor change orders throughout the construction of the project, but this was expected with a fully custom project of this nature. The final product turned out to be even better than the drawings. My mom absolutely loves her finished ADU of 600 sf and it is extremely comfortable. I would highly recommend A+ Construction & Remodeling to anyone looking to build an ADU in the North Sacramento area.

I have lived in a Lennar home for three years now in Rancho Cordova. Same homes as the EDH, just…read moredifferent location. Lennar shuffles their employees around the region and uses the same contractors. The sales staff is wonderful and informative. Before moving in, we went through an inspection and I had to have things corrected like improperly wired items. When the house was done, there was issues with the water draining (it clogs up), the toilets not flushing, cracks in the ceiling and water damage through vents. My main issue is that there have been three customer service techs assigned to the area in three years. They make you submit a claim online and then they ignore it or tell you that you're the problem for your issue. It's a new home-- it's clearly issues they need to fix, especially when the neighbors get together on websites like Nextdoor.com and realize they all have the issue. I don't like being shined on from a minimum-wage paid service tech. Calls to corporate go unanswered and I'm shuffled around throughout their organization. I get lots of letters in the mail from lawyers who are soliciting clients for a law suit against the company and although I've never been they type to seek resolution through litigation, I may have to consider it. Just overall, poor, poor service.

After…read moreextensive research and collecting several quotes after site inspections, GJ Gardner was chosen for our build because they had the most experience building house-quality ADUs, were the most affordable for this type of build, and were the only ones familiar with the process required to utilize the grant funds. Despite the all-too-common construction delays throughout the stages of the project, including large staffing changes, Lisa and Aaron worked closely with us in providing detailed updates and remaining available for calls/text/emails when needed urgently. Many surprise obstacles had to be dealt with, including old burst pipes that flooded the site after a storm, but they worked with us and our insurance adjuster, as well as the city, to get everything covered and back on track. We love how the ADU turned out! We had custom changes made to the Irvine model so that it had a proper laundry room, was ADA friendly with a special tub and spacing in the bathroom, and we also had a lot of extra cement work which Lisa/Aaron helped contract out for us after collecting bids. Absolutely thrilled with the results - helping make the longer build time a distant memory!
