3.5 stars. Fairfield Inn & Suites at Marriott is a nice hotel. Complimentary breakfast. One night, they had a manager's celebration with wine, appetizers, and fresh cut fruit for hotel guests. The parking is fairly spacious. The front desk is friendly and welcoming. The room was pretty good. Clean is neat, well kept.

Absolutely do NOT recommend staying here unless you're desperate or on a one-night layover. To give context, my apartment was being renovated for the month. This is not worth the cost compared to a number of other Marriott labeled hotels in the area. Service: The front desk manager is very kind, as well as the young man at the front. The general manager did not seem to do everything in his power to make major issues right after the inconvenience of having NO warm water or NO water multiple times during my three week stay. Nor did he seem to show any sort of sympathy or care about the inconvenience. The front desk manager was very nice, but she still had to have things approved by the GM. Housekeeping was wonderful and always helpful!! Room: Perfect for working and lounging. The WiFi is terrible, my hotspot was much better. There were two TVs which was nice. One had some connectivity issues and was very pixelated or fuzzy in some shots. Various white stains on furniture that didnt appear to be even attempted to be removed. The lights above the bed and above the tv by the couch don't work. Amenities/common areas: I did find feces on the hotel floor in the hallway by the ice machine. To note: there are no pets allowed at this hotel. Grab and go breakfast was nice considering covid precautions. You get one nutrigrain bar, fruit, and a muffin. I've seen other Marriott chains offer more options for grab and go considering the cost. However, I'm glad to see they're taking these precautions. I did have other hotel stayers complaining about their second floor ice machine not working. NO water/NO hot water multiple times: The first time I had no hot water I went down and they noted something broke for the whole building and was being fixed. The second time I returned from a hike in the evening to the young man at the front saying there would be no hot water, and then no hot water until late the next morning. He had no idea this had previously been an issue. They offered either 5,000 points or to shuttle us to a hotel and refund the night. As My home was being renovated I had too many belongings to be inconvenienced to just hop over to another hotel. Marriott members know that 5,000 points is also not much AT ALL. This happened a third time but at least the front desk manager (not the GM) called all the rooms 20 minutes in advance in case we wanted to shower while plumbers were working on it again. We should have realized that included no use of the toilet for three hours... I was able to negotiate a nice discount of $2-3 less for FUTURE nights stayed. If I hadn't been amidst a move with too many belongings I would have left.

See TripAdvisor comment. Room 104 plumbing issue. This facility needs to address the issue. FYI, swimming pool not open. Currently under renovation. Overall rating as follows: room 2/5, breakfast 3/5, service 3.5/5, amenities 2/5, location 4/5

This stay however, was far from my normal experiences with a Hampton Inn. My husband, my dog, and I stayed here Christmas Eve - Christmas Day while visiting relatives in town. I called the hotel to make my reservation, as I always do if traveling with an animal, just to make sure things go smoothly. They said no problem, no breed restrictions, and there is a $50 pet fee. So far so good, that's standard stuff from my experience. We got there around 9:30PM on Christmas Eve and check in. I double checked they had us down for traveling with an animal (before my husband and our dog came in to meet me). The guy at the desk said they did, there would be a fee, and under no circumstances were we to leave the dog in the room alone. Umm. Ok. I told him the dog would be with us at all times and he handed over my keys. There was only one working elevator and they put us on the top floor, so that was an interesting choice. Fortunately, people didn't super seem to mind sharing the space with us, although we did get some comments. Housekeeping was up and down with us a few times, which is a tight space. But my dog is 14, he can't take the stairs, and I can't help the hotel having an elevator down. Again, fortunately, it was mostly ok. The room was fine. It was a standard size, the air worked, the bed was comfy enough, and there was minimal noise. This could easily have been a 4 star review. But... On checkout day, there was a knock on the door at 8:30 AM while my husband was in the shower. I answered in my PJs to find it was housekeeping. I was pretty confused by this, and not fully awake, which was probably pretty evident as the person that knocked then asked me when I would be checking out. I stammered something like "probably 11", since that's what I thought checkout was and again, I was not fully awake. The guy said "OK thanks" and walked away. Having never experienced this before (and as a qualifier, I feel like I stay in hotels nationally and internationally fairly often) I decided it was time for us to leave ASAP. So when I handed over my keys at the front desk I doubled checked what time checkout was (it was 11), and told the guy (same person that checked me in) that someone knocked on our door asking when we were leaving. He stared at me. I told him I was confused and thought it was weird. He shrugged and told me they probably just wanted to clean the room and lots of people check out early. Again, he shrugged. I found this incredibly annoying and questioned why they wouldn't double check with the front desk before knocking on the door and he shrugged again and again said people check out early. No "I'm sorry". No acknowledgment that this is odd. Nothing but a blank stare, a shrug and an attitude that basically told me to go away. Cool, I will go away, and I won't stay there again. Seriously odd interactions.

I had to give up my current room before I could check out the new room. The front desk personnel was awful. Rude. Not at all helpful. Oh, I was told the maintenance man who is really the shuttle driver could come take a look at it. But he had gone to pick up a customer at the airport. No ETA on his return. The is all happened at 9:30 at night after we had unpacked out stuff and just wanted to crawl into bed after an 8 hour drive. We have always used Hilton but the properties are getting run down and the customer service is pretty non existent. Definitely would not stay at this property again.

They made us feel so at home and were extremely kind and friendly; everything they did was with a smile. Saturday morning was very busy, but no problem with Odir and Delia running the show. Their warm welcome whenever we entered the lobby each morning was so heartfelt and genuine --like I said, I'd come back solely for how welcomed these two made us feel. I had the breakfast bowl and the breakfast sandwich twice and think that's a real winner. Our breakfast was complimentary with the room, and the coffee was pretty decent, too. All staff at this location were nothing short of welcoming and friendly. They all worked hard and had great attitudes, so just because the room is a little outdated and the AC unit sounded like it was ready to take off, I'm going to round my 4.5/5 down. I don't think I've been to a hotel in a long time where I noticed that the staff care so much. Note that this is a Residence Inn and not some luxury hotel brand in the Marriott fleet. They had some long-term or very frequent guests who are known by the staff and were greeted accordingly when they came into the hotel or arrived at breakfast. Being my first time didn't keep the friendly staff from asking how I was, where I was visiting from, and whether I needed anything. The breakfast was good and convenient for the location -- the complex that this hotel sits in has surprisingly limited food options and I was using rideshares to get anywhere on this trip. The staff at the breakfast were constantly monitoring the area and making sure dishes were cleared and food was available. The elevators worked, my room was clean and quiet and I couldn't ask for much more. While I probably wouldn't go outside to run in the area -- too much traffic and parking lot -- there is a gym at the hotel open 24 hours. (They also have a putting green...)

Located only 5 miles away from Dulles International Airport, the hotel was especially convenient for my trip. I really liked how it's located within Dulles 28 Centre, so there was plenty nearby. It's just steps away from Chase Bank, Target, Old Navy and several restaurants. My suite was on the second floor, conveniently located right by the elevator. The size of my suite was just right with a mini kitchen, small living room with work area and a king sized bed. I liked the overall layout and found the room comfortable, although there were a couple housekeeping oversights. When I arrived, I noticed there wasn't any shampoo in the bathroom, and the bottle of lotion provided was already about half empty. One of the perks staying here is there is free breakfast included. Breakfast on weekdays starts at 6am and ends at 10am. The breakfast spread when I was there had scrambled eggs, egg whites, sausage and a rotating selection of breakfast sandwiches or breakfast burritos. There also was a variety of muffins, bagels and other breads, along with a waffle station. For drinks, they offered hot coffee, hot chocolate, tea and several juices. I found the breakfast to be decent and convenient, although compared with some of the other hotels, I stayed at, their selection of hot foods was more limited. The hotel itself had a decent sized lobby, a mini shop stocked for snacks and essentials, a fitness center, a putting green and outdoor patio area. Another convenient amenity was the hotel shuttle. While the shuttle was primarily for the airport it could also be used to get to other locations within a 5 mile radius. Overall, I thought the Residence Inn was a comfortable and practical place to stay. The room was spacious enough for my needs, the included breakfast was convenient, and the hotel had some nice amenities.

As for price, it's pretty favorable if you're a Hyatt member for what you get. Or you can use points at roughly 5,000 points/night; not too shabby!

If you're a Bonvoy Marriott Member they provide you with two complimentary bottles of water upon check-in. I forgot to ask for a late check out when I checked in. I like Springhill suites because they are very spacious, have complimentary breakfast and parking. This specific hotel seemed to be overall in good condition. However, make sure to check that your room's plumbing is in working order prior to settling in. We usually do,but we were in a rush to make our dinner reservations. When we returned to take a shower, half the water was still coming out the tub faucet as well as the shower head with the knob pulled up. My sister was able to tweak it so there was a 1/4 water coming out of the tub faucet. We notified the front desk, however we couldn't switch rooms because they were all booked with a convention or large group booked. They did offer to send the plumber/engineer to take a look. Unfortunately, they didn't have the part in stock to fix it. The engineer/plumber offered to come back on Friday to fix it when the part would most likely arrive since it needed to be fixed anyway, but we declined to not interrupt our stay. Overall, the room was clean, however the night stand was bit on the beat up side. Not a big deal, but would have been nice to have been updated. The more crucial furniture was updated such as the pull out sofa which looked rather new as detected by the condition of the pull out sofa bed which the mattress looked pretty clean and new.
