I am not one to leave bad reviews but I can't contain my anger and frustration any longer. I rent a VERY OVER PRICED apartment at Fairfiled 365 Stewart in garden city. Please do not rent in any of Fairfiled properties buildings. They are the absolute WORST. they don't serviced their buildings. They overcharged for everything and on top of that they lie and make up charges at their convenience. This is the third time I see a made up charge appear on my monthly bill and despite all the emails and calls I ve made so I can get an explanation as to what this charge is NO ONE has responded. The management team all around is disrespectful, unorganized and lack major customer service skills. I have asked for my door to be fixed for 4 months now and have heard nothing back from Krystal Lambert in over a month regarding the charges and what is required. On top of that I have been told that I'm order for my entry door to be fixed I was going to have to pay up front instead of it being billed to my account. When I have contacted Krystal she has not returned any of my calls or emails since September 6th. The customer service and urgency is disgusting and outrageous especially with the amount of money is cost to live in Fairfield. Speaking to maintenance I am constantly given the run around that they lack a connection between themselves and corporate and they do not know anything. Stacey who works in maintenance has even told me this is not her problem and has nothing to do with her. When speaking to billing regarding any issues you are constantly meet with nothing but rudeness and threats. Erica in billing has done nothing but threaten to evict me from my apartment as well as disregard any request I have made to speak to a supervisor. When I called this morning she advised her supervisor was away from her desk and when I asked to be called back she transferred me to a voicemail without letting me know who I was going to be speaking to or leaving a message with. My experience with Fairfield has been nothing but horrible I'm the last few months. The only person that has attempted to help me is the super Tom who is pleasant and respectful. I had the misfortune to move into one of their properties in Rockville Centre end of October, 2020. Since move-in it has been absolutely awful. The apartment is nicely refinished, but with every day it gets clearer and clearer of all the cover ups of water leaks inside the walls, cracked foundation leaving crown molding looking like it will fall down at any moment. cracks in walls, floortiles are popping up everywhere. plumbing issues, hot water issues. I unfortunately live with neighbors who are platying extremely loud music all day long. Two of the apartments are friendly with each other so there is constant running up and down the stairs, hanging out in the stairway, playing in the stairway, screaming from one apartment to the one above to get someone's attention rather then going there. Kids playing in the stairs and basement, screaming their heads off. Playing ball in the parking lot behind the building and hitting cars, scratching cars, setting off alarms. It's like living in a frat house if not worse. One of the apartments is used as a workshop where they bring in heavy duty machinery and clean it, you can feel and hear the machinery being moved across the floor at all hours. It doesn't stop. I have sent formal complaints to management, including proof of nuisance, and their response is: The neighbors have every right to do whatever they want in their apartment. I informed management of the NYS Real law of Quiet Enjoyment of you apartment. The neighbors' music is so loud that I can't even hear my own TV, let alone have a conversation. They don't care. Since my many emails didn't change anything, I tried to call and speak with the property manager, it took months to get her, Denise, on the phone. Got shuffled around between different people as Denise was always out in the field or OOO. When I finally did get to speak with her she was extremely hostile and aggressive, and she yelled at me. Of course they do not recycle, and of course the garbage bin the have is way too small, there is garbage spilling over. Clearly these reviews are going nowhere, but hopefully someone reads them before renting from Fairfield Properties (I wish I had) - Run for your life....... They are in clear violation of the lease agreement on many points. Has anyone taken them to court? read more

I currently live at a Fairfield. Moved in a year ago through a sublease then signed my own lease. 2.5 months into my own lease, my statement said I owed an extra $900 a month. I called and they "lost" my lease. Thank god we keep all documents, because who loses a lease via email that they responded to. Fast forward now we're in august. My ac stops working. The night before they come to Maintence it, we open it up to try and clean it because it was 90 degrees and we have two bulldogs. IT WAS COVERED IN MOLD. Not just a little mold. But the entire ac is covered in BLACK MOLD that has been confirmed by my own hvac guy. Fairfield's hvac said we needed to replace the entire thing. No problem. Later that day the ticket was submitted as finished. The residential manager lied and said the ac was great and residents fixed it. 3 weeks later I'm still fighting this. I have asthma caused from having COVID twice. My pulmonologist is now involved trying to get them to replace this. This is the worst company I have ever dealt with. I was told they aren't allowed to say mold only "moisture". Photos don't even do justice with how bad it actually is. Still in summer and we are scared to use our ac because of my asthma that has kept me in the pulmonologist once a month since January and we can't get it under control. Wonder why. read more

I am so happy I didn't move into Fairfield FARMINGDALE!! I've waited 3months for Fairfield to return $200 deposit given to Celeste at the Farmindale property. When asked for the return I was referred to Kyle Becker, I have literally left 5 or 6 messages on Kyle's voicemail with no response! At this point its rude, totally unprofessional & incompetent!! I wish I could leave zero stars!! If you give them a security deposit... consider it gone. After multiple phone calls trying to get my security deposit back, I never got an answer or a return call. After 5 months I made a final call and insisted that I speak to someone and have it handled, the woman on the phone told me my security deposit was forfeited and my account had been archived! I fought for my money and had proof and a paper trail that I gave proper notice of vacating the premises and they submitted an overnight check to me less than what my security deposit was. They charged a late fee, real Estate taxes and utilities above and beyond what my normal bills were... when we were never even home the last month. Not to mention we had to a pay 40% increase in rent for the extra month we needed to stay in order to close on our house. STAY AWAY from Fairfield properties!! They are slimy and are taking over Long Island. They'll take your money and keep what's owed to you at the end. Now they are telling me they don't know when because they can't find my folders. On July 14th, I had a meeting at 10am at Fairfield Apartments in Farmingdale,NY to see an apartment that me and my girlfriend was interested in looking at their apartments for the 2nd time visiting this space. The agent(management) called me at 9:55am to tell me that he couldn't show me the apartment today and that he was running 10 minutes late as well. He then goes on to tell me that the other apartment he can show me is $400 more a month then the current apartment that we were supposed to look at. We said okay we will look at it I guess. At 10:25am I decide enough is enough and we leave, due to the agent not showing up yet. I call the agent and let him know that we are leaving and that it is not worth our time and money to wait that long not even to look at the apartment that we called about. I live in a condo in Long Island. I paid our HOA fee to Fairfield Properties which is dominant in Long Island for rental property market and property management. Recently Fairfield Properties bank processing center changed its location from NJ to FL. Usually Fairfield posts a statement on community website on the 20th monthly with the due date on the 1st next month and 15 more days grace period with the 15th next month as the deadline for the late fee. Fairfield Properties bank in FL claimed that they did not receive our Feb bank payment check and charged us 2 months HOA fee plus $25 late fee on March HOA bill. I argued that I paid the bill by online bank bill pay on Feb 22 and our bank account was charged the HOA fee on Feb 23. Fairfield Properties chose a bank location farther away from New York which created more possibility of lost checks from Long Island customers while it can afford to have a bank location in New York, and Fairfield Properties should have part of responsibility. But the HOA manager Mr. Rizzo stated on Mar 31, "Fairfield takes NO responsibility for the loss of the check. The matter of the loss is completely between yourself, the USPS and your bank. Wit regard to the bounced check fee, it cannot be waived as it is charged by the bank and they do not waive these fees." I have to ask how he can be so sure the check was not lost or misplaced by Fairfield bank? I was also charged such a late fee in January this year. HOA manager Mr. Rizzo claimed "the charge appears to be a late fee as payment was not received on time." It is a LIE. I have to request to remove the late fee with the evidence the bank check was already cleared before the deadline. Up to now they insisted if I stop the payment on the lost check which was not delivered after more than 8 weeks, their bank will charge us a bank fee if the check was found later. But my Bank already charged us twice for the Feb HOA fee and I have to stop the payment on the check to get the money back. I made the bank bill pay on time and now I incurred late fee and bank fee as I have to get the redundant Feb HOA charge back. It is possible I am not the only victim for such fees. Even IRS tax return deadline is according to mailing date not receiving date. Their behavior is so beyond common sense, and it seems they are above anything. Middle class is struggling. It is disturbing that as no special department deals with the HOA issues in NY, Fairfield manager would resort to blatant lie without any concern about so many negative reviews online for so many years. It seems they are more interested in buying properties without caring about improving their serveries. It is possible that as most middle or working class especially in rental property market could not find time or energy to deal with issues, Fairfield gets what they want most of times. It is almost like harassment to busy middle class. Even eventually they refund me late fee in January after I spent time and energy to argue with them, there is no a bit of loss for Fairfield. read more

By far the worst management I've had to deal with. Extremely poor communication between management and tenants. It is absolutely impossible to get in touch with anyone from corporate office. When you finally get someone on the phone they hang up on you. I personally was hung up on 5 times before I actually was able to keep someone in the phone. Currently trying to get out of my lease. I work for the government which often times they will relocate you based on agency needs anywhere in the states and overseas. I gave more than one months notice. I sent two emails from my personal account only to get NO response. I wrote an email from my government email address, provided a copy of my orders from Homeland Security, and provided an official letter from my current duty Supervisor. I am supposed to be moving out 1/3 and still have not been able to get in touch with anyone from management. I warned them that I was being sent away for government training for the month of December. I attempted contact several times while I was away. No response. Here I am moving in 4 days and I still have no answer besides that I am responsible for 3 months rent and they are keeping my security deposit. My friend lives across the street in the same complex. She mistakenly forgot to sign her rent check and so the check bounced. Fairfield and their lovely management waited 2 weeks to send my friend a letter. The letter finally arrived on Christmas Eve that stayed she had 48 hours to pay. This was not possible due to banks being closed on the holidays. Fairfield blames the bank. The bank provided official documentation proving they were not at fault. My friend took the blame for forgetting to sign the check (as were all human and make mistakes). She now is dealing with several late fees and a lawyer penalty from Fairfield. Do yourself a favor and keep looking. This is not the place you want to call home. They will take every penny they can and they are extremely rude and unprofessional. Do not waste your time or money. This company should not be in business. read more

Stay away from these properties. I called and left several messages with the leasing office. Never received a call back. Stopped into the leasing office to get some information about available apartments. Office manager was on a person phone call and continues to casually talk to her friend on the phone and never bothered to even greet me. She finally hung up and I began to inquire about viewing some available apartments. I was told there weren't any available apartments in the location I was interested in. The manager interrupted me and was very hasty and rude. She explained that there was a waiting list. I inquired about how it works- basic rundown as follows: I would NEVER be able to view the apartment they would lease to me beforehand. I would be shown a "vacant" apartment that was similar. There was a fee to be put on the wait list. Lol! There were vacant and available apartments in a nearby location. I asked to view them and she said they would only show me a similar vacant apartment, BUT NOT THE ONE THAT THEY WERE GOING TO LEASE ME. STEER CLEAR OF THESE SCAM ARTISTS! Yeah, no thanks, Fairfield! At least 10 times I was told that the apartment super would call me ... I talked to him a total of 1 time. I travel for work and when I asked if I could pay my rent in advance I was told NO. But the rent bill usually came 2 days before it was due and if you paid late they would charge you late fees. In bad snows they failed to clear the drive. I moved out of the Deer Park Apts almost 4 months ago and they still have not returned my security deposit . When I call I get no reponse . In addition , the Super was also nasty when I called him because I had no heat last year he asked, if I could pick a better night to call . Worst company to rent from! This is in reference to ALL their properties. I was unfortunate enough to not see all the horrible reviews prior to my move to the Medford properties from the west coast. Their website look great but it is all lies. Upon trying to obtain the "Luxury" apartment, the broker called me the day before the movers where to show up and as I was getting on a flight from the west coast to meet them, that I couldn't take possession of the apartment because she delayed getting my contract to me and the good faith money to them. Her solution...have me send another check for $2800 after they already had a cashier check there?? What? Oh it gets better...I get to the "Luxury" apartment to find a run down complex. Gated, right except they where always open, so much for safety, Dog friendly as long as your dog never came outside. And as for the apartment itself...run down, old carpet, not fresh paint, Doors falling off, a master bath that anyone with girth could never use, and mind you you wouldn't want to with the mold, air conditioner that blew hot air, broken or no screens on the windows, dirty pool with broken beat up lawn chairs.....I could go on. Since I moved across the sates with no idea, I tried to make the best of it...called the super and left over 10 messages with the laundry list of deficiency. He never respond, never fixed anything even though I did even actually stay in the apartment for the first month. After countless attempts I decided to leave, tried to break the lease "fairly" even that they wouldn't allow....oh and 3 months after I started calling the super when I was leaving he decided to take interest in fixing my issues....too late! Signing any contract means nothing to this company and they soon sent their Lawyers after me who are just as shady. I am currently battling them for made up charges, repair and fees. I never received my security deposit, they never made contact with me about any issues when I left until they contacted their lawyers so they could get more money. And when I say this is all their properties, I had a friend put in the same situation at their river head complex, she was just able to stick it out for the year and still never got her deposit back. NEVER LIVE HERE. never live in a Fairfield, these units are SOAKED in mold and continuously painted over. In the lease agreement they make you sign a black mold contract stating that they will not be held liable if you get sick from black mold exposure. These properties are in DISGUSTING conditions and are simply painted over time and time again. The maintenance department does the absolute BARE MINIMUM every time. And don't even get me started on the infect infestation issues also dealt with. I pay $2,500 a month to live here and it is absolutely devastating to pay so much for such disgusting conditions. Customer service is a ZERO. I live very close to one of their properties and complained of a very loud noise coming from their property. This is the second time reporting this within 2 years, they lied and blamed it on a nearby business - meanwhile I walked right up to the problem, a faulty AC. This 30 year old property manager is just terrible and didn't have the guts to come to the phone this time. The receptionist tried to back up her lies and was called out immediately. I sold my house in late April of this year, and unfortunately because of virus I had to take a rental. I had thought Fairfield Properties would be a good alternative for the time. They advertise their apartments as updated and new and it was but I wasn't told by the leasing agent that 2 out of the 7 apartments have not been. I will be taking it up with the Board of Realtors, since I am an Associate Broker myself and also manage two properties in Westchester. It is the worst. I am currently in a 2 bedroom apartment in Rockville Centre, NY and paying top market price for the apartment. I am here 3 weeks and counting down the time I can move out. Tried to contact the leasing agent about the stale cigarette smoke in the new apartment, but once she made her sale, never heard back. The garbage cart is left outside my bedroom window. Major health hazard. The front and back of the building is never swept and kept untidy. When you try to reach the managing agent, if that is what you want to call her, she is too busy, doesn't call back and refers you to the super. She never shows up and doesn't have the decency to call you back. Too many other things to go into. read more

They also just implemented new rules for our building which consist of a maximum amount of overnight guest parking passes per month (5). We get a violation if we go over and don't apply for the overnight parking permit. read more

MJ Creamer NEVER MOVE INTO A FAIRFIELD PROPERTIES APARTMENT!!!! We moved our aging parents into the Port Jefferson Station apartment complex so we can all be closer to them. We had help come in daily and we (the children and in-laws) visited frequently. When my parents passed - it was at the end of the month and we needed some time to take care of their belongings so we paid an additional month. My brother tried numerous times to contact the corporate office to discuss concern we had but they ignored all calls with no response at all. They were rude and unprofessional when my parents were still alive trying to get anything fixed. They don't care about the people they rent to whatsoever. The sad part is how they prey on the elderly. They sent us invoices to pay for the next months and the apartment was vacant. They also charged 90 year old people $5,800.00 worth of damages!!! We never got our deposit back or one phone call returned. The management is incompetent and they will try to take every cent from you. Thank goodness my parents had us to watch over things. We had difficulty finding nice apts that allowed dogs until we decided to see what Fairfield Properties had to offer. The Fairfield realtor showed us our now apt while it was under reno but ensured everything would be fixed. She even dazzled us w the brand new kitchen w granite counter tops, all new appliances & brand new carpet. My husband & I moved into Fairfield Smithtown in 4/2014. At the end of May we experienced a leak from the bathroom ceiling. The paint eventually started to wilt & black mold formed. Maintenance came & 'inspected', scraped the paint, patched it w something that resembles paper maiche, & did a poor job of spackling. He did not attempt to cut the sheet rock or inspect the pipes behind it but just looked at the ceiling. A few wks later, a 2nd leak & more mold appeared near the 1st leak. Not too long after that we noticed mold on our furniture throughout the apt & eventually on our clothing & personal items such as hats, belts, camera equipment & keepsake items like wedding photo albums. We spent so much time & money throwing out moldy furniture & buying new, did countless amounts of laundry, & spent a ton of money on Lysol wipes & sprays to get rid of the smell & stain to only find out that this leaky bathrm ceiling was an issue TWO tenants prior to us. Not only that but the 2 windows in the crawl space were covered with dirt & did not allow proper drainage which is where the moisture built up & eventually seeped into our apt causing the mold. There was also an uncovered opening that was allowing water to leak in. Note: maintenance crew did not even know a 2nd window existed in the crawl space. 2 wks ago, we had 2 property mgrs & 2 supers collectively cut a portion of the bathrm ceiling, splash water all over our neighbors' bathrm, replace their trip lever & drain pipe & still could not find the source of the problem. It wasn't until Fairfield's 3rd party vendor came in & inspected the bathrm & found the upstairs neighbors' bathrm tile wall in the shower had no grout & there was a hole behind their vanity. That's how the water was trickling down to our apt & causing the leaks. Over 2 years & 2-3 tenants later & now the middle of Nov 2014 & they JUST figured out the cause of the ceiling leaks. For a wk we had a hole above our shower & sink as well as an unpleasant smell. New sheet rock was put in just yesterday & just this morning they left a final coat of spackle. Now we are dealing w the issue of who is going to pay for our dry cleaning bill & laundry service since everything in our closets & apt is contaminated w mold. A professional cleaning service is coming tomorrow to clean the apt but it is a fighting battle now w the Fairfield owner on whether or not they are going to cut a check to us or to the cleaners or give us rent abatement. Fighting battle? Miscommunication? Lack of concern for months of living in an unlivable apt & living like we just moved in with all our things contaminated & out in the open? It's unfortunately all of the above. Fairfield's protocol as it was explained to us is "if a tenant so much as breathes the word mold to anyone, property mgmnt is to be at that apt w/in 24 hrs." I said mold repeatedly to 2 different supers in June, Aug, Sept AND early Oct & did not hear or meet our property mgr until Oct 28. And this was only bc we finally got fed up w not hearing from our super for a few wks that we left a msg w the property mgr on Oct 22. That's not 24 hrs, Fairfield, that's actually 6 DAYS. But in reality it really took over 5 months to get this rectified. If you live in a Fairfield complex, you need to know this is their protocol bc they do not tell you nor is it written anywhere until you find yourself in this kind of situation of "he said, she said" & "I was unaware of this." Both my husband & I have nothing to wear bc our apt & everything in it is contaminated. Our apt is an absolute mess since we can't keep anything in our closets & the entire staff of Fairfield, from the bottom up, has not only been stringing us along since June but has been awful in calling us back w the right info. They've been saying one thing one day & denying what they said the next & claiming that we "must have been confused & misunderstood what they said." The super doesn't get back to you despite leaving msgs & even though our property mgr claims she is the only one who gives out her personal cell to tenants, she doesn't pick up the phone more than half the time & doesn't get back to you when she says she will. Again, this is an issue that could have been resolved in a wk but has now escalated to over 5 mos & is still going. There are more issues: nails sticking up from the carpet in the closet, kitchen cabinet mouldings misaligned/falling apart, carpet frayed/ripped up in dining/iiving rm, & vinyl floor is buckling. The Commack apartments have a mold infestation. Nothing is being done about this and it is a HUGE health hazard. I would never recommend this complex to anyone. Shame on them for not looking out for the health of their residents. When I moved out, ALL of my belongings had a disgusting damp and moldy odor to them. I'm still trying to get rid of that smell on half of my things. Oh, and heat is a huge problem, as it BLASTS all winter long. Residents are unable to control this. We lived at the Farmingville location. No one picked up after their dogs. The Dumpster always full, garbage all over property. The area always smelled. We were promised new rugs when we moved in, instead we got worn out crap and they charged us for the rug after we moved out. And paying over 3000 a month you would expect new appliances which again they promised us. The dryer broke over 5 times. During COVID we never missed a rent payment, always on time. When our lease was up, we were moving anyway, monthly payment jumped to 3200. They lie. Their crooks. Horrible management. And they still owes $972. read more

AVOID renting from Fairfield! Our washers and dryers have been broken for 3 months now, no laundry mats around the area making it extremely difficult to wash clothes. Checked other buildings in the complex only to find that ALL the machines in the laundry rooms are broken! Apartment buildings may look nice on the outside, but need major maintenance inside. They are not built to be homes where people live in them for years, they are basically glorified dorm rooms. Last easter we went away for a week only to come back and find the apartment infested with ANTS. There was no food left out, no garbage inside. It wasn't even summer, it was MARCH. Called to report the bug problem and finally exterminators showed up MONTHS LATER at the end of the summer. The main offices mail out the rent bills about 2 days before the rent is due, so you need to mail it immediately, or else you will get late fees. They seem to be pushing to have tenants pay online, but they charge $30-40 in fees for paying online. They also raise the rent each year around $100. I understand factors such as market value, taxes, etc but this is definitely too high. As odd as it sounds the apartments are too hot, yet the walls are paper thin. Living on the ground floor is TORTURE, so if you have to live in a Fairfield property try your hardest to get a second floor apartment! This is not just a problem in our complex, other properties I have been to (and different neighbors) all sound the same. (P.S. If you are living on the second floor in a Fairfield building and didn't know this please be considerate! We can literally hear every step you take amplified by 400%) read more

BEWARE OF THIS COMPANY. FFProperties stole $870 out of my checking account. I do not have any relationship with them at all. I do not rent any of their properties nor do they manage any property for me. When I called to get this matter addressed, they were not interested in hearing that someone illegally used my bank info to make a web ACH payment out of my account. They kept insisting that the payment was for my rental property, or for my mortgage, or a rental payment for my son or daughter in college or that I was paying for my mother's assisted living. None of these are true. I have disputed the ACH transaction with my bank and am forced to change all of my bank info. I will also be reporting this matter to the BBB and the police. If I was able to rate this company with less than 1 star I would have done so. read more

Beautiful large apartment. Quality appliances. Neighbors sensitive to noise. Immediate response when ground keeping issue was brought to their attention. Grounds kept professionally attractive and common hallway was cleaned on schedule. Whenever there was a question, someone called that day. Terrible company !! DONT EVER LIVE IN ANY FAIRFIELD COMPLEX!! They are a scam and just want your money. They just bought out my complex and increased rent over $1,000 a month. You're better off buying a house and paying mortgage. I will never give these people my money. The apartments are not that nice and you deff don't get your money's worth .
