Live and learn. Fairlawn manages this building for a private owner. Most issues have to go through the owner who does not respond when there were issues. I have to threaten to sue when there's problems with the ancient washer and dryer found in the basement. Sometimes it took over a month for repairs, thus violating my lease. Noticed no garbage pickup for 2 weeks during a heat wave. Garbage piled up outside the overflowing cans. Fairlawn's cleverly told me the garbage cans needed to be taken to the corner as the hauler would no longer pickup in the alley. This is a 6 unit apartment building. Garbage service is also covered in the lease. I told Fairlawn that's fine, I'll contact the city and they can clean up the rotting mess and Fairlawn will get the bill. Surprise! The mess was cleaned up and somehow the hauler collects from the alley. Please look elsewhere if you can. Every issue is a struggle to resolve. Air conditioner went out in mid July. Did not fix it for 16 days during high 90 degree weather. The ceiling several months ago began leaking from above. Management claimed it was fixed. They were suppose to fix the ceiling and repaint but instead of taking out the water logged drywallo, left it and painted over it. This is happening again. Had to use a 5 gal bucket to cath the water. in additiona, parts of the ceiling started coming down. They looked at it and left. Nothing was done the second day either. Now have concerns of mold. More specifically the westbury townhomes!! these are not $1200-$1300 homes they are barely worth $850!! old outdated they literally just slap new paint over the old and send in the next tenant! the place wasn't professionally cleaned most of the doors railings and baseboards were proli here when the place was built I signed the lease after doing a virtual tour ( big mistake) I was told they needed time to fix things before I could move in mid month. ok cool but they wanted me to pay for the FULL month, no prorated rent because that's their policy... it was around April so the pickings were slim so I caved after my pushback went no where and signed the lease. moved in and what do you know stuff was still broken the basement randomly flood there are cracks VISIBLE IN THE FOUNDATION there were ROACHES the dishwasher was older than me the place had the most horrible odor and the fee you pay for garbage and snow removal is definitely them trying get you for extra money because they barely got the garbage picked up on a weekly basis. Maintenance request took forever to get addressed the plumbing has always been an issue even after they put in a " new" toilet. Under the kitchen sink the pipes kept leaking all the drawers cabinets and shelves in the kitchen were broken I instantly regretted moving there but it was walking distance to my sons school and as I stated I was hard pressed at the time and that's just the townhome issue now let's go to the management. so they send me a renewal offer and I declined because the area has had some shootings recently and people have been killed. there was a home invasion that happened where someone was shot in the building behind me and now in February 2026 two kids 17-13 WERE KILLED. so yea it's time to move, I told them my concerns and asked that they give me an additional month to find a new place because as I'm sure a lot of you know April-May you'd be lucky to find anything suitable or reasonable. They never responded but kept sending notices that they were showing the place to new tenants so finally I sent an email and text to all their contact points and received a simple No because it goes against their policy... ok fine I find a new place they say turn the keys in by the 30th I ask if I can turn them in the very next day because I won't be able to move into my place before the 1st. they say No again it goes against their policy... Now maybe I'm expecting too much or maybe I just don't understand the word No but these have to be the most unreasonable uncompromising people I've ever done business with!!! I've rented in Champaign the last 15yrs and never had any issue with a leasing company like this. Vortex,jsj, and Snyder were the BEST! Need something fixed? No problem they address it immediately and for good! need time to find a new place? No worries let's us know when you expect to have something secure meanwhile you're fine month to month!! After I expressed the safety concern you'd think they'd offer up another place to rent so they could keep me as a renter but I guess not!! I talked to the assistant manager Megan and she basically played pass the buck like I was trying to pull some last minute bs by asking for barely an additional 24hrs to move out, like she didn't read the emails or text id sent early that month letting them know I needed more time!! Now they went and got someone else a lease so it's pretty much get out!! She's like why aren't you putting prea on the new landlord to let you move in sooner?? I don't wish bad on anyone especially in these trying times but... They are so unprofessional so unreasonable and just seem like they couldn't care less about anything because hey somebody will rent the place as long as there's a place to rent... I see all these reviews after the fact I moved in and I can definitely see no lies told here so you'd think after all this they would do better but it seems this is just who they are!! I had a disappointing experience renting from Fairlawn Real Estate. The management is consistently unresponsive and extremely difficult to reach. Despite multiple attempts, they never returned my calls or addressed my concerns in a timely manner. This made dealing with issues at the property a constant source of stress. One of the biggest problems was the constant maintenance issues. From water leaks to flooding and mold, the property had numerous issues that were ignored or left unresolved for weeks. Their maintenance team was slow to respond, and many of the repairs were either incomplete or poorly done. This level of neglect made living conditions uncomfortable and unsafe for my family. Fairlawn also added unexpected fees and hidden charges throughout my lease. When we moved out, they hit us with inflated charges for damages that were already present when we moved in. We were also charged for things that were caused by their lack of maintenance, like the mold and water damage. These surprise bills felt like a deposit scam, as they withheld a large portion of our deposit for unjustified reasons. The overall condition of the property was run-down and unsafe. There were constant trash piles around the complex, broken amenities, and outdated appliances that barely worked. The property was in serious need of repairs, and the lack of cleanliness was concerning. The unsafe environment extended to tenants, as we dealt with aggressive dogs and unhelpful responses from management, who told us to just "call the police" when we raised concerns. What's worse is that Fairlawn engages in misleading practices. After moving out, they sent a collection notice for a balance that they had previously waived in writing. This kind of dishonest behavior and shady practices made it clear that they are not a company you can trust. There is a high level of tenant turnover at Fairlawn properties, and I now understand why. People seem to be constantly moving out because of the unsafe conditions, poor management, and hidden fees. The constant changing of tenants made the environment feel unstable. Lastly, the communication from Fairlawn's staff was unprofessional. The staff was rude and dismissive, and there was a noticeable lack of communication when it came to resolving even basic issues. They were unhelpful at every turn, leaving us frustrated and disappointed with their service. In summary, Fairlawn Real Estate provides poor management, unsafe living conditions, and hidden fees that make renting from them a stressful experience. THIS IS THE MOST HORRIBLE PLACE TO RENT THROUGH! I do not recommend anyone renting from them! This is my first time renting through them, and it was so many problems since day 1. For starters, they wouldnt accecpt my ESA due to my therapist no longer working at the facility that established the letter. If she were no longer living, was my ESA never valid? Secondly, they require the carpets to be professionally cleaned upon move-out of the lease. However, when I moved in it was stains in the carpet, and the smell of the townhome was terrible. I went to the office requesting new carpet, and they basically refused, saying it was up to part on their end. My sister has asthma and could not breathe due to the horrible smell, and we stayed in a hotel for a week. I then told the leasing office we could legally break our lease due to the environment being unlivable, causing my sister to go to the hospital due to the smell. It was only then that they replaced the carpet, and it was only the living room carpet they replaced. Third, our front door was broken. Our sense of security to ensure no one would enter was broken..... Fourth, we have assigned parking spaces. I have had issues since moving in with people parking in my assigned space. We pay for parking just for them to do NOTHING! They don't tow cars, and they claim to "tag" the car, but never do anything. Fifth, when we moved in the apartment was not clean. There was lots of black hair on the stairs, some residue above the stove, and things in the cabinet. I can go on and on about how horrible of a company this is. If I could give Fairlawn zero stars I would. The whole time we rented from them it was nothing but issues. First of all, the "manager" Paige is disrespectful and so unprofessional. The way she spoke to my husband on the phone was absolutely unacceptable. If she speaks to renters like that I can't imagine how she speaks to employees. She has no business being in a management. The other issues we had was our heater broke and we were without heat for 3 days with our 6 month old baby on the coldest days of the year. They didn't offer space heaters or anything. We had plumbing issues in the bathroom and kitchen that were never really fixed. One of the burners on the stove didn't work and they "fixed it" but it still didn't work properly. For the price they charge for rent the appliances should be working, the heat should be working, and there shouldn't be any plumbing issues. There was a drive by shooting on our street and our house was shot 8 times and they never contacted us about our well being or noting about the 8 bullet holes in our house. They claimed they needed to do a "full paint" for wear and tear even though in the lease it clearly says they don't take money out of the deposit for normal wear and tear. It said to email them about any issues or questions about the deposit but they are impossible to communicate with. We emailed them pictures of the walls that I took right before I left that house for the last time and the lease saying normal wear and tear won't be taken out of the deposit but it's been over 2 weeks and we haven't received an email back. The next step is contacting a lawyer because Fairlawn clearly doesn't follow the lease agreement. Fairlawn, real estate is by far the worst property management company in the entire universe. They told me that the house I was living in was available for another year lease and then without even informing me decided to sell the property two weeks before my lease was up so I only had two weeks to try to find another place to live, which is absolutely impossible in Champaign, Illinois, I ended up living at an Airbnb for two months before I finally found a house. Avoid this company at all cost. They will make up any excuse. Possible to keep your security deposit. They never give back security posit, no matter how nice you leave the house. read more

Fairlawn is reasonably responsive but dropped the ball when it counted the most. We live in a 3 bedroom townhouse that was built in 2018, yet somehow, in the 2 years we've been here, our furnace has gone out more than 10 times. Most recently it went out right before Christmas in the coldest night of the year (below zero temps overnight), and Fairlawn did not have a good system in place to manage ours or the many other people this happened to at the same time. My 2 small children, my husband and I ended up spending 6 days (including Christmas Day) in an airbnb because the temperature in the house dropped to 36 degrees. They waited so long to fix the furnace that it caused water leaks. We requested them to reimburse us for the days our house was uninhabitable and the said no because they had give us space heaters and considered the house safe to live in by running multiple space heaters for 6 days in a row. Eventually, after threatening legal action they finally credited our account for the 6 days we were unable to live there. We had to spend our Christmas holiday in a strange place and could barely get a response from them. Shame on them! read more

Moving to another state is always challenging. Fairlawn certainly helped us with that process and I am grateful for how understanding and responsive they have been. When comparing properties online it can be hard to get an accurate impression. Although, Fairlawn was very accommodating in terms of doing a video tour of the property we were interested in, it still wasn't everything we had hoped it would be when we arrived. Fortunately, their maintenance team came out very early in the morning after we had sent a late night email letting Fairlawn know how we were feeling. Although we did not end up staying at that property, we really appreciated this gesture. Meanwhile, management was EXTREMELY accommodating and helpful in getting us into a different property we were be excited about. While many landlords would have probably just told us, "too bad, so sad," Fairlawn worked to schedule a tour of and get us into a similar property they owned within a couple of days. It seems to us that this is a responsive company that cares about their tenants and genuinely wants them to be happy with the place they're living in. read more

Not even once. - Was grandfathered in as a tenant from Faron Properties. I called about setting up rent payments-- they hung up. I had to go to their office in person to figure it out. - Wanted to sublet. They toured me through multiple apartments and went through the application process, just to be told that subletting is "not possible" 2 months after we started. - During the COVID-19 quarantine, they scheduled a remote viewing of my apartment. They said to email them back if there were any conflicts or concerns, so I did. I was completely ignored, and the viewing happened anyway. - They lost their key to my apartment. Where did it go?? - The roof sprung a leak, which is still there. They scheduled for it to be fixed after I move out, then sent me a questionnaire asking how satisfied I was with the fix. - I'm moving out in the middle of this month, but I'm still being charged a full month's rent. Trying to figure out if it can be prorated, I've called and left voicemails for days to no avail. I managed to get someone on the phone today-- they hung up. Paying this last month's rent in full just to be done with it. Good riddance. read more

I submitted an app fee & deposit for a unit that stated AVAILABLE. 2 Aug 7 2021 sent me out a Lease to sign for a unit I had not even viewed. Sept 24 I requested my fees& deposit back . After given numerous times of a date I could view it still wasn't ready. Now she tells me app fee is non refundable 7 deposit take 30-45 days . My funds should not have never been deposited unit the unit was viewed & lease signing This makes no sense . How can you advertise a unit that was never available an hold my app fee & deposit for some that was never available . I am very unhappy & will not in the future if ever needed be using this agency . I have been a long time resident of a Townhouse on Lincolnshire Drive, in Champaign, Il. Fairlawn Properties bought it along lots of units in the neighborhood and greatly improved the neighborhood . For the last three years they did maintain very well the yard and proposed to do lots of improvements in my unit, that I declined since I new I would be leaving pretty soon. The updated units look fantastic and they have a washer and dryer in the apartment! The maintenance man is very responsive. They deserve their four stars! read more

We used Fairlawn to find an apartment before moving to Champaign-Urbana. Overall, I'm very dissatisfied with their service. We did a Skype tour of an apartment on Main St. in Urbana, and it looked quite nice. We weren't able to see it in person, as we lived across the country at the time, so we signed a lease. When we arrived to move in, we discovered that they had shown us a different unit in the same building. The apartment we had leased was "furnished" (contrary to what they'd told us) with some horrible, worn-down bed frames, mattresses, shelves and tables. Multiple windows had been painted in place and wouldn't close all the way. To top it off, they had tried to conceal severe water damage with a drop ceiling, which had been water damaged and collapsed in the bedroom. We also discovered that a window in the common lobby was broken, and glass left strewn on the floor. When we complained, they said we just might not like older buildings' charm. They offered to add a new drop ceiling, and we refused. We ended up threatening legal action, and finally making them transfer our lease to another apartment on Clark St. in Champaign. (We had just driven four days, and had nowhere to stay while we searched for another apartment, so it was our best option.) We will be leaving as soon as our lease ends. Each issue we encounter and report to Fairlawn, they blame on the property owner. We had a garbage disposal when we moved in (instead of the dishwasher we had in the first building), but discovered after moving in that it was broken. They temporarily bypassed it, but refused to replace it later. They claim the building owner wouldn't pay for a new disposal as we'd been promised in our lease. Their original bypass job failed after a few months, as it turned out a leasing agent had installed it. The washing machine was too full of coins to operate for weeks, but Fairlawn blamed the property owner once again. The central heat did not reach our apartment until December, their maintenance staff wasn't able to fix it, and they refused to send out a specialist for weeks. Last week, a lock was installed on the building garbage dumpster, apparently by the building owner to combat illegal dumping. Since then, garbage has predictably been around the dumpster, in the recycling bins, and in the parking lot. They've made no effort to clean it up thus far. They've been giving tours of the apartment frequently, with exactly 24 hours notice on multiple occasions. Perfectly legal, but predictably unsuccessful. I only hope we get our security deposit back in full. They may earn back a star if they make that process easy on us. read more

Super weird & uncomfortable experience with this company this past week. To preface, I live an hour and a half away but recently just got a new job requiring me to move to Champaign where I scheduled a showing for Sunday morning (09/01) at 10am. My mother and I drove an hour and a half and waited at the property for 20 minutes before calling the office to ask if anyone was going to show up. We were standing on the porch of the rental in the rain waiting. The agent, Jake, answers with "Oh ya I forgot. Nobody wrote the appointment down." We were confused because he was the one we called the earlier that week so HE forgot to write it down. Whatever. We brushed him being 30 min late off. He then called my cell and asked me if I could walk around and see if there were any lock boxes outside of the apartment because he couldn't find the key to the property. Weird. But I did tell him I saw 2 lock boxes. He then showed up, clearly distressed, trying all the lock boxes none of which he could get open. There was a lockbox on the top floor apartment door where he unlocked that unit to see if someone was inside living in it and they were. Strange. Finally, his boss drives up and drops off a master key (by this time it's 10:45am). The apartment is lovely but he rushes us through spending no more than 1 minute inside. He then calls his coworkers while standing in the unit with us telling them to call his next few appointments to tell them he will be late because "this 10am appointment is going to be running over today". Hmmm I wonder why??? He rushes us through 2 nearby apartments which were terrible. I tell him I'm ready to sign for the first property he showed us. He quickly tells me to fill out an application online, that no one will be available to accept applications for 2 days because of the holiday and he runs out. I keep thinking the whole experience so bizarre. So a few hours later, I go to fill out the application for the first apartment and the listing is no longer on the site. I'm like, okay this is odd it was just on the site and he told me nobody would be accepting applications for two days. So I call the office on Tuesday to ask what's going on and a lady tells me "we showed that apartment on Friday and they signed for it but we were waiting for the deposit which came the day you toured the place." WTF. So, let me get this straight, your agent was late, wasted my time, and never even told me the apartment was pending the entire time we spent there waiting with him? His boss who brought him the key never thought to mention the apartment was pending being leased? Had they mentioned it was pending I could've asked to see more apartments since I already made the trip or even offered more money for the first place but I was never even given the chance. I had a $1600 check in my pocket waiting for first and last months rent to find a place because it was time sensitive. I am a young professional looking for a long term rental of at least 3 years. But it appeared this company was more set on hiding information, showing up late to forgotten appointments, rushing through showings, acting unprofessional, and not showing any interest in finding me a rental. If I was the owner of the units using this property management company I would be PISSED that they didn't give the highest bidder and long term renter any opportunities. So here it is a week later with no apartment only time wasted. I have talked to 2 other rental properties (Royce & Brinkmeyer and Greenstreet Reality) and they are already a hundred times more professional! Needless to say, I will never rent from Fairlawne in the future and I advise you to do the same unless you want a totally messy and uncomfortable experience.
