There were just a couple things that we pointed out when we were going through the house together and asked him about that he had yet to identify which eventually made it into the report, so we were glad we asked every question we could think of. We also paid the additional fee for a sewer scope and he provided us with a video of this service. There is another one star review that I would like to echo. We bought a house that this company inspected. He pointed out a few superficial things like a couple boards on the deck that needed replacing and some caulking that needed replacing in a bathroom. Fine. But for the attic, he wrote about two lines that a vent needed repair and there was "some organic material" that could be sprayed with fungicide. A month later, we move in and hear rats partying in all the walls and the attic. A professional goes up there...every single bay covered in black mold. All the insulation is complete Swiss cheese. So obvious that when I see pictures (I've never even been in an attic and know nothing about it) I can tell it's a complete rat's nest, literally. Nests and rodent excrement everywhere. Scattered mousetraps. Now we are going to have a bill for over $10,000. Shame on us for not doing proper due diligence. Don't make our mistake. If you see this company's name on an inspection report, either run away, or if you are in love with the house, pay a signicant amount to do your own inspection. Which you should probably do anyway. On the flip side, if you are offering on a house and some other group did an inspection and you want to o your own (good for you), DO NOT USE THIS COMPANY.

Let me explain: the seller is out of the country and hired a contractor to put a new deck on the house before selling. Apparently the contractor built the deck over the crawl space entrance, leaving no clear access to the space. This meant we would have to have the seller hire a new deck guy and then have the inspection be completed at a different date. This would have derailed our entire closing timeline. Instead of letting all that happen, without saying a word, Reid suited up and found a way to shimmy through the small opening to get under the house. And he found a bunch of issues that needed attention! Thank goodness he did that! I even tried to tip him for his efforts and he wouldn't accept. Class act, this guy! Not only was he completely thorough and went beyond the call of duty, he also sent us a 41 page report outlining everything in detail so we know what's going on with the house. He also sent a summary report highlighting what was in the longer report. Really fantastic! And if you're extra nice, maybe he will let you meet his brilliant dog. :)

The day of the inspection, I was…read morereally happy with his focus and the amount of information he provided me with, but I was very disappointed when I got the written report. There was plumbing under the house that had been cut out (bank owned and not secured so some plumbing and electrical were ripped out) but he didn't take any pictures of it, or even include it in the report. We requested he amend the report, and he did, but did not even apologize for not including this important issue in the first place. He told us that there was a likely leak or break in the water main but did not include it in the report. When asked to add it to the report, he did not. I get the feeling that he was speculating and did not want to document this?? If he felt it was important enough to tell us about it, it should go in the report as well. At the end of the inspection he told me I would not find anything substantial in the report that we did not discuss during the inspection. The report included multiple items (such as unsupported floor beams) that were not brought to my attention during the inspection. It was extremely important to have a thorough written report in order to request repairs from the bank. We had to request multiple revisions of the inspection report and in my opinion, that should not have happened.

Even though Joe was…read moreon-time, polite, professional, and very knowledgeable, he missed too many egregious things that I think are unforgiveable. We had the buying inspection about 2 months ago, and Joe was seemingly thorough -- walking on the roof, entering the crawl space and attic, taking pictures, etc. He mentioned there was one leak in the attic, and based on his assessment of it, we were able to get the seller to pay for repairs and remediation. All good! Fast forward two months and I get a roofer to come look at my roof because we knew it was toward the end of its life in age. After coming down from the same attic that Joe was in, the roofer showed pictures of FOUR MORE leaks of equal or worse severity than the one Joe showed us. Knowing this would have made buying negotiations much different and likely saved us tens of thousands of dollars. I am not unreasonable, expecting an inspector to catch every little thing, but missing four roof leaks within ten yards of a leak that you did find is not just a small oversight. Despite the professionalism and efficient job, I cannot say that Joe did a thorough job, and I would not choose to get an inspection with Sage Home Inspections again.

Because a) the water company had come through and updated the water meter, changing the look of the main shut-off (rendering my limited experience with the valve totally useless), and b) no plumber would come out, since they were responding to 19,383,629 other freeze-related emergencies. I expected NOTHING from this guy at this point: it was the hailiest of Hail Mary's. Instead, I got a quick "I'm on my way" from him. WHAT?!? When he got there, found another shut-off, and kept me from going without water (and my house from floating away on its own plumbing-failure river), my shriveled little Grinchy heart DID grow three sizes that day! But when he arrived it felt like he barreled through my home without respect for the fact that we are currently living here. And he ended up causing moderate damage to the paint on my bathroom door. If the builder fixes things he found on the inspection for free, maybe it will all have been worth it...
