It had the best reviews for what we, as a family, needed. The whole point of the trip was to take our family, including abuelos, on a vacation everyone would enjoy. Being abuelos' first time at an all-inclusive, it exceeded their expectations and they loved the experience. They were able to get food and drinks as they pleased. For the kids, all they needed was a kid friendly pool, other kids to play around and they were happy. However, Fiesta Americana Condesa also offers a kids club from toddlers to teens. I do want to highlight how EVERYONE ( all staff) were exceptional from the moment we step foot on the property to the time we left. For our family, every eatery visited was well run, again all staff was super friendly and more than helpful with some even go your of their way to accommodate for reasonable food preferences, specifically, the Buffet. Are there things that can improve? Yes, of course there are, just as with any other hotel. Some of the fixtures might need updates, the gym could use 40 -45 lb (18-20kg) dumbbells and recovery equipment, Sushi Corner MOST DEFINITELY HAS ROOM FOR IMPROVEMENT and lastly, there could be more adult activities. But in reality, most people come to ALL-INCLUSIVES to drink to your hearts content, drink some more, then drink some more and maybe throw in some food somewhere. The central lobby bar didn't seem to be at a loss for patrons throughout the day. I think this place sucks but maybe because I came on and off week but the rooms are basic. We got a waterfall shower with no pressure. Barely any lighting in the room none of the outlets work. And the ice machines didn't work on our level and the four levels above us that we didn't even bother going for more. The food was disgusting. There was really nothing that was great maybe one thing at each place. And there were some of the restaurants where you'd have to pay more for premium items and it wasn't even worth paying the premium. I suggest going to the city and eating anywhere else than having to pay here. This is the second time that I have gone to an all inclusive and although it's Handy, the drinks are watered down including the beer. I just think if you're paying four to $600 a night it needs to be a little better. Oh my God and I forgot that there was construction outside of our door. I've been here twice in the past 3 years using Costco Travel and had a lovely time. I would have ranked it 5 stars the first time, but things weren't as amazing on our recent return trip. Still great though. Overall: large beautiful resort, friendly and generous service, delicious food, gorgeous views, and it was cool to see that a lot of the same staff was there three years later. The lobby is huge, open, and gorgeous. Indoor/outdoor with a water feature and incredible roof. Check in is slow and feels like the employees have to literally click on every room to see what's available. Seems like there should be a better computer system for that, but they are very kind, friendly, and patient. Everyone that works there- cleaners, chefs, servers, bartenders, everyone- is super professional and acts incredibly happy to be of service. It was always easy to find something delicious to eat. The room service, buffet, and all but one restaurant are included. There is a beautiful indoor/outdoor gym. They run activities everyday (games, trivia, fitness classes, cooking classes, dance classes, mixology). There is an incredible indoor kids space with a padded area with toys for young ones, a wooden indoor playground, a play market, a play pizza restaurant, and more. They aren't always open, but it's great when they are and again the employees are super kind. The buffet and every restaurant we went to were incredible. They were easy to get into, food was fresh, service was great. Both times we went were in February and both times the pools were too cold to use sadly. They were gorgeous and there is a kids pool with a pirate ship but i think they get a lot of shade where they are located. The beach was well maintained with plenty of towels and chairs. A tractor comes each morning possibly to remove seaweed. The only reason I gave this place a 4 was because it was so much better the first time we went. The restaurants were better, San Thelmo was included, the restaurants each had their own super fancy cocktail/drink menu that they didn't have when we returned, and some of the outdoor restaurants transformed to something more basic like burgers and hotdogs than they were before. Also I wish more of the food options were open for lunch. So many places open at 6, but at lunch there are a lot less options. Overall this is an incredible resort that I would recommend. read more

I went with my 4 coworkers and our families to celebrate the office's 10th anniversary. It was also my husband's birthday. We had a great time. The grounds are lush, green, and clean. We were only there 3 days so we didn't get to go to all the restaurants, but the ones we went to very good. So many choices! The staff is also outstanding. They went out of their way to make you feel welcome and special. Did I mention all you want gelato? My coworkers all had a great time, too. The only issue is something the hotel has no control over is the two foot high rotting seaweed wall all along the beach. It's all up and down the Yucatán evidently. So if you're looking for a beautiful pristine beach, this isn't it unfortunately. read more

We spent 4 days at this resort in January. While the weather obviously isn't the resort's fault, it rained almost every day, and unfortunately there were very limited things to do indoors. Because of that, the stay felt pretty underwhelming, especially on rainy days when you're stuck inside the resort. The food across the restaurants was disappointing overall, and almost every place had long wait times. The Mexican restaurant was by far the worst experience. The service there was downright rude, to the point where we decided to leave before finishing our meal and went to the buffet instead. The buffet food wasn't great either, but at least it was edible and filled us up. The sushi bar was an absolute joke--I've never seen a nigiri with so much rice and just a sliver of fish. Room service was another letdown. The menu selection was extremely limited, which was especially frustrating because there was one entire day when we couldn't leave our room since our child was sick. To make matters worse, they wouldn't allow us to take food from the restaurants back to our room, which felt very inconvenient and not very family-friendly given the situation. Entertainment was hit or miss. We watched a dance show one night in the bar area, which was decent and probably the highlight in terms of shows. Another night, there was a fire show outside that was not entertaining at all--my 8-year-old didn't enjoy it whatsoever, which says a lot since this is supposed to be a family resort. One positive highlight was doing a family photo session with the photographers on site. Our photographer was very professional and took great photos of us even when the weather wasn't ideal. That experience really stood out and gave us something special to remember from the trip. On the positive side, our room itself was nice and had a beautiful ocean view. The resort grounds were also pretty well kept and clean. Check-in was quick and easy, which we appreciated. However, the airport-to-hotel transfer was a terrible experience. We waited over an hour just to get into our hotel van because the process was completely disorganized. After a long flight, this was the last thing we wanted to deal with. The Cancun airport itself was also a mess, but that's a separate issue for another review. Overall, while the resort looks nice and has potential, the food, service, lack of rainy-day activities, and transportation issues really took away from the experience. Go somewhere else!!!! The main buffet did not have many good lunch and dinner options, so we had to dine out daily. The snack/dessert section was awful...no cookies, what they do serve is tiny portions and the don't give out ice cream until a certain time of the day...I've never seen this at any other all inclusive in Mexico. Also, pls double check ur bank account once u check in!!!!!! They took an EXTRA $1,567.17 from my card information after I checked in, so they are saving ur card information. I double checked once I got in my room, went downstairs to confront them about it, they tried playing dumb, claiming they didn't know what happened, saying maybe it was a glitch .....a glitch with a higher amount than my room stay charge?? Yea right. They then said they could not cancel out the extra charge, told me I could dispute it with my bank and that when they received the chargeback, they'd "gladly" accept it. My bank sent it and they have not accepted it. The hotel keeps hanging up when I call about it, no one calls me back and when u email they say oh, we're working on returning the money.....it's going on a month....stop playing with my money. Would never go back to this all inclusive resort hotel. Was here for a wedding so this is the spot where 50 of us flew into and stayed at for the scheduled wedding on Saturday Jan 31st, 2026. This was a 5 day 4 night stay. Which was totally free for me since I was an invited guest. The rooms were ok a bit outdated with popcorn ceilings with not matching old furniture, regarding the bed it was comfortable, the shower, sink and toilet were modern and chic looking, the mini frig, safe and coffee machine were all functional. The place itself was located by car 15 minutes from the airport and 10 minutes away from the La Isle Mall so it was centrally located on the strip. In general the facilities were clean however on the 6th floor that I was staying on there was some filth of garbage outside of someone else's room for at least 3 days. The one star rating is based on the food, it simply was consistently not good, below average and many things tasteless. Here is the list of the places I ate at during my stay here. The Buffett, the Brazilian restaurant, the coffee shop, the Sushi corner, the Pizza place, the Seafood place, the Grill, the Italian restaurant, Room service. How can I write here how each meal and most of the food items were disappointing, tasteless, unpalatable, unappetizing, foul and disgusting. Here are some examples: All desserts were unsweet and tasteless, took one bite and did not want to eat the rest. Eight flavors of ice cream were disappointing and tasteless, not sweet again and had a texture of ice in it. Soup was watery and flavorless. Pizza was doughy and undercooked the tomato sauce was flavorless. The Sushi was a joke, too much Mexican overcooked white rich with hardly any fish on it also the fish looked sickly. The lasagna at their famous Italian restaurant tasted like dog food not that I ever ate dog food, it was mushy and unpalatable, the Ravioli with ricotta cheese was frozen and was grainy from over cooking, the sauce in the bowl was filmy which meant the dish seat under the heating lamp on the window shelf until the waiter decided to serve it. The Cheeseburger was simply disgusting. I can go on and on about the bad food but I shall finish with hard boiled eggs from the morning breakfast buffet were unpalatable since they don't know how to cook hard boil eggs and then place the cooked eggs in ice cold water so the shell would separate from the white part of the egg. Btw the hard boil eggs that they pealed and cut in half and displayed on the buffet all had damage to the white parts of the egg and had egg shell pieces on them. Btw don't get me started about the cocktail hour food at the wedding event, hot dishes were cold and cold sushi rolls were foul. Or their "no reservation policy" or the slow service and long waiting lines through out the hotel food eateries. For example on a Friday night the Pizza place had only 1 cook for 15 tables and 10 of the tables with guests were waiting for their food. Regarding service some wait staff were polite and accommodating and others were rude and let you know that they expected a tip from you. This place is okay. Switched rooms twice. First room had cockroaches and a so called ocean front on the third floor which was blocked by trees. The sink backed up. Then we were moved to another room that when it rained, the windows leaked. The room also has NO AC bc it's all connected to the windows being closed. Finally, the third room was fine. The food was all the same stuff (in buffet and in the restaurants). would never ever recommend this place to anyone. The lobby is also open so when rains the employees have to mop it up... make it make sense. The pool stresses was good but not a lot of fun entertainment. We decided to stay here after reading reviews on multiple sites. We stayed here for 4 nights. Our 1st all inclusive hotel in Cancun. When checking in they expanded to us about the hotel. It doesn't have 15 restaurants as described anymore. Things have changed. It has basically 6 restaurants and 1 that is not all inclusive. Which isn't mentioned until you check in. There is an Argentinian Steak house which was always empty Becuase it was full price $$$$ menu. Some of the restaurants had exclusive priced items on them as well. If they ask you for WINE don't fall for it they are full priced bottles not included in all inclusive. We tried El Mexican restaurant the 1st night and it was gross. All the food was done and cooked the morning and fridged and microwaved the evening. Tastless and just bland and made us sick. 2nd night Italian Rosato - absolutely a down graded Olive Garden with no taste. Just blah food. Wouldn't recommend it. You need a reservation to eat here... The Market Buffet for breakfast, lunch and dinner has the best food. Brasa by the Sea is great for dinner BUT you need a reservation great food and market side buffet. Chiviche and The Grill which is located near the pools are the best for lunch time snacks and bites. The staff also will serve you at your beach chairs. But order simple drinks cause they don't understand cocktails. The room was a nice size. Bed was great and completely comfortable. The downside was the bathroom. It wasn't enclosed, you basically go to the bathroom in front of your partner. The shower is enclosed and was the best shower in a hotel I had. The dessert place in the gift shop has the best desserts and coffee for AM breakfast donuts, and little cakes. And Ice cream. The staff isn't there all the time which is a bummer or they say "not now". Check in was a breeze along with check out. Yes they charge you 358.00 extra for the stay but it's a hold until the day before you check out. The beach was well protected and cleaned. The Ocean was always full Of sea weed. So swim at your own risk. There is no lifeguard or if there was they were sleeping on the job. The pools were well maintained and were a good temperature. The beach swim up bar was always crowded with KIDS, honestly idk why they were allowed there. Parents should be at the kiddie pool with them. The gym was pushed way way in a corner with the septic tanks so if you wanna go to the gym have fun. The gift shop was very nice. They have alcohol you can buy and drinks, snacks and some cool gifts. Along with essentials like sun screen. All good prices. Yes they say peso but use your phone and you'll see it's not bad. The hotel was good but the downfall is some of the restaurants that are pathetic you need reservations or not included or just very bad food. They have daily activities at the pool area where the swim up bar is which if your looking to relax from 11-4 don't sit there cause it's games, Zumba, dance and more in that area with kids running around unsupervised. They say they start drink service at 11:00 but it was more like 11:15. There is also no clocks anywhere so you can lose track of time if you leave your phone in the hotel safe. read more

Actually, 3.5 is more accurate. Overall, this is a good family resort. The pools are fun for kids, and the pristine ocean cannot be beat. Its small enough that it feels safe and accessible. There were a few rainy days and the tiles are very slippery. Indoor floors are also slippery if water is tracked inside. A friendly, family environment is perfect for a family holiday. The food was generally quite good, and we didn't get tired of the buffet as we had at some resorts. My only constructive criticisms are that the rooms are quite basic and even with 'updates' felt somewhat outdated and unfinished. There was a small cupboard door that came right out when we opened it, and some other small unfinished areas in the room. Not a big deal for family flop space - but would be disappointing if you were looking for something a bit more luxe. The biggest concern was how damp the rooms were- even with the fan and air conditioning running. Airing out the room on warmer days seemed not to help either. The beds felt damp to the touch, and when we left, our clothes smelled like they had been damp for the week. The rain shower was built in a way that the water did not flood toward the drain but sat in a puddle in another corner- Im sure this didnt help the humidity level. One other thing that we noticed is that women had less lucrative positions in dining and serving areas, with only one female beach server. I made sure to counterbalance this by tipping the housekeeping and female staff well. Overall, the service was alright, but if you didn't have small bills for tipping (I would just pay more when I had cash), the tone and helpfulness changed significantly. If you want good, friendly, consistent service, just pay them a lump sum early so you don't have to worry about it. I had one experience where I went to grab breakfast on my own and asked for an Americano instead of a drip coffee. The server then poured me a cup of coffee. I thought maybe this was a misunderstanding or that I had been served coffee while I waited (I had been served an americano the day before). When I mentioned it again, he left and came back with a paper cup of drip coffee, and when I said this is not an americano, he told me that it was. It was a strange interaction, and I found it odd that when I was accompanied by other friends/ family, I was treated better. This kind of thing unsettles me because it suggests that women travelling alone might be treated differently at the resort. read more

When I came in, I was on the 2nd level- seaside. There was no sea to be seen. Just a whole bunch of palm trees and no view. The closet did not slide/work - had to call maintenance who came very quickly to fix the issue. Room charging ports weren't allowing me to plug my devices in. The shower was clogged, and water filled the floor. I did not like the smell inside the room and it just felt humid inside which is to be expected because you're in Cancun. High humidity, insufficient ventilation, and the presence of moisture in the surrounding environment of the room were terrible. Damp bedding leads to discomfort and unpleasant feelings for me. I couldn't sleep because it just felt wet. And the odors coming from the air vent were uncomfortable. There was potentially mildew growth on the nonslip mat that was hung in the bathroom. The pool was amazing, jacuzzi could use a little update on the tiles. The drinks&food options were great. Staff were all helpful and kind. Entertainment at night was good too. I recently stayed at Fiesta Americana Condesa Cancun, and unfortunately my experience was extremely disappointing. The overall service was terrible from start to finish. The staff was unhelpful and unfriendly, and at times seemed uninterested in assisting guests. Customer service was lacking across the hotel, which made the stay frustrating rather than relaxing. The food was also very poor for an all-inclusive resort. The quality, flavor, and variety were far below expectations. Meals often felt rushed, poorly prepared, and not worth the price paid for the stay. The hotel itself is outdated and poorly maintained. Cleanliness was an issue, and the rooms did not meet the standards one would expect from a resort in Cancun or from this brand. Overall, the property feels neglected. The only positive aspect of this hotel is the beach, which is beautiful -- but that is something nature provides, not the hotel. Unfortunately, a nice beach alone does not make up for bad service, bad food, and a disappointing hotel experience. For the price paid, this resort is not worth it, and I would not recommend it unless major improvements are made in service, food quality, and overall guest experience. read more

Came back to front desk and told them I forgot my pillow. They came back to tell me that they didn't report it so therefore there's no items to look for. Clearly means they stole it!!!! Came to this resort for my sister's bday! Was very excited once arrived. It looked beautiful I loved the outdoors indoor feel of the Rooms: We were greeted kindly upon arrival. We decided to upgrade our room to an ocean view deluxe, suppose to be one of the nicer rooms. We weren't impressed by the furniture it was old looking, paintings were slanted and hanging sideways. You can just tell it was an older resort. Needs lots of upgrades. The view from our room is what saved it. Sooo gorgeous!! There was a jacuzzi on our balcony but it was gross. Looked like it's never been cleaned. Pool/ Activities/ Location The pools & views of the beach were 10/10!! So gorgeous. Loved all the pool games/ activities. We came during a festival so it was loud every night but it didn't bother me too much. We were about 20min from the bars/ clubs & 15 min from the airport. There is a lot of traffic in Cancun. Ubers were cheap and the way the staff ensured our safety was great. The service was ok. 6/10 The people were nice but didn't do what they said they were going to do. I called a week a head time to make sure my sister's room was decorated for her birthday , it never got decorated. I asked everyday I was there to decorate it...never got done. We were suppose to receive a complimentary bottle with our room. Asked for it 3-4 times. Never got it until it was time to leave. The food was actually pretty good! About 7.5/10. The buffet had good quality food , I enjoyed the omelet station & the crepe cafe. The servers in the buffet room were exceptional! Food& Drink We went to the steak restaurant the quality of the meat was subpar. You must pay extra for a good quality steak The drinks were very watered down! 4/10 I made sure I took shots most of the trip. Or watched them pour very closely. We came here for a family vacation and overall had a positive experience! It was pretty expensive even though we booked through Costco, and I placed minus 2 stars because I would expect to have more included as with the all-inclusive price and expected better service. PROS: This resort is located very close to the airport, ~15 min drive. The beach is beautiful, cerulean, the beach of dreams with powdery, soft sand. There are large pools that are heated. There are 7 included restaurants (the buffet, El Mexicano, Rosato - Italian, San Telmo - an Argentinian restaurant, a place to get churros and crepes, a Mexican restaurant). There is an outdoor restaurant/buffet as well but this was under construction the entire time we were there. CONS: For the all-inclusive price, not that much is included. At all of the restaurants, you'll see a long list of items that sound delicious but you have to pay an upcharge for. This also includes coconuts by the pool (they'll run you $10 per coconut). The service was also not that friendly - where some waiters seemed put off when you asked them to do things such as take trash off the table from the previous party, the concierge seemed annoyed to be asked to help make reservations even though the app was faulty. The food also was recycled from the restaurants to buffets. There were multiple attempts to try to coerce us into TimeShares. Overall, wonderful location and beautiful pools. But The Fiesta can work on their customer service. read more

The checkin and checkout process was cumbersome. Navigating to the different towers was really confusing and the elevator buttons didn't work. I ended up using the stairs most of the time. My room was clean and had a great view. Room service was quick and the breakfast buffet was fabulous. We visited the resort January 4-9, 2026. Our sole purpose was to plan my daughters wedding. We had already put a 25% deposit down plus a deposit for the room block however, after being at the resort for 2 hours we all knew the wedding could not be held at this resort. Pro's: - Staff were for the most part very friendly. Only ran into a couple that weren't and maybe they were just having an off day. - Beach access was awesome. - Italian restaurant was amazing. Con's: - Had to pay extra for 2 night sneak peek so could stay in room and not move. Instead of trying to impress the couple, the free 2 nights were in the lowest class of room possible. - Our rooms were in the furthest tower away from lobby. - Bathroom is completely open - shower is in the open, glass separation between sleeping/living area and bathroom. Absolutely no privacy. - No balcony - Unable to have cold water. Bottled water not provided, unable to fit water container in refrigerator. Not sure where ice is, if any. - Buffett is horrible. Only one person at grill, very few serve yourself items. No salad bar, very few fresh fruits and vegetables. Food was like warm at best, including food that should be cold. - Bathroom vanity is extremely small. Unable to have more than 1 persons toiletries - No instructions left in room for how to order room service. Briefly mentioned during check in so it took us a bit to find the menu but still not sure how to order. - TV was set to Spanish with no instructions on how to change to English - Rainfall shower is nice but would like a regular shower head as well. Doesn't help to get sand off. - Lack of signage on how to get to different towers and elevators - Very dark in the corridors and pool/outside area after the sun goes down. Needs better lighting. - Very humid in the rooms. Had to freeze ourselves in order to make rooms bearable. Actually opened the slider door to let fresh air in the room to try and make it better. - Hot tub not hot - Drop off in pools not safe - Lots of areas where guests can be hurt - short steps, no handrails, steps in odd places, super slick when even slightly wet. - Rooms pretty dark. Only 1 lamp worked. No way the bridal party and guests could get ready adequately if it ended up being a cloudy day. - Guests smoking pot on deck right by indoor bar area. Other guests and kids could not enjoy the space. Walking by was awful. - Once we canceled the wedding, the coordinator didn't even come talk to us about our issues. - Not sure the cocktails actually had alcohol. I'm a very light drinker and after drinking all day I couldn't even tell I had had any drinks. - Received invoice, in Spanish, for 2 nights sneak peek rooms after we left. - There was a vendor at night selling cigarettes, cigars and vapes. He was friendly but as of January 1, 2025 vapes were made illegal in Mexico. When I asked about it the response was "don't worry about it". read more

This hotel deserves a 4.5 Pros -the attention towards the customers was excellent -ambiance was cool even though they only focus on the lower pool w the bar ! I wished they did both pools. -really clean -they only bother us once about their promotions. -beach was beautiful and well kept -drinks were yum and snacks around the pool were awesome ( pizza and cevicheria were my faves ! ) -buffet was decent ! Llame para que me llenaran el refrigerador y me dijeron que sería costo extra ya que solo se llenaba una vez al día mi refrigerador nunca estuvo lleno desde el primer día. We stayed here a couple of years ago and things have gotten worse over that time. We specifically picked this resort to stay in Cancun for a second time because our experience was good and especially the fish and shrimp tacos at the beach side restaurant, but that was the only good thing about it this time around. Speaking of the food, most resorts have 4 to 5 restaurants for dinner and three bars for evening entertainment. That was not the case here. When we tried to get reservations for one of the two places for dinner, there only two because the other were closed one for two days, we were told they were no longer taking reservations it was first come first serve. The very next day we went to the Brazilian restaurant and asked for a table we were told we needed a reservation. C'mon! There was only one bar to hang out in as well, and there were way less activities and shows than before. The water in pool was really warm too. I understand that it was summer and hot, but it was so warm with the heat it was not refreshing or comfortable. When we asked about these issues we were told sorry but there was nothing they can do. Other amenities were either completely closed or only open for short times each day, and we paid for what we thought was going to be there. It was extremely disappointing and we will not be returning. Not worth it. read more

We stayed at the Fiesta Condesa for 4 nights. Airport transfer from Cancun airport to the resort was easy. Check in was OK - a little longer than I expected. We met with several staff before finally going up to our room. It was a little exhausting because I just wanted to lay down - each staff basically just repeated the same information; restaurants, things to do around the resort, etc. Our room looked better in pictures than it did in person. The resort itself is on the smaller side and they only really have one pool - two if you count the one overlooking the main pool. The buffet food wasn't good and neither was room service. We did however enjoy the tacos that were served by the main lobby and close to the pool. The line to make dinner reservations was long and moved slow so we didn't bother - also most of the resort is not air conditioned so standing in that line while it was burning hot made it even less desirable - we just opted to eat outside of the resort each night. They seem to have activities planned for guests during the day and at night. It's not a bad hotel to stay at specially if you get a good deal but be prepared to be hot while walking through the resort and have some back up food options. read more

This is a great resort! Clean, polite staff, super friendly and accommodating. The food is great and fresh and delicious. We are happy to recommend Fiesta Americana Condesa because we have been there a few times and never been disappointed! The only thing was the live music, which was extremely loud at nights, it was a bit frustrating because we had a child within our family , we didn't want to go to our rooms, it pushed us away to areas where we could avoid the loud music but was pretty hot in temperature. read more

Highly recommend this All Inclusive Resort!! It is VERY SAFE! In fact, you have to go through security and a gate to just get into the parking lot. Many police officers and marines patrolling the beach. SO MANY INCLUDED RESTAURANTS!! Tacos, ceviche, vegan, burgers, nachos, Thai, sushi, steak house, buffet, and Italian! 2 dessert places as well with crepes, ice creams, Frappuccinos, and more!! There is ALWAYS food. You can also book excursions through the hotel. There are also many bars for drinks and a SWIM UP BAR! There are activities going on all day and if you win a contest you get A BOTTLE OF TEQUILA!! The resort is also very kid friendly, they have their own pool with water slides and activities centers. Some of my favorite FREE activities were: guacamole class, bracelet making, swimming contests, karaoke, ceviche cooking class, music contests, and the fire show. There are shows and activities every night too. We stayed for 7 days and loved every minute of it!!! The staff gets to know you and greet you. It's nice that everyone becomes your friend. Rooms are very clean and have GREAT AIR CONDITIONING!!!!! There's also a store in the resort for medicine, diapers, sun block, and souvenirs. The only downside was that as soon as we got there we got talked into going to a timeshare presentation. We weren't really interested but were trying to be nice. We said we'd try to go and the worker told us it was $10 to save our spot and make sure we go. We ended up not going and missing our $10... but except that, WE LOVED FIESTA AMERICANA!!!! read more

Loved it! Spent a week with family at this all inclusive resort . I did read some questionable reviews, so I was a little nervous, but this place was fantastic! We reserved a premium ocean front room on a higher floor and it was just fabulous! Lomas shuttle provided info to get us thru front security gate. Check in/out: Yes (Yessinia?) very friendly explained the entire resort map. We were brought drinks during check-in which was really nice. Checkout was super easy/quick. Resort: Extremely clean, everyone very friendly and helpful. AC worked - although not the "Alaska cold" I am accustomed to. The resort is a perfect size, multiple pools, a daily activities board, thatched gazebos with- Pizza, tacos, burgers. Evening shows, dance parties, and options to explore off the resort. Photographers were great to work with and the pictures were clear and beautiful. Food/Drink: We loved the breakfast buffet with made to order items and everything you could imagine, including mimosas and bloody mary's. The lunch buffet had everything including made to order fried rice and fresh fish. Drinks every where, by the pool and in the pool! - with the best bartenders. Steakhouse was EXCELLENT! David gave us background/history on Mexican wines via Spain vines & Napa Valley - we have a new favorite Casa madero 3V! You have to order the flaming Mexican coffee - it had an amazing presentation and it was GREAT Coffee! The Mexican Restaurant was delicious and Oscar was a fantastic server - willing to accommodate any requests - truly wonderful. The Italian restaurant had every pasta and sauce, bolognese, chicken parm etc. Whatever you wanted - they would get it!! There was gelato and churros near the indoor pond. Just like most vacay locales - have to claim your PRIMO pool or beach chair location before breakfast....otherwise you may not get your preferred seat. read more

Everything was perfect until we went to the beach and a maid went in our room, cleaned our rooms and she stole the money out of our purses, and I did not realize it until my sister came back later on and told me that the 50 was out of her purse, so I was like OK let me check my purse. I'm giving this resort a 4 out of 5! It could be a 5 if the food was better as well as their dinner reservation process ! I'll elaborate! My sister booked this trip towards the middle of August and they were at 25% capacity and very clean in terms of wiping down common areas, wearing masks, etc. I also enjoyed that it was not crowded it truly was just their 25% capacity which is not the same for other resorts. Our room was amazing and the view was out of this world but the vent in the room was very dusty and needed cleaning. I forgot to take a picture of that as I wanted to remember the best parts of the trip! The staff were all amazing, friendly and helpful! Every time we called for room service it was so quick! The way to reserve your dinner spot was awful though. There was a man that stood by an area with a book from 2-4PM ONLY to take dinner reservations for the next day. This is inconvenient as most excursions are during that time. We were only able to reserve at 2 restaurants for dinner because of it and ate at the buffet for our weeklong stay. The food was not great other than the hotdog and chicken fingers at all locations except for the little seafood place by the beach and the pool! Their ceviche was to die for so I would just eat there everyday but it's only open til 4PM. We booked massages and a facial at the spa and the treatment itself for both those items were great. The spa physically looked very old and definitely needs a remodel. The changing room did not at all feel glamorous. read more

I would never recommend this hotel. Everything was completely disorganized--from the room I was promised to the dining reservations. What I booked and what I received were two different things, and getting a reservation at any of the restaurants was nearly impossible.also they don't have any entertainment for the family Very disappointing experience overall. read more

It was my first time staying at the Fiesta Americana Condesa. The staff was extremely welcoming to us. Enjoyed the bars at the pool and all the entertainments, it's a nice place to visit with friends or family. The food was delicious at the buffet, and also the cevicheria outside by the pool court it's amazing! Want to extend my gratitude to Juan Jose aka "JJ" for taking care of us with his carisma, friendliness. He went beyond our expectations by making sure we were happy with his service and our needs.... Best time ever!! Costumer approved! It's awesome here. Everything was amazing, food, drinks, customer service, attention all it was great. I highly recommend this facility. I was so spoiled with food and drinks, facilities are so clean. I had to get out to buy tequila so I asked for a taxi, the hotel staff made me feel like they cared about my safety, they spoke to the taxi driver and never left my site. I have to say that I felt very safe The rooms were very clean, no complaints at all but make sure you tip the staff so they can take care of you. read more

We are very disappointed. We have been Master members for 2yrs now and have been paying a lot of money in payments and fees. We booked a special once in a lifetime vacation with all my kids and grandkids as well, because we had birthdays, anniversary and a proposal all occuring. Our usual point of contact said not to worry about anything that everything will be taken care of as we wished. From the time we arrived it's been a terrible experience, the rooms were booked incorrectly, and not what we asked for. Once we got the customer service David manager involved he said it would be straightened out, They moved us three times!! which is a huge hassle. The room that they originally moved us to was dirty and still has clothes and shoes in it Also we were supposed to be in an ocean front room and that did not happen. Bell desk was supposed to move our luggage that didn't happen we had to move our ourselves. They moved us again now to a lower floor again not what we agreed on and also not an ocean front room. We are extremely upset and find ourselves in a situation that needs remedy but no one seems to keep their word around here... I also have been getting sick eating the food here, like mild food poisoning as when I eat outside the hotel I'm fine but as soon as I eat here, my stomach starts turning really bad, I feel they do something to the food to discourage you from eating being the resort is all inclusive.. And on top of that they are trying to get us to upgrade our membership to LARC? I think not!! at this point not with this level of dishonesty and customer service, until that changes we're not spending another penny here. Also to note out of the 7 days we didn't have hot water for 4 of those days, this is NOT LUXURY.... VERY VERY DISAPPOINTEDI DO NOT RECOMMEND STAYING HERE. read more

The food here is OK for all inclusive, but there are many other issues. Everything is a battle. Be prepared to fight for position in buffet lines, fight for beach chairs, fight for towels, fight for everything. It's pretty exhausting. Yesterday, we went to get towels 4 times over a 4 hour period only to be told they were out. Maybe they are just overbooked. Also, I'm confused by the upcharge amounts for additional items, like a bottle of wine or a steak. Rib eye with veggies is $76 usd and a $15=20 bottle of wine is $100? I feel like a lot of these reviews haven't ever stayed elsewhere and don't understand that Mexico is not America. Firstly, a four star hotel in Mexico is not directly equivalent to a four star hotel in the US. So understanding this concept before arrival is extremely important regardless of what place you stay. The hotel seems to be maintained pretty well and there are staff constantly cleaning, repairing, and maintaining the property. The food is good. Is it a five star restaurant? No, but that shouldn't be the expectation. Is the food fresh? Yes! Does it taste good and there's enough variety to satiate your entire party? Yes. The pools are extensive and the drinks are endless. The rooms were clean and the housekeeping staff was very diligent in keeping everything clean and fully stocked. The common areas were also quite clean and presentable. I have no complaints about the property. The entire staff was always friendly and accommodating. If you understand the difference between Mexico and America you'll enjoy this resort. If you're expecting and American experience in Mexico, I think you're bound to be dissapointed at whatever resort you end up at in Cancun. read more
