Dale, You if YOU are frustrated I am much more frustrated! I was actually being super nice here and fair, but maybe I should go back and remove a star and tell more things. Okay well Since Dale thinks this is "SILLY" let's look at FACTS not LIES. 1. I didn't complain about the side yard. I even stated SOME THINGS WERE ON US. To be fair and honest I didn't know about the side yard when we first moved in and it was because I asked one day and then I was told it's on us (which I had no problem with and I kept it cut). The week before I moved out, there was NO grass there. I forgot to check it the final few days. The weeds must have grown really fast!! So pls don't try that. You are specifically adding things in I didn't even mention. No! The landscaping was immaculate the entire time we lived there so don't lie and say you sent notices!! We never received ANY NOTICE the entire time we live there!! 2. No I STILL have not received my deposit until today!! And $450 for a small tiny area IS a rip off sorry. There's no excuse for that! AND Every landscaper I asked never even quoted me even half that much!! Try again. 3. "For the most part these were pretty good tenets". No..We were excellent tenants and you know that and you can go back and ask every landlord of EVERY place I've every place I've lived at and they said I was an amazing tenant and they all wish I could've stayed there! 4. The house was filthy, and my wife can vouch for that and I spent weeks scrubbing everything. I may even still have pictures so no it was not clean when we took over the house. 5. we literally BABIED that house! I can't begin to explain every situation nor all the issues we had while there! And even you guys admitting college students lived there and tore it up! 6. Oh and I also took MY OWN VIDEOS when moving in and when moving out. And the entire final week there while cleaning each area!! I also have pics and videos of the carpet cleaning. Oh and so forgot to add I was charged three extra days after moving out because it was the weekend. PLUS Monday I was ALSO charged though they had the keys in their hand (and re took ownership of the property first thing when arriving 8 am when they opened their office doors). Also sent pics /videos of putting the keys in their drop box. It doesn't matter if you take the keys Friday at 5:01 pm they will charge you the weekend plus Monday. Never had this happen before either! 7. I still don't believe any lightbulbs were out. Too bad I didn't take a picture or video Bcz when I checked all that they worked until the second I left!! I replaced everything else that broke or had normal wear and tear. So don't say I didn't take care of it. I HIGHLY HIGHLY RESENT THAT!! So you want to try again!? ** PLUS, Everyone can just read all the one star ratings here and see for themselves what type of place this is. I'm sorry I didn't read the reviews before utilizing them. Don't make the same mistakes we did!! You've been warned!! There's a reason they are known to be lousy and have bad ratings!! These so-called videos you provided, doesn't even allow you to see anything.. as I said, I have MY OWN videos, pics and receipts with Dates/timestamps of BOTH moving in and moving out. I can send you pictures and videos PROVING that it was disgusting! It's like you really think I'm lying. Unfortunately some of the pictures and videos have gotten deleted over the year or lost and some I didn't take of everything but the tubs and showers that literally had black or white film and I spent hours scrubbing. The fridge and the oven was very filthy and I still have those pictures!We found dog hair in the carpets, floors and crevices!! So you're lucky I'm not posting them here. I will save you the embarrassment, but I'm almost ready to embarrass you!! Because one thing I don't like is when people lie. Thanks for admitting you went a few days after I moved out which was probably even more days considering you were closed over the weekend. So, you have to add those three days on top of the two or three days you stated. My experience with this management company was one of the worst renting experiences ever; a legit nightmare from start to finish. The problem with this particular company is that they try to cover bullet holes with bandaids, meaning they do not actually repair any of the maintenance issues, they do the bare minimum to cover it up until it becomes an issue again. And when you present the problem to them, it takes many different people and many different appointments to get it minimally resolved. The maintenance staff is rude, unprofessional and unknowledgeable in their work. The main property manager was extremely unprofessional towards me as well as saying inappropriate things which I will not go into detail in my review. Their move out requirements are very strict. Just to name a few of them ~ they require you to professionally deep clean the carpets and provide them with a receipt upon move out, replace all light bulbs, replace the smoke detector batteries, clean all light fixtures deep clean closet tracks, blinds and window seals and much much more. Their expectations are to have the unit in better condition than when you received it, ultimately saving them money in hiring cleaning crews. WARNING!!!! If you're thinking about renting from First Choice Property Management located in Riverside CA. Please read this before signing an application and giving a deposit. First choice property management are money hungry, gouging, scammers. Each year I was charged an additional security deposit deposit range from $239 to $264 and also an inspection fee. The management company never came out to inspect the property but charged me $75 each year for inspection. My rent was raised 10% each year and I was charged a 10% deposit each year. I live on the property for four years. My initial rent 2019 $2395 4 yrs later $2900. When moving out they expect the place to look exactly how it was when you moved in or better. WHAT'S EXPECTED: change light bulbs, air conditioning filters, professionally, clean carpet, clean inside and outside of windows, window seals, disassemble ceiling, fan, clean inside & outside of each cabinet. inside & outside of stove and microwave. Clean countertops inside and out of each cabinets, also over the top of each cabinet. No chip paint on the walls no scuffs on the walls. If the following items are not complete they will deduct these things from your deposit. First choice property management expect you to have their property move-in ready for the next tenants. These meticulous cleaning demands is ridiculous and I felt harassed. I was sent on three occasions by email a document to sign & initially , that I would have all items on the list cleaned and repaired by move out. Quality of service: Poor maintenance work Sloppy maintenance work very slow to come out & repair. Only one maintenance worker to repair all the properties. I have another complaint, The maintenance manager Amanda very rude, Any time you make a complaint about repairs she automatically think you damaged it. The time to repair maintenance work ranged from two weeks to four months. Busted pipe in the wall took four months to repair, toilet leaking water, three weeks to repair. Ceiling leaking water two weeks to repair. I was always under the impression when you have a water leak, that's causing damage to the property, It should be repaired soon as possible. No!!! Not with First choice property management.. They waited until mold was present. The excuse for the delays of repairing the property in a timely manor is we need to contact the owners and wait for their home owners insurance to approve repair, which took months on multiple occasions. If I could give zero stars I would. I have been a tenant of there for going on 3 years. I have NEVER had my rent late. My house is clean and well kept. Last year my plumbing was backed up, someone came out, fixed the plumbing and 3 weeks later I received a $300 bill. I argued with Lisa back and forth for 3 months. I would pay my rent on time in full every month but they continued to tack on late fees to th charge. The total charge ended up to be $700 and they threatened to evict us multiple times. Despite CA tenant laws which specifically states that eviction can not be based on anything besides unpaid rent. We ended up paying th $700 charge in full along with maintaining a perfect rent payment history. They also knew that my water heater was bad from day 1 walk thru and they never replaced it. 3 years later it finally gave in. They just now replaced it. Yaaay I have water pressure and hot water ! Now my a/c needs to be replaced but they continue to cancel my maintenance request stating that in triple digit weather th air will only cool th house 20 degree ... ARE YOU SERIOUS!?!?! And threatened that if someone's come out to look at th a/c and nothing is wrong, they will charge us $70 !!! ( Thats not apart of my lease agreeement) Plus this "argument" has been going back and forth via text, how professional ! They trully don't deserve good tenants like me and my husband. Candace B, I would like to clarify exactly what happened about the mailbox key. It was a difficult situation only because your office lost the mailbox keys that I gave to you. My tenant advised me that his mailbox key did not work, so I gave him my mailbox key that did work. I had no problem doing that as I know that I gave 2 mailbox keys to your office and I knew that you could make a copy, which you did. It was mailed to me, but it did not work either. Then you got my tenant's key and went somewhere to make a copy of it, but it was a bad copy as well. THEN, WHEN YOUR OFFICE COULD NOT GET ME A DECENT MAILBOX KEY, DALE BEAVER TELLS ME THAT i DON'T NEED A MAILBOX KEY. The point is that your company could not produce a working mail key because IT WAS LOST! Jan 31, 2017 - BRIANA reviewed and processed my application (4 adult members) within hours of receiving them and called me immediately upon review (5*). We were qualified for the home we applied for but there was another applicant who was equally qualified. BRIANA took the time to call me and hear my offers to outbid the contending applicant (5*). Although we did not get the house we applied for I was very impressed with the personal courtesy this company brought to the process. I was emailed another home that was opening soon as an alternative option which included pictures and rental information of the new property (5*). If you have the opportunity to work with FC I highly suggest it. Each member of this team is friendly and willing to work with you individually under almost any consideration. First choice property management where do I start, I applied for a vacancy 3 weeks ago today, during those three weeks I followed up every few days and would get told something different , first it was we are waiting for a response for management then it was you're approved we are waiting for rental verification. Doing repairs that were NOT authorized, taking funds out of reserve with out permission! NOW that i finally gave them notice of being fired they neglect to let me know the tenants ( that were given a 5 months notice of not renewing the lease) DID NOT PAY THEIR LAST MONTHS RENT !! They refuse to take any responsibility for their almost criminal and negligent business practices. I have filed a formal complaint with the BBB and will be reporting them to other agencies. I will ensure that this company is looked at very hard ! DO NOT USE if you value your home, your money or your good standing with your mortgage company as this horrible management company will NOT inform you in a timely manner regarding none payment. This company conned me of a portion of my refund deposit. They are liars stating a cable dish on the balcony belonged to me when in fact it was there when I moved in! They wouldn't believe me and sent me a move-in video that they claimed showed it didnt have the dish. However after viewing the video I actually saw the dish on the video!!! I told them to re-watch the video at 9 minutes into it and the dish was present. After that they wouldn't communicate back and used a lame excuse that they wouldn't be able to refund me my money. Do NOT rent from this company!! I read the previous reviews and figured that the people who complain are the ones to write reviews, however, I had the same experiences that the previous people did. This company is incompetent and unprofessional. They lied numerous times starting with when we looked at the property. We were told the leaning, rotting fence was already being repaired, naturally one year later after many many phone calls and emails to them, nothing. Nothing was ever fixed or repaired. Anytime a maintenance person came out to fix something else, they commented on how the fence needed to be repaired. We were even told by one of the maintenance employees to PUSH the fence over next time it was windy. It took weeks to have any of our maintenance requests to even be replied to. Numerous times a maintenance person did not even show up to our scheduled appointment. When I spoke to the maintenance 'manager' she told me she did not know of this scheduled appointment. This company has no organization and knows nothing about what is going on anywhere. When we turned in our keys after giving notice, the representative had her 2 young children in the room with her. They were playing with the keys and garage door openers. They were constantly interrupting the meeting with talking and other distractions. This is supposed to be a business, not a daycare. After we received our returned security deposit, there were many items that were not documented correctly and we were not returned the full amount we deserved. When I brought this to their attention, the same employee (who I believe is the owners daughter) who had the 2 kids in her office during a meeting before, was trying to get her child to nap in a pack and play in her office. Young children DO NOT belong in your office - hire a babysitter/daycare. You cannot work and take care of children at the same time in a 'professional' setting. Two days after delivering my letter regarding the security deposit, where I cited CA law that states they are required to itemize the cost of each repair, I received a response. By far the quickest they ever responded to anything. However, Last Choice refers to themselves as an 'agent for the owner' and therefore does not have to provide an itemized list of repairs. Basically they can charge whatever they want and don't have to show you any proof because they are not your landlord (even though they are). Last Choice does a move in video and a move out video. To their credit this is a smart idea. Be warned that our move in was 10 minutes, and our move out - 20. Double the time and double the details - of course. If you do rent from them, DOCUMENT EVERYTHING! Take a video of the home before you move in, include everything from window screens, trash, BIRD DROPPINGS (yes, they tried to charge us for bird droppings outside- we apparently control where birds do their business after we've vacated the property), closet doors/rods, towel rods, everything. One word: charlatan. They wanted $4,200 to move us in to a 2 bedroom 1 bathroom home. We have NO evictions either, and have excellent references! Even though we have the money, we feel that $4200 is extremely excessive, especially for such a small home. They didn't tell us any of this, of course, until they had our $35 "application fee." I called them and got the runaround until i point-blank demanded straight answers. They wanted ANOTHER $35 to tell me the bottom line (which is they wanted $4200 to move us in). I was a landlord and I was their customer since they were still very small. Total with them 10 yrs. The first 4 yrs was great because they had this woman who was very responsible taking care my property. Things started to go down when the woman was no longer there and other people took the job and worked there. This company is full of LIES and dont take responsibility when they make mistakes. The people are also rude and cannot get the job done properly. The last several years whenever the house was vacant and needed new tenants, they gave only one or two options. When I asked for more prospect, they said none else was interested. I found out they lied about this until I fired them and advertised my own home. They finally came to my house to do the repairs and most of the work was not good. They sent a handyman but charged me contractor prices. Dale was a salesman through and through and when I emailed him to tell how unhappy I was with the results he didn't even respond to my email. I am writing this as a property owner, not a tenant. I placed a property under their management, at the behest of my wife. I wanted nothing to do with a third party managing our investment home. Well less than a year in, the property started falling apart (at no fault of either tenant or management). I was dreading having to deal with a middle-person explaining and solving the various issues that aging plumbing decided to gift us all, right around the holidays, no less. All I can say is that everyone involved really stepped up and eased my stress level. The fact that I had to allocate resources to fix the problem was already giving me heartburn, I can't imagine what incompetence would have added!
