This is the worst property management I have ever had. We called them to come fix the floor that had a hole in the kitchen floor, because of the dishwasher. They had a guy came out to fix the floor boards but never came back to finish replacing the linoleum flooring he tore out. So there was left a bare plywood floor in the middle of our kitchen and the dishwasher did not work for the that year we lived there. My disabled mother and toddler nephew had no access to the kitchen for that time. The yard was supposed to be weeded and that never happened. All the vents were dirty when we moved in. The walls were all patchy. There was bugs all over the floor when we moved in. We also had an electrical problem in the guest bathroom so they came out to fix it and they charged us $80 for 3 light bulbs not addressing the actual problem. Three day pay or notices for not paying the lightbulb charge. The fence around the yard was very poorly made and and the gate was not even attached. They tried to blame us for the fence even when the gate was broken before we moved in. We told them the day we got there before we signed any papers and they told us that they would send out a maintenance guy to fix it and that never happened. In the picture of the house we saw on a website there was a rv lot that didn't even belong to us it was the neighbors. Then they charge us an extra $150 for rent once the years lease was up. The location was great but unfortunately the house was poorly maintained. Bad company! I had a really bad experience with this company to rent a condo on Woodland in Riverside. I am the first person applied the condo and my husband submitted the application and paid the credit check fee first. Then an agent continue to ask me to submitted the application for myself. Because I am really busy on that day, I then paid it around 12:50pm and the agent text me that they received my application around 3:00 pm and asked me whether I prepared the holding deposit. Because when we check the condo, the carpet and patio are very dirty and lots of garbage are left on the patio. I then answered that I have the money and I need to check the condo again before I pay for the money. But I only got the reply that another applicant has been approved before my application. In that case, why the agent continue to ask me to submit my application and pay the credit check fee? The company cheated me and waste my time. They should at least return the second credit check fee for me. I will never, never, never have any kinds of business with this company. read more

We've had the luxury of living next door to a rental maintained by this property management company. I'm not sure if the tenants don't care or if their requests just go unheard so they live as is, but it explains the annual turnaround of leases. I'm not sure the company even tries to follow up on the homes they manage for homeowners. If they did, the properties may be in better upkeep. We've asked for the homeowner's information to consider a split in cost to replace a rickety wood fence that divides our properties. They say they will communicate info to homeowner, but we never hear back. We've asked on several occasions to have a front yard tree be trimmed or removed as it's root system is invading our yard and they do nothing about it. They have had the tree trimmed...maybe twice and we have lived there for 18 years! The tree is so overgrown from top to bottom, someone could hide in the tree at night, you'd never see them and can potentially be attacked and never see it coming. The grass on the property is gone, overtaken by dirt and weeds. With dirt and weeds come gophers that also trail into our yard, along with the spread of weeds. Our yard looks awful due to their lack of upkeep, as we try to rectify what travels over. I can understand lack of watering due to the drought but if that is the case, redo the yard into a more drought tolerant landscape. The sprinkler system is almost non-existent but one sprinkler that when it comes on at night it gushes water into the air, runs down the driveway and down the street. The back yard is a mess. Current tenants have dogs that have dug holes to our yard under the fence. We have had to resort to placing retaining wall bricks under the fence to keep the neighbor dogs out of our yard. I could go on and on. The point is if this is your home and you are using this property management company, they are ripping you off because they are collecting rent while watching your home go into a state of dilapidation. I'm not sure what they are getting paid for. They are difficult to get in contact with and to try to work with as well. I know I'm not living at the property but they should be responsible or do their job and hold the tenants responsible rather than waiting to keep the deposit from tenants. read more

I currently have few rental properties in Riverside County and First Choice have been managing them since 2009, I am surprised of some of the negative reviews because in my opinion, they provide a great service, it is truly a "worry free" service for me as the landlord. They take care of everything for you, and that is priceless. Perhaps some of the bad reviews come from property owners who would like to have more involvement with a day to day issues of the tenants such as late payments, repairs, etc. In that case, I am sure you can discuss the terms with the office and come up with terms that will make up happy; But if you are one of those landlords that don't have the time to deal with those problems, then I recommend First Choice property Management. From the tenants perspective, a tenant can call to the their Maintenance request Hot line for any needed repair or emergency, and the office will send someone right away, I am not aware of many other property management agencies that offer that quick response service. Over the years I had the opportunity to interact with Dale, Candace, Lisa, Shari and Amanda and they all have been very helpful and professional. I do recommend First Choice to every landlord that has multiple properties with little or no time to deal with tenant's issues. read more

They were always responsive when we had a problem, were very fair when rent increases came around and returned the majority of our security deposit in a timely manner! I am a property manager who worked with First Choice for a tenant reference. I readily provided information requested. When I needed help, it took me four phone calls on four separate days, multiple voicemails and messages with the front office staff to finally get a return phone call. I understand that some times hands are tied and the information requested cannot be released, however, it reeks of poor business practices when someone has to hound you for a call back. They will treat you well when they need something, but do not expect the same courtesies. read more

I can't stress enough how terrible these people are. It's impossible to get anyone on the phone you always have to leave messages which they don't respond to. Even emails are not returned. I've put read receipts on my emails to them, and they come back as 'Deleted - Not Read' Asking for a statement was like pulling teeth, and the accounting employees were short and curt on the phone. They don't complete the checks and balances of individuals that they place in property and have no paper trail for the home owner to be able to support the home owner. They hold on to your money for long periods and allow tenants to do anything to the property that they want if they pay the right money. This company does not even deserve one star. All the positive reviews that they have come from owners of properties. Not one of those positive reviews are from a tenant. To start, this company allows some owners to get away with being slumlords. When confronted with the problem, their response is that they are there for the owner's best interest. The next issue is that they quickly re-list properties with known health hazards and list them for higher than what they are worth. This company is strictly in it for the money. The owner, Dale, is very unprofessional in his dealings and has no respect when it comes down to dealing with tenants. Warning! Stay away from this company. I have lived in a home of theirs for 8 months with appliances that do not work. Every time I call I have to re-explain the issues, because they always have different employees, and they ALWAYS say "I'll get right back to you". I never hear a thing. Move in was a mess. The home was suppose to come with numerous things and we ended up having to buy everything that was missing, even though they admitted to their mistake. My wife and I had to move out of the area and needed a property management company. The owner of the company Dale came by my house and I was so impressed I signed a contract with them that day. They had our home rented out in less than a month and have taken all the worry and care out of owning a property. We have been with them for over a year and they have managed our property with EXCELLENCE! There is no doubt we would use them again!!! Landlords, do not contract with First Choice, or you will be trapped. They make promises but do not endorse them. They want landlords to take all the liabilities when you cooperate with them by approving their orders, but also hate you if you don't. For example, they recently hired an AC company, Top Notch Plumbing, Heating & Air Conditioning, Inc in Corona, to repair an AC system for my rental. They told me that it could be fixed. No estimate for replacement even though they knew the system was very bad, didn't provide invoices until 2 months later, charged me over 10 hours of work and gave up at the end. I had to paid them over $1,300 for nothing they had fixed. Dale, owner of First Choice, insists that it was because I authorized the work. Without First Choice, I would not know Top Notch; without their advise, I would not authorize this repair. The 3rd order was not approved by me, and the technician was there for only a few minutes and quickly announced that it was irreparable, they charged for $395. I believe the technician was an apprentice because he couldn't general an estimate for replacement himself and kept trying to fix it. Normally, no business would charge customer except the first service call if nothing was fixed. I have been arguing for 2 months, Dale still insist that it was my mistake to give the authorization. Don't use First Choice, they do not protect you. You may lose money by using their vendors. read more

Do not rent from these people !!!! LISA GROW is so unprofessional since the day we gave our notice to move out we were treated like garbage. we lived in the same house for almost 4 years and was never late on our rent due to or own fault. (they keep moving their office.) they put for rent signs up well before we moved. with out telling us. so we had people snooping in our windows. coming in our yard. and when we called to complain. LISA GROW just told us to start locking the gates. so people started hopping the fence. again we called to complain and LISA GROW treated us like we were lying about it. it got to the point that we moved out a week early just to get out. when we called LISA GROW to come out to inspect the house before we moved out she stated we dont do that never have and never will !! HELLO LISA GROW!!! California law says we are allowed to ask for a inspection before we move out to repair any thing thats wrong. LOOK it up LISA !!!!! AGAIN DO NOT RENT FROM THESE PEOPLE THEY ARE THE WORST MANAGEMENT COMPANY WE EVER HAD TO DEAL WITH!!!!! one more thing when you post things about them the owner will call you and make nice and tell you that he will take care of it but try to reach him and guess who you have to talk to ?
