    Updated Review (March 15, 2026 move-in) - Nearly Two Months of Major Habitability Issues with OnQ Property Management in Frisco, TX OnQ Property Management is a very efficient system... for property owners who don't want to deal with tenants. We received keys and began reporting issues on March 15-17, 2026. The house was nowhere near move-in ready. For the first full month we had no shower in the master bathroom. For two weeks we had no kitchen sink. The master bathtub and the only other bathroom had no working shower or bathtub for extended periods. Several windows would not open, cabinet doors and shelves were missing (we still have a kitchen cabinet with no doors), and the stove vent hood had exposed wiring (this was finally completed just last week). The yard was in poor condition, and OnQ sent us an HOA fee invoice before providing the bylaws. When we read them, we realized the house was not compliant at move-in. We also had a rodent issue that required pest control to spend three full days sealing holes in the ceilings throughout the house. Nearly two months later, most major repairs have been completed, but several issues remain outstanding: the windows still have not been repaired, and we continue to deal with the missing kitchen cabinet doors. Communication has been consistently slow and impersonal -- mostly generic form emails -- with repairs routed through multiple layers of vendors and managers who rarely coordinate. Real progress only seemed to happen after calls escalated to higher levels (including out-of-state management in Arizona). We received a notice to vacate the day after paying rent on time through their portal (on a bank holiday). Recent example: the garage door spring broke on a Sunday, trapping my work car inside. It took two full business days to resolve because their process requires (1) a scheduled visit to submit a bid for owner approval, then (2) a separate visit for the actual repair. We received no notice of handoffs or approvals. Vendors and managers claimed they had contacted us when they had not -- I only learned someone was coming when I called Monday afternoon. OnQ has since reached out asking me to change this review. While some progress has occurred, the ongoing delays, poor coordination, and CYA behavior (everyone covering their own bases instead of just fixing things) continue to make this a frustrating experience. If you prefer a cold, bureaucratic machine that prioritizes process and owner insulation over responsive, livable housing, this is the company for you.     Let me preface this with saying I am not one to leave a negative review for anything…read more Sam Woods , operator at the Dallas Luxury Realty Proprety Management Group is worth reviewing. Sam has a couple of hardworking , knowledgeable members of his team which I infer is the reason they currently have a high rating. However, Sam is far from this. During our stay at one of his groups property's , Sam attempted to bully, intimidated and belittle us. Never in my life have I worked with someone who showed the lack of respect that Mr. Woods displayed. Upon move in the home was infested with Bugs, broken appliances , poor carpet quality and old paint. After months of deliberation and weeks to fix the issue we finally were able to recoup some of the costs that were associated with their lack of property management. Upon move out Sam gave us a laundry list of charges that were not associated with our occupancy and attempted to bully us into paying them out of our security deposit. Sam is not someone I would recommend to anyone and I am hopeful that just one person is able to read this and make a decision to hire his company/ not stay at one of his proprieties. Updating review to respond to Sams comment: I agree that reviews are important , both good and bad. I hope you are able to take this review and improve your services. There are multiple inconsistencies in your response to my review. We indeed did begin our lease in mid August 2022 but did not move into the property until the end of August. Upon move in all carpeted areas were covered in fleas. I have attached a picture to make sure that we are both able to show proof to let the public decide. This was reported multiple times and was not taken care of for about a month. Regarding the appliances. Please check the dates, upon move in there was neither a functioning dishwasher nor refrigerator. The dishwasher was promptly fixed however the refrigerator was not replaced for approx 30 days. Please check dates again, Sam. Regarding the carpet, the carpet was in below average condition upon move in and was very similar upon move out. At no point did a pet enter the home as we do not have one and have an allergy to pets. I maintain that Sam was dismissive and threatening in the process of receiving our security deposit. Sometimes the truth hurts but public forums like yelp give renters the ability to share their experiences.

Joey in maintenance is one of the most incredible people- not only does he and his team immediately fix any issue on property, he is a genuine human being and easy to see he cares. Preston Village is quiet, clean, and super affordable. They have tennis courts, a dog park, a swimming pool, some fitness equipment and a little lobby you can go to read in or just hang out. We just moved from slummy apartments NYC. This place is such an upgrade. 5 stars from me.

    Review update! I…read morewrote a review 1 year ago and gave this place a 5 star review which it WAS at the time! Since then it has gone downhill FAST. I moved in with a roomate into building 14 and from the beginning it was a disaster. Our broken blinds never got fixed, paint splats all over the walls, we had to get our dishwasher replaced because it looked like someone had Thrown up in it. Just gross. That was just the beginning though. Both me and my roommates' bathtubs kept peeling. Even after they had "fixed" mine and it peeled again a month later. We had to both get shower head filters because our hair was getting greasy from the water the same day after washing. The safety of the area had also gone down due to the homeless community close to the property. In October I started getting wet spots on my carpet and called the office/Corporate to get it checked out. Fast forward to January and still having issues of it randomly getting wet then drying. My hair started falling out and I started getting very sick due to the mold exposure. You could also smell the mildew when you walked in the door. The only light was their office girl Brisa and corporate lady dom. They are the only ones that were helpful. All to say DON'T move here or any of their properties. I lived at The Saxony and had crazy issues there too.
