    As a company, they're horrible. Just like other reviews, we've had issues getting through to maintenance for repairs and our ceiling has been looking like it was about to fall through. 2 no shows for scheduled maintenance repairs and finally Tyler was scheduled for us and he showed up. He did a fantastic job, was very quick, respectful and professional. 5 stars for him. Thank you so much for all your help, Tyler!!!

    We requested maintenance repair for our tripping breakers and a broken shower head and when I say they didn't disappoint! The service was informative and helpful! Quick and efficient! Mel was very helpful and engaging! I would highly recommend this company!

    I would not recommend renting from this company. Over time, it feels like more maintenance responsibility has been placed on tenants, and submitting a maintenance request can result in a $150 charge even if the issue is never actually fixed. I've never rented a home where I was expected to pay to repair problems in a property I do not own while also paying nearly $2,500 per month in rent. On top of that, the house feels outdated and does not reflect the price being charged. Overall, my experience has been disappointing and not worth the cost.

    I am writing to express my outrage and utter disappointment with the inexcusable neglect, unsafe living conditions, and lack of accountability that my family and I endured while residing at the Lithia Springs location. The level of disregard for tenant safety, health, and basic human decency exhibited by FirstKey Homes is beyond unacceptable -- it is unconscionable. From June 2025 onward, this home deteriorated into a dangerous and unlivable environment. The kitchen sink was ripped out in July and left discarded in the yard, leaving us without a functioning kitchen for months. The floors were torn up and never repaired, leaving open, uneven, and filthy areas that became breeding grounds for mold. The air inside the house became heavy and toxic, causing my elderly parents to struggle for breath. In February 2025, I reported a water bill exceeding $1,000 -- a clear sign of a serious plumbing issue. For months, I pleaded for help. Only after constant follow-ups did a contractor finally investigate and find a burst pipe under the house that had been leaking for nearly three months. The delay caused massive water damage and worsened the mold problem. Your management team repeatedly failed to act with urgency or responsibility. I submitted multiple maintenance requests, received random and inconsistent calls, and was repeatedly told that a vendor would contact me -- yet no one ever showed up. Even when provided a vendor's number, my calls went unanswered. Each promise of resolution was empty, and each day we remained in that house, our health deteriorated further. Under Georgia Code §44-7-13, a landlord is required to maintain safe and habitable living conditions. FirstKey Homes failed this obligation completely. The conditions we endured were unsafe, unsanitary, and psychologically damaging. This experience has caused me tremendous mental and emotional distress. I am a medical professional -- a doctor -- and I have been unable to work due to the toll this situation has taken on my mental health. The constant anxiety of living in a contaminated, collapsing home while caring for elderly parents in declining health was overwhelming and cruel. No family should ever have to live like that. We have since vacated the property, as remaining there was not an option. I am demanding formal acknowledgment of the harm this negligence caused, both physically and mentally, clear release from lease with no penalty, and a written response from your office and corporate leadership outlining what actions will be taken to correct this gross failure. Negligent Infliction of Emotional Distress (NIED) -- When a landlord's failure to maintain safe, habitable conditions causes serious mental suffering (anxiety, depression, lost work, etc.). Premises Liability / Landlord Negligence -- Under Georgia law, landlords must keep rental properties in repair and safe for tenants. Breach of Implied Warranty of Habitability (or similar doctrine) -- While Georgia does not formally codify this in all cases, courts recognise a landlord's duty to maintain a dwelling fit for habitation, and neglect of that duty may open liability including for emotional and physical damages.

    If I could afford to take these people to court I would…read more If you are a first time home buyer, I highly recommend looking for a different real estate group that will have your best interests in mind instead of their wallets. What's crazy about this situation is that these were supposed to be family friends. I purchased my 1st home using Andrew Morgan as my real estate agent, and put full trust in Page and Andrew. Big mistake. I've wound up in the worst financial position of my life because internally these people are as dishonest as it gets. My inspection was basically botched, and I've wound up with a home that is borderline unlivable, and unfortunately I can't afford to fix much. I was looking for something that cosmetically could use some work, but functionally was sound. I told this to Andrew directly, but instead I would up with a house that has severe problems. The first week I moved in - I had 7 roof leaks and my master bedroom ceiling caved in. An extension of the house that was originally a car port also has problems. The wall facing the front yard where a large window was put in, originally a brick wall for the carport, leaks water down the wall when it rains heavily. I noticed there was calk along the floor because of this - again not disclosed. I got a contractor out to take a look and they said likely when this space was redone, a weather barrier was never put in place. A roof boot was also supposed to put around the electrical mast in my closing contract, and that was never done. So this spot also leaks water into my house when it rains heavily. My furnace, which was supposed to be serviced and in operating condition (part of my closing contract) went out the second week I lived here on the coldest day of the year. It cost me $1000 to fix. I then quickly discovered the house can't maintain temperature because there is zero, not kidding, zero insulation in the house. When it's below 60 degrees, my thermostat can not get above 55. For one month in the winter - my electric is above $500 for a 1400 square foot house, and my gas is above $400. When confronting Page about this she said "You think it's the seller's responsibility to disclose this"? Absolutely, Page. I think when a house literally can't maintain temperature and utilities for a single month are $1000 for a small house, I do think it should be disclosed. This problem is reversed in the summer, and the house can't cool. It gets above 80 inside. Additionally, there was a Norwegian roof rat infestation on the property I also had to deal with, getting exterminators out to the property. My water heater constantly trips and has to be reset, meaning on any given day I never know if I get to take a warm shower or not. The master shower, which was supposed to be repaired via my closing contract, is also a joke. It's basically unusable because the floor is unstable (crawl space) and the shower head pipe has fallen out of the wall. The night before putting an offer on the house - I looked over the inspection and saw a lot of red notes, but honestly things I didn't quite understand. I asked Andrew what his thoughts are, and he said none of them were a major concern. That turned out to be a big joke. His words were "This is a great house, and it's a great investment". When confronting Page about the issues present, her response was "Well we were under the impression that the house was in poor condition, but you wanted to make an offer anyways." Are you kidding me? Tell your son to tell you what he told me about this being such a great house and great investment. These people typically sell multi million dollar homes in the East Cobb area, and I gave Andrew a chance to tap out early on because I started to get the feeling that he wasn't taking the time to really listen to me, or show me houses that I was most interested in. He said not to worry, so I went against my better judgment because they were supposed to be family friends. I was naive to trust them, and I hope others take caution.

I wish her the best, but at the same time, I thought that, in all fairness, I need to tell of my experience. My own take is that she was usually a step slower than others to respond. And while everyone else went to look at the condo before getting back to me, she didn't. Both of these may be on account of the fact that she holds down a different day job. Perhaps she has an assistant or two at her disposal, but I'm skeptical that she would be able to provide the attention that I would have needed. Others who had a good experience with her - good for you. I decided to go a different way.

We had a very good experience. As one reviewer mentioned, they literally have everything you could need connections wise to help you throughout the process. Don't have a lender? No problem, they can make great recommendations. Don't have an inspector? No problem, they can recommend one. The process of buying a home especially the time we did, the market was extremely competitive. Homes were easily having at least 10 offers at a time, so how can you stand out. We were able to close on a house within a little over a month of starting our home search. We worked with Caitlin and she was absolutely fantastic! I would recommend Kelly+Co without a second thought. If I ever did have to sell a house, I'd use them. I love the convenience of everything they have to offer. Their office is really cute as well :). We were able to close on a house within about a 2 month time frame from when we initially had our first meeting and started looking at homes.
