At last I called Verrazano Roofing and Mr. Larry came to give me an estimate. He saw what was wrong. It was during winter of 2020 but it was mild and he told me it could be done. He came with a large crew of employees who were respectful and did the work in a very neat way. Even the hatch was fixed without my asking. They brought two pieces of wood, raised the hatch, put roof material around it and even installed the two locks I had there before. Not that the hatch is more important than the roof but it is important too. They also sealed around the two new skylights which he did not install because I did not know Mr. Larry and his crew were so good at what they do, or I would have bought them from him. The roof was guaranteed for ten years against natural leaks. I think and hope the roof will outlive me. Since the building is both commercial and residiential, one of the biggest concerns was minimizing disruption to tenants, and of course keeping everything on budget and organized. From the start, Royal Renovators seemed to understand these concerns and put together a plan that worked around the building's daily operations. The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises.
