Shortly after moving into the home, we discovered extensive concealed material defects that have ultimately cost us over $100,000 in repairs. We found black mold in the basement that appeared to have been deliberately hidden through fresh paint and the removal of carpeting. We also uncovered severe water damage stemming from a second-story balcony, which caused significant structural deterioration in the primary bedroom. The damage was so extensive that we had to completely remove the balcony and replace the rim joist and other structural framing that had rotted away. Much of this damage had been concealed with new trim, siding, and other cosmetic updates designed to mask the underlying problems. We also found newly installed trim covering rotten sheathing, with no building wrap behind it. To make matters worse, when our inspector identified several issues that had not been successfully concealed, Nancy Jenkins' team recommended that we obtain repair estimates from the homeowner's personal contractor, stating that they trusted him. We later discovered that this same contractor had performed much of the work used to hide the defects and provided estimates that dramatically understated the true cost of the repairs. We relocated from Colorado and put our trust in the professionals involved in this transaction. Instead, we inherited a home with extensive hidden damage and an overwhelming financial burden. Based on our experience, I cannot recommend Nancy Jenkins Real Estate. We found the level of transparency and ethics throughout this transaction deeply disappointing. If zero stars were an option, that is the rating I would give.

He really works for you. We sold our house in June of 2024. This was a complicated transaction due to timing. But Rich handled everything and made it work. He sold the house in 3 days, we got an offer above the asking price. We were able to close in 2 weeks and have the money sent to another state for a closing on July 3rd. Bailey Kuban put absolute nightmare tenants into my home. Bailey stated that she had placed…read moresuccessfully placed "hundreds" of tenants in rental properties with no issues, which is why I signed the contract with Green Light Real Estate. The tenants she selected for us immediately tried to shake us down demanding $9,800 in cash from us, the landlords, because they decided they changed their mind and wanted money for another place. When they were told they had no legal standing to make such an absurd claim, they then stated they would be paying rent late every month because they didn't have enough money. (Bailey stated that they had more than tripled the rent available monthly and would cause no issues.) Additionally, the tenants trashed the property leaving garbage all over the front porch and driveway. I'm terrified as to what the condition of the property will be at the end of the year. Bailey actually wrote to me today that I have a "good cause" for not renewing these tenants again next year. I don't know if she is wildly naive or just completely lied about her experience. Whatever the case, I strongly recommend working with Bailey Kuban or anyone at Green Light Real Estate. We are living our worst case scenario.
